High-profile apartment defect cases have changed the way many NSW buyers approach purchasing, putting greater scrutiny on building quality, strata records and the parties behind a development before a contract is signed.

The industry buyers are assessing today, however, is also different from the one in which cases such as Opal Tower and Mascot Towers emerged.

NSW has introduced a series of regulatory measures aimed at strengthening oversight of apartment construction, including Building Commission NSW, the Residential Apartment Buildings Act 2020 and the Strata Building Bond and Inspections Scheme. Under the latter, developers are required to lodge a bond, with independent inspections forming part of the process for identifying defects in new strata developments.

Those changes provide another layer of protection, but they haven't removed the importance of buyer due diligence.

For purchasers considering an apartment, that means looking beyond the residence itself. Building and strata history, strata reports, the track record of the builder and developer, the condition of common property and any known or planned expenditure by the owners corporation can all form part of assessing a building before purchase.

Whether the development is already complete can also materially change what can be assessed.

An off-the-plan purchaser is necessarily buying before the finished product exists. A completed apartment, by comparison, can be walked through before contracts are signed, allowing the purchaser to see the finishes, common areas and broader building as they have actually been delivered rather than relying solely on plans and renders.

It also removes exposure to some of the uncertainties that exist between an off-the-plan purchase and completion, including construction delays, cost pressures and builder insolvency during the delivery period.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Projects by Equitifund</a> National Sales Director Ben Hamblett said that greater focus on tangible evidence is increasingly evident among apartment purchasers.

“The biggest shift we're seeing is buyers wanting proof, not promises,” Hamblett said.

“That's exactly why we deal in completed stock - you can inspect the building before you commit - and why we've backed every purchase with a cash bond against special levies.”

At <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> in Parramatta, that emphasis on a completed, inspectable product is already in place.

The 413-apartment, 46-level tower at 12 Phillip Street is being marketed by Projects by Equitifund, allowing prospective purchasers to inspect the residences, common areas and resident facilities before committing.

The Lennox also introduces another layer to the due-diligence conversation through Strata Surety.

The vendor-funded arrangement provides purchasers with a cash-backed bond held in their own solicitor's trust account from settlement. According to Equitifund, the bond covers any special levy raised during the applicable cover period and is provided at no cost to the purchaser.

Special levies can create an unexpected cost for apartment owners where an owners corporation needs funding beyond its existing strata contributions. Under NSW strata law, a special levy requires approval by owners at a general meeting.

Equitifund Executive Chairman Greg Huxley said Strata Surety was designed to provide something more concrete than reassurance about that potential exposure.

“Buyers have every right to ask hard questions about strata risk - the industry has given them plenty of reasons to,” Huxley said.

“Our answer isn't a reassurance, it's a bond. Strata Surety puts real money behind that confidence, held by the buyer's own solicitor, not by us.”

For The Lennox, its completed status also means purchasers can assess not only the apartment itself, but a building that has already been occupied and operating for several years.

Completed in 2021, the $300 million development, designed by <a href="https://www.apartments.com.au/architects/marchese-partners">Marchese Partners</a>, comprises one, two, three and four-bedroom apartments, with open-plan living areas extending to private balconies. Interiors incorporate engineered timber flooring, stone benchtops and integrated appliances, while many upper-level residences have views across the river and surrounding district.

Its established amenity can similarly be inspected in operation. Resident facilities include the Watermark precinct with a 20-metre pool, outdoor terrace, barbecue areas, gym, fitness studio and conference room, while ground-floor retail addresses the river walk and surrounding public space.

The Lennox is also home to the Southern Hemisphere's first fully robotic residential car park, which has now operated for several years. The regulatory environment around NSW apartment construction has changed considerably since the defect cases that reshaped public discussion around the sector. For purchasers, however, regulation is only one part of the equation. The ability to investigate a building's history, review its strata position and, where possible, inspect what has actually been delivered remains central to making an informed apartment purchase.

At The Lennox, its completed status provides that opportunity before contracts are signed, while Strata Surety adds a financial backstop against special levies beyond the protections already provided under NSW strata law.

Buying with confidence: What NSW apartment buyers should check beyond the defect headlines

Too often, heritage buildings become the podium for a contemporary tower. At <a href="https://www.apartments.com.au/new-apartments/623-collins-607-623-collins-street-melbourne-vic-3000">623 Collins</a>, <a>Sterling Global</a> challenged its design team to reverse that process.

