<p>Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.</p>

<p>The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.</p>

<p>The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.</p>

<p>The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.</p>

<p>SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.</p>

<p>“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.</p>

<p>The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.</p>

<p>“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.</p>

<p>The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.</p>

<p>Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.</p>

<p>The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.</p>

<p>COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.</p>

<p>“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.</p>

<p>The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.</p>

<p>The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.</p>

<p><a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.</p>

<p>The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.</p>

<p>The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.</p>

<p>SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”</p>

<p>The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.</p>

<p>The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.</p>

<p>A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.</p>

<p>Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.</p>

<p>The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.</p>

<p>Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.</p>

<p>The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.</p>

First home buyers: four tips for choosing a home loan

<p>The First Home Saver Account scheme was one of the Rudd government initiatives axed in the Abbott government’s first federal budget.</p>
<p>Under the scheme, First Home Saver Accounts were given concessional tax rates and government co-contributions. <span style="line-height: 1.3em;">Despite offering a concessional tax rate of 15% on interest earned in the accounts and awarding 17% co-contributions on the first $6,000 deposited by savers each year, the scheme failed to attract many savers preparing to purchase their first home.</span></p>
<p>The scheme’s low take up has been attributed to poor marketing and the regulations attached to the accounts. In order to qualify for the benefits, savers needed to deposit a minimum of $1,000 a year over four years before they could withdraw any money in the account. If the money was not used for a payment on a saver’s first home, it was added to their superannuation account.</p>
<p>Any new accounts created after 13 May will be ineligible for tax concessions or co-contributions. Existing accounts will not receive any co-contributions after 1 July 2014. National tax director of professional services firm BDO Lance Cunningham says that the government has begun winding down the scheme.</p>
<p>“It’s basically been abolished but with a phase out, so that from budget night you won’t be able to open any more new accounts. But for existing accounts, the co-contribution will cease from 1 July 2014.”</p>
<p>Savers who hold existing accounts will be able to receive co-contributions for deposits made in the 2013-14 financial year up until July.</p>
<p>“Be careful, it’s only a budget announcement,” says Cunningham. “But it seems to be fairly clear that if you make contributions before July this year, the co-contributions will be honoured.</p>
<p>“If you haven’t reached the co-contribution cap, which I think is about $6000, you might consider depositing more money in the next month to receive your co-contribution.”</p>
<p>Although co-contributions will end on July 1 this year, tax concessions will continue for another year.</p>
<p>“The tax concessions will still be available up until July 2015,” says Cunningham. “They will still be treated as First Home Saver Accounts, but the concession ceases after that date. After July 2015, they will be treated as any other account.”</p>
<p>Savers who have held their existing accounts for less than the four year period will have to wait until 1 July 2015 to withdraw their savings.</p>
<p>Steven Gunzburg is a 26 year old account manager who holds a First Home Saver Account. He says that though he understands why the scheme is being scrapped, it provided good incentives to save.</p>
<p>"<span style="line-height: 1.3em;">I was contributing the maximum amount, which increased over the past 3 or 4 years, every year." </span></p>
<p><span style="line-height: 1.3em;">"</span><span style="line-height: 1.3em;">Mainly it was a fantastic way to incentivise people to think about saving from a much earlier age. There’s no way in the world that it’s going to make the vast majority of my deposit, but it helps you get into the right mindset."</span></p>
<p><span style="line-height: 1.3em;">Gunzburg opened his account when he was 18 or 19, after his mother explained the benefits of the scheme.</span></p>
<p><span style="line-height: 1.3em;">"My mum actually found out about it, explained it to us and I begrudgingly put quite a reasonable amount of my money into the account," he says. But Gunzburg says that the scheme had its downsides.</span></p>

<p>When the scheme was announced in 2008, the Rudd government predicted that 750,000 First Home Saver Accounts would be opened over the next four years. However, as of December last year, only 46,000 accounts had opened.</p>
<p>Late last year, <a href="/expert-insights/calls-for-urgent-revision-of-first-home-saver-account-scheme">comparison website RateCity called for changes to the scheme</a>. Chief executive Alex Parsons said that at the time, none of the “big four” banks offered the accounts.</p>

