Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

Commercial properties are mainly seen as a longer-term (at least three year) investments. And you tend to buy them for their regular, high yields; as well as for some good capital growth over time.
Even so, an investor with a little knowledge and experience can easily find properties able to be "upgraded" and then on-sold for a quick gain.
Typically, this would involve you in improving the income stream from your property; and perhaps the security of that income. Both of which would result in a boost to the property's overall appeal and value.
Your Options for a Fast Turnaround
There are a number of different ways you can achieve this.

Undetake an Upgrade The simplest strategy would be to buy a run-down property on a short-term lease, and renovate it. More often than not, you can keep the existing tenant; and simply extend the lease on a higher rental.

<li>
Properties are sometimes Under-let Alternatively, you might be able to find a property with a lease that does not reflect current market rental. Renegotiating that lease would lead to a higher rent, thereby boosting the value of the property. And naturally, longer leases and better-quality tenants will always make your property worth more. 
</li>
<li>
Maybe Poor Management Quite often, you will also come across some poorly managed properties.For example: A block of shops might have several vacancies, or tenants who attract little business. Changing the tenancy mix (to improve the area's appeal) tends to attract better tenants, and will also bring in higher rents. 
</li>
<li>
Watch for Emerging Trends Simply spotting opportunities within improving (or growing) neighbourhoods — such as inner-city suburbs enjoying an influx of upmarket residents — is another good short-term strategy. 
</li>
<li>
Initiate Strategic Vacancies With experience … you may even look to buy vacant buildings, "trick them up" and lease them out. But you should really engage a team of experts, to guide you with a strategy like this.Then you can decide whether you wish to hold them as long-term investment; or turn them over, to make a short-term profit. 
</li>
<li>
Perhaps a Change of Use By using a little imagination, you can easily discover ways to completely change the use of a property — by turning a warehouse into a restaurant, for example, would also serve to significantly boost of the property's rent andvalue. 
</li>
<li>
Study Market Cycles Timing the market is another viable short-term strategy. As with the share market, Commercial property can go through periods when values may not change much, followed by periods of sharp appreciation. The secret lies in knowing where you are in the current cycle.

Bottom line: As you will have noticed, none of this is exactly rocket science. But hopefully, it provides you with the framework to perhaps think "outside the box" with some of your own acquisitions.

In June 2012, Smart Property Investment published a list of 20 inner-city suburbs where apartments were available for a "steal".
Each of the 20 suburbs were located within five kilometres of a capital CBD. One in four units in each suburb had to sell for $300,000 or less.
The magazine teamed up with an expert panel: Domain Group senior economist Andrew Wilson, SQM Research managing director Louis Christopher and RP Data senior research analyst Cameron Kusher. Together, they selected the suburbs, grouped them by states and ranked them on their potential for capital growth over five years.
A lot has happened since June 2012. Melbourne's apartment boom has continued to dizzying heights, Hobart had a surprisingly strong start to 2015, and Perth's price recovery in the wake of the mining boom has been more modest than some had hoped.
We're now halfway through the five year time horizon set out by the experts in June 2012, so Property Observer takes a look at how the inner city steals are performing. The updated median price and gross yield figures are taken from CoreLogic RP Data, as of the end of 2014. The vacancy rate figures are taken from SQM Research.
<h3>Hobart</h3>
Hobart's unit prices haven't fared so well in the last year – in fact, they've gone down in value, with Corelogic RP Data recording a 5.7% decrease in prices in the year to March. Of all the expert's Tasmanian picks, North Hobart has performed the best, with a median unit price of $375,000 at the end of 2014 compared to $312,000 in June 2012.

The Australian Bureau of Statistics has just released its annual update on regional population growth. The combined growth of Australia’s capital cities of 1.9% for the year ending 30 June 2014 is above the national growth rate of 1.6%. I’ve analysed the data of Australia’s 550 local government authorities to find the population hotspots.

