Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

The combined pre-tax value is £696 million or A$1.221 billion. 
The total value to Lend Lease including management rights delivers an initial yield of approximately 4%. 
The Bluewater Shopping Centre, located in Kent, United Kingdom, on which work began in 1995, transformed a former derelict chalk quarry into one of the top performing retail assets in Europe. 
It opened in 1999 and anchored by three department stores and over 300 retailing, catering and leisure units, the centre helped set the benchmark for quality retailing in the UK.
The centre was valued at £1.83 billion at June last year, implying a value of £549 million for Lend Lease’s stake of 30%.

Lend Lease's Bluewater Shopping Centre, Kent sale secures 4% yield

Mirvac has confirmed it is among the bidders for the Kingswood Golf Course site in Dingley Village in Melbourne’s south-east. 
The 53.4-hectare site has the capacity for about 700 dwellings.
The Australian Financial Review says it is expected to sell for about $100 million. 
The sale is being handled by EY for the Peninsula-Kingswood Country Club.
The 105 year old Dingley club merged with Peninsula Golf Club to ensure its financial viability last year, and a decision was made to sell off the Dingley course by the members of the private golf club where 63% of their members voted in favour.
Locals have produced a 20-page book, Kingswood: The Central Park in Dingley Village, covering the loss of the amenity and the possible environmental and social impacts of any housing redevelopment.
The club is currently reviewing the expressions of interest, general manager Heath Wilson said.

The NSW real estate industry is in conflict over proposals to deregulate the state’s commercial property services sector.
The proposals form part of draft regulations put forward to replace the Property, Stock and Business Agents Regulation 2003, which will lapse on 1 September, 2014.
The Shopping Centre Council of Australia is calling for the removal of licensing requirements for agents dealing with large commercial properties.
“From our point of view it’s classic red tape. It’s dumb, counterproductive regulation,” SCCA deputy director Angus Nardi told Property Observer.
The SCCA argued in its response to consultation on the proposals that the regulations aimed to protect consumers in residential property transactions and were largely irrelevant to major commercial property owners that were big enough to protect their own interests without regulatory assistance.
Nardi said ‘consumers’ in the case of large commercial property transactions were professional organisations such as Westfield Group, AMP Capital Shopping Centres, and Real Estate Investment Trusts rather than individual consumers or small businesses.
But Real Estate Institute of NSW president Malcolm Gunning said removing the licensing requirements would hurt tenants in major shopping centres.
“It’s taking away that level of accountability and responsibility. The Shopping Centre Council’s argument is that it’s not required because [the consumers] are sophisticated but we question that level of sophistication ... Tenants will be more exposed to the dealings of major shopping centres,” Gunning said.
He added it would be difficult to determine where the line should be drawn on which agents needed to be licensed and which did not.
The SCCA proposed that agents should not have to have a license if they were dealing with commercial property worth more than $10 million or that was more than 10,000 square metres in floor space. Agents that were related to the property owner should also not have to be licensed, it argued.
Such exemptions would save an estimated $4 million a year in compliance costs, but affect only 629 commercial buildings in NSW, the SCCA said.
Nardi argued that if licensing requirements for commercial agents were cut, tenants would still be protected by the Retail Leases Act, while owners of small commercial properties would be covered by the new Property, Stock and Business Agents Regulation as they would not be considered sophisticated investors.
But Gunning said some areas fell outside the remit of the Retail Tenancies Act, such as holding deposits, and tenancies that applied to offices within retail shopping centre.
“The deregulation of commercial property agency work would be going further in the wrong direction and would be counterproductive for consumer protection in the commercial space,” the REINSW said in its submission to the consultation.
REINSW said existing licensing requirements were “grossly inadequate” and should be remodelled based on the stricter regimes that applied in the Northern Territory, South Australia and Tasmania.
The SCCA said Queensland’s regulations already exempted large commercial properties and Victoria’s government has agreed in principle to a similar system, and that NSW should follow the lead of those states.
NSW Fair Trading plans for the updated regulation to commence on 1 September, 2014. Consultation on the Regulatory Impact Statement closed in mid June.

