Toorak's dress circle St Georges Road, home to some of the city's priciest homes, is set for a rare new apartment development.

Blood Diamond Group, an entity tied to Tina Brandi, wife of David Brandi who has been a prolific bidder on The Block over the years, has filed plans for an ultra-exclusive development across an amalgamated 3,662 sqm site at <a href="https://www.apartments.com.au/new-apartments/104-106-st-georges-road-toorak-vic-3142">104 and 106 St Georges Road</a>.

The proposal would replace two existing homes on the riverfront site with a five-level apartment building cascading down the steeply sloping land toward the Yarra River. Designed by Charles Wright Architects, the development has been carefully shaped around the site’s topography and river environs, with the upper levels stepping back to reduce visual bulk from both St Georges Road and the Yarra corridor.

Planning documents describe the proposal as “a site layout and building typology that is consistent with the emerging character of the area and which provides exceptional amenity for future residents without compromising that of neighbouring properties.”&nbsp;

The scheme comprises 12 apartments, including 10 three-bedroom residences, one one-bedroom apartment, and a substantial split-level five-bedroom penthouse. A 624 sqm communal rooftop terrace will crown the building, while three undercroft levels embedded into the hillside will accommodate apartments and basement parking.

The design leverages the site’s dramatic northern outlook across the Yarra River, with living areas and balconies oriented toward the water. A central atrium running the full height of the building is intended to draw natural light deep into the residences and improve internal amenity.

Landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo Design &amp; Landscape</a> will play a major role in softening the built form, particularly along the river edge where significant setbacks have been introduced. The proposal includes a minimum 30-metre setback from the Yarra River boundary, preserving a substantial landscaped buffer between the development and the waterway.

While a mature English Oak near the front of the site is proposed for removal, the plans retain a large English Elm closer to the riverfront, alongside other established vegetation in the lower section of the property.

Architecturally, the building adopts strong horizontal forms with expansive glazing and curved balcony edges facing the river. Planning documents note the upper levels “adopt a receding form” to ensure the building responds appropriately to the Yarra River environs overlay controls.&nbsp;

The surrounding streetscape is characterised by large contemporary homes embedded into the hillside, many presenting as modest one or two-storey forms to the street before expanding toward the river frontage below. The planning report notes this established pattern heavily influenced the massing strategy for Toorak Pavilion.&nbsp;

Until the recent sale of the landmark Clendon Road mansion Coonac for around $130 million, St Georges Road held the state's most expensive home, the $80,000,088 derelict "Ghost House" mansion that was bought by crypto king Ed Craven.&nbsp;

Blair House, also on St Georges Road, sold for $74.5 million in 2022.

First look: Toorak Pavilions slated for dress circle St Georges Road

Six months after a development site on Kangaroo Point’s Shafston Avenue sold for $6.55 million, plans have been lodged for a 23-storey apartment tower.

A company named JMT Mega Capital, understood to be interstate investors when the 1,222 sqm double block traded late last year through Patona Property, is proposing an 84-apartment development in place of the existing low-rise buildings.

The slender tower at <a href="https://www.apartments.com.au/new-apartments/212-220-shafston-avenue-east-brisbane-qld-4169">212–220 Shafston Avenue</a>, overlooking the Brisbane River, has been designed by <a href="https://www.apartments.com.au/architects/aplus-design-group">Aplus Design Group</a>. It will comprise a mix of one-, two- and three-bedroom apartments above six basement levels, topped by rooftop resident amenities.

The development has been designed as a vertically articulated tower with recessed balconies, curved façades and planted edges intended to soften its scale within the evolving Shafston Avenue skyline. In the submitted Urban Design Report, Aplus Design Group said the tower had been “shaped with a slender vertical expression, articulated façades, recessed balcony zones, integrated planting and a clearly defined podium relationship, helping to reduce perceived bulk and create a more elegant contribution to the Shafston Avenue streetscape and broader Kangaroo Point skyline.”

The scheme comprises 84 apartments, including 25 one-bedroom units, 34 two-bedroom apartments and 25 three-bedroom residences. A total of 104 car spaces are proposed across six basement levels, including resident, visitor and accessible parking.

Residents will have access to rooftop communal open space and shared amenities, while the development also incorporates deep planting zones and subtropical landscaping throughout the podium and tower levels. The project includes 35 per cent communal space coverage across the site and a 17.5 per cent deep soil zone allocation to support urban greening outcomes.

