Plans have been lodged for the consolidated site at <a href="https://www.apartments.com.au/new-apartments/1359-1365-centre-road-clayton-vic-3168">1359-1365 Centre Road</a>, where Norus is seeking approval for 218 apartments across a 12-storey apartment building designed by <a href="https://www.apartments.com.au/architects/life-architecture-and-urban-design">Life Architecture</a>.

The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

The building has been designed with stepped massing and upper-level setbacks to manage its transition towards surrounding residential properties. The planning report describes the approach as one that integrates the building into the landscape rather than treating landscaping as a secondary element.

"A strong landscape and public realm strategy underpins the proposal," Urbis states in the planning report.

"Public benefits include an affordable housing contribution, a new pocket park, generous landscaped setbacks, deep soil planting and integrated Water Sensitive Urban Design."

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

Weeks after unveiling a 63-apartment proposal for Mosman, <a href="https://www.apartments.com.au/developers/first-quadrant-properties">First Quadrant Properties</a> is back with another North Shore apartment building, this time in Neutral Bay.

The developer has lodge plans for an eight-storey apartment building directly alongside Forsyth Park. The State Significant Development Application proposes 28 apartments on a 1,434 sqm site at <a href="https://www.apartments.com.au/new-apartments/the-forsyth-3-5-yeo-street-neutral-bay-nsw-2089">3-5 Yeo Street</a>, positioning the new building to capture views across the greenery toward Sydney Harbour, the CBD and North Sydney skyline.

The project would replace the existing 12-unit apartment building at 3 Yeo Street and neighbouring house at 5 Yeo Street, known as Highmoor.

Designed by Neutral Bay-based <a href="https://www.apartments.com.au/architects/corben-architects">Corben Architects</a>, the new building will offer one, two and three-bedroom apartments. Six apartments will form the affordable housing component.

Corben Architects has designed the building around the site's steep fall from Yeo Street down toward Forsyth Park, stepping the lowest apartments partly below street level and orienting upper floors to capture views south to the Sydney CBD and west to the North Sydney skyline.&nbsp;

The facade is articulated with cantilevered, curved rendered balconies and glazed balustrades, broken up by vertical elements marking the stair and lift cores, while sliding metal batten screens add privacy and solar control to the east and west elevations.&nbsp;

The top-floor penthouse will be clad in bronze-coloured metal, designed to read as recessive against the lighter balcony forms below.

The site adjoins Forsyth Park, a listed landscape heritage item, though a heritage impact assessment by Weir Phillips Heritage concluded the new building would not affect the park's underlying landform, bushland or recreational function, describing it instead as reading as part of the established urban edge already framing the park.

Located 295 metres from the Neutral Bay Town Centre, the site falls within the inner catchment of the Low and Mid Rise Housing policy, an area the NSW Government has targeted for increased density near shops and transport.

This planning pathway reflects the same strategy First Quadrant has recently pursued elsewhere on the Lower North Shore.

The developer last month unveiled plans for a <a href="https://www.apartments.com.au/news/nsw/first-look-another-major-apartment-proposal-signals-mosmans-development-boom">63-apartment development across nine properties at 40-56 Ourimbah Road in Mosman</a>. Designed by Doroch Architects, that proposal comprises a part eight, part nine-storey building with a gym, pool and sauna, landscaped communal areas and basement parking. First Quadrant has also recently completed Willoughby Grounds and has several other projects in planning across Sydney's North Shore.

Longstanding Gold Coast and Canberra developer <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a> is continuing to roll on with its Glitter Strip apartment pipeline, seeking to return to Mermaid Beach with a new 68-apartment development.

Morris, founded by Barry Morris in 1978 and one of the Gold Coast’s most prolific apartment developers over the past two decades, has filed plans for a 12-storey mixed-use building at <a href="https://www.apartments.com.au/new-apartments/36-seabeach-avenue-mermaid-beach-qld-4218">34-36 Seabeach Avenue</a>, on the prized eastern side of the Gold Coast Highway.

The 1,227 sqm site occupies a prominent corner position at Seabeach Avenue and the Gold Coast Highway, opposite the Mermaid Plaza retail and office precinct and around 140 metres walking distance from the future Mermaid Beach South light rail station.

<a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser &amp; Partners</a> has designed the project, which will comprise 68 apartments across a mix of 48 two-bedroom and 20 three-bedroom residences.

The building will rise 12 storeys, reaching a maximum height of 36 metres, with the apartments accounting for a total of 156 bedrooms. The development application also seeks approval for short-term accommodation across the 68 apartments, while two office tenancies are proposed at ground level.