Industry conflicted over NSW's proposed commercial property services deregulation

Cafe franchise The Coffee Club has been thinking outside the box, and inside a shipping container, as it opens three new stores at Brisbane Airport.
After its <a href="https://www.smartcompany.com.au/growth/franchising/33209-australian-franchise-the-coffee-club-set-to-expand-into-malaysia">Asian expansion last year</a>, The Coffee Club is growing its Australian presence with the innovative new storefronts.
The chain opened two cafes from within the walls of old shipping containers outside the Virgin and Qantas terminals at the Brisbane Domestic Airport on June 14, with a third store due to open at the Brisbane Airport Service Centre later this month.
Franchisee George Drivas told SmartCompany the stores have been incredibly well received since they opened, with customers even stopping to take photos of the novelty storefront.
“A lot of people are asking questions. They ask, ‘are they real?’” says Drivas. “Of course they’re real!”
He says the idea arose after Brisbane Airport offered only a short five-year lease for the coveted location outside their terminals. 
“So we decided a shipping container would be great because you can pick them up and take them anywhere,” says Drivas, who has operated two other bricks-and-mortar Coffee Club franchises for the last six years.
“Because we are a grab-and-go coffee shop, we don’t need a full-size kitchen. Everything is at arm’s reach,” he says.  
Often incorporated in trendy bars, shipping containers have also been used as pop-up retail spaces in Christchurch, New Zealand, after the 2011 earthquake levelled many retail outlets.
Drivas says it is likely that the design will attract a younger demographic than those who are drawn to The Coffee Club’s suburban shopping centre stores.
“I reckon it will, it’s a funky place to be,” he says.
Despite operating within a traditional franchise model, Drivas says The Coffee Club was excited when he brought them the idea and they have been flexible around this new kind of store.
“Of course we still have the same signage and set up inside, it still has the same feel as a Coffee Club on the inside,” he says.
Drivas says he would highly recommend other franchises or independent retailers consider shipping container stores, and says the main benefits are portability and compact size.
“It’s very easy to run, easy to operate and it looks funky,” he says.

Thinking inside the box: Why The Coffee Club is setting up shop in shipping containers

The Sydney Antique Centre, at 517-543 South Dowling Street, Surry Hills, has been sold. It is Australia's oldest, and one of the largest, antique centres with over 50 antiques and art dealers.
Property Observer gleans it fetched about $9.2 million <a href="https://www.realcommercial.com.au/property-offices-nsw-surry+hills-501108211" target="_blank">through DB Property agent Eric Lundberg</a> who was seeking offers over $9.25 million for the landlord, Neil Burley.
The purchaser is the Karageorge family's Stasia Holdings. 
The 1,308 square metre holding had been marketed with vacant possession as suitable for residential redevelopment with its B4 mixed use zoning.
It comes with 2,600 square metre space, plus car parking for 10 cars.

Aldi has purchased a site in Regency Park for their distribution centre to service the planned network of stores in South Australia. 
The Naweena Road distribution centre is planned as a 30,000 square metre space due for 2016 completion.
The plans are to open between 40-50 stores in the South Australian market over the long term. 
Costco have started construction on their 14,000 square metre facility at Kilburn due for 2015 completion, part of its expansion.

Commercial building owners remain unaware of the taxation benefits their property can generate. One of the most beneficial, yet often missed, deductions is building depreciation.
What is Building Depreciation?
As a building gets older and items within it age, they depreciate in value. The Australian Taxation Office (ATO) recognises this and allows property investors to claim deductions relating to the wear and tear on buildings and the fixtures and fittings within.
Claiming depreciation is your key to increasing cash flow on commercial properties.
Building write-off can be claimed on the structure of a commercial building so long as construction commenced after the 20th of July 1982. In cases where construction commenced before this date, depreciation can still be claimed on fixtures and fittings.
The tenants of a commercial property are able to claim depreciation on any fit-out they add to a property from the starting date of their lease. This includes assets such as desks, shelving, fire-fighting equipment, security systems and carpet.
Commercial building owners may also be able to claim depreciation on any assets installed and left behind by previous tenants once their tenancy has ceased.
Is Your Property Too Old?

