The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.

Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.

The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.

The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.

Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.

The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.

The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.

Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.

Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.

The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.

Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.

Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. The Inner Melbourne Apartment (IMA) market has undergone a boom in new residential activity since 2012/13, being underpinned by the upturn in off-the-plan sales that commenced in 2009/10 following the Global Financial Crisis, according to BIS Shrapnel's Inner Melbourne Apartment Market Brief. 
In particular, development in Inner Melbourne has been dominated by large scale and high rise development in the following locations: Melbourne CBD; Southbank; Docklands; St Kilda Rd/Queens Rd; Carlton; Port Melbourne; St Kilda and South Yarra.
APARTMENT PROFILE DEMAND PROFILE
Private rental apartments account for 58% of all apartments in the IMA area, considerably higher than the 25% share across all Greater Melbourne. This highlights the preference of investors to purchase properties close to good transport links and major commercial, retail and entertainment centres, where tenant demand is likely to be greatest.
Owner occupied dwellings represented only 28% of IMA area apartments, with both fully owned and being purchased dwellings in lower proportions than the Greater Melbourne average. Unoccupied dwellings— those that are held as second homes or kept empty as a speculative investment—comprise a high 14% of total apartment stock in the IMA area, (9% in Greater Melbourne). This level may have even increased since 2011, given the higher incidence of overseas buyers and expectation that many will not find their way to the rental market.

DEMAND PROFILE
The age profile of apartment residents suggests that people first rent when moving into the IMA area (52% of occupants in rental households aged 20 to 29 years old). There is a higher propensity to purchase an apartment for those aged beyond 30 years of age.
Households with a mortgage are mostly younger, with 51% of people occupying an apartment being purchased aged 30 to 54 years old. Within fully occupied apartments, the largest age cohorts are 55 to 69 years old and 20 to 24 years old.
The high prevalence of 20 to 24 years olds suggests that the older households are likely to contain adult children. Alternatively, these young adults may be living by themselves in fully owned apartments – i.e. perhaps in a dwelling owned by their parents or other family.

DEMAND DRIVERS 
The age profile of apartment residents suggests three main groups driving occupier demand: students, young adults, and older empty nesters.
Students account for 21% of the Inner Melbourne Apartment population, with 85% being overseas students. Overseas students create instant demand, typically opting to reside close to their place of study. The decline in overseas student enrolments from their 2009–2010 peak was not felt as greatly in Inner Melbourne, as most (around 80%) were in higher education courses, where enrolments had not dropped as far as other education sectors. Moreover, after beginning to recover in 2013, growth in overseas student enrolment has been strong in 2014 and 2015, which should lead to stronger tenant demand.
The young adult apartment population is typified by those in white collar management or professional positions working in the inner city. This segment comprised 74% of the non-student demand for apartments in the IMA area at the 2011 Census.
Empty nesters are classified as those aged 45 years old and over, being either singles or couples without children. Empty nesters comprised 26% of the non-student adult population in the IMA area at 2011 Census.

INVESTMENT
Rental Vacancy Rates
Vacancy rates in Inner Melbourne (indicated by a six month average which is used to iron out monthly variations due to lumpy stock additions) have steadily risen since bottoming out at 1% in 2008.
Vacancies rose above the balanced 3% rate over 2012/13, with the rate in the Inner Melbourne 0-4km area increasing to 3.8% (and remaining relatively high at 3.5% since). This reflects the rise in apartment completions in this time and time required for the market to digest. With the apartment supply to remain around peak levels in the medium term, vacancy rates in the Inner Melbourne 0-4km area are likely to remain above the balanced rate of 3% for some time, restraining both rental and price growth.