<div>Although commentary often tends to focus on the dollar value of loans written in the housing market (which in the case of Sydney have been going through the roof) the actual number of home loans being written in Australia on a monthly basis is still some way below the levels seen across 2006-8. </div>
<div> </div>
<div>In Sydney home loan volumes have even been tracking well below where they were in 2003 when the headount of the harbour city was considerably smaller, though the past two months of figures have recorded a big surge which is not yet fully reflected in the trend data. </div>
<div> </div>
<div>Looking at the high level figures the trend in home loan volumes has generally been up for the three most populous states since 2012, but transaction volumes can hardly be said to be high compared to where they have been in the past. </div>
<div> </div>
<div>Volumes have been trending down in Western Australia since July 2014, while the trend in the Northern Territory for want of a better word has "crashed" by a third since September and is threatening to soon take out the lowest levels seen in more than a decade. </div>

<div>There are a number of reasons for these muted home loans volumes, not least the more significant market share of investors seen through this cycle in Sydney and Melbourne in particular.</div>
<br><span>I'll offer another: stamp duty.</span><br><br><div>With rising property prices already pushing the boundaries of detached housing affordability in Sydney and Melbourne close to breaking point, stamp duty - a levy which is ratcheted up as the purchase price increases - acts as a further disincentive to trade.</div>
<div> </div>
<div>This has long been an issue in London at the premium end of the market, where plainly ridiculous<a href="https://www.gov.uk/stamp-duty-land-tax/residential-property-rates" target="_blank"> </a>rates of stamp duty above GBP 925,000 absolutely discourage buying and selling, and instead encourage owners to sit on prime location sites for as long as they feasibly can. </div>
<div> </div>
<div>I can't speak for others, but certainly whenever I've written a stamp duty cheque to the OSR the last thing I am thinking of is subsequently selling a property, and indeed neither my wife nor I have ever sold a property in 19 years, in part for that very reason.</div>
<div> </div>
<div>While stamp duty can serve one useful purpose in making the market more stable and less attractive to "flippers", it also discourages labour market mobility and creates a royal pain in the tail for homeowners who are required relocate for work. </div>
<div> </div>
<div>Arguably both homeowners and investors are becoming more inclined to such buy and hold strategies while accepting that there will be inevitable market downturns, in part because the transaction costs are so punitive: buy, hold, and hold some more. </div>
<div> </div>
<div><strong><span style="text-decoration: underline;">First homebuyers</span></strong></div>
<div> </div>
<div>On a related note, the share of first homebuyers loans in the market has trended down to 15.4 per cent, which is at least a couple of full percentage points below what was seemingly becoming the norm before the financial crisis struck (whereupon market incentives led to an enormous spike in first homebuyer market share). </div>
<div> </div>
<div>We know that the data may be incompete, but affordability - and specifically the deposit hurdle - is playing an obvious role here too, nudging a proportion of first time buyers towards buying an investment property as a first step onto the housing ladder instead of a place of residence. </div>

<span>Construction loans written to owner-occupiers have also been trending down in recent months.</span><br><br><div>On the other hand the rise in property prices and associated equity gains has for some time been predicted to cause a renovations boom. Certainly this is what we witnessed through 2003 as the preceding Sydney market boom approached its peak. </div>
<br><div>There has already been a decent uplift in renovations activity in Sydney, but the "alts &amp; adds" figures to date have barely even hinted at much going on elsewhere. </div>

Property hot, but volumes not: Pete Wargent

A 2 percent drop in the rate would save $84,640 and let the borrower repay the loan 6 and a half years sooner.</p>
<p>The higher interest rate charged on the investment loan means the investor may be able to claim a larger tax deduction.</p>
<p>The innovative loan structure is available to Australian residents who own their home and either already have an investment property or are about to buy one.</p>
<p>The product offers other features such as an off set account, redraw facilities and debit cards. Usual borrowing conditions apply.</p>