Many commercial property owners assume they are unable to claim depreciation on their property, or receive significant deductions — because it is too old.
However, there are still significant depreciation deductions available on the fixtures, fittings, plant and equipment contained within the property.
Some examples of these assets include carpets, air conditioning, blinds, hot water systems, light fittings, lifts, partitioning and bathroom accessories.
The Rules in Action
The following case study shows how depreciation can increase the cash flow of a typical commercial property.
Damien owns a commercial office building, which was purchased for $1.1 million. He leases it to a tenant for $1,800 per week (totalling approximately $94,000 per year).
His expenses (including interest, rates and management fees) total approximately $124,000 per year.
Damien engaged BMT Tax Depreciation to prepare a tax depreciation schedule, the first year showed a $40,000 deduction.
The below table shows how Damien's holding costs changed, without depreciation on the left and with depreciation maximised on the right.

Who Should You Talk To?
It is recommended that commercial building owners contact a quantity surveyor to complete a depreciation schedule.
Quantity surveyors are one of the few professionals recognised to have appropriate construction costing skills to calculate the cost of items for the purposes of depreciation.
They are qualified by the ATO under Tax Ruling 97/25 and can ensure both building owners and tenants are able to claim the maximum depreciation deductions.
Bottom line: Ensuring commercial property owners and tenants do not miss out on valuable depreciation deductions can be a very complicated and intricate process. That is why a good idea to contact a specialist quantity surveyor.