The brief to <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a> was deliberately simple: "Don't design around the heritage. Design from it." It became the philosophy behind a project that draws inspiration not only from two landmark heritage buildings, but from Collins Street itself, a street layered with architectural history and civic significance.

That philosophy has shaped one of <a href="https://www.apartments.com.au/developments/melbourne-vic-3000">Melbourne</a> CBD's most considered residential projects, where the 1924 State Savings Bank and neighbouring Batman's Hill Hotel have become the architectural foundation for 623 Collins rather than remnants preserved beneath a new development.

Rather than approaching the site as a blank canvas, <a href="https://www.apartments.com.au/developers/sterling-global">Sterling Global</a> saw the existing buildings as the beginning of the story.

"Sites like this rarely become available," the developer said.

"623 Collins wasn't simply an opportunity to develop a prominent CBD site. It was an opportunity to restore and reimagine one of Melbourne's important heritage landmarks while contributing to the continued evolution of Collins Street. For us, the existing buildings weren't constraints. They were the beginning of the story."

Instead of mimicking the ornate heritage architecture, Plus Studio studied the proportions, rhythm and craftsmanship of the original buildings before translating those characteristics into a contemporary 42-storey tower.

"The brief challenged us to create a contemporary landmark that respected Melbourne's architectural history without becoming nostalgic," Plus Studio said.

"Rather than mimicking heritage, we sought to understand its proportions, rhythm and material language before translating those qualities into a distinctly contemporary architectural expression."

The practice says the State Savings Bank and Batman's Hill Hotel became the project's primary source of inspiration, allowing the heritage buildings and contemporary architecture to exist "in conversation rather than contrast." Generous planted terraces further soften the transition between old and new, creating elevated green spaces while reinforcing the dialogue between the restored podium and the contemporary tower.

That dialogue continues throughout the interiors, where Melbourne designer Fiona Lynch developed a material palette inspired by the idea of alchemy, balancing contrasting materials that reference both the Neo-Grec detailing of the original bank and contemporary urban living. The result is a series of spaces that feel timeless rather than trend-driven.

The project will deliver 316 residences across four collections, Heirloom, Signature, Reserve and the Penthouse Collection, with each responding differently to its position within the building, from the restored heritage podium through to the upper levels of the tower. The Heirloom Residences retain defining heritage elements including original heritage windows, generous proportions and high ceilings, while the tower introduces contemporary homes with expansive layouts and elevated views.

Amenities have likewise been designed to support long-term city living rather than short-stay convenience. Residents will have access to concierge services, wellness facilities including a pool, cold plunge, sauna, steam room and gym, alongside private lounges, entertaining spaces and dedicated resident clubs.

Sterling Global says that approach is resonating with buyers seeking permanence rather than novelty.

Architecturally, Bureau Proberts has conceived the building as a collection of vertically expressed, stepping forms rather than a single uniform tower. The composition rises from an articulated podium before being broken by a triple-height landscaped recreation level, with the upper section becoming more compact before terminating in a landscaped rooftop garden.

The project's name and architectural language draw directly from Newstead's industrial history. Patterned off-form concrete is proposed as the principal façade material, complemented by slender metal rod balustrades and extensive planting. The cylindrical and vertically ribbed elements give the building its silo-like expression, while curved balconies and planted edges introduce a softer subtropical layer.

“The Silo reinterprets its robust forms, scale and materiality through a contemporary subtropical architectural expression, creating a building that acknowledges its industrial legacy, while responding to the way the precinct is occupied today,” Bureau^Proberts said.

The recreation level is one of the defining breaks in the tower. Plans include a lap pool, mature subtropical planting and shared resident facilities within an elevated communal garden. Landscaping continues through the podium and onto the rooftop, where a further garden forms what the architects describe as a “subtropical crown” to the building.

