Handmade bricks by Krause define the exterior, grounding the buildings within the material palette of the suburb, while interior finishes, stone, timber flooring, and restrained detailing, continue this approach internally. Architect Chris Idle describes the intent as long-term rather than stylistic: “We wanted it to feel timeless.”&nbsp;

This emphasis on durability extends to how the buildings are accessed and secured. Entry is managed through keyless systems, with a double-gated basement incorporating number plate recognition for vehicle access. Each residence is paired with a private lock-up garage accommodating two to three cars, alongside storage, while all entry points are monitored continuously. High-end Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured approval for one of its latest Mosman projects, one of the first developments approved by Mosman Council under the NSW Government’s Low and Mid-Rise Housing Policy.

The approval represents an important step in delivering well-considered housing next to established village locations on Sydney’s Lower North Shore, in line with the intent of the Low and Mid-Rise zoning framework.

The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

Crescent Palm Beach approved as sales launch

The Albanese and ACT Governments have struck a deal to unlock nearly 5,000 new homes across Canberra, with more than 1,700 earmarked exclusively for first home buyers.

The agreement marks the second formal partnership under the Federal Government’s election commitment to deliver up to 100,000 homes for first home buyers nationally, working alongside state and territory governments and industry.

At the centre of the deal is a $250 million funding injection from the Albanese Government, targeting enabling infrastructure to bring forward new housing supply across a number of key precincts in the ACT.

That includes funding to unlock 75 homes in the Kingston precinct, support new development in Weston Creek, and deliver estate works across the territory that will facilitate more than 500 homes by 2034. Additional investment will go towards relocating powerlines, water infrastructure in Molonglo Valley, and further expansion of the Ginninderry regeneration precinct.

Housing Minister Clare O’Neil said the agreement was about making it easier for first home buyers to enter the market, particularly in a housing environment that continues to challenge affordability.

“We’re determined to make it easier for young people and first home buyers to achieve the dream of owning a home,” O’Neil said.

“We know the housing market is tough, and we want Australians to know that Labor has got your back.”

The announcement builds on more than $800 million already committed to housing in the ACT since 2022, according to Finance Minister and ACT Senator Katy Gallagher, who said the latest funding would help ensure national housing programs are translating into real supply on the ground.

“We’re working closely with the ACT Government to unlock land and invest in the infrastructure needed to get these homes built sooner,” she said.

For the ACT Government, the agreement aligns with its broader target of delivering 30,000 new homes by 2030, with Chief Minister Andrew Barr pointing to the role of coordinated planning and infrastructure investment in accelerating delivery.

“Now, thanks to our agreement with the Albanese Government, this work is about to reach a new level,” Barr said.

The deal sits within the Federal Government’s broader $45 billion housing agenda, which includes initiatives such as the Housing Australia Future Fund, the Help to Buy shared equity scheme, and incentives aimed at increasing construction capacity and reducing barriers to development.

The high-end Melbourne developer, PB &amp; Co., has secured approval from the City of Melbourne Council to convert the historic East Melbourne home Eblana in to a $35 million luxury residential apartment development.

Eblana, the former home of the Young &amp; Jackson publican, Thomas Jackson, will become three full floor apartments and a double-storey penthouse designed by Inhaus Design, who will be retaining and restoring its original built form.

The Italianate-style terrace at&nbsp;140-142 Jolimont Road was built in the 1800s and was used as the head office for the postmaster general, after the Commonwealth bought it in 1925.

Rob Mills-designed townhouse in East Melbourne hits the market

James Kennedy, the chairman of the retailer Kennedy Luxury Group, has been able to secure the $4.5 million East Melbourne apartment he and his wife, Jaimee Belle Kennedy, have occupied for the past two years.

It was only after he'd lodged two caveats on the title of the plush 150 Clarendon Street apartment claiming there was a January 2018 purchasers' contract.

It had last traded when bought by Richard Gu's AXF Group in 2011 for $4 million.

The home, located at 505/150 Clarendon Street, was tied up in the AXF Group liquidation saga as the property was an asset of Gu’s trust.

As a result, Kirsch Sutherland's Malcolm Howell, who recently lost his job as liquidator of the broker, was appointed receiver to complete the sale to the Kennedy’s.

Kennedy had to undertake action in the Supreme Court against Gu and Howell to finalise the purchase of the Clarendon Street home.

The report suggests suburbs such as Richmond, South Yarra, Toorak, Camberwell, Hawthorn and Kew all have high median residential house prices and equally high median prices for apartments.
The areas of the eastern suburbs that would be best suited for someone with a budget of $700,000 begin further down the Lilydale train line, near places such as Ringwood, Warrandyte, Mitcham and Doncaster.
"These areas have a good mix of established residential housing, emerging housing markets seen in land developments such as the Tullamore Estate in Doncaster and new single or multi-unit dwelling developments taking place in various suburbs across the eastern suburbs," the valuation firm said. 
A two bedroom townhouse located near Doncaster Westfield has recently been sold for $641,000.
The townhouse at <a href="https://www.realestate.com.au/sold/property-townhouse-vic-doncaster-133861270" target="_blank">14/9-13 Wetherby Road </a>(pictured below) comprises two bedrooms, study, lounge and meals zones and courtyard.