It’s Saturday morning in West Brunswick, a suburb in Melbourne’s inner north. From my bedroom window I can see a crowd gathering across the road for a house inspection.
The crowd swells to 60 or so people – couples, couples with school-aged children, couples with small babies and then there are small groups of young people, clearly looking for share housing. Surveying the scene I feel like I can predict who my new neighbours might be.
Or, at least I am fairly sure who they won’t be. This semi-renovated three bedroom house has been up for rent three times in the past three years. At $560 per week the rental price is steep, yet each house inspection has attracted crowds like this one. And each time my new neighbours have been couples with a small baby. Young single people did not get a look in.
This is hardly surprising. The scene played outside my bedroom window reflects broader trends. Landlords <a href="https://www.realestate.com.au/blog/finding-the-right-tenant/" target="_blank">want safe bets</a> – people who can pay the rent, withstand rent increases, won’t trash the property and may even improve it.
And in a tight housing market with national demand outstripping supply – especially at the low end of the <a href="https://www.treasury.gov.au/~/media/Treasury/Publications%20and%20Media/Publications/2012/NHSC/Downloads/PDF/housing_supply_affordability_report.ashx" target="_blank">affordability market</a> – and rental vacancy rates <a href="https://www.ahuri.edu.au/housing_information/review/evrev053" target="_blank">between 1% and 4%</a> in capital cities across Australia, most landlords can afford to be choosy.
Young people find it hard to compete, especially in some segments of the rental market. Recent evidence indicates that young people are more likely to be in precarious housing than other age cohorts. They are more likely to be in unaffordable housing, private rental or overcrowded households, and to have recently experienced a forced move. And compared with couples with children they are almost seven times more likely to dwell in housing that is in poor condition.
<a href="https://www.vichealth.vic.gov.au/~/media/ResourceCentre/PublicationsandResources/Health%20Inequalities/Precarious%20housing/Precarious_Housing_Full_FINAL_2August.ashx" target="_blank">Preliminary evidence</a> is also emerging that like other age groups, young people’s experience of precarious housing also impacts negatively on their health and well-being, especially their mental health.
It’s little wonder, then, that young people are leaving home later than previous generations, typically around 23 or 24, often returning to the family home multiple times following job loss, tenancy breakdown or other life crises, before they settle into <a href="https://aifs.org.au/institute/pubs/diversity/DiversityAndChange.pdf" target="_blank">fully independent adulthood</a>.
This social trend has real consequences: for family finances, parent-child relationships and the way young people themselves imagine their place in the world, their rights and responsibilities, as well as their sense of capability, agency and autonomy.
This trend is only likely to increase if the <a href="https://theconversation.com/young-people-are-now-on-the-edge-of-our-reconfigured-welfare-state-26697" target="_blank">proposed changes</a> to the Youth Allowance and Newstart proceed as outlined in the recent federal budget. In a policy first, 30 is defined as the upper age of youth. And young people who finish their education and are looking for jobs – or those who get a job and lose it – will not be entitled to Youth Allowance (up to to the age of 25) or Newstart Allowance (25 years and older) for six months.
On $207 for <a href="https://www.humanservices.gov.au/customer/enablers/centrelink/youth-allowance/payment-rates" target="_blank">Youth Allowance</a> (living away from home) per week or $255 <a href="https://www.humanservices.gov.au/customer/enablers/centrelink/newstart-allowance/payment-rates-for-newstart-allowance" target="_blank">Newstart Allowance</a>, combined with maximum payment of $63 in <a href="https://www.humanservices.gov.au/customer/services/centrelink/rent-assistance" target="_blank">Commonwealth Rent Assistance</a>, young people currently find it extremely difficult if not impossible to access and maintain affordable housing. This will quite simply be impossible if benefits are, as proposed, suspended for six months.
While difficult for those young people who enjoy the support of their families, it is almost impossible for those who lack such support. These are the 22,000 or more young people estimated to be homeless on census night – a figure recognised by the Australian Bureau of Statistics as an underestimation of the <a href="https://www.aihw.gov.au/WorkArea/DownloadAsset.aspx?id=60129545638" target="_blank">actual population</a>.
This lack of support extends to nearly 3,000 young people nationally who are exiting out-of-home care services. A range of evidence suggests that anywhere between 40-60% of these young people will be homeless within a year of leaving care. Currently, it is estimated that 43,000 young people are receiving the youth allowance and living away from home.
These young people, who typically aspire to nothing less than their home-based peers (a house, job, sense of belonging and money to make a life), are <a href="https://www.vichealth.vic.gov.au/~/media/ResourceCentre/PublicationsandResources/Health%20Inequalities/Precarious%20housing/Precarious_Housing_Full_FINAL_2August.ashx" target="_blank">multiply disadvantaged</a> in the housing market. Without the safety net provided by the family they risk free-falling into long-term poverty and disadvantage. Most have low levels of education, with over half in some studies recording their highest level of education as Year 11 or below. Of those who find their way to services, nearly 90% are unemployed or not in the labour force.
We know that these young people are <a href="https://www.bsl.org.au/Social-exclusion-monitor" target="_blank">three times more likely</a> to experience social exclusion. Also compared to full-time employees, unemployed people are around 15 times more likely to be in <a href="https://www.vichealth.vic.gov.au/~/media/ResourceCentre/PublicationsandResources/Health%20Inequalities/Precarious%20housing/Precarious_Housing_Full_FINAL_2August.ashx" target="_blank">unaffordable housing</a>.
Like other homeless populations, these young people have <a href="https://www.aihw.gov.au/WorkArea/DownloadAsset.aspx?id=60129545051">few other housing options</a>. Most do not qualify for public housing, and when they do many languish on long waiting lists for a housing tenure that is widely recognised by policymakers and young people themselves as unsuitable.
Once homeless, some – depending on what area are living in, be it metropolitan, rural or remote – may find temporary refuge for six to 12 weeks in crisis accommodation. Some of these – if they are lucky – may go on to government-funded transitional accommodation for up to 12 months. A tiny number, and arguably the luckiest of all, end up in youth foyers: housing that is combined with tailored education and employment support.
The rest, however, continue to live rough, couchsurf, or try to make a go of it in rooming houses with shared bathroom and kitchen facilities. Increasingly, some find themselves in unregistered rooming houses: ordinary houses in the suburbs in which unscrupulous landlords sublet bedrooms at a premium price. Here, disadvantage is concentrated and a culture of violence and conflict is common. These are hardly the places to build sustainable, independent lives.
With a generation at risk of being locked out of the housing market and a significant minority of these falling through the gaps of the rental market, the need for a national youth housing policy has never been more pressing.
Oh, I almost forgot. We have new neighbours across the road: a couple with a small baby.