The market fundamentals are sound so we are getting good sales in our residential projects and good leasing outcomes for our shopping centre and commercial projects.
Several banks reduced interest rates further this week providing greater incentives for homebuyers to purchases. Five year fixed rates and variable rates are as low as they have ever been making the purchase of a property accessible to more people.
The influence of overseas developers and buyers has been dramatic for our industry. It has effectively increased the pool of buyers for apartments and house and land packages. For developments sites there is increased competition particularly if you are a CBD apartment developer, which we are not.
Describe the most interesting commercial property you have worked on?
I have worked on several great projects but I would have to say the experience with our <a href="https://www.williamslanding.com.au/" target="_blank">Williams Landing development</a> has been the most interesting and fruitful. It was a former Defence Airfield of 275 hectares that we purchased off the Commonwealth government.
This project is a major infill site that has a new freeway interchange and train station on its doorstep and we’ve created a vision for a major new town development that integrates with the train station and a series of four major neighbourhoods around it. It includes around 3,000 dwellings and has been an opportunity to create a special project.
When finished, Williams Landing will be home to around 6,000 residents and the town centre will serve as a premium commercial and retail hub for Melbourne’s west.
The project has been very financially successful, created good opportunities for innovation and enabled us to deliver a high quality outcomes that over 1,000 families are now enjoying.
What are the ingredients to being successful in your job?
There are a few things that I think are important in general management and property development. Having an eye for good people and ensuring that staff have an enjoyable work environment is the most important.
An instinct for good development sites and concepts is really important to sustained success in this industry as is undertaking acquisitions in a measured and disciplined manner. Related to this is the selection of sites that are resilient due to their location or other attributes. This is important as long term projects need to perform well in a range of market conditions.
I also work to ensure we don’t stray from the corporate strategy and that we stick to what we do best.
The quality of the portfolio we have is evidence of this.
What aspects of your role do you enjoy the most? 
There’s lots to like about property development and general management - each day gives rise to new challenges and it’s a people focused industry so you are always interacting. Watching new developments take shape and communities flourish, as in the case of Williams Landing, is rewarding.
I also enjoy watching staff build their skills and experience base and rewarding them with new responsibilities and roles as opportunities arise.
Where would you invest a spare $750,000? 
I would go with a residential purchase in a suburb that has good value growth potential and that is relatively well located in relation to a train station. The housing we deliver at <a href="https://www.banburyvillage.com.au/" target="_blank">Banbury Village</a> in Footscray is a great case in point.
 If there was some change left over, I’d buy something with similar credentials in a different location.

I’ve recently bought a Sonos sound system for my house and am enjoying wireless control of my music and an endless music choice with Spotify.

I’m an occasional Facebook user through which I stay in touch with far away friends back in Perth or overseas. I find that people are increasingly making <a href="https://www.propertyobserver.com.au/https://au.linkedin.com/pub/nathan-blackburne/19/323/267" target="_blank">contact with me via LinkedIn</a>, which is useful to either maintain contact or get some background on a new contact.
From a company perspective, we’re now using Facebook for developments including Williams Landing to help develop online communities through sharing news, updates, events and being a part of the wider discussion.

A sharp lift in supply and the opportunity to lock in rates for an extended period means this spring will be a great time to buy.  
There’s a certain rhythm and flow to Melbourne’s social, sporting and cultural life and this is reflected in our residential property market.
Activity levels, auction clearance rates and price growth are influenced by what pre-occupies vendors and purchasers at various times of the year.  
These factors are so deeply ingrained that you can pretty much set your calendar by them.
The trick is to understand that the behaviour of vendors and purchasers is influenced by different things, so the two groups don’t move in synch. This means there are better times of the year to buy, and better times to sell—but they’re the opposite of what you may think.  
Melbourne’s property market calendar kicks off in January–February, when people have time to down tools, take stock and set goals for the coming year.
During this time, many Melburnians make a New Year’s resolution to upgrade or downsize their family home, or to buy an investment property. They begin entering the market in large numbers, hoping to get their purchase out of the way relatively quickly and avoid months of disheartening house-hunting.  
When they start searching, they find that there isn’t much to choose from. This is because would-be vendors are pre-occupied with re-establishing back-to-school and work routines.
They’re reluctant to take on the added burden of preparing and presenting their home for sale.
The resulting mismatch between purchaser and vendor behaviour creates an undersupply of property relative to demand.  
From March through to May, vendors are well into the swing of the year and are ready to put their homes on the market. The level of supply increases and becomes pretty much even with the level of demand from purchasers who couldn’t find what they wanted earlier in the year.  
Then comes winter.
From June to August, the level of demand stays consistent as purchasers continue their search.
However, the level of supply drops significantly, because vendors stay out of the market in the mistaken belief that people don’t want to buy in winter. In the inner and middle suburbs, where auctions make up a substantial proportion of property transactions, supply can fall by as much as 50%.
Buyers who have been in the market since early in the year become increasingly frustrated.
When an opportunity presents itself from amongst the limited choices available, they are inclined to pay more to secure a property they really like, or to buy a home they’re not overly keen on, simply because they’re tired of looking.  
As a consequence, property prices rise—meaning that vendors who are savvy enough to go against the wider convention and put their homes on the market during winter stand a good chance of achieving a strong result.  
Once spring rolls around, the behaviour of purchasers and vendors shifts again, and so does the balance between supply and demand.
With warmer weather and the ability to show off blooming gardens, vendors believe more buyers will be searching. They reason that it’s a better time to sell, so the level of supply increases.
In reality, demand from buyers doesn’t increase significantly. Yes, some purchasers begin searching in the warmer weather. However, many are pre-occupied by their children’s school exams, major sporting events and the like, so most enter the market at the beginning of the year.  
At this point, supply and demand become more evenly matched once again, and price growth tends to moderate. In the coming weeks auction levels will increase dramatically and we will see some weekends where over 1,000 properties go under the hammer.  
Purchasers will not only have the luxury of choice this spring but they will also be able to lock in their interest rate at incredibly low levels.
Spring is only four weeks away so now is the time to get prepared so you are in a position to move when the right opportunity when it presents it’s self.