Reduce your principal and interest home loan rate

<p>Through 2008, outstanding loans to households by Australia's banks totalled less than $700 billion.  The final 2016 numbers are not yet plugged into the chart below, but the monthly banking statistics suggest that the total by the end of the year will exceed $1.5 trillion. </p>
<p class="p3"><span class="s1">Australia has experienced strong population growth during this period, but nevertheless outstanding housing debt has been compounding at around 9 percent per annum. </span></p>

<p class="p3"><span class="s1">Such a strong pace of increase in household debt is bound to be reflected in housing market conditions one way or another, and in Australia's case the result has been price increases in Sydney and Melbourne. </span></p>
<p class="p3"><span class="s1">This dynamic since the financial crisis has been arousing the interest of short sellers, including from overseas. </span></p>
<p class="p3"><span class="s1">Although house prices have declined in Perth, Darwin, and parts of regional Queensland in particular, to date the most heavily populated markets have held up well. </span></p>
<p class="p3"><span class="s1">If anything, <span class="s3">housing market sentimen<a href="https://petewargent.blogspot.com.au/2017/02/deuces-are-wild">t</a></span> seems to be improved in Sydney and Melbourne again at the beginning of 2017. </span></p>
<p class="p3"><span class="s2"><strong>Changes to the lending environment</strong></span></p>
<p class="p3"><span class="s1">Regulators have encouraged several tweaks to lending criteria over the years since the financial crisis first erupted. </span></p>
<p class="p3"><span class="s1">"Low-doc" loans, once fairly commonplace, today only comprise a small share of the mortgage market, while 100 per cent mortgages have thankfully gone the same way.</span></p>
<p class="p3"><span class="s1">In fact, new mortgages today overwhelmingly have a loan to value ratio (LVR) of 90 per cent or lower, although in reality many borrowers have used equity from existing properties to fund their deposits. </span></p>

<p class="p3"><span class="s1">Lending standards in Australia are higher than they were, but on some measures remain concerning.</span></p>
<p class="p3"><span class="s1">For example, the share of interest only loans remains high by international standards, despite having declined from somewhat alarming levels in 2015. </span></p>