Crowded housing market gives youth little chance for independence

The eight level, 34-room octagonal-shaped Hotel Saville in South Yarra has been sold. And the whisper is to Channel 9’s The Block for $7.35 million.
But there's no confirmation from Ben Baines and Ted Dwyer, the Colliers International selling agents, simply saying the property had sold to a local developer.
<a href="/expert-insights/investing/on-the-market-hotel-saville-a-piece-of-the-south-yarra-skyline">The property was sold with a permit for 51 apartments by the vendor</a>, Simpo Solutions Pty Ltd directed on purchase by Ray Huang.
The 3.5 star hotel has been trading since the early 1970s, when it was built with 360 degree views including the city across Fawkner Park. 
Located at<a href="https://rca.colliers.com.au/property-land+development-vic-south+yarra-501125927" target="_blank" style="line-height: 1.3em;"> 1-5 Commercial Road</a>, and currently trading as Hotel Saville of South Yarra, the property was marketed as a "premium opportunity well suited to residential developers, hotel/motel developers, home owners and investors".
The Herald Sun reported it sold on Friday to Channel 9’s The Block for approximately $7.35 million - and will be the biggest site the series has taken on.
“We’ve had no contact with Channel Nine or The Block,” the agent reportedly told the Australian Financil Review, though that's not the final word as the Watercress Production company typically utilises the services of their architects, Brenchley Architects. 
So Property Observer isn't yet convinced either way, as previous reports of The Block's next intended location have been awry.
Channel 9 doesn't offer confirmatory comment on The Block's acquisitions until the filming is underway, as part of its 'keep'em guessing' marketing strategy.
Despite some doubting by Property Observer, The Age has pinpointed the likely next location elsewhere in South Yarra after the forthcoming Prahran series.
Property Observer notes Brenchley Architects has recently lodged a $2.4 million 10 apartment, development application at <a href="https://www.realestate.com.au/property-unitblock-vic-south+yarra-116269171" target="_blank">27 Darling Street, South Yarra</a> which has a caveat on it pursuant to a purchase by Watercress Productions, suggesting the 10th and possibly subsequent series could be undertaken at the popular Melbourne suburb.
Following an influx of interest from potential purchasers, Colliers International sold 1-5 Commercial Road, South Yarra in one line with a nearby 450 square metre car parking block at 270 Punt Road.
The Hotel Saville, which was sold with vacant possession, obtained in excess of 200 enquiries with 10 formal offers.
"Interest came from local and offshore residential developers as well as hotel/motel operators," Ben Baines advised.
“It was a very rare opportunity to acquire a landmark property offering such substantial upside potential.
"Local developers fought off offshore interest to secure the property.
“Local developers are still dominant in Melbourne’s suburban markets given their knowledge of owner-occupiers who will ultimately be purchasing the end product,” Mr Baines said.
 “This is in contrast to many of the CBD developments which are targeting investors, particularly those based overseas.
“That being said, offshore groups are increasing their activity and enquiries on suburban sites and as such we are likely to see high profile sites in the suburbs start to be snapped up by offshore groups, in particular larger sites with potential for in excess of 60 apartments.
“Market confidence within the suburbs is as strong as we have seen since before the GFC, with residential development sites now consistently transacting for in excess of around $130,000 per potential apartment. 
"Looking back 24 months, it was rare for apartment sites to achieve more than $100,000 per potential apartment.” 
The South Yarra address also made the site more attractive, with the suburb’s median two-bedroom apartment price currently sitting at $620,000.
“The properties have great access to popular attractions and amenities such as the Prahran Market, Chapel Street, Fawkner Park, the Botanical Gardens and Albert Park Lake. St Kilda Road, the Monash Freeway and public transport are all nearby, while The Alfred Hospital is just down the road." 
In fact the in the 1990s some of its rooms were briefly rented to the Alfred Hospital.
In 2002 the hotel was in the news after it was alleged Reservoir man Shane Chartres-Abbott violently raped a client in a hotel suite, with part of her tongue missing.
The gigolo Chartres-Abbott was arrested shortly after the attack with the victim's blood on his pants and her phone in his bag. With the forensic evidence, medical reports, the victim's testimony and witness statements, Chartres-Abbott presented a bizarre, headline-grabbing defence that he was a 200-year-old vampire.
Chartres-Abbott was subsequently executed outside his Reservoir home in 2003 as he left for the County Court during the rape trial.
The hearing for Mr Chartres-Abbott's murder is under way at the moment.