At a greater capital city level, Perth continues its status as Australia’s fastest growing city with a growth rate of 2.2%. Perth recently became Australia’s fourth city with a population in excess of 2 million people.
Melbourne and Darwin both had growth rates of 2.2%, ahead of Sydney (1.8%) and Brisbane (1.7%). Canberra (1.2%), Adelaide (1.0%) and Hobart (0.6%) continue their trend of being Australia’s slowest growing capital cities.
Of more interest is some of the data at local government level. The fastest growing population in Australia last year was the shire of Serpentine-Jarrahdale, at the southern urban footprint of Perth. With a population of 22,698 its rate of growth for the year was 6.2% - more than three times the national average.
The south-west Sydney shire of Camden was a close second with a growth rate for the year of 6.1%.
Casting our eyes across the nation revealed these other population hotspots:

<li>The regional standout was Busselton, in the far south of Western Australia with a growth rate 3.7%, followed closely by the central Queensland industrial powerhouse of Gladstone with 3.5%; 
</li>
<li>The famous Western Australia wine region of Augusta-Margaret River experienced a 3.4% population growth (twice the Australian average) while the gas city of Karratha in the state’s north grew by 2.9% over the year; 
</li>
<li>While South Australia’s total population growth was only 1%, regional towns Gawler (2.8%) and Mount Barker (2.1%) produced surprising results; 
</li>
<li>A thirst for higher density living in Sydney drove population growth in Botany Bay (3.4%), Canada Bay (3.0%), Strathfield and Parramatta (both 2.9%); 
</li>
<li>Regional New South Wales towns of Yass Valley (2.3%) and Maitland (2.2%) were well above the national average; 
</li>
<li>Victoria’s population growth numbers is consistent with its urban sprawl strategy. Wyndham (outer-south-west 5.6%), Whittlesea (outer-north 4.4%), Melton (outer-west 4.0%), and Cardinia (south-east 3.6%) all produced big numbers. 
</li>
<li>The historic goldfields town of Ballarat with a population of 100,000 produced 1.7% growth; 
</li>
<li>In Queensland, Somerset (3.0%), Scenic Rim / Beaudesert (2.9%), and Ipswich (2.8%) were strong. The population of Australia’s single biggest local government, Brisbane City Council, grew by 1.5%</li>

A working Paddington garage has been sold for $1.2 million. It sold to a neighbour.
The almost 100 year old building was once the fire station, complete with horses and water-laden carts.
Three generations of auto mechanics later took the reins, the Goodyer marketing advised.
The hillside 1a Ormond Street property has the potential to match the adjoining three and four-storey Paddington home.
There is a heritage listed 1917 facade.
It has a 5.8 metre wide by 12.6 metre deep footprint. Owner Les Rechnitzer was selling up after 17 years. The <a href="/news">Paddington</a> house price median sits at around sub-$1.6 million after a slight dip, according to CoreLogic RP Data.

Paddington garage sells at $1.2 million

Louis Christopher, the managing director of SQM Research, has upgraded his forecast Sydney house price growth to a probable 11% to 15% for 2015.
There were previously 8% to 12% price growth expectations for Sydney.
But he puts the current surge in some perspective, noting it was not happening elsewhere in the country. 
He maintains that despite all the hype, Sydney prices are still more affordable than at the peak of the last boom.
"Back in December 2003, on our valuation, the market was 55% over fair market value," Christopher told the AFR's Robert Harley.
"Today it is 25% over fair value.
"So it is over valued, but not to the magnitude it was in 2003," he says.
In a position paper entitled, The National Housing Bubble That Isn't, Christopher argued: 
"Let me tell you it’s wrong to take a broad-brush stroke on the housing market when all the evidence suggests there is no national housing bubble currently in existence.
"Sure, you could make the claim that Sydney property is overvalued and in bubble territory.
"Perhaps you could make the claim that parts of Melbourne are also experiencing a strong run up in prices as well.
"However, please try telling residents of Adelaide that they are in the midst of a property bubble when prices have been almost stagnant for the past 12 months. Prices haven't done much better in Brisbane, Hobart or Canberra for that matter. 
"Or the Gold Coast and Sunshine Coast which have recently bottomed out after a housing price crash. "There are also literally hundreds of other smaller townships and residences dotted around the country which have not experienced capital growth in a very long time and are running at discounts to incomes.
"These localities are influenced by local factors.
"No matter how cheap mortgages are, prices in these localities will still rise and fall, largely as a result of the fortunes of their local economies."
He presented a table from the Australian Bureau of Statistics that showed one and 10-year annualised results for most cities which he wrote appeared "rather benign".

He does not rule out that there won’t get a housing bubble in future.
"Our forecasting modelling does suggest that the current low rates and low Australian dollar will be increasingly stimulatory to at least the Melbourne and Brisbane markets on top of the already booming Sydney market," said Christopher.