The plans show 108 car spaces across the development, with parking accommodated at ground level and within a three-level basement accessed from Seabeach Avenue.

Resident amenity will be concentrated on level two, where Fraser &amp; Partners has designed a recreation deck with a swimming pool, 90 sqm pool terrace, outdoor barbecue area and gym.

The broader communal offering will also incorporate landscaped spaces, with the planning documents noting the amenity has been designed to provide areas for recreation, social interaction and outdoor living.

The proposal would continue the transformation of the Gold Coast Highway corridor through Mermaid Beach ahead of the arrival of the light rail.

The site is zoned Neighbourhood Centre and sits within the Mermaid Beach/Broadbeach Light Rail Corridor neighbourhood plan. While the prescribed building height is 24 metres, the site is identified within an Urban Neighbourhood context providing for a 50 per cent height uplift to 36 metres.

Planning documents describe the stretch of the Gold Coast Highway between Broadbeach and Nobby Beach as increasingly characterised by medium and high-rise development, with the proposed Morris tower joining projects including Ventura, The Alfred, Oceans and Otto.

The development would mark Morris Property Group's latest investment in Mermaid Beach, where it has already delivered two apartment projects.

Otto, at 1 Bondi Avenue on the western side of the Gold Coast Highway, comprises 70 apartments across nine storeys. The project was completed in 2019 and includes a residents' gym, recreation deck and swimming pool.

Morris also developed Oceans at 46 Ocean Street, a nine-storey, 70-apartment build-to-rent development completed in 2019. Oceans was the group's first build-to-rent project and incorporates commercial space at ground level.

The two existing Morris projects sit further north along the same Gold Coast Highway corridor as the proposed Seabeach Avenue development. Fraser &amp; Partners' planning analysis specifically identifies both Otto and Oceans among the established built-form precedents surrounding the site.

Mermaid Beach represents only part of Morris' considerable Gold Coast footprint.

The family-owned developer has been particularly active in neighbouring Broadbeach, delivering projects including Sierra Grand, Eclipse, Synergy, Qube, Koko, Opus and Malo, while its current pipeline includes Maison and the two-tower Crest development.

Further south, Morris has also developed a string of projects in Burleigh Heads, including Element, Boardwalk and Sandbar, while Essentia expanded its footprint north into Surfers Paradise.

The Seabeach Avenue application has been lodged by PMM Broadbeach Pty Ltd and seeks a development permit for a Material Change of Use for multiple dwellings, short-term accommodation and office uses. Zone Planning Group prepared the planning application, with Fraser &amp; Partners commissioned as architect.

The project comes as the developer continues to expand its Gold Coast pipeline while retaining a significant presence in Canberra. Morris now has more than $2.5 billion of development in its national pipeline and has delivered more than 7,000 homes during its near five-decade history

A warehouse in Brisbane's Cooper Plains has been auctioned for a little more than $1 million through Raine &amp; Horne.
The <a href="https://www.realcommercial.com.au/property-industrial+warehouse-qld-coopers+plains-501643281" target="_blank">806 Beaudesert Road</a> property sold under the hammer for $1,012,000 to a partnership of two private investors, fetching slightly above the $900,000 reserve price.
The net yield works out at 6.6%.
The property has been home to a Goodyear franchise since 2004, with the firm recently committing to a new five-year lease.
The lease is worth $67,000 a year.
“This property clearly ticked many boxes given the credibility of the tenant and the length of the lease, with two-street access,” said Raine &amp; Horne's Joseph Grasso, who helped broker the deal.
“The only negative was some minor flood damage, caused when the Brisbane river flooded in 2011.”
The auction drew 22 registered bidders, with four offers prior to the auction.

Capital Corporation and Bluestone Property Group have merged to create a developer with a current pipeline of more than $2 billion worth of projects.
The new entity, <a href="https://capitalbluestone.com.au/" target="_blank">Capital Bluestone</a>, will have Capital Corporation founder and managing director Steve Grant as executive chairman, while Bluestone founder and managing director Ben Fairfax will continue in that role. 
Capital Corporation’s 25-year track record covers residential, commercial, industrial and retail property development. They concentrate on joint ventures around long term projects especially with a speciality in asset-strong entities including religious organisations and league clubs.
Its achievements include Sydney’s 172-hectare Norwest Business Park.
Capital has delivered a $700 million portfolio of 45 buildings, and accommodated the workspace needs of more than 1,000 businesses since 1990.
Since 2010, Capital has delivered a further $570 million in development partnerships, and as a combined group Capital Bluestone has delivered over $2.5 billion in total project completions.
“Formally joining together was a natural evolution of our relationship,” said Grant.
Bluestone Property Group, founded by Ben Fairfax in 2009, is aiming to complete work at its $750-million Sutherland shire project Woolooware Bay Town Centre in 2016.
The project will have more than 600 apartments, a shopping, dining and entertainment precinct and a rejuvenated new club for joint venture partner the Cronulla Sutherland Leagues Club.
All 460 available apartments have sold out in Woolooware Bay since launching in January 2014  – 97 percent to locals.
Other major projects includes a $143-million project called Veridian, a joint venture with Kogarah RSL Club, which will deliver the club with a new 2,000 square metre floor. Above the club, two 11-storey buildings will include 220 apartments in a mix of mainly one and two-bedroom types.

