<p>Plans to revitalize the&nbsp;long-established Benowa Gardens Shopping Centre into a mixed-use community combining living, shopping, dining, health and wellbeing facilities, have been proposed to the Gold Coast City Council.</p>

<p>The Benowa Gardens Urban Village proposal by Benowa Gardens Holdings seeks to transform the 17,660 sqm site at <a href="https://www.apartments.com.au/new-apartments/203-ashmore-road-benowa-qld-4217">203 Ashmore Road</a> into a contemporary, sustainable destination that reflects global trends in modern community design while retaining the familiar local character residents value.</p>

<p>The site is bordered by Ashmore and Benowa Roads and Carrara, with ready access to Pindara private hospital, four schools, TAFE, sports fields and the nearby Botanic Gardens.</p>

<p>Benowa Gardens Holdings is seeking a preliminary Council approval only for its proposed masterplan and variations to the site’s Neighbourhood Centre zoning.&nbsp;<br />
Formal Public Exhibition commenced Friday and also marks the start of comprehensive community consultation with surroundings residents, schools, P&amp;Cs, existing retailers, nearby sporting clubs, arts groups and Botanic Gardens volunteers.</p>

Kings Lane townhouses offers rare value in Melbourne's thriving inner west

<p>Developer-builder <a href="https://www.apartments.com.au/developers/billbergia">Billbergia</a> has set a new apartment price record for <a href="https://www.apartments.com.au/developments/rhodes-nsw-2138">Rhodes</a>, a suburb the company has been instrumental in transforming over the past two decades.</p>

<p>The milestone follows the delivery of thousands of apartments across the harbourside peninsula, culminating in the $4.5 million sale of a 220 sqm penthouse in the <a href="https://www.apartments.com.au/buildings/rhodes-central-oasis-39-marquet-street-rhodes-nsw-2138">Rhodes Central Oasis</a> building, which Billbergia completed earlier this year. It is the first apartment in Rhodes to surpass not only the $4 million mark for settled sales, but also the $3 million mark, eclipsing the previous $2.75 million record set in 2021.</p>

<p>The purchaser had originally secured several apartments in the 40-storey tower off the plan as investments. During settlement, she spent more time in the Rhodes area and was so impressed with the building that she decided to downsize from her Northbridge home into the four-bedroom plus MPR penthouse.</p>

<p>The sale underscores the long-term work Billbergia has undertaken in Rhodes since the early 2000s. The company, rated 4.5 Gold Stars under the NSW iCIRT system, identifying it as one of the state’s most trustworthy and financially secure developers, was a pioneer of the area’s urban renewal. What was once a heavily industrial waterfront has become one of Sydney’s most successful examples of transit-oriented development.</p>

They are planning the Rhodes Bay Masterplan, an eight-tower, mixed-use precinct on Leeds Street. Currently with the NSW Government’s Housing Delivery Authority which is now championing large-scale projects across the state, the Rhodes Bay Masterplan lays the groundwork for a generational reshaping of this important pocket of Sydney’s Inner West.</p>

<p>The masterplan spans more than 31,000 sqm of amalgamated industrial land along the foreshore, land that has been privately held and inaccessible to the community for more than a century. According to Billbergia’s Development Director, Saul Moran, reclaiming this land for public use is central to the company’s vision.<br />

“What’s so exciting is that we have over 300 metres of privately-held industrialised waterfront, land that’s been locked away for more than 100 years, which we’re bringing back to the community,” he says. “It’s taken many years to assemble sites like these, and the goal now is to transform them into meaningful public space where new homes can be built in an integrated, amenity-rich setting.”</p>

<p>At full completion, the Rhodes Bay Masterplan is expected to deliver over 2000 apartments, with the first 1000 to be completed by 2029. Billbergia’s design focused on nine slender towers, so they could give back more to the ground plane. There will be more than 16,000sq m of new parkland and recreation space, including sports fields, a foreshore play area and waterfront green links. Around 14,600 sqm of retail is also proposed, extending the precinct’s role as a true mixed-use hub.</p>

<p>“Rhodes has moved from being largely an investor market to a strong owner-occupier community,” Moran says. “There’s real demand for three-bedroom homes, flexible intergenerational layouts, and apartments people can grow into.”</p>

<p>&nbsp;“We’re designing taller, more slender towers to free up the ground level for sport, recreation and green space. High-density communities thrive when people have the best backyards in Australia, and that’s what we want to create here.”</p>

<p>Demand remains robust, evidenced by Billbergia’s recent results. “We achieved a record sale across the entirety of Rhodes Central just last week,” Moran says. “It shows the depth of confidence buyers have in what’s being built here.”</p>

<p>Billbergia’s vertically integrated model allows them to overcome the recent cost escalation and challenges in the build environment. “Having an in-house construction team lets us control feasibility, value management and quality from day one,” Moran says. “It’s critical in the current market, where construction escalation is at the forefront of every project’s viability.”</p>

<p>The company is also leveraging the NSW Government’s new Housing Delivery Authority process, which Moran describes as a more efficient pathway without compromising design standards.<br />

<p>Cremorne&#39;s gentrification has gained further momentum with the addition of Everlane strata office suites.</p>

<p>CostaFox has launched its second premium strata office complex in the inner Melbourne suburb.</p>