This spring will be a great time to buy

It’s commonly said that property buyers, particularly those in Gen Y, are not keen to compromise on their lifestyle.
However, if you wanted to get your foot into the property market what would you be willing to sacrifice?
The recently released realestate.com.au Housing Affordability Sentiment Index (HASI) conducted by independent research company Research Ink, asked broadly what home buyers would be willing to sacrifice in order to afford a property.
They found that 65% would be willing to sacrifice a pool, consistent with previous years.
Meanwhile, 44% would not be willing to buy/build further than 10 kilometres from their selected ideal locality. Fascinatingly, investors were more likely to consider purchasing 50 kilometres or farther from their ideal investment location.
One in two of Gen Y respondents were willing to increase their debt level to achieve their desired standard of living.
Over a quarter of current/previous property owners surveyed received financial assistance for their first property, with the majority of the help coming from their parents.

One of Australia's biggest property lobbies has called for an end to stamp duty, claiming that the move will create a more mobile workforce.
The Property Council of Australia (PCA) has commented on the latest report from the Business Council of Australia, the Building Australia's Comparative Advantages report, which notes a need for higher mobility among workers.
According to the PCA's chief executive Ken Morrison, the report supports their call to end land taxes and stamp duties.
“Today’s report by the BCA reinforces what we have been saying for years – stamp duty is a ball and chain that deters many Australians from relocating for work," said Morrison.
"Workforce mobility is essential as the national economy transitions from the mining investment boom to a new phase of growth.
“As new areas become employment hubs, we need to make sure we have the right people in the right places and that means assisting Australians to relocate to where the jobs are.
“Unfortunately, there are many impediments to relocating, which makes an already daunting decision harder."
He cites stamp duty as a major deterrent to relocation.
“Stamp duty in particular not only increases house prices but means a significant loss of capital for many families seeking to move.
"For people already feeling the pinch, particularly those looking for work, the additional hit to savings of stamp duty costs makes the decision to relocate a last resort," he said.
“The Property Council has consistently argued that stamp duty is a handbrake on workforce participation and locks many Australians into housing and locations that do not suit their needs.
“Abolishing stamp duty is essential to encouraging greater productivity in our changing economy and must be considered as part of the Federal Government’s tax reform agenda," said Morrison.

Not for profit vegetarian eatery Lentil as Anything have expanded to a new Sydney address – 391 King Street, Newtown.
The unusual paying method sees patrons give what they think the food is worth, or what they can afford, as a donation – rather than having set costs – known as the “honesty policy”.
“We would like to let you all know that Lentils Sydney is moving to our own premises this coming Monday, July 28th,” the company recently announced. “Very excited to have a place to call our own, and still right in the heart of the inner west.”
The restaurant seems to be doing well despite facing hefty competition on the other end of vegetarian-friendly King Street, with popular Green Gourmet, Basils Pizza and Green Palace up the road.
After opening their first Sydney store further up the road at 531 King Street in April this year, the switch in venue brings them closer to highly trafficked Newtown Station.
Their tagline is ‘Food, Culture, Community’ and they have been operating for approximately 13 years.
Originally established in St Kilda in 2000, the chain offers hospitality experience to people in need. It was founded by former Sri Lankan refugee Shanaka Fernando.
They are currently fitting out the store and shared the news with their <a href="https://www.facebook.com/lentilasanything" target="_parent">Facebook fans</a> using the picture below.