<p class="p3"><span class="s1">ASIC had previously reported that about two in three investor loans in Australia were interest only mortgages, and around a quarter of owner occupier loans - with the repayment typically increasing when the interest only period ends. </span></p>
<p class="p3"><span class="s2"><strong>Shorting: what and when</strong></span></p>
<p class="p3"><span class="s1">Short sellers rarely bet on house prices directly, rather they tend to be interested in the outcomes of a market downturn (and housing markets are necessarily always cyclical). </span></p>
<p class="p3"><span class="s1">Some will sell the stock of banks, others will look at developers or home building companies, materials companies, retailers of household goods, financiers, or the institutions that insure mortgages. </span></p>
<p class="p3"><span class="s1">Alternatively some may look at buying Australian government bonds, while one of the cleanest and potentially profitable ways to bet against the housing market might be to short the Australian dollar, which at 76.7 US cents arguably still has plenty of downside. </span></p>
<p class="p3"><span class="s2"><strong>Timing short bets is important</strong></span></p>
<p class="p3"><span class="s1">Maintaining short positions can be costly in terms of interest or dividend obligations, while opportunity cost of suboptimal market timing is another factor to be considered. </span></p>
<p class="p3"><span class="s1">There has been plenty of discussion of the potential impact of an apartment glut in Australia, but in the case of both <span class="s3">Melbourne</span> and <span class="s3">Sydney</span> accelerating population growth appears to be absorbed much of the new supply to date, although tens of thousands of apartments remain under construction.</span></p>
<p class="p3"><span class="s1">The potential for non-resident buyers defaulting on apartment settlements has been another salient risk closely watched by sceptics, though to date news of any fallout appears to have been relatively contained.  </span></p>
<p class="p3"><span class="s1">One market risk which cannot so easily be quantified is the potential for defaults in the scenario whereby mortgage rates increase, prices in secondary and lower socio-demographic areas decline, and a swathe of interest only loans reach the end of their interest only period. </span></p>
<p class="p3"><span class="s2"><strong>Maths can get ugly</strong></span></p>
<p class="p6"><span class="s1">Anyone who had a standard variable rate mortgage in 2009 at above 8 percent will recall that principle and interest repayments could be excruciatingly difficult.</span></p>
<p class="p6"><span class="s1">Consider that a homeowner with a $600,000 interest only mortgage at 4.5 percent today might be paying only </span><span class="s4">~</span><span class="s1">$2,250 per month, whereas as and when the mortgage flips to principal and interest, were the mortgage rate to have increased to 6 percent the repayments could be more than 50 percent higher, even on a 30 year product.</span></p>
<p class="p6"><span class="s1">Mortgage repayment calculators don't always give the option to calculate what would happen in a 7 percent scenario, but the answer on a 30 year product might be a potentially punishing </span><span class="s4">~</span><span class="s1">$4,000 per month. </span></p>
<p class="p3"><span class="s1">With the amount of outstanding interest only debt having increased at an unprecedented pace through this cycle it's not too hard to analyse when this market risk will arise, and in turn which areas might see defaults increase. </span></p>
<p class="p3"><span class="s1">The most successful shorters will be those that can combine market timing with bets lined up against those companies with the most vulnerable financials. </span></p>
<p class="p3"><span class="s2"><strong>The big players</strong></span></p>
<p class="p3"><span class="s1">Market participants will be well aware of the attractive mortgage rates that the Commonwealth Bank of Australia (CBA) has been offering lately, and in turn the growth in the CBA investor mortgage book looks likely to bump up against the notional 10 percent per annum cap set by the regulator APRA.</span></p>
<p class="p3"><span class="s1">Unfortunately for analysts the market data reported for investor loans has been muddied by reclassifications from investor to owner-occupier loans.</span></p>
<p class="p3"><span class="s1">For example, the Westpac Banking Corporation (WBC) switched more than $21 billion of loans between July and October 2015 taking outstanding investor credit down from $156 billion to $135 billion and in turn causing its year-on-year growth in outstanding investor credit to appear negative for some time. </span></p>

<p class="p3"><span class="s1">Despite the reclassification Westpac retains the greatest balance of outstanding investor loans, while Commonwealth has the largest total of outstanding household mortgage debt, although the quality of loans rather than the volume is what should be of interest to analysts. </span></p>
<p class="p3"><span class="s1">Investors today typically pay higher mortgage rates than owner-occupiers, with further tweaks a possibility in 2017. </span></p>

Outstanding housing debt has been compounding: Pete Wargent

<p>There are several possible risks facing Australia's housing markets: a change in sentiment leading people to stop buying homes, the crackdown on investor lending, rising interest rates, and a glut of new homes to be absorbed. </p>
<p>I heard Tapas Strickland of NAB note that he just can't see a meaningful housing correction coming looking at the fundamentals, and on today's evidence he will be proven right.</p>
<p>A couple of dozen lenders have dropped their mortgage rates since July 1 to entice homebuyers back into the market, and even by the end of July this was clearly working. </p>
<p>Not only have homebuyers not shunned the market, they are coming back in droves, with the number of owner-occupier commitments excluding refinancing surging 4.5 per cent higher in July, with the trend result rising to the highest level since the financial crisis stimulus. </p>

<div>Finally, as for the glut of new stock, there was upbeat news here too, with the number of homebuyers financing new dwellings accelerating to the highest level in 38 years. </div>

<p>Australian prime home-loan arrears fell in October, according to S&amp;P Global Ratings' recently published RMBS Arrears Statistics: Australia.</p>

<p>The Standard &amp; Poor's Performance Index (SPIN) for Australian prime mortgages decreased to 1.07% in October from 1.12% a month earlier.</p>