<p>The strata offices will range in size from 68sqm to whole floors at 613, with prices from $845,000.&nbsp;</p>

<p>Everlane will be diagonally opposite the first project at 22 Gordon Street, Cremorne.&nbsp;</p>

<p>The suburb, set between Goschs Paddock and Chapel Street, was an industrial suburb.</p>

<p>Construction of The Malt District, a $1 billion redevelopment on the Nylex Clock site in Cremorne, is the biggest project having been commenced in 2018 by the developer Caydon.</p>

<p>Caydon&#39;s initial project was a nine-level office tower, and then 12 and 15 stepped-level Coppins Corner tower.</p>

<p>With more than 200 residential apartments, the apartments have been priced from $462,000 for one bedrooms, two bedrooms from $695,000 and three bedroom apartments from $1.4 million.&nbsp;</p>

<p>Located at 132-134 Dover Street, the 501 square metre site has a 23 meter street frontage.</p>
<p class="Default">It comprises a 473 square metre single level warehouse building, with an office component and roller shutter door access.</p>
<p>Zoned Commercial 2 under the City of Yarra Planning Scheme, the property is approximately two kilometres from the Melbourne CBD.</p>
<p>Matthew Feld and Michael Taylor, from Teska Carson, listed the property.</p>

Cremorne warehouse suitable for private living hits market

<p>Managing Director of CostaFox Developments, Michael Fox, has confirmed that the company has sold its new Cremorne office building pre-construction for a record $50 million.</p>
<p>The property, at 1-11 Gordon Street, was bought by Bayley Stuart Capital.</p>
<p>The 5,000 square metre building, designed by Fieldwork Architects, was set to be released to the market as 21 Strata offices, however Fox said “after our initial marketing teaser” we were approached by an investor who purchased the building as a whole.</p>
<p>The sale represents $10,000 per square metre, which Fox believes is a record for a vacant inner suburban office building.</p>
<p>The buyer will fund the construction and take on all the leasing risk.</p>
<p>Development Director of CostaFox Geno Hubay said "the striking design and cutting edge development according to Hubay by Fieldwork Architects, with interiors by Mim Design, was the key to the record sale price.</p>
<p>The heritage listed façade will be retained with a contemporary full glass curtain wall building above including a ground floor retail offering.</p>
<p>Fox also said that they had purchased another site in Gordon Street and were preparing plans for another 5,000 square metre Strata office building, the site of 974 square metre was recently purchased for $11.5 million.</p>

<p>Phipps paid $590,000 for the two-bedroom unit in 2012.</p>
<p>Ray White Lower North Shore agents Lewis Adams and Mary-Jane Hamer have a $900,000 guide for its November 28 auction.</p>

<p style="text-align: left;" align="center">Caydon's re-development of the iconic Nylex clock site in Cremorne, Melbourne saw the project's first building top out.</p>
<p>The nine-level, 8,800 sqm commercial tower at the site’s southeastern corner was fully leased to software company MYOB in 2018.</p>
<p>Probuild, which won the contract to build the commercial tower in May 2018, will complete construction of the top floor with full fit-out expected to be complete by mid-2020.</p>
<p>The building forms part of Caydon’s masterplan for the site known as The Malt District.</p>
<p>Development at the site incorporates retention of numerous concrete silos, as well as the Victoria Bitter sign and the famous Nylex clock, which will be fully restored and reinstated.</p>
<p>Amenities will include a micro-brewery and pub, while public green spaces, courtyards and laneways will connect new and old buildings in the mixed-use precinct with new roads, pedestrian and bicycle paths.</p>
<p><span>Major work on Stage Two of the project involving restoration and retention of heritage structures and assets is expected to progress in November with construction expected to begin on two further buildings designated for commercial use. </span></p>
<p>Work is also progressing on Coppins Corner, a 15 and 12 split-level tower featuring 209 one, two, and three-bedroom apartments, 60% of which have been sold.</p>

<p>Alfasi Property has appointed Kane Constructions as the builder to undertake the construction of its project in Cremorne, NSW. </p>
<p>Works commenced in July on the new technology-focused commercial development at 510 Church Street.</p>
<p>On completion in mid-2021, 510 Church Street will deliver an additional 18,559 square metres of A-Grade office space with large and flexible floorplates. </p>

<p>Children of celebrity chef Jacques Reymond, the proprietors of South Yarra's Bistro Gitan and Prahran’s L'Hotel Gitan, have signed a lease to establish a third restaurant.</p>
<p>Located in North Yarra, Cremorne, this new eatery will occupy the whole ground floor of Cobild Construction’s new eight level office development at 9-11 Cremorne Street.</p>
<p>Teska Carson‘s Luke Bisset and Matthew Feld brokered the lease.</p>
<p>Mr Bisset said Nathalie, Antoine, and Edouard Reymond (pictured alongside their father) would split the 345 sqm tenancy into two spaces a 35-seat European focused wine bar and a 75-seat bistro.</p>
<p>Antoine Reymond says the yet-to-be-named restaurant will be slightly different to either of the Gitans. "It will be a little more European as opposed to French-focused."</p>
<p>SJB Interiors, who did work on the Gitans, will design both spaces. "It'll be French new-wave," says Antoine. "There's a gorgeous, heritage-listed brick facade, a terrace out the front, and nice high ceilings inside."</p>
<p>The family hopes to open by early June.</p>