Newtown's Lentil as Anything upsizes to new address

The McGrath agency secured Sydney's cheapest weekend auction sale.
Not the $370,000 two bedroom house sale at Marayong in Sydney's Blacktown district, but $368,000 in Centennial Park.
It was a 25 square metre studio apartment at <a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/apartment-centennial-park-nsw-2021/231241" target="_blank">37/80 Cook Road</a> in the 1970 block, Gardinia (pictured below).

It last sold at $298,500 in 2006, reflecting 2.5% annual growth, while the Marayong house last traded also in 2006 at $265,000, so reflected 4.3% annual growth.

Putting the capitals together, estate agent John McGrath noted that 9.2% of homes were sold between $1 million and $2 million compared to just 2.5% some 10 years ago. 
2% sold for $2 million-plus, which is the greatest proportion on record. 10 years ago it was 0.7%.
"If I told you there were more homes sold between $200,000-$400,000 in Sydney than $800,000-$1 million, would you believe me?," John McGrath <a href="https://www.switzer.com.au/the-experts/john-mcgrath-property-expert/most-popular-price-points/" target="_blank">blogged on Switzer</a>.
"I thought this particular stat was interesting given how much we hear about Sydney being ‘unaffordable’ these days. 
"It’s certainly fair to say Sydney is expensive, but by no means is it impossible – as this data clearly proves.
"Many buyers today can still afford a range of suburbs, but the closer they get to the city and lifestyle locations such as beachside areas, the more likely they are to have to compromise on property types.
"This is why RP Data has measured the most popular price brackets for houses, townhouses and apartments combined.
"These days a lot more buyers are comparing apartment and house prices when deciding where to buy.
"If the location is more important than having a house, plenty of buyers will settle for an apartment."

At what price are the bulk of sales taking place? John McGrath's capital city sweetspots

A new report from OnTheHouse has released new predictions data presenting the top 10 suburbs nationwide with opportunities for residential buyers.
Unsurprisingly, New South Wales dominated the top 10 list, while Victoria didn't scrape in a single mention.
Based on rental and capital returns, outer city regions were found to provide the best investment opportunities, explained OnTheHouse consulting analyst John Edwards.
“Buying in a regional area might not be for everyone but with strong predicted growth and high rental yields, it’s certainly an option to consider. With more expensive areas, such as Sydney, outer city regions can be much more affordable – pair that with strong growth and it could be a good fit for investors wanting to get good rental returns and capital growth over time," he said.
To come up with the list they looked at five year capital growth predictions, industry surroundings, confidence ratings and employment opportunities.
“Investors should be looking for locations that have good employment opportunities, education options, are well connected to transport and have planned developments in the area that will attract the population. The latest Best Rent Report highlights 58 areas around Australia that meet this criteria, each offering returns of better than 10% per annum," he said.
He also urged investors to look at data in conjunction with local knowledge.
“Our research draws on industry and environmental surroundings and employment opportunities, which will influence property prices. These areas are the suburbs we think will perform well. However, it’s crucial that buyers do their own personal research and build on this statistical information.”

