Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

The architecture is distinguished by a faceted glass façade that responds to both the site's outlook and Melbourne's changing light conditions.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

An oversupply of properties is making it cheaper to rent in inner Melbourne and Sydney where advertised stock increased nearly 60 per cent between March and June, the latest ANZ CoreLogic Housing Affordability report shows.
Loss of income and travel restrictions contributed to excess stock levels which saw inner Melbourne record a 57 per cent increase in advertised rental properties while Sydney’s city and inner south both recorded a 53 per cent jump. All other capital cities saw a drop in total rental listings.
ANZ Economist Felicity Emmett said the fall in demand for rental properties in inner Melbourne and Sydney was due to their ‘service economies’, as people working in industries hardest hit by COVID-19 were also most likely to rent.
“Nearly 40 per cent of people who work in the accommodation and food services sectors rent,” Ms Emmett said. “Between the weeks ending 14 March and 27 June, 21% of hospitality workers lost their jobs, compared to an average of 6% across all industries.”
“The lack of overseas migration has also contributed to falling demand as about 80% of newly arrived migrants rent. This drop-off in demand will impact regions popular with migrants, including inner city and south-eastern Melbourne, and inner south west Sydney.”
The oversupply of inner city stock has pushed rental values down as much as 7 per cent in suburbs such as Haymarket and Barangaroo in Sydney and Southbank in Melbourne.
CoreLogic’s Head of Research, Eliza Owen, says while reduced competition for rental properties is good news for tenants looking to negotiate rent reductions, landlords shouldn’t panic.
“The oversupply of rental stock since March has been largely confined to inner city areas in Melbourne and Sydney, while all other capital cities have experienced a decline,” Ms Owen said.
“There are still opportunities for investors where rental markets have continued to tighten and rental values have increased, including select suburbs across Perth and Hobart where Airbnb stock may be reverted back to the short term rental market as inter-state travel resumes.”

Rents dip in inner Melbourne and Sydney amid record oversupply: ANZ

Melbourne's preliminary weekend clearance rate was 44.1 per cent after 197 reported price results from the 483 scheduled auctions.
The tally included some 193 withdrawn from auction, Domain reported.
It was the second July weekend with the rate in the 40s after the return to lockdown across the capital city. 
There were 85 reported online Melbourne auctions, with 60 selling, which was the highest recorded success rate for online to date, Domain research analyst Nicola Powell advised.
Melbourne's top sale was <a href="https://www.realestate.com.au/sold/property-house-vic-kew-133806986" target="_blank">45 Walpole Street, Kew</a> (pictured) which fetched $4.21 million prior to its scheduled online auction.
Melbourne also saw a $3.67 million St Kilda West home.
The four-bedroom, two-bathroom house at 8 York Street was announced on the market at $3.5 million, by the Marshall White Stonnington agent John Bongiorno.
Sydney's preliminary clearance rate on Saturday was 64.6 per cent, after 471 scheduled auctions and 270 reported results. The rate included 77 withdrawn auctions.
The nation's cheapest was the $300,088 pre-auction sale at 15/38 Barrett St, Robertson. It had last sold from $80,000 in 1983.
Brisbane's top sale was just over $1 million when 43 Saint Helens Rd, Mitchelton was sold at $1.09 million.
Sydney’s highest sale was a four-bedroom, four-bathroom home in Vaucluse, on the market for the first time in 65-years.
It sold for $5,695,000 through Sydney Sotheby’s agent Michael Pallier.
There were five registered bidders for 61 Village High Road.
‘The buyer was a local but what drove the price was an expat in Singapore who had never seen the house and had a family member bidding for them. The third bidder, who bid up to $5.5 million, wanted to buy it for his 18-year-old daughter as a long-term hold. He looked at it an hour before the auction.," Pallier told Nine Entertainment.
Canberra had the country’s highest preliminary clearance rate of 90.6 per cent – reflecting the sale of 29 out of 32 reported auctions by CoreLogic.