Louis Christopher points out that there are some very logical reasons "which are not in any way associated with cheap mortgages".
"Sydney has, for example, strong population growth," he said.
"The city expanded by an estimated 90,000 people last year.
"With this population increase the city has still been underbuilding even while building approvals have picked up.
"NSW has a strong state economy and the future is looking good on infrastructure spending, presuming the 'poles and wires' sell-off goes through state parliament.
"Sydney unemployment is lower than the national average."

Sydney price growth to be even stronger than forecast: SQM Research

My last Saturday was spent by securing development sites in a new land release, then meeting with a potential new client, followed by working on the lolly stall at my son's school fete and then finally casting my vote.
In New South Wales, we had a state election and the Liberals won.
I was happy with this result. Now they say never to discuss politics or religion at a party, but there's no mention of what to include in a blog.  Look, I'm not very politically minded and I know there are great things that other parties stand for. I was interested to see a party by the name of No Land Tax, that tickled my fancy and I believe they got a fair whack of votes. But I have to say, when the Libs are in it usually means that some big infrastructure funding will take place.
And this is what I'm most interested in.
Infrastructure spend is music to the ears of property developers and investors. It means money will be ploughed into the local communities. The benefits of large infrastructure projects such as road upgrades or new hospitals, means local employment is boosted and workers are attracted to the area, boosting rental demand. These workers spend money and so we see a flow on effect into retail sales as the works are undertaken.
For example, in Maitland City, one of the locations in the Lower Hunter Region that Property Bloom develops in, there was a nice list of government spending confirmed. These planned infrastructure investments were confirmed after the election and include a $7 million investment in a the New England Highway upgrade, one public school will receive a $5 million upgrade and another $1 million; Maitland PCYC will receive $1 million expansion to support youth activities. There will also be $25 million spent on planning for the new Maitland hospital and $3.8 million for a new ambulance station.
These announcements are all good indicators that the city is dynamic and there are solid plans for future growth. It may also indicate that it's a good place to buy or build an investment property. Of course you need to do your due diligence to ensure you are investing in the right suburbs that will enjoy the impact of these works and where there is good demand for rental properties, but that's not a hard thing to do.
When the Sydney market is over inflated, it seems like a no brainer to turn to these large regional cities as an affordable alternative.
When this kind of money is invested into a community it has a trickledown effect. It builds business confidence and encourages other investment spending.
So after Saturday, this city is celebrating the good news. So are our clients who have invested and developed property in the area. We are happy that we've completed a number of development projects in this location and have just been notified of some new development opportunities.

Melbourne’s metropolitan office market has kicked off 2015 strongly.
It followed yet another record year of sales totalling more than $1 billion, according to Colliers International. 
The Colliers International’s latest Metropolitan Office Research &amp; Forecast Report, Dial for Demand: Enquiry for Metro Assets on the Rise, found last year was a record in terms of calendar year sales volumes in the Melbourne metro office market, with just under $1.1 billion worth of sales recorded. 
“To put this in perspective, this figure is slightly above total sales volumes for 2012 and 2013 combined,” Peter Bremner, Colliers International national director of investment sales, said.
He noted suburban office sales above $5 million skyrocketed to an all-time high of $1,053,000,000 in 2014.
It was a substantial jump on the $607 million worth of metropolitan assets sold during 2013, which was also a record high at the time.

Their records show there were 52 individual transactions above $5 million last year, compared to 38 in 2013.
Buyer activity was especially prevalent in the city fringe region, where 41 percent of the 53 deals occurred, followed by the outer east region were 23% of sales occurred. Over 55% of assets were sold to private investors, however in value terms, these investors accounted for 35% of total sales volumes.
Sales by Colliers International in 2014 included:

<li>850 Whitehorse Road in Box Hill, sold for $12.85 million to a local developer for residential redevelopment;</li>
<li>1 Palmerston Crescent in South Melbourne, sold for $14.35 million to a Malaysian investor;</li>
<li>187 Todd Road in Port Melbourne, sold on behalf of Challenger, to Podco, for $26.25 million;</li>
<li>200 Victoria Street in Carlton, sold off-market for $42.3 million to Australian Unity;</li>
<li>Botannica 8 at 576 Swan Street in Richmond, sold for $46.5 million to 360 Capital.</li>
