Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Hospitality entrepreneur Jean Claude Branch incorporated quality bedding, interiors and accents in each room and common rooms while maintaining affordable nightly rates. 
Jean-Claude has a carved a niche for himself in restoring heritage buildings which include Dalziel Lodge and Glenferrie Lodge.

As the hotel is a heritage building, Jean Claude commissioned Aboriginal artist Winston Walford to create artwork, reproduced into handmade mosaic tiles. 
The tiles are 6 meters long and 2.7 meter high. There are approximately 65,000 hand-laid tiles: 6 meters long x 2.7 meters high with nearly 65,000 x 2 cm hand laid tiles.
Winston also utilised his signature right thumbprint image to form glass mosaic tiles. The tiles faithfully replicated the original artwork as painstakingly hand laid in Huizhou, China. The process took three artisans eight weeks to complete, working full time to perfect the installation in the main guest dining room.
“The renovation, while not absolutely required, was part of our ongoing need to provide the best possible guest experience,” said Jean-Claude.

Lendlease CEO Steve McCann looks to sell in Cremorne

A planning application has been lodged with Yarra City Council for one of Melbourne's most recognisable development sites. Following a Colliers campaign to sell the Richmond Malt site during 2014, Caydon was revealed as the purchaser and has recently lodged plans for the first phase of the expansive site which includes the famed Nylex Clock.

With a land area in excess of 11,000sqm, the Richmond Malt site joins Caydon's existing adjoining development plot at 17-21 Harcourt Parade. The combined and expansive tract of land fronting Cremorne Street, Gough Street and Harcourt Parade has seen the development team indicate that a new residential-based precinct will be rolled out over stages.

The current planning application designated 2 Gough Street is relevant to a portion of the Richmond Malt site, with the balance of that site which includes the concrete silos and Nylex Clock, and the Harcourt Parade development site subject to future planning applications.

The Parcel 1A building has been designed by Fender Katsilidis, a well-regarded Melbourne architecture firm, and utilises a design response which reflects the existing disorder, layering and eclectic mix of building styles, ages, shapes, materials and colours present across the Richmond Malt site.

This existing character is referenced through the inclusion of the B4 heritage building, angular podium, retained wall fragments, and twin tower components, which each have their own distinct visual appearance. This conglomeration of building styles reflects the existing characteristics as set out above. <h2>Site permeability a focus</h2>

Arranged in a semi-grid format, the public realm surrounding Parcel 1A will be framed by green walls, elevated lawn terraces and a viewing platform above the Yarra.

Nominated landscaping materials include recycled brick, concrete, bluestone, corrugated iron and steel; elements which are currently present onsite and which are expected to be incorporated into eventual works. The tower's podium also features a mixture of finishes designed to compliment both the landscaping and existing chararcter of the site.

Ochre and brick elements through the podium will reflect the existing brickwork seen over the wider Richmond Malt site, with the ochre referencing a section of the existing street which is expected to be retained.

The Richmond Malt site heads to planning

Last week saw the release of the State Government's strategy for Melbourne's future growth through to 2050, simply called '<a href="http://www.planmelbourne.vic.gov.au/" target="_blank">Plan Melbourne</a>.' The plan identifies key areas for future growth in the form of National Employment Clusters, Activity Centres (Metropolitan and Regional) and various Urban Renewal Projects at the CBD's doorstep.
One such project is East Richmond Station/Cremorne, originally mooted in the now defunct Melbourne 2030 plan, it brings us to the subject of today's article - <a href="http://www.cremorne2025.org/">Cremorne 2025</a>, an urban design studio run by <a href="http://www.artdes.monash.edu.au/#">MADA</a> investigating and addressing a broad range of current and future challenges for facilitating population growth future within urban renewal projects as well as the implications for established centres like the city of Melbourne. Put simply the idea of building up within the existing urban fabric of inner city suburbs rather than building out into rural areas. 
"The studio’s aim is to achieve visibility and to instigate wider public discussions concerning current and future challenges of growing cities. We want to inform the public beyond the borders of the academic world and the discipline."

As the<a href="http://www.cremorne2025.org/" target="_blank"> Cremorne2025.org</a> website states, not many people are actually aware of Cremorne's existence, wrongly attributing it as Richmond, partly because up until 1999 it was a locality within Richmond. It's best characterized as an industrial zone, sprinkled with the odd low-rise residential (Floor Area Ratio of 0.95), with its most distinguishable features and landmarks being the various roof forms of the old red brick warehouses, the Nylex sign atop the old malting storage silos, as well as the more recent addition of <a href="http://www.dealcorp.com.au/era-apartments-commerical">Deal Corp's ERA apartments</a>, an 11-storey complex designed by <a href="http://www.plusarchitecture.com.au/portfolio/4254/">Plus Architecture</a>.
The studio proposes a Four Phase strategy for the area with the most intense and highest density development occurring at East Richmond Station, towards the centre of the site and straddling the M1 freeway adjacent to the Yarra River and the re-establishment of Cremorne Station which existed north of Balmain Street from 1859 until 1864. It also investigates various scenarios of adaptive re-use for the silos, warehouses and terraces through 'injecting' program into the existing shells or adding on top of or laterally to.

The studio tests various FAR densities and building scales (between 1-30 storeys &amp; 4-44 storeys) and attempts to improve and distribute the mix of program throughout the precinct a bit more evenly, resulting in a greater level of activity and street life at all hours of the day. 
The lack of open space and underutilised open space is addressed with the introduction of linear &amp; pocket parks, beautified pedestrian routes and other forms of open space within the body of the area and larger open space below the M1 as part of a new Northbank precinct as well as new connections over Punt Road through to Gosch's Paddock and Olympic Park beyond.
Beyond the master plan, groups of students investigate the possibilities of various new villages and precincts - moving from a macro scale study to a more micro - exploring how these new 'villages' and streets might one day look and how people might navigate the streets based on research into existing pedestrian and vehicular movement patterns throughout the study area and supplementing these with additional modes of transport such as rail and river ferry.

Overall the studio's research-driven proposition is a mature and well considered response to the principles and objectives of Melbourne 2030 &amp; its successor Plan Melbourne - increased density within an area rich in built history that does not compromise its neighbourhood character in paving the way for future growth - a good balance of new &amp; old, anchored by the idea of adaptive re-use. Cremorne2025 doesn't become a suburb dominated by high-rise and nor is it over developed - the higher density zones are generally located around transport corridors. It offers various residential typologies appealing to all aspects of the market and considers the commercial realities of concepts such as building over the freeway - which may seem questionable from a planning point of view but allows for the development of new public space, offsetting the negative impacts of overshadowing the Yarra and the southern bank.
There are some fantastic ideas that are articulated very well through simple but effective diagrams and supporting imagery so I would highly recommend taking the time out to <a href="http://www.cremorne2025.org/" target="_blank">sift through and absorb all the information</a> - I could try and summarise it all but I don't believe I would do it any justice as I think the work produced is really worth appreciating.