Rents, Prices and Yields
Table 1 (main picture) outlines the weighted median two bedroom (the most common type of unit) rent and weighted median unit price of the IMA area post codes, along with an indicative yield representing the rent divided by the price.
Unit rental yields peaked at 5.55% at June 2009 after strong rent growth over the prior three years outpaced price rises. Together with low interest rates, this helped to trigger the 17% post–GFC rebound in median prices over 2009/10, causing yields to fall below 5%, although remaining above the levels of the early 2000s.
A correction in prices in 2011/12 saw yields rise to 5.35%. This level of yield supported the modest price growth in 2012/13 and 2013/14, which was also underpinned by the low interest rate environment during this period. Since then median prices have corrected downwards in 2014/15, continuing in 2015/16.
Competition from new apartments has also negatively impacted rents, with median rents showing almost no change over the last four years. In light of the fall in prices, the indicative yield for a two bedroom apartment in the IMA area is expected to have risen slightly to 5.1% at June 2016.
SUPPLY PIPELINE
New apartment supply in the IMA area is at record levels, averaging around 6,000 apartments per annum in the four years to 2015/16. Off-the-plan investor demand has been strong since 2009/10, buoyed by attractive yields, low interest rates and uncertainty in other investment markets.
Although rent and price growth has been flat in this period, any weakening in domestic investors in response to the rising new supply has been offset by elevated demand from overseas investors (primarily from Asia), who have sustained another round of apartment pre–sales and construction activity since 2011. Overseas buyer demand is being supported by low borrowing costs, relatively buoyant economic conditions in their home country, and a preference to invest in a more transparent and stable political environment.
Demand for apartments by overseas investors shows little signs of abating despite further increases to supply. A lower Australian dollar is making apartment prices attractive to overseas buyers despite the fundamentals becoming more adverse. Over 24,000 apartments, or nearly 8,000 per annum, are on track to be completed within the IMA area over the three years to 2018/19—more than triple the long term average of 2,563 apartments per annum in the sixteen years to 2011/12. Around 15,700 apartments are in projects already ‘locked in’ and under construction, with many currently marketing also likely to go ahead.
The Melbourne CBD precinct will be the main source of new apartments in the IMA area over the three years to 2018/19, accounting for 40% of total new apartment supply. Apartment completions as a proportion of the total IMA area is expected to be next greatest in the Docklands (18%) and Southbank
(15%).The Carlton, South Yarra and St Kilda Rd precincts are projected to account for 9%, 8% and 8%, respectively, of new apartment supply in the IMA area, while minimal new apartment supply is expected in both the St Kilda and Port Melbourne precincts.

Melbourne is the No.1 capital city, still buoyant in contrast to Sydney’s steady decline. But South-East Queensland – the vast urban area including the Gold Coast, Brisbane and the Sunshine Coast – now has more growth suburbs than the Melbourne metropolitan area.
In simple terms, Melbourne has been strong for at least two years while many South-East Queensland markets are still quite early in their cycle. There are strong growth precincts right throughout this region, headed by Gold Coast City, but with Logan City, Moreton Bay Region and the Sunshine Coast Region all providing lots of rising markets.
According to our quarterly surveys of sales activity for The Price Predictor Index, the Gold Coast remains the clear national leader among the Local Government Areas of Australia. It has the most growth suburbs, by a wide margin, as has been the case in recent surveys. Among the standouts are some of the canal suburbs south of Surfers Paradise.
They include Burleigh Waters, where sales rates have risen from 85-90 per quarter 18 months ago to 140 more recently. Mermaid Waters has also shown a pattern of rising sales levels, while nearby Miami has increased sales from 56 to 69 to 81 to 87 to 95 in consecutive quarters.
The Moreton Bay Region in Brisbane’s north stands out as a market that has come from a long way back in the field to challenge Logan City as the No.1 market in Brisbane. If the pattern continues, Moreton Bay Region will be Brisbane’s market leader in the next quarterly survey.
Three suburbs in this LGA make our national top 30 list of growth suburbs – Morayfield, Deception Bay and Warner. Sales rates have doubled over the past two years in Morayfield, while sales in Warner over the past five quarters have been 57, 60, 75, 87 and 92. 
Logan City, which borders the Gold Coast to the south and Brisbane City to the north, led the revival of Brisbane markets in 2015 and continues to be the standout precinct (just ahead of Moreton Bay). It has more growth suburbs than any other Brisbane precinct, headed by Beenleigh, the LGA’s administration centre, where house sales have increased steadily over the past 18 months. Another standout suburb is affordable Shailer Park, where sales have increased steadily from 65 per quarter 18 months ago to 105 in the survey. 
Meanwhile, there are growing signs that Melbourne’s up-cycle is close to its peak. As in many growth markets, Melbourne’s cycle started in the near-CBD areas and over a couple of years has gradually rippled further out. During 2015 the leading precincts were mostly middle-market areas like the outstanding Whitehorse LGA (where some suburbs recorded 20%-plus growth in their median prices).
Now the outer-ring areas are rising to prominence, always a sign that the cycle has almost run its course. Among the Melbourne market leaders are the Casey LGA in the far south-east, the Brimbank LGA in the west and the Whittlesea LGA in the far north.
Growth is the Whittlesea LGA is headed by the suburb of Mill Park (median house price $480,000), where sales rates have been 87, 108, 109 and 140 in the past four quarters. Other growth suburbs in this precinct include Mernda, Wollert and Thomastown.
The LGA of Brimbank is an under-rated area in Melbourne’s west, centred on the suburb of Sunshine. This area has been stigmatised as downmarket in the past but its perception and market performance is improving on the back of good infrastructure and urban renewal developments. Deer Park is a standout suburb, with sales totaling 68, 97, 95, 100, 110 and 115 in the past six consecutive quarters.
That growth pattern is now being reflected in a steady rise in median prices.