Melbourne auction weakness remains while Brisbane comes up the cheapest

The number of homes scheduled for auction is expected to remain relatively steady week on week across the combined capital cities, with 1,209 auctions being tracked by CoreLogic this week.
Last week, 1,269 capital city properties were taken to auction, while one year ago a significantly lower 896 homes were auctioned over the same week.
In Melbourne, 503 properties are scheduled for auction this week, however it is likely that a high proportion of these will be withdrawn from the market as noted in last week’s final results with the city in its second round of stage 3 restrictions amid rising COVID19 cases.
Last week Melbourne returned a final clearance rate almost 10 percentage points lower over the week, with 51.2% of auctions clearing. There were 506 auctions scheduled across the city, with 475 results collected. 37% of results were reportedly withdrawn and of the 243 sold results, 51% sold prior to the scheduled auction date.
Activity across Sydney is set to remain somewhat steady over the week, with 553 homes to be auctioned, down only -2.3% on last week’s figures.
Across the smaller auction markets, scheduled volumes are expected to be lower across every city with the exception of Perth where volumes are unchanged over the week.

Ray White, Australasia’s largest real estate group said a return to online auctions in Victoria and concerns for New South Wales are yet to severely dent clearance rates and auction volumes.
Last weekend, the Ray White Group booked a 61 per cent auction day clearance rate while this week the group has 261 auctions scheduled across the country.
In leading Sydney auction agency Ray White Surry Hills | Alexandria | Glebe | Erskineville there are 11 homes going under the hammer on Saturday.
Surry Hills agent Christopher Bedzo said after 115 groups through inspections at 39/21 Coulson St, Erskineville (pictured in title) he is expecting an exciting auction.
Also represented by Surry Hills Director Shaun Stoker, the two bedroom unit is part of the trendy Star Printery warehouse conversion complex.

In Arncliffe, Ray White Rockdale agent Nicholas Economos is taking a four bedroom character home at 120 Forest Road (pictured above) to auction this Saturday. Mr Economos said he’s had some really strong interest in the home from a mixed range of buyers.
“There is a lot of potential for developers due to the land size and owner occupier families have been falling in love with the views across to Botany Bay and character features of the house,” Mr Economos said.
The auction will be called by Ray White NSW Chief Auctioneer Alex Pattaro and has a price guide of $1.5 million.

Melbourne auction's to see withdrawal spike as restrictions kick in again

Unfortunately the Victorian government's shocking mismanagement of hotel quarantine means that there's now a potentially nasty second wave of the virus spreading exclusively in that state.

Victoria will now go into another lockdown, this time for at least six weeks, which is a disastrous hammer blow for the local economy. 
Auctions slump
Sydney recorded rock solid auction results on Saturday, with the median price of property sold under the hammer rising to $1,260,000. 
In Melbourne. however, auction success volumes and results have unsurprisingly begun to plummet as consumer confidence has been demolished by the lockdown announcement. Alas it's now only a matter of time before someone rolls out another 'tale of two cities headline'...sigh.

I'm not usually in the business of making serious predictions, which are usually broad brush and often prove to be pointless.
But these sorts of auction results in Melbourne have normally been commensurate with something close to double digit pace declines in housing prices, and in all likelihood may point to a 10 to 20 per cent decline in Melbourne's market. Given that Greater Melbourne is Australia's second largest economic hub - and that it's long been accounting for such a significant share of growth - the decision to lock down for six weeks has all but cruelled the chance of a meaningful recovery any time soon. 
Research across half a century of historical data from the Bank of England has shown that falling house prices lead to fear of negative equity, falling confidence, and consumers declining to spend, borrow, or invest.
 If the Federal government wants to stand any chance of getting the Australian economy back on its feet this year the Treasurer should announce on July 23 a temporary stamp duty holiday for the remainder of 2020 (and fund the difference for the states by making use of bond yields at record lows).
Alternatively, and more sustainably, broaden the GST and raise the rate to 12.5 per cent.