<p>The SPIN for Australian nonconforming mortgages also dropped in October, falling to 3.22% from 3.36% the previous month.</p>

<p>Low interest rates and competitive refinancing conditions are closely correlated with decreasing arrears because they help ease debt-serviceability pressures, S&amp;P advised.</p>

<p>It noted the level of loans under mortgage-deferral arrangements continues to fall as the gradual reopening of state economies enables more borrowers to resume repaying their mortgages.</p>

<p>"We believe mortgage deferral levels began to plateau in November because many arrangements were due to expire in October.</p>

<p>"Borrowers still under mortgage-deferral arrangements beyond October were likely granted an extension by lenders, following an assessment of the borrowers' capacity to resume mortgage repayments.</p>

<p>"The level of loans under mortgage-deferral arrangements after November therefore will provide more meaningful insights into the genuine levels of debt-serviceability pressures in the wake of COVID-19.</p>

<p>"We believe lenders will not want to rush into foreclosure processes at the end of mortgage-relief periods, choosing instead to work with borrowers by restructuring loans and moving them into formal hardship programs."</p>

<p>It expects borrower defaults to increase in 2021, but losses will be tempered by a recovery in property prices and the relatively modest loan-to-value (LTV) ratio profile of the broader RMBS sector and its limited exposure to negative equity and high LTV loans.</p>

<p>S&amp;P Global Ratings does believe there remains a "high degree of uncertainty" about the evolution of the coronavirus pandemic.</p>

New record high loan commitments for housing: ABS

<p>Home loans continued to surge over August, with new home loans written spiking 12.6 per cent, according to figures released by the ABS.</p>
<p>It follows a bumper July, where home loans jumped 8.9 per cent, driven primarily by owner-occupiers whose 10.7 per cent spike was largest month on month rise in the history of the ABS series.</p>
<p>That was until August, where owner occupiers continued their property purchasing with another 13.6 per cent jump.</p>
<p>It puts the year on year change of owner-occupiers at over 29 per cent.</p>
<p>The number of owner occupier first home buyer loan commitments increased 17.7 per cent.</p>
<p>Victoria led the way, with 3,861 first home buyer loan commitments in August, followed by New South Wales with 2,766 and Queensland seeing 2,527 first home buyers.</p>
<p>The total of 12,302 owner occupier first home buyers settled loans in August is the highest monthly figure since October 2009.</p>
<p>Even investor mortgages continue to head in the right direction, with four per cent more written in August. Investor loans are still -4.6 per cent back year on year.</p>

<p>ABS head of finance and wealth Amanda Seneviratne said the value of owner occupier home loan commitments was $16.3 billion in August, the highest value in the history of the series.</p>
<p>"August’s 13.6 per cent increase in the value of owner occupier home loan commitments is the largest month-on-month rise in the history of the series, eclipsing the previous record of 10.7 per cent set in July," Seneviratne said.</p>
<p><span>“Lenders are reporting to us that current processing times mean that August commitments reflect customer demand in June and early July, prior to Victoria imposing stage 3 and stage 4 restrictions. </span></p>
<p><span>New loan commitments for owner occupier housing rose in all states and territories, except the Northern Territory. The largest increases in the value of new loan commitments were in Victoria, Queensland and New South Wales.</span></p>
<p>Sally Tindall, research director at RateCity.com.au, said the home lending market was proving to be more resistant to COVID than expected, with the value of new loans higher in August than March. </p>
<p>“The country-wide lockdown put the brakes on home sales in May, but since then, the market has rebounded defiantly,” she said.</p>
<p>“While this month’s data might be skewed by a backlog of home loans from the banks, over 200,000 new loans have settled since COVID hit – that’s a pretty decent number considering the turmoil we’ve been through.</p>
<p>“First home buyers in particular have stormed back on to the property scene, with the highest number of new loans settled in more than 10 years.</p>
<p>“That said, we expect the number of new home loans will fall next month as Victoria’s second lockdown flows through to the home lending market in Australia’s second largest state,” Tindall added.</p>