Melbourne’s construction boom is getting another boost with another $42 billion of projects set to commence within just two kilometres of Melbourne’s CBD, fuelling a second wave of local and international investment with investors from Europe, China, Singapore, Malaysia, the UK and the US attracted by the city's population growth and development pipeline, according to Savills.
The construction boom, which has produced a record 160 cranes on the skyline - mostly on new apartment towers to accommodate population growth and overseas students – will now see a whole new round of residential tower construction, new hotel construction on the back of a rise in tourist numbers, and at least $20 billion of major infrastructure projects including Melbourne Metro railway and Flinders Street station, hospital, road and sporting upgrades.
"The stimulus provided by all of this development and new infrastructure is driving a whole new level of investment in Melbourne in all sectors of the commercial property market including office and retail assets, subdivision land, car parks, shopping centres, hotels and development sites, and investor confidence in Melbourne is soaring as a result," said Savills’ state sales director Clinton Baxter. 
"Obviously, we’re experiencing a massive rush of capital into our market from interstate, China, Malaysia and Singapore, but the attraction of Melbourne has now spread globally with assets being sold to international interests from Canada, the Netherlands, UK, USA, India and New Zealand. We’ve also had investors out from Botswana, Indonesia, Germany, Russia, Vietnam, Korea and Japan scouring the Melbourne market for opportunities.
Savills’ analyst Mark Stafford said the apartment construction boom, already five years old, was set to escalate with a huge new round of apartment tower construction led by Australia 108 in Southbank, the 92-level Aurora development opposite Melbourne Central, and a further 20 plus apartment towers in excess of 200 metres in height already in pre-sales or early stages of development.
Hotel construction is also in full swing as local and international hotel operators scramble to take advantage of the record high room occupancy rates throughout the city, he said.
Stafford said the 110 projects totalling $42.035 billion and ranging from $25 million to $11 billion included:

Baxter said the most significant drivers for international investors were Melbourne’s rapid population growth, its most liveable city status, and its nation-leading overseas student/education sector, while the combination of stable government and a relatively safe social environment were additional factors which added up to a very sound investment CV. 
The low Australian dollar was the icing on the cake, making the investment rationale extremely compelling, said Baxter.
He said after a slow start in the role, Victorian Planning Minister, Richard Wynne had also played a major role in rapidly restoring confidence in the development sector with a spate of major new apartment tower approvals throughout the CBD, Docklands, Fisherman’s Bend and Southbank amounting to several billion dollars of future development. 
"Inner Melbourne is maturing rapidly, Docklands is filling fast, our population is set to double to eight million by 2050, student and tourist numbers are rapidly trending upwards, tens of thousands of construction jobs are being created, which in turn fuels housing and retail spending, and all levels of government are actively promoting development in the inner urban area.
"We limited our assessment to larger projects within just two kilometres of Melbourne’s CBD. When you take into account all the projects throughout the whole metropolitan area, plus additional major infrastructure investment such as the Melbourne Airport and Port of Melbourne expansions, the weight of investment into Melbourne’s growth is absolutely enormous and extremely exciting for all market participants.
"Melbourne is firmly on the map for global investors, and with so much scheduled growth, we are already experiencing the emergence of a second wave of international investment.’’

Melbourne gears up for second construction wave: Savills

Built in 1877 as a 15-room brick mansion for medical practitioner, Dr Charles Duret, the South Melbourne property had an original value of £150.

Median house rentals in metropolitan Melbourne , according to the REIV, increased slightly to $420 from $415 a week, while in regional Victoria, the weekly median rent for houses increased to $300 from $290 a week.
The REIV's rental market snapshot to February 2016 found the proportion of vacant properties remained stable over February in metro Melbourne at 3.1 percent and regional Victoria at 2.4 percent.

Melbourne rents edge higher: REIV

A portfolio of commercial properties in Melbourne belonging to renowned architect Walter Pollock, a World War II survivor, are being offered for sale through a series of Fitzroys auctions.
The on-site auctions are as follows:
182-188 Clarendon Street, South Melbourne on May 5
- 341-345 Queensberry Street, North Melbourne (443 above) on May 6
- 59-61 Park Street, South Melbourne on May 12
The listing agents are James Gregson and Michael Ryan. 
The 182-188 Clarendon Street site is spread over nearly 420 sqm, features three street frontages and a 300 sqm retail freehold. It is being offered with significant short-term income. The Commercial 1-zoned property offers the potential to occupy, invest or development subject to councils approval (STCA).
“The site has a potential height limit of six stories or 23.5 metres with no set-backs, or up to 19.5 metres over circa five levels,” said Gregson.