With Melbourne returning to lockdown conditions amidst an acceleration in virus cases, it’s worthwhile looking back at the housing markets performance through the earlier lockdown period. From midnight of July 8th, residents of Melbourne and the Mitchell Shire will be unable to leave their home unless they are shopping for essential items, seeking/giving medical care, exercising or required to study/work away from home. The return to lock down measures comes as the COVID-19 curve accelerates, with the number of new daily cases reaching record highs over the past few days.
Although onsite auctions and open homes aren’t listed specifically as restricted activities on the DHS web site, considering the strict ‘stay at home’ rules, the implication is that the renewed lockdown measures include a ban on-site auctions and open home inspections.
Over the previous lockdown period, which was in place between late March and mid-May, housing market activity was significantly disrupted. The previous lockdown period saw real estate agent activity across Victoria slump by almost 70% before gradually improving post-Easter, with a sharp rise in activity once lockdown policies were eased around mid-May.
The drop in real estate agent activity foreshadowed a sharp drop in new listing numbers across Melbourne. Between mid-March and early-May the number of new listings added to the Melbourne housing market more than halved, to be 34% lower compared wit the same time a year ago.
As restrictions were eased and consumer sentiment recovered to more normal levels, new listing numbers increased and were tracking 18% higher than a year ago through the first week of July. With advertised stock levels falling and a plunge in consumer sentiment, the lockdown period also saw sales activity drop to the lowest level since the early 1990’s (excluding the seasonally slow January months).
CoreLogic’s estimate of home sales dropped by 8.1% in March before plunging by 38.1% in April. As restrictions eased and both sellers and buyers became more confident, the number of home sales has picked up over the past two months to be 59% higher than the April low.
Auction results provided a further signpost of the housing market’s performance through the lock-down period, with Melbourne clearance rates falling to just 20% in early April after consistently tracking around the mid-70% range prior to March 2020.
The drop in clearance rates was influenced by a substantial number of withdrawn auctions, while the large proportion of successful auctions (around 80%) were actually sold before the auction was held signaling a lack of vendor confidence to test the market under the hammer. Since restrictions were lifted, clearance rates have returned to the early 60% range, and the proportion of withdrawn auctions and ‘sold priors’ have normalised.
Melbourne also saw home values starting to trend lower from April, recording a 2.3% drop in dwelling values over the June quarter, which has been the largest decline to-date across the capital cities through the COVID period.
Looking forward, the six-week lockdown period will result in renewed downwards pressure on Victoria’s economy, including a worsening in labour market conditions, especially in those industries such as food and accommodation services and the arts and recreation services, that have proven to be extremely sensitive to strict social distancing measures.
Consumer sentiment readings, which are highly correlated with housing activity, have already been dragged lower due to the acceleration in Victoria’s virus curve, and will likely fall further as consumers react negatively to the economic and social implications of the lockdown along with increased uncertainty.
If the housing market’s performance through the previous lockdown is anything to go by, it’s highly likely that Melbourne property transaction activity will see a sharp drop over the next six weeks, with both a material decline in new listings as vendors lose confidence in testing the market, and a lower number of sales as buyers retreat to the sidelines.
Real estate agents are arguably more prepared to switch towards an online selling environment, however, as we have seen through the previous lockdown period, the negative impacts of weaker confidence and less ability to inspect a property is likely to result in less buying and selling activity. The impact on home values is harder to see.
The downturn in Melbourne home values has been mild to date, and dwelling values were continuing to fall after restrictions were lifted amidst rising market activity.
A return to a shortage of advertised supply should help to insulate home values from material declines, as will persistently low interest rates, ongoing government stimulus and forbearance measures for distressed borrowers which will help to keep urgent sales off the market.
Once the restrictions are lifted in six weeks-time there is likely to be a level of pent-up demand which will see housing activity improve, as it did when previously when social distancing measures were relaxed or lifted.

A recent announcement made by Victoria Premier Daniel Andrews confirmed that Metropolitan Melbourne and the Mitchell Shire are will re-enter stage 3 'stay at home' lockdown in an attempt to slow the increase of active COVID-19 cases and potential community transmission.  

There are currently <a href="https://covidlive.com.au/states-and-territories">8,755 COVID-19 cases in Australia</a>, approximately 32% of which are isolated to Victoria alone. 