Merged entity Capital Bluestone has projects worth more than $2 billion

The Australian Property Institute's proposal to modernise the organisation has received strong support from members.
At the API's extraordinary general meeting (EGM) in Adelaide, the motions passed with 90% of votes in favour.
At least 66% approval was needed to pass the resolutions, which include:
- the API to become a company limited by guarantee,
- and to adopt the proposed new constitution.
The new structure and governance is expected to come into effect from January 1, 2016.
"This is a real transition, a culture change from 2016 onwards, the API would serve the members, provide advocacy, develop and uphold professional standards," API chief executive Mike Zissler said.
API national president Tyrone Hodge would become chair of the new organisation until the AGM in May next year.
New members would also be nominated for election to the board at the meeting, with some current members staying to ensure continuity.
“There is still a lot of work to be done finalising charters, policies and guidelines, however, the outcome of the EGM is a tremendously positive step forward for the API," said Zissler.

“Rental income is supported by a staggered lease expiry profile and the best blue-chip tenancy mix in the city, with high profile tenants including Westpac, AECOM, Seek, the South Australian Government, Servcorp Australia, Knight Frank, Equity and Advisory, Emirates, HWL Ebsworth Lawyers and AON,” he said.
“Westpac House has enjoyed excellent rental growth, very high occupancy levels, and strong tenant retention since it was built," said Philip Rundle.
Westpac House is expected to be much sought by investors, according to the agents.
“For investors, Adelaide offers more attractive yields than the eastern seaboard property markets,” said Colliers' Thomas.

A weaker dollar has positioned Australia as a key international travel destination with holidaymakers from China, New Zealand and the US preferring Sydney and Melbourne, according to Savills.
The Hotel Market Report 1H/2015 from Savils noted near full mid week capacity in the key corporate months of the year.
Savilss director of hotels, NSW, Vasso Zographou said Sydney and Melbourne are also the primary recipients of the annual 6.6 million international visitors to Australia receiving 51% and 32% respectively, which represents 5.5 million of the total pie.
Increased cruise ship business, he said, particularly in Sydney, has also contributed to increased pre- embarkation and post disembarkation overnight stays.
"China, which represents 13% of total visitors, recorded 829,000 visitors, representing an increase of 130,000 YoY (up 19%)," he said.
"We note however that the impact of the recent rout on China’s stock market and the devaluation of the Renminbi on China’s middle class and their appetite for long haul travel is yet to be tested, albeit we nonetheless expect continued growth. In particular, growth has been expected in destinations like Australia, where there has been far greater currency devaluation, making it more cost effective for Chinese travellers.
"New Zealand, which represents 18% of total visitors and is Australia’s largest international source market, recorded 1,142,000, representing an increase of 50,000 YoY (up 5%) and the USA, which represents 8%of total visitors recorded 535,000, representing an increase of 47,000 YoY (up 10%) on the back of a stronger green back as the USA economy continues to grow."

The Fountain Cafe in Sydney's Potts Point suburb, for long a part of the local landscape, failed to secure a bid when auctioned last week.
There was a $1.8 million vendor bid.
Located at 1a Elizabeth Bay, the cafe is spread over 390 square metres with significant pedestrian exposure due to its location.
It has a full commercial kitchen, bathrooms and a liquor licence. 
Previously it was renting out for nearly $225,000 annually until its 2014 closure.
The auction was through Ron Bauer of Ray White Unlimited.

Potts Point's Fountain Cafe up for sale

A commercial property in Melbourne's Collingwood with development potential has sold for $3.535 million at a bullish rate of $8,838 a square metre.
The <a href="https://www.realcommercial.com.au/property-land+development-vic-collingwood-501694837" target="_blank">111-115 Langridge Street</a> building sits between Hoddle Street and Wellington Street, three kilometres from the Melbourne CBD.
"This was a very popular property, attracting 130 plus enquiries during the marketing campaign, many of whom attended," said Teska Carson selling agent Tom Maule, who along with Michael Ludski, sold it to a local owner-occupier.
The property comprises a two-level, 754-square-metre commercial building on a 400-square-metre site, zoned Commercial 2 with frontages to Langridge Street, Rupert Street and Montague Street.
The lease is for short term only.