Queensland’s Wynnum was one of those which also made the list as one that was flying under the radar but with growth fundamentals.
Wynnum was named one of Australia’s best more quiet achievers, with capital growth in the past 12 months of 3.13%, and forecasts that over the next five years this will look more like 7.56% per annum.
Harcourts Green Living in Wynnum principal David Green said that demand has been coming in from interstate investors and families who want to rent.
“Wynnum is a strong growth market for investors looking to expand their property portfolio, located just 16 kilometres to the Brisbane CBD, 20 minutes to the domestic and international airport and less than an hour to the surf beaches of the Gold Coast,” he said.
“Our property managers who have worked in the Bayside for decades are experiencing a high demand for rental properties from young families moving to the area, as well as investors from Sydney and Melbourne.”
The area is well-serviced by a train line running through its centre, including Wynnum Station, Wynnum North Station and Wynnum Central Station.
Within the boundaries on the area include parks, a police station, a school, a golf club, shops and the area’s own RSL club.
It appears property pundits and individual investors have been discussing the area for years – with forums including threads about buying in the suburb for many years. Peter Koulizos has previously suggested Wynnum for growth, and Australian Property Investor magazine tipped the area last year.
According to SQM Research, the vacancy rate for the area is 1.8%.
Wynnum West previously had a mention in RP Data's Buy vs Rent report in December 2012 as <a href="/expert-insights/investing/brisbane-cbd-among-494-suburbs-where-you-could-be-better-off-buying-then-renting-but-very-few-inner-city-options-rp-data">one of the few places in Brisbane where it was, in fact, better to buy</a> when looking at overall financial outcomes.

Are these really Australia’s 10 best rental suburbs?

Investa Land has exchanged contracts for their Central Coast Kooindah Waters Residential Golf and Spa Resort to ensure the company's focus remains on residential and industrial property.
Harman Global Holdings are the buyers of the 18 hole golf course, 108 room Mercure resort and remaining residential lots, in an off market transaction.

Investa Land chief executive officer Cameron Holt said that this is a strategic sale for the business.
“Investa Land acquired Kooindah Waters as part of a broader portfolio. The golf course and resort elements of this project are not core assets and are not consistent with our business model,” said Holt. They had bought the 95 hectare site in Wyong as part of its acquisition of Clarendon Property Group in 2005.
It includes a purpose built day spa, six conference rooms, restaurant, bar, 25 metre indoor lap pool, outdoor pool, tennis courts, gym and spa.
“The divestment will enable the company to focus on the delivery of sustainable residential and industrial development projects,” he said.
He noted that they were not intending to sell the residential component of the resort, however Harman wanted the remaining land in addition to the assets they were selling.
Investa Land will continue to be involved in the operations of the resort until an expected November 2014 settlement, and Harman has noted that Accor and Troon Golf will continue to manage the property after this time.

Investa Land sells golf and spa resort to focus on residential and industrial

The dream of late Gold Coast developer Keith Williams at Port Hinchinbrook in north Queensland, has been listed for sale.
Liquidators FTI Consulting have engaged CBRE to sell the Hinchinbrook Island Resort and Port Hinchinbrook assets.
The high profile Cardwell properties, located at the halfway point between Cairns and Townsville, were developed by the late Keith Williams. 
CBRE’s Danny Betros and Rem Rafter will steer the sales campaign with offers closing 26 August.
The Hinchinbrook Island Resort closed in 2010, just prior to Cyclone Yasi, while the commercial tenancies at Port Hinchinbrook were closed in 2011, as a result of damage caused by the cyclone.
Cardwell is situated on the Bruce Highway, 171 kilometres north of Townsville and 203 kilometres south of Cairns at the gateway to the Cassowary Coast Region. 
The FTI offering comprises two distinct assets: Port Hinchinbrook, comprising circa 94.5 hectares of land at Cardwell, and the Hinchinbrook Island Resort situated 8 kilometres off the Cardwell coast.
Port Hinchinbrook was developed in the 1990s, with marina basins and boat channels formed at Oyster Point. Developer Williams Corp created more than 200 single residential, medium density residential and commercial lots adjacent to the marina.
Current improvements include a tavern, a marina office and a single level commercial building. There is also capacity to rebuild the 200-250-berth Port Hinchinbrook Marina, which was substantially destroyed by Cyclone Yasi.
Also up for sale is the Hinchinbrook Island Resort, which was developed under a special crown lease on 8.26ha of waterfront site with frontage to Turtle Beach.
Improvements include 22 accommodation units, a lodge which was used for dining and recreational purposes, staff accommodation, water, electricity, sewerage infrastructure, a pool and a jetty/mooring site.
However, Mr Betros said the resort had suffered extensive damage since Cyclone Yasi.
<a href="https://www.porthinchinbrook.com.au/about/developer" target="_blank" style="line-height: 1.3em;">Keith Williams</a> was a visionary who for well over four decades built Queensland’s major tourist attractions starting with Sea World on the Southport Spit in the 1970s, then Hamilton Island Resort and Harbour in the 1980s.