The new lockdown will differ slightly to the previous lockdown, with the exception that workers will be allowed to go to work if required, students can attend classes, and essential supermarket shopping for provisions will be allowed. However, people cannot leave Metropolitan Melbourne for daily exercise – <a href="https://www.theguardian.com/world/live/2020/jul/07/coronavirus-australia-live-news-army-adf-nsw-victoria-border-lockdown-covid-19-police">including activities such as hiking and fishing</a>.

Melbourne to enter 6-week COVID-19 lockdown: Here's what you need to know about the restrictions

The July CoreLogic index results show the Melbourne property market is the worst capital city performer since the onset of COVID-19. June marked the third consecutive month of value falls across the city. This sees values down -2.3% from the previous quarter, when the market hit a record high. 
The results may be surprising, particularly when considering that the Sydney growth rate, which often moves quite closely with Melbourne property, was less than half this rate in the same period (at -0.8%). Several factors may explain why Melbourne in particular has experienced a more rapid decline.
Melbourne has sometimes ‘led’ cycles, and has often been more volatile
Data suggests that the Melbourne market has experienced a turn in its market before others. This was evident in the most recent upswing, where Sydney and Melbourne saw peak growth rates around November 2019, while other capital cities continued to see a more moderate but accelerating growth rate.
A longer-term view suggests it is not uncommon for Melbourne to outpace capital growth in Sydney, or to see deeper rates of decline.
The divergence is particularly evident through the 2010-2012 downturn, following a substantial over-performance from Melbourne during the post-GFC stimulus fuelled growth phase.
The most recent upswing before COVID-19 also saw Melbourne growth rates peak higher than in Sydney. The Melbourne quarterly growth rate peaked at 6.4%, compared with 6.2% across Sydney.
Cyclically then, it is not unreasonable to see Melbourne values slip at a greater rate than other capital cities.
Research also suggests that property markets where incomes are higher, households are more indebted and investor activity is higher can also be more sensitive to changes in economic conditions. This has been consistently evident in the upper quartile of values across the Melbourne market, which had the strongest value increases amid the last upswing, and are currently showing the largest falls.
High levels of investment are also evident in the Melbourne market, which may be contributing to volatility, though this is present in Sydney too.
ABS finance data shows investor lending has comprised an average 32.3% of total mortgage lending across Victoria for the past 5 years.
This is higher than most other states and territories.
Given that Melbourne has also experienced higher growth rates before the onset of COVID, and may be approaching a trough more quickly, Melbourne may not be the ‘worst performer’ over the entire cycle, but just based on a snapshot view of the past couple of months.
However, there are some key structural factors creating added downward pressure on Melbourne property prices.

Public auctions and open for inspections have been banned once again in Melbourne’s coronavirus hotspots.
Onsite auction sale will be banned in the affected areas from Thursday as stage three Victorian government restrictions are reinstated until at least July 29. 
Real Estate Institute of Victoria president Leah Calnan said the industry would be affected. 
The stage three restrictions meant vendors in the 10 affected postcodes would have to revert auctions online or change to a private sale.
Victoria’s premier Daniel Andrews has announced that businesses in these businesses re-entering quarantine status will receive some financial compensation for complying with the government mandate by staying closed longer than the rest of the state and country. 
In an effort to control community transmissions of the deadly virus Andrews has ordered some reopening businesses to once again close their doors. 
It is not known yet if estate agencies will qualify given their partial capacity to carry on.
Victoria has reported double-digit growth of positive Covid-19 cases in the last two weeks, including the fourth and fifth-highest daily increases since the pandemic started. It’s “very clearly…not where we wanted to be,” said Andrews.
With stricter and more enduring lockdown measures than any other state, many Victorian businesses were already left financially bruised from the first lockdown.
“The businesses and facilities in these areas that have been able to recently reopen – from beauty parlours to gyms to libraries to swimming pools – will again be restricted. Cafes and restaurants will again only be open for take-away and delivery,” said Andrews. 
“We know this will have a very real impact on local businesses trading in these communities. We’ll help them get through this with an initial $5,000 in dedicated support for businesses previously eligible for a Business Support Fund grant or a payroll tax refund,” said Andrew.