Commercial building in Melbourne's Collingwood sells for $3.5 million

Elizabeth Arcade in Brisbane's CBD has a new owner following its $28 million sale. 
El Camino Priority II Trust, a company controlled by Singapore-based Valparaiso Capital Partners, purchased the site to add to its future long-term pipeline of student accommodation in Brisbane.
Earlier this year, Valparaiso bought two buildings in Brisbane CBD, 363 Adelaide Street and 38 Wharf Street, with plans to develop student accommodation under the brand of ‘Student One’.
They also plan to convert this building into a 1,000-bed student accommodation along with a newly developed retail ground floor. 
The proposed development is likely after 2018 when the existing retail tenant leases expire and will need council approval.
The deal was done off-market by Tom Phipps and Jason Lynch of Colliers International for Brisbane-based PGT Investments, who owned the arcade for 30 years.
“Student accommodation is ideal for the site, due to its two street frontages and requirement for minimal car parking," Phipps said.
“The introduction of a temporary reduction in infrastructure charges by the Brisbane City Council for student accommodations within a four kilometre radius of the Brisbane GPO has made Brisbane highly attractive to many student accommodation developers."
Elizabeth Arcade is situated in the heart of the rapidly growing food and fashion precinct of Albert and Elizabeth Streets. It features a mix of fashion boutiques and eateries offering up a range of Japanese, Chinese and Korean cuisines.

Elizabeth Arcade in Brisbane sells for $28 million to Singapore private equity firm

Quest Apartment Hotels has opened its 10th Brisbane property and second in the suburb of Chermside.
Quest Chermside on Playfield is at 38-40 Playfield Street with 78 serviced apartments 10 kilometres from the Brisbane CBD and 15 kilometres from the airport.
It features a mix of studio, one and two -bedroom configurations. The one and two bedrooms apartments have fully-equipped kitchen and laundry facilities. 
This was Quest's third opening in the state this year, taking its total in Queensland to 17, said Quest CEO Zed Sanjana.
“According to Tourism and Events Queensland, international business visitors to the state grew by 11.5% in the year ending June 2015, with total international visitor numbers increasing by almost 8%. Domestic business tourism increased by a significant 28% during the same period.”
Quest Chermside on Playfield was developed by Treelight Development Group. 
Quest has a pipeline of property openings in the next 18 months across Australasia, opening in 13 locations which includes West Perth, Mounts Bay Road, East Perth and Fremantle (WA); Chatswood, St Leonards, Newcastle, Bella Vista and Macquarie Park (NSW); Dandenong Central (VIC); Port Adelaide (SA); and Petone (New Zealand).

Quest opens tenth Brisbane property - Quest Chermside on Playfield

The assets of one of Australia’s largest independent wine producers, Littore Wine Group, are on the market.
They include <a href="https://www.realcommercial.com.au/property-commercial+farming-vic-geelong-501739030" target="_blank">1,070 hectares of vineyards </a>across five properties and a large modern winery and warehousing/packaging facility.
The Littore Wine Group was a large vertically integrated wine business founded more than 40 years ago by the Littore family.
The portfolio of vineyards near Mildura and a large commercial winery and packaging facilities at Geelong in Victoria has been listed through Tim Altschwager and Nick Dean of Colliers International. 
The high yielding vineyards have produced an average of around 30,000 tonnes over the past four vintages.
"The largest single vineyard in the portfolio is the impressive Arlington vineyard with plantings of approximately 739ha on 6,850ha of land situated near Wentworth NSW,” Tim Altschwager said.
The Littore winery has tank storage of nearly 18,000,000 million litres, a crush capacity of about 15,000 tonnes, an extensive warehousing and packaging centre and administrative facilities.
Altschwager said the vineyards and the winery were being offered for sale separately or as a whole. He expects interest from a wide range of buyer groups, both domestic and offshore.
“The market for agricultural assets is improving, we are receiving strong interest in quality, large-scale properties with substantial water entitlements.
"The Littore portfolio boasts around 7,000 mega litres of high security water, which we expect will attract significant interest in its own right.
“This also opens up the possibility that the properties might attract alternate uses, such as the potential conversion to almonds or cotton, which broadens the appeal of what is already one of the most significant wine industry offerings that’s come to the market.”
