Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

The sale of a fully-leased Cremorne office building will test the market as yields plummet in the wake of a new stock shortage driving increased investor competition for every available asset, according to Teska Carson Director, Adrian Boutsakis.  
The near new, 2015 built property at <a href="https://www.realcommercial.com.au/property-offices-vic-richmond-502625670" target="_blank">44 Gwynne Street</a> is expected to fetch north of $7.5 million.

Cremorne office to test yields in hot market

The former Cremorne rental abode of breakfast television co-host Karl Stefanovic has found new tenants, but at a reduced rental for the landlord.
It was a $2100-a-week rental when Stefanovic moved in this time last year after quitting the Lindfield matrimonial home.
The three-level Tobruk Avenue home, which is set in lush tropical gardens overlooking Brightmore Reserve, became available at $2200 a week on his exit.
But the home was only taken when the asking rental dropped to $1980 a week.

The atypically shaped campus-style building was lodged with City of Yarra earlier this month, nominating a large land parcel at 60-88 Cremorne Street as SEEK's new headquarters. Arthur Land Pty Ltd is the listed land owner and applicant within planning documents, although <a href="http://www.theaustralian.com.au/business/property/seek-to-move-hq-to-purposebuilt-office-in-melbourne-tech-hub/news-story/2b84264ca87b2da5b46b00455bc17aa0">The Australian</a> has nominated Gus Coopers' Cremorne Properties as the developer.

60-88 Cremorne Street's double-peaked roof along with a smaller annex building will encompass 29,493sqm of commercial floorspace. The bulk will tend to the needs of SEEK, with additional space dedicated toward retail, a wellness and education centre and a tech incubator.

Currently, at 541 St Kilda Road, SEEK's 800 local employees will be shifted to the purpose-designed Cremorne complex upon its completion.

A ‘Contemporary Warehouse’ approach has been adapted with modern form, finished in traditional materials. The approach achieves a building that is both strong in form and sensitive in footprint.

Leveraging from the industrial heritage of Cremorne, the proposal at 60 Cremorne Street Cremorne, will seek to provide a highly integrated and diverse language of materials and form to reinforce its place within the existing urban and historical context.

The intent of a ‘contemporary warehouse’ is driven by the gabled brick roof forms which are prolific throughout Cremorne, most notably the former Cremorne Street State School, listed on the Victorian Heritage Database, which is directly adjacent to the subject site.

The external architectural response cleverly reinterprets the historic buildings which occupied Cremorne and the wider Richmond area through a composition of materials and building form.

This outcome addresses policy aspirations within the Swan Street Structure Plan to ensure that new buildings “reinforce the industrial and commercial building character of the precinct” and “to promote development that responds to the diverse character and architectural styles of the precinct’s existing built form.

HASSELL's integrated approach to 60-88 Cremorne Street's green appearance also sees a considered outcome to the proposal's street frontages. All four frontages feature accessible paths for foot traffic and social engagement, along with varying degrees of greenery at street level.

Having moved to Sydney's eastern suburbs, Sydney Rooster Mitchell Pearce has now listed both of his Cremorne apartments.

More than $1.5 million is tipped by Teska Carson for a modern office and warehouse property at Cremorne in Melbourne’s inner eastern suburbs.
The property will be sold by auctioned May 5.
Located at 81 Green Street, the property is situated within a sought-after precinct of Cremorne, between Adelaide and Balmain streets.

Heritage Victoria has approved further developments to the former Richmond Maltings site mixed-use development in Cremorne, Victoria.
Caydon Property Group has proposed a two-stage residential and commercial development for Caydon’s Malt District.
The new plans include the restored and working Nylex clock above the extruded concrete silos.
The Victorian Civil and Administrative Tribunal (VCAT) approved stage one of the development proposal last year.
A major feature of the revised plans is the retention of a majority of the concrete silos under the Nylex clock that were previously earmarked for demolition.

Heritage Victoria determination given to Caydon's Malt District redevelopment

Following his $4.2 million purchase in Cremorne, Balnaves Foundation boss Hamish Balnaves has listed his now redundant Crows Nest home.
The price guidance is $2,475,000 to $2,700,000.
Balnaves, who runs the Balnaves Foundation, paid $1,355,000 for the three bedroom home in 2007. 
Merging classic and contemporary, the freestanding home on 310 sqm had been a $725 a week rental in recent times.