Pollock was a revolutionary figure in Australia’s architecture industry throughout the 20th century. Born in Austria, Pollock and his brother were separated from their parents during World War II. Whilst en route to Canada, via ship, the vessel was struck by an enemy torpedo. Despite over 1,000 people drowning in the incident, Pollock survived and would eventually find himself in Australia in 1940.
In his final year as a student at Melbourne University he was chosen to join the nation’s architectural elite and collaborate on the design of Canberra’s Australian National University. Over time it would be two residential projects for his own family that would emerge as his best-known work, including his own hard-edged modernist family home at 193 Hawdon Street, Heidelberg and a decade later another for their own residence, at 1a Grong Grong Court. 
As his reputation for unique and ultra modern designs grew, Pollock’s clients, and subsequently his social circle, began to include industry and government elites and included the acting Prime Minister of Australia, the Governor General and government ministers. Later in life, Pollock turned his attention to environmental projects that led him to overseeing several large development projects in the Philippines. By the mid 1990s he was devoting much of his time to his hobbies, including designing and making jewellery.

Despite Melbourne being the price growth setter of the nation over the past year some 5.4 percent of Melbourne resales over the September 2015 quarter were at a price lower than the previous purchase price, according to CoreLogic RP Data Pain and Gain report.

This was down from 6.5 percent a year earlier and 5.6 percent at the end of the previous quarter. Murrindindi was the only council region to record no resales at a loss over the quarter while Knox (1.5 percent), Whitehorse (1.7 percent) and Yarra Ranges (1.9 percent) also had less than 2 percent of resales at a loss. The regions with the highest proportion of loss-making resales were Melbourne (24.8 percent), Mitchell (13.8 percent) and Stonnington (10.7 percent).

Quarterly loss making resales felt in Melbourne, Mitchell and Stonnington: CoreLogic RP Data Pain & Gain

A well-known local identity has paid $11 million for Alexanders’ corner on Bridge Road and Church Street in Melbourne's Richmond at auction.
The 254-256 Church Street and 246 Bridge Road property comprises a 1560-square metre building including four ground floor shops, four first floor office suites and an upper level dance studio, on an 892 square metre site with exposure to the corner of Church Street and Bridge Road.
The building is fully leased to nine tenants including Commonwealth Bank and Priceline Pharmacy, providing a secure net income of $481,300 per annum.
The deal was brokered by Teska Carson’s Larry Takis with CBRE’s Josh Rutman.
"Bridge Road will be unrecognisable in a few years. Everyone will want to be back there as the huge redevelopment of the surrounding precinct transforms the area and revitalises the retail catchment," said Takis.
"Developments including the $350 million Epworth project, Little Projects’ apartments on the Thomas Dux site and the redevelopment of Richmond Plaza, among many others, have invested heavily in the resurgence of an area which is arguably Melbourne’s best lifestyle precinct.’’
He said the Bridge Road locality had seen the recent planning and development of a large number of residential developments including:

Alexanders corner in Melbourne's Richmond sells under the hammer for $11 million

Between January 2011 and December 2015, 512 houses and townhouses were bought and sold in Fitzroy. 
A simple comparison between average prices in 2011 and 2015 reveals that these have increased by about 9.4 percent per year (Table 1).

That’s the only thing this tells us: people spent more money on each house in 2015 than they did in 2011. As a statistic, averages can be very misleading. They ignore any changes to the mix of properties being put on the market.
For example, each time a property is refurbished, extended or renovated, the value of the property increases. While this increase in value is reflected in an increased average price, this is not true capital growth, as additional investments had to be made. Also, with only about 100 properties being sold each year, the sale of a very few, very large houses would have a significant impact on the average price in that period.
If we break this down into individual years (Table 2), we can see that average prices fluctuate, which again highlights the limitation of using averages as indicators of capital growth.

A better way to track capital growth is to track individual houses that were bought and then sold again at a later time, while remaining physically unchanged. This eliminates the other factors mentioned earlier that plague averages.
Using selected properties that were sold twice or more since 2011, Table 3 shows the year-on-year capital growth of houses and townhouses in Fitzroy, while Figure 1 shows the growth of a housing investment made in 2011 visually.

The only limitation of this methodology is that it can become inaccurate if the sample of properties is small. For example, in Fitzroy only 29 property sales were deemed eligible for the index above. This can be improved by extending the time range to earlier than 2011, which would show longer term growth trends.
