Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

The ASX listed developer Cedar Woods has acquired a 21.7 hectare site in Melbourne’s north, immediately adjacent to the company’s existing Mason Quarter project in Wollert.&nbsp;

The combined project will accommodate a master planned community of around 800 lots plus two proposed school sites.

Cedar Woods Properties has unveiled plans for Greville, a new $180 million-plus community in Wooloowin.
It will feature a mix of terrace homes, apartments and heritage residences just five kilometres from the Brisbane CBD.
The urban village will be the first project of its kind for Wooloowin and ultimately feature over 250 homes and apartments, an exclusive residents' recreation zone and pool, and a 4,000sqm community park.
Cedar Woods is taking expressions of interest for the first stage, which will comprise 12 north-facing terrace homes. 
The Greville name is a nod to prominent architect Francis Drummond Greville Stanley who designed the Holy Cross Laundry, which opened in 1889.

$180 million Greville master-planned community in Wooloowin launched

Marshal Place: Cedar Woods launch Williams Landing’s final residential collection

Earthworks and early construction are well underway at Ascot’s massive new development, <a href="/new-apartments/ascot-aurora-104-lamington-avenue-ascot">Ascot Aurora</a> by <a href="/developers/poly-global" target="_blank">Poly Global</a>.

<a href="/architects/bda-architecture" target="_blank">BDA Architects</a> and Latitude 27 have designed a diverse range of 234 townhomes, free-standing residences, and apartments with wellness principles in mind to facilitate air flow, light and consideration for Brisbane’s subtropical climate.

The intertwined green spine, pocket parks, pedestrian walkways as well as bike paths are incorporated to promote ease of movement, walking and biking within the community. <a href="/new-apartments/ascot-aurora-104-lamington-avenue-ascot">Ascot Aurora</a> will also provide residents with an exclusive pool, function space, gym and media room.

All of the community facilities, green spaces and the highly anticipated 6,000m2 park are currently on track for completion in Q1 2021, with the on-site display suite due to open early next year as well.

The mixed-use precinct by <a href="/developers/cedar-woods">Cedar Woods</a> has shown exponential growth across a three-year period with the average property price tipping over $400,000, an increase of 15.4% over three years – which is a substantial return for those who have bought in the early stages of development.

<h2>LOW RENTAL VACANCIES = A GOOD SIGN FOR INVESTORS</h2>

The demand for apartment living has even extended beyond Melbourne’s city and fringe suburbs, with Williams landing maintaining a significantly low rental vacancy rate among investment properties. According to Urbis, apartment rentals have seen a 5.4% increase in the past year.

Solid growth in Melbourne’s west: Williams Landing property values continue to rise

Cedar Woods' successful Williams Landing developments have proven popular among buyers, with the number of jobs within the area increasing by 36,747 over the decade between 2006 to 2016. Cedar Woods' State Manager Lloyd Collins shared some insight with Apartments.com.au as to why the precinct has received such a great response from buyers.

Apartments.com.au: With the recent success of Williams Landing, clearly there is a high demand for office space in Melbourne’s western suburbs. Is this a trend you expect to see from other outer-city suburbs, or are there particular characteristics that make Williams Landing unique?

Lloyd Collins: In recent years, we have seen Williams Landing step up as a major commercial hub in the west. As prices continue to rise in Melbourne’s CBD, we are definitely seeing a trend of businesses choosing to decentralise. We have a strong offer of economic rents, excellent rail and road links and retail amenities. Only 20km from the CBD and direct access to the Princes and West Gate Freeways, state-of-the-art train station, and major bus interchange makes Williams Landing Town Centre accessible to Melbourne CBD and Geelong. It’s attractiveness to the commercial sector is backed by our strong sales record – which includes welcoming Target to its new $58.2 million headquarters at the end of 2018, the rapid sell-out success of our first strata building 111 Overton Road, and the sale of the new Minister for Finance office building for $25.9 million. We’re also currently selling our fourth standalone commercial building, 101 Overton Road, which is already over 55 per cent sold.

U: What were the design and location considerations you explored in these developments, and what made them so attractive to buyers?

LC: As a master-planned community, all aspects of the development have been well considered – with design and location lying at the heart of it – to offer something attractive to both investors and occupiers. One of the main location considerations, for instance, was designing the masterplan to guarantee a short walking distance from the office to the train station, cafés, restaurants, shopping centre and open space. In order for Williams Landing to become a leading commercial precinct, we knew that high-quality, contemporary, light-filled office space at an attractive price point would have a strong appeal to businesses, investors and occupiers alike – particularly with the rising rental prices in Melbourne’s CBD. Our commercial buildings have been architecturally-designed by Gray Puksand and Hames Sharley to ensure the design is consistent, well thought out and well delivered.

U: Were the commercial office spaces designed with specific businesses in mind?

LC: We currently have 29,000 m2 of office space either completed or under construction – all of which have their own identity. For instance, our strata offices – both 101 Overton Road and 111 Overton Road – have been designed for small to medium-sized businesses. By offering a range of unit sizes, these commercial opportunities have presented a rare opportunity for many business owners to enter the commercial property market. Additional facilities, such as the in-building conference centre, allows further flexibility to conduct board meetings or presentations in state-of-the-art facilities. On the other hand, we have also developed larger, single occupancy commercial buildings for Target and the Minister for Finance – both of which have been designed to cater to their specific business requirements. For instance, Target wanted large floorplates for open workspaces, parking (for each of its 850 employees), whereas the Minister for Finance wanted certainty on planning and we were able to offer a 15-year lease and 24-hour offices.

U: With the increase of commercial buildings in the area, is there an equally high demand for residential dwellings?

