A subtropical pair of residential towers are in planning for a key South Brisbane site neighbouring the iconic Expo ’88 Skyneedle, with new documents revealing a vertically layered vision designed to respond to the precinct’s evolving high-density character.

The proposal has been lodged by&nbsp;Darveniza Group, which is also is behind the 400-apartment Station Quarter precinct in Alderley.

Darveniza Group, led by Jane Darveniza, the Brisbane-based investor and Queensland rich-lister and widow of the late property magnate Bojan Darveniza, is seeking approval for a mixed-use project encompassing 204 apartments, ground-level retail, food and drink tenancies, and office space across two architecturally integrated towers at 37–39 Manning Street.

Occupying an 1,822 sqm site, the proposed towers would rise above a sculptural podium base, with a recessed landscaped centre, rooftop communal areas, and a total of 220 car parks and 256 bicycle bays. The apartment mix spans one- to five-bedroom dwellings, with a design emphasis on generous balconies, cross-ventilation, and climate-responsive materials.

“The development is conceived as two slender twin buildings that meet at a lushly landscaped central recess,” the Finegrain design report states. “The façade is highly articulated with the plan form stepping back and forth to reduce visual bulk and maximise internal occupants’ access to natural light and air”.

A hallmark of the proposal is its integration of greenery, both visually and functionally. Around 77 per cent of the site’s green plot ratio is delivered through vertical planting spines, a green podium wall, and rooftop amenity. Ground-level deep planting and landscaped communal zones aim to create a shaded, walkable interface along Manning Street.

“The stepped plan form introduces variation in balcony setbacks and enclosed apartment areas, enriching both the façade expression and the resident experience,” the design team notes. “At ground and podium levels, this stepping also enhances permeability, maximising pedestrian view lines to the neighbouring Skyneedle and reinforcing a strong sense of local identity”.

The site directly adjoins the heritage-listed Skyneedle at 35 Manning Street, an enduring legacy of World Expo ’88. The accompanying heritage impact report by Pendergast Architects contends that the proposal has been carefully conceived to protect the cultural significance and landmark visibility of the structure.

“The design provides setbacks, tower separation and podium articulation to maintain the visibility and landmark role of the adjoining Skyneedle,” the report states. “The significance of the Skyneedle lies principally in its landmark visibility and cultural symbolism, rather than in detailed fabric or architectural setting”.

The proposal sits within the Kurilpa Sustainable Growth Precinct, under Brisbane’s TLPI 02/2023, where revised planning controls support high-density, mixed-use development integrated with subtropical design and increased public realm contributions.

Finegrain’s design reflects this intent, drawing cues from the site's adjacency to Musgrave Park, the subtropical landscape of South Brisbane, and cultural landmarks such as QPAC and South Bank.

Geocon's WOVA development hits 90% sold

The COVID-19 pandemic and the impact it had on the off the plan apartment industry, namely the labour shortage and massive spike in construction costs, was navigated successfully by Canberra's leading developer Geocon.

Their Republic Precinct in Belconnen was the stand out, as the Nick Georgalis-led developer completed the $410 million project with a 98 per cent settlement rate of the 1267 apartments.

Construction have recently started on WOVA, the latest project from Geocon, Canberra&#39;s largest residential developer.

Following the recent decision to reopen large-scale construction in the ACT, which delayed works that were projected for mid-2021,&nbsp;the $400 million project is Geocon&#39;s main priority following the near completion of it&#39;s Republic precinct of which Nightfall is the latest and final release.

The&nbsp;multi-staged master-planned community will&nbsp;comprises 797 apartments built across four buildings.&nbsp;WOVA will include a signature 24-storey tower on Launceston Street, a 16-storey building behind it fronting Furzer Street, a 12-storey building next to that and a&nbsp;12-storey building on the corner of Launceston Street and Melrose Drive.

Short for WOden ReVAmped, the first apartments on offer are for those in the signature tower,&nbsp;home to more than just 271 apartments. It has&nbsp;701 sqm of retail space and five floors of amenity for residents, including a resort-style lap pool, a movie theatre, and resident&rsquo;s lounge, complete with a cocktail bar.

There are also dozens of cafes and eateries surrounding WOVA, beyond its own commercial and residential ground floor featuring eateries, cafes, boutique retail and convenience stores. Residents and visitors can stroll the&nbsp;more than&nbsp;3,000 sqm of landscaped gardens across the precinct.

Designed by the award-winning&nbsp;Fender Katsalidis&nbsp;and Oculus Urban Design, WOVA apartments will feature large terraces and functional living areas. Buyers&nbsp;can choose from three different colour schemes.

The one-bedroom apartments benefit&nbsp;from the ACT government&#39;s recent scrapping of stamp duty for homes under $500,000,&nbsp;with prices starting from as low as $319,900.

Two-bedroom apartments start from $513,900, while three bedroom apartments begin at $1.25 million.

Knowing the developer and their projects is an important step in preparing to purchase an off-the-plan property.

But, navigating through pages of reviews on past projects – on top of the already exhausting task of searching for a home – might seem daunting to some first home buyers.

Urban takes a glance at five developers operating in the ACT, one of Australia’s strongest rental markets with consistently low vacancy rates, to keep an eye on this year.

1. Geocon Group

Since its establishment in 2007, Geocon has risen as Australia’s fourth largest residential developer, according to the Housing Industry Association. The company has an annual turnover of $250-300 million and is now one of Canberra’s most successful developers.

“Geocon’s hallmark is architecturally-stunning buildings that deliver a new standard of contemporary living”, the company writes.

With several quality developments in the pipeline, this local development group is one to watch. Currently, Geocon boasts nine developments across the territory currently on the market. Among these are two Braddon projects, Midnight and Envie, as well as Belconnen’s three-stage Republic.

2. JWLand Development

ACT property developer JWLand has become a significant player in Canberra’s residential property industry – well on their way to becoming a national leader in development. JWLand is known for their community engagement, quality design and precinct-style projects.

One to watch in the new year, JWLand’s current projects include the parkside living quarter, Campbell 5, located in one of Canberra’s most prestigious suburbs. Last year, the project won the Planning Institute of Australia’s ‘From Plan to Place’ award.

3. Doma Group

Now recognised as one of the largest investment and development companies in the ACT, Doma assumes a strong place as one of Urban’s must-watch developers. Established in 1974, the Canberra-based group has since moved into several sectors of the property industry, including residential apartments, commercial offices, hotels, retail spaces and carparks.

With ten residential developments either on the market or soon to be launched in Canberra, 2021 is set to be a big year for Doma. Developments currently in their pipeline include Griffith’s The Archer and Dickson’s DKSN.

4. Core Developments

Celebrating only their tenth year operating in Canberra, Core Developments may be a newer competitor in Canberra’s property development industry but has continued to deliver high-quality developments in the ACT.

​​​Core has completed a number of projects in the Capital Territory. Recently completed projects include the successful residential development in Gungahlin, Mezzo. Completed in November 2017, the project featured 126-apartments across two towers of 7 and 12-storeys.

5. POD Projects Group

Canberra-based POD Projects Group have secured their place as a developer to watch following the recent completion of their luxury Gungahlin development, Ruby. Operating for nearly 30 years, POD has successfully delivered nearly 1,500 residential and commercial properties throughout Canberra.