In the Eastern suburbs of Melbourne, the number of renovation jobs completed by Herron Todd White (HTW) has increased, according to the latest HTW residential report. 
The valuation firm suggest in locations across the nation, the downtime delivered by isolation has spurned on owners looking to improve their assets through maintenance and upgrade. This month’s HTW report highlights where renovations are on the rise and the price points and outcomes those markets can expect.
The report notes the outer eastern ring has seen a spike in renovation valuations. Suburbs such as Kilsyth, Blackburn, Doncaster and Wantirna have had measured growth in jobs for renovations. Ranging from complete renovations, partial renovations and additional spaces being created to the homes.
A renovated character home in Blackburn has recently been sold for $1.435 million.
The <a href="https://www.realestate.com.au/sold/property-house-vic-blackburn-133601306" target="_blank">2A Forest Road </a>home (pictured below)comes with formal and casual living and dining, four bedrooms, renovated stone kitchen, entertaining area and vegetable garden.

"The trend we are seeing, based on the ownership information provided by third party web service, Core Logic, is that it is mostly current owners who are renovating.
"Whether it is cabin fever or having a surplus of free time due to being isolated is speculative. What we do know is that there has been a significant increase in renovations being undertaken," the valuation firm said.

Due to the eastern suburbs being an established, older area with a range of Italianette, Victorian, Edwardian and Art Deco homes, the opportunity for renovation is a lot higher than suburbs in developing areas.
 In some cases, it is almost more expensive to renovate an old home with structural issues than building a new dwelling, the report noted. 
Though, due to the aforementioned style of homes being omnipresent in the Eastern suburbs, there are more restrictions for what is able to be renovated and planning approval can be more difficult and time consuming to attain.
Buildings that are heritage listed and suburbs with heritage overlay encumbrances can encounter obstacles when wanting to extend and renovate.
Largely because most heritage buildings require the front facade to structurally remain the same and there be no visibility of additional levels added to the home from the street frontage. This can greatly escalate building and labour costs.
"Depending on how far East you travel to buy a home with renovation potential, the outer East would have houses available with a purchase price of $700,000 and $1.2 million," the valuation firm said. 
A big trend seen in Glen Waverley and Mount Waverley is for buyers to purchase run down properties and build a new home with four or five bedrooms.
A current listing is a four bedroom house in Mount Waverley priced at $1.38 million to $1.49 million.

The effect of COVID-19 hasn’t slowed down the construction industry completely. There are still many investors who are eager to build and develop even through this uncertain time.
"We are seeing basic renovations begin at prices around $150,000 to $200,000 and more substantial renovations priced around $400,000-$500,000.
"Sub-contractors and trades are in hot demand and renovations are definitely sought after during this period of isolation," the valuation firm said.

The current COVID-19 epidemic is going to have a negative impact on key drivers, so it will be interesting to see what impact this may have on the property market in the short to medium term, the valuation firm said.
"World recessions such as the Global Financial Crisis, the current global COVID-19 pandemic and domestic natural disasters such as the bushfires that ravaged this country in 2019 and 2020 can have significant economic consequences, especially in the property markets," the valuation firm said. 
One of the major emotional influences that crises have on decision-making is that they create uncertainty in an investor’s mind, the HTW report noted. 
Periods of prosperity create confidence and willingness to invest due to the abundance of resources and the ability to create and expand upon what we already have, while crises seem to force individuals to retreat and protect what they own as a natural human response to fear and uncertainty.

In the last year, the wider Melbourne property market has been showing significant signs of growth, prosperity and high clearance rates at auctions, especially in the last quarter of 2019 and early in 2020. 
"Until now, there has been talk about the property market developing momentum, with the interest cuts we saw the RBA make last year and the easing in credit conditions after a lengthy period of speculation following the banking Royal Commission," the valuation firm said. 
The report suggests at present, the property market faces a period of uncertainty as the world is coming to grips with the growing concerns over the Coronavirus. The function of most normal businesses and social practices is halting as the world is battling the virus. This has and will continue to have an impact on the property market.
"I foresee a limited availability in supply of houses and apartments in the coming months, limiting the opportunity for new home buyers and investors to purchase property. As the government increases restrictions on public gatherings and businesses are likely to work remotely, we will see a decrease in inspections and auctions. This will have a dramatic effect on the marketability of properties.
"While the government is enforcing restrictions on businesses, public events and individuals to carry out daily activities, we will see the market recede. 
"The ideal outcome is that amidst the growing concerns of the virus spreading, vendors and buyers continue to engage in selling and buying properties to continue economic growth. This will keep the economy from flatlining as experts foresee in other industries that are built on face to face contact such as the education, tourism and hospitality sectors," the valuation firm said. 
A two bedroom unit in East Melbourne's Ringwood has recently been sold for $550,000.