LC: Absolutely. The Williams Landing masterplan shows a continuation of residential development opportunities within the town centre with apartment developments selling out before construction commencement. Williams Landing is unique as a residential growth suburb in Wyndham, with its population increasing to 7,100 residents in 2016. In response to this scale of growth, we recently launched our latest apartment building in Williams Landing, Lincoln Apartments, following strong demand for medium-density living - a trend we expect to see continue. Our apartments have achieved steady price growth, with the average apartment value in Williams Landing increasing by 16 per cent for two-bedroom residences and 13 per cent for one-bedroom residences. We have also recently launched the third release of our Addison Walk boutique land lots, which incorporates a mix of land and house and land package options.

U: What has been the highlight for you working on this project?

LC: A highlight for me has been the sheer scale of what we’ve achieved and delivered in a relatively short period of time. We spent a lot of time looking at the masterplan to create points of interest and now we are at a stage where we can see this come to life.

U: What do you expect Williams Landing to look like in 10 years’ time?

LC: In line with our masterplan, we believe that Williams Landing will stay true to its high-density vision and bring in more corporate and residential occupiers. We anticipate that Williams Landing will expand, with more people choosing to stay local. Our childcare centres, medical centres, gyms, alfresco licenced restaurants and cafés are well regarded and their success has directly encouraged new tenants and purchasers to move and invest there. The mix of users, employment and residential, should enable a vibrant community to further support the growth of the western region. We are committed to the Plan Melbourne idea of walkable 20-minute cities and believe that the creation of high-density mixed-use communities clustered around transport nodes is the way to achieve this. As the project develops, this will be a key aspect of life in Williams Landing.

Cedar Woods' Lloyd Collins explains the success of Wyndham's Williams Landing

To cater to the continuous demand for housing in Melbourne, Cedar Woods has just announced a fourth apartment complex will be added to their Williams Landing portfolio. The percentage of medium-density housing in Melbourne’s outer-ring suburbs has <a href="http://www.rpmrealestate.com.au/demand-medium-density-rises-face-cooling-property-market/">seen a 5% increase over the last 12 months</a>, with more than 3,423 residents moving to Williams Landing between 2011 and 2016.

Lincoln Apartments has been designed by DKO Architecture with the  aim of creating 125 affordable apartments without compromising quality. The nine-level residential building will be the largest residential development to be built in the City of Wyndham to date – an area which has been identified as one of Australia’s fastest growing municipalities. One-bedroom residences will be available from $325,000 and two-bedroom residences will be an additional $70k, at just $395,000.

An earlier Williams Landing development '<a href="/buildings/lancaster-apartments-30-clarke-street-williams-landing">Lancaster apartments</a>' sold out within 7 months of launch, which further endorses the need for an increase in medium-density properties across Victoria. <a href="https://thenewdaily.com.au/money/property/2019/02/18/australian-sprawl/">Professor Greg Clark, co-author of ‘Creating Great Cities’</a> explained that rather than spreading outwards, we need to focus on “high-amenity, medium density, multipolar metropolitan living supported by great public transport.”

Cedar Woods announces new apartments for Williams Landing

Cedar Woods Properties has unveiled the next stage of its master planned Jackson Green development in Clayton South with the launch of Huntington Apartments. 

Located 20 km from Melbourne’s CBD on the site of the former Sigma Pharmaceuticals complex, Jackson Green is a 6.5-hectare site comprising 151 new houses and 400 apartments around a central park in Clayton South.

Huntington Apartments will join Wattle Apartments (completed earlier in 2018) and the under construction Gardenia Apartments on the redeveloped brownfield site and will be the largest apartment building in the development to date.

Rising nine-storeys on the corner of Centre Road, it will feature 165 residences spread across two buildings designed by DKO Architecture and will comprise a collection of one, two and three bedroom apartments, ranging in size from 52-101 sqm.

Image: Cedar Woods</figcaption></figure>Huntington Apartments aims to build on the growing trend towards creating communities within apartment developments through the provision of  a host of common areas and facilities such as a gymnasium and landscaped podium courtyard connecting the two buildings, in addition to a rooftop garden and BBQ area.

Cedar Woods expects Huntington Apartments will appeal to growing demand from investors, downsizers and first-home buyers. The developer's confidence in the project has been reinforced with over 26 per cent of apartments already sold since the sales launch at the beginning of February 2019.

A large aspect of Jackson Green's appeal lies in its connectivity - the project is well serviced by existing infrastructure such as Monash University, Monash Medical Centre, Clayton Shopping Centre, two train stations, cafes, restaurants, hospitals, golf courses and recreational trails.

Additionally, Jackson Green is located on the doorstep of the <a href="https://vpa.vic.gov.au/project/monash-employment-cluster/">Monash Employment and Innovation Cluster</a>, which boasts the largest concentration of jobs outside of the Melbourne CBD and includes employment hubs such as the Monash Medical Centre and Monash University.

The recently completed Central Park provides Jackson Green residents with green space to cater to the growing population and surrounding neighbourhoods.

Residents will also have direct access to the new Clayton Road community space along the elevated rail developed by the Level Crossing Removal Authority, which forms part of the linear park and a 17-kilometre walking and cycling path.

Image: Peter Bennetts via Aspect Studios</figcaption></figure>According to a Council report, the City of Kingston is estimated to grow by 24,000 people over the next 15 years, with apartments expected to make up 16 per cent of homes in the municipality by 2031. This is a relatively new trend, with buyers increasingly attracted to the lifestyle associated with apartment living, such as low maintenance homes, modern-style living and established amenities.

According to Cedar Woods, Huntington Apartments are due for completion in mid-2020.
