Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Melbourne's West dominates auction clearance rate strength: CoreLogic

Blue Sky Private Real Estate has commenced construction on two new student accommodation sites in Melbourne and Adelaide.
It will boost its student accommodation pipeline to more than 3,300 beds as part of its joint venture with global investor Goldman Sachs.
The new sites are due to open in early 2018.
The joint venture’s target is for a portfolio of 5,000 to 10,000 beds, representing $1.5 billion in assets under management, over the next few years.
Blue Sky’s first student accommodation facility (286 beds in Regent St, Brisbane) opened its doors in July this year.
A second 725-bed facility on Merivale Street, Brisbane is set to be fully operational in February 2017.
Blue Sky is drawing on Goldman Sachs’ expertise owning and operating more than 23,000 beds in the UK.
The sites for the Melbourne and Adelaide facilities are located in both cities’ education precincts.

The vacant building fetched $55 million in a contest with residential developers for space on Melbourne’s premier boulevard.
The deal was negotiated by Teska Carson in conjunction with CBRE.
St Kilda Road has been the subject of many recent news stories, most recently regarding conversions to residential with tens of thousands of square metres of office stock withdrawn in the last 12 months alone.
Located in St Kilda Road’s Fawkner Park precinct, the property comprises 9349 square metres of office space over eight stories with 119 parking bays on a 3035 square metre site.
Recently vacated by Computershare subsidiary, Serviceworks Management, the property attracted 10 expressions of interest.
The property was last sold in 2002 also through Teska Carson for $23,250,000. The vendor was a private investment group.

Coles Group Property Developments has sold its newly developed Coburg North Village shopping centre for $38 million on a fully leased record low yield of 4.94 per cent, to a Melbourne based private investor.
Savills agents Pat De Maria, Tom Forrest and Steven Lerche secured the sale that generated an unprecedented response with a record 300 enquiries.
There were 27 offers to purchase from a range of privates (local and interstate), off-shore and institutional investors with 18 offers at a sub 6 per cent yield.
"In this case the limited availability of quality retail investments and the high level of demand resulted in offers totaling an extraordinary $860 million and a genuine record sub 5 per cent yield for a fully leased neighborhood centre,’’ Mr De Maria said.
Anchored by a flagship Coles Supermarket, on the corner of Gaffney and Sussex streets, the property is fully leased and comprises a 6283 square metre GLA neighborhood centre on an 18,560 square metre site with four street frontages.
It was sold with a new 15 year lease to Coles and Liquorland and an estimated net income of $1.87 million per annum.

After adding 406 apartment sales from the last quarter, its index now consists of 1276 apartments sold between 1st January 2016 to 30th September 2016.
The updated average square metre rate for apartments in inner Melbourne is $8,687 per square metre.
The agency noted the figure is beginning to stabilise since its last two reports ($8,679 per square metre in Q2 and $8,767 per square metre in Q1), the report stated.

Overall, the three most expensive suburbs to purchase an apartment are Albert Park ($13,276 per square metre), East Melbourne ($11,914 per square metre) and Middle Park ($10,720 per square metre).
These areas have consistently topped the index, it advised.
The least expensive apartments per square metre can be found in Travancore ($6,563 per square metre), Kensington ($6,869 per square metre) and Flemington ($7,079 per square metre).
A few things can be observed when considering apartments with a larger accommodation. In some suburbs, the increase in number of bedrooms also leads to an increase in price per square metre, as seen in the CBD region, Carlton, Collingwood, Clifton Hill and South Yarra.
Secret Agent noted they can see that most of the inner north and inner west suburbs tend to have decreasing price per square metre rates as apartments grow in accommodation size.

Average inner Melbourne apartments price sits at $8,687 per square metre

October has been one of the strongest months the inner Melbourne property market has seen all year, according to Secret Agent’s latest bulletin report.
It may be an indicator for a strong finish to the end of 2016.
"However, it may also just be a short term fluctuation. Only time will tell," the report stated.
Although, house prices this quarter compared to last are down about 2%, this shows a trend reversal and again highlights the importance of not misinterpreting short-term changes as indicators (noise versus signal), the report argues.
Listings are also up for all property types this month, which (coinciding with higher sale prices) again highlights that demand for Melbourne property is still strong.
Townhouses in inner Melbourne continue to hover around a median of $900,000 and remain well above house prices per square metre: $8,118 compared to $6,852 for houses.
However, in terms of value for money, townhouses almost always have a higher house-to-land ratio, making each square metre more valuable.
“A backyard is probably one of the most valuable assets to possess in inner Melbourne at the moment,” the report advised.
Comparing real (inflation adjusted) house and townhouse prices this month to 12 months ago, prices in all inner regions are well above their previous levels.
Last rolling quarter, median apartment prices decreased by 1.7%.
Again, October has pushed the trend in the other direction; this rolling quarter, apartment prices in the inner suburbs have stabilised (unchanged over the past three months).
Listings are up by over 5%, which is a substantial increase in the otherwise rather stable supply of apartments.
Only Collingwood apartments have managed three consecutive rolling quarters of price increases, while South Melbourne, Brunswick East, Parkville and Prahran have all experienced two or more consecutive rolling quarters of price declines.
CBD apartments in October reached their highest sale prices in real terms so far this year, the report noted.

October a strong month for inner Melbourne: Secret Agent

Lendlease’s newest urban regeneration project has taken a major step forward with the sale of its first commercial tower, One Melbourne Quarter, to the Lendlease-managed Australian Prime Property Fund Commercial (APPF Commercial).
The new, next-generation office tower at the $2 billion Melbourne Quarter project will also be the future home of Lendlease’s Victorian headquarters, with the company announcing today that it will consolidate its Melbourne office sites to One Melbourne Quarter when the building is delivered in 2018.
Designed by Melbourne architects Denton Corker Marshall, One Melbourne Quarter is the first of seven commercial and residential buildings and will target leading sustainability outcomes, including a 6 Star Green Star Design and As Built rating, and a 5 star NABERS energy rating.

Lendlease’s Chief Executive Officer for Property, Kylie Rampa, said the sale of One Melbourne Quarter is a key milestone in the early stages of the project.
“The sale of this building brings the vision of Melbourne Quarter to life and will drive increased momentum for the project. We continue to witness the city shift its commercial centre west along Collins Street, with many leading national and global enterprises already having made the move,” she said.
“As we did with our global head office move to Barangaroo in Sydney this year, we will be consolidating our Melbourne offices to bring our Victorian people together at One Melbourne Quarter in 2018,” Ms Rampa continued.
Lendlease will occupy four floors of the 13 level, circa 26,400sqm building; joining global design and engineering firm Arup who will also relocate its Victorian workforce to the same tower. Lendlease and Arup will enter into 12 and 11 year leases respectively.
APPF Commercial’s investment in One Melbourne Quarter, subject to conditions, comprises circa 26,400sqm net lettable area (NLA) with large floorplates of approximately 2,000sqm, retail lettable area of 980sqm and up to 106 car spaces.

Lendlease keeps Melbourne Quarter commercial space

Melbourne’s inner city apartment market continues to strengthen, with the $3.375 million sale of a development site in Glen Iris.
The auction of <a href="https://www.realcommercial.com.au/property-land+development-vic-glen+iris-502115138" target="_blank">the 29-33 High Street property</a> attracted both local and offshore bidders to compete for the 664 square metre site.
The property has permit approval for a boutique apartment development consisting of 25 apartments and two ground floor retail shops.