The application exceeds the mapped building height under the Kangaroo Point Peninsula Neighbourhood Plan and is being assessed under Brisbane City Council’s impact assessment pathway. The design team argues the additional height is supported by the site’s strategic inner-city location, existing high-density zoning, and proximity to transport and employment hubs.

“The design has been developed to make better use of a well-serviced urban site within an established high-density residential setting, while improving the street presentation and overall quality of the public realm interface,” the report states.

A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Hamton has increasingly focused on precinct-scale, nature-led communities across Melbourne’s middle-ring suburbs, with projects spanning Hawthorn, Kew, and Moonee Ponds.

Record Chinese visitors again: Pete Wargent

Oakleigh mixed-use investment in tightly held precinct

Frasers Property Australia (formerly Australand) has exchanged contracts with Hanson Concrete to acquire a 10 hectare site adjacent to its Eastern Creek Business Park in western Sydney.  
The site complements Frasers Property Australia's previously developed 100 hectare Eastern Creek Industrial Estate.
Frasers Property Australia northern region general manager Ian Barter said that Eastern Creek was identified as a prime location for logistics and warehousing operation over a decade ago.
“This decision has been validated following the development of over $650 million worth of institutional A grade industrial facilities in Eastern Creek," he said.
"When the opportunity arose to purchase several hectares adjoining the existing estate, we were very keen to pursue the opportunity.”
“As one of the leading developers and owners of industrial product in Australia, it is important for Frasers Property to have a strong presence in the major markets such as Western Sydney.

Frasers acquire prime industrial site in western Sydney

MAB Corporation has sold a state-of-the-art service station and convenience store complex on Melbourne's West Gate Freeway for $22.5 million, the largest sale of a petrol station anywhere in Australia for more than 10 years.
The sale reflects a 5.5 percent yield.
The property was sold by Savills Chris Jones, Clinton Baxter and Ben Hegarty, in conjunction with Dawkins Occhiuto's Andrew Dawkins and Walter Occhiuto.
They said the marketing campaign generated strong international and local interest, with the purchaser a Melbourne based private investor.
 
"In addition to numerous local bids, we also generated multiple offers from Asia and Europe, with purchasers particularly driven by the property’s enviable and unique position on the West Gate Freeway, one of Australia’s busiest roads," Chris said.
"It was an opportunity that rarely comes to market and unlikely to be repeated given the dearth of similar sites and properties offering such strong locational advantages."
Clinton said investor interest was also driven by the state-of-the-art facility and the first rate tenancy profile offering stable long-term cash flow.
"The property offered investors a brand new state-of-the-art facility with maximum depreciation benefits to complement the strong income from A-grade tenants Shell, Hungry Jacks and Red Rooster."
"It really ticked all the boxes of a superb commercial investment,’’ he said.
The property at 62 Cook Street, Port Melbourne was constructed and opened earlier this year.
Walter Occhiuto said the property was sold subject to leases to Viva Energy Australia (Shell/Coles Express), Hungry Jack’s and Red Rooster on 15 year terms, for a total net income of $1.41 million.

MAB’s West Gate sells for $22.5 million

Two 7-Eleven service station and convenience store investment properties have sold at auction achieving record low yields for the sector.
The first property at <a href="https://www.commercialrealestate.com.au/property/154-158-st-kilda-road-cnr-alma-road-st-kilda-vic-3182-2012893166" target="_blank">154-158 St Kilda Road, St Kilda</a> (above) sold for $10.2 million, reflecting an initial net yield of just 2.73 percent.
The other 7-Eleven at <a href="https://www.realcommercial.com.au/property-retail-vic-box+hill-502007094" target="_blank">786 Whitehorse Road, Box Hill</a> sold for $8 million, showing an even lower yield at 2.14 percent. 
Both properties were purchased by off-shore investors and the combined price exceeded the vendor's reserve.
JLL's Directors of Retail Investments Stephen Bolton and Stuart Taylor handled the campaigns 
"We expected the high profile properties to achieve strong results based on the enquiry levels received throughout the campaign," Stephen said.
"Both properties attracted a mix of buyer types, comprising local, interstate and off-shore investors.” 
“The strength and security of the lease covenant to 7-Eleven and continued strong growth of 4 percent per annum helped push investors to these prices. 
The assets featured brand new 15 year leases to 7-Eleven with an option for a further 15 years.
The sub 3 percent yields are a record for the sector and support the ongoing yield compression for prime retail investments in the Melbourne market”, Mr Bolton added.  
These actions follow the recent sale of the Liberty service station at <a href="https://www.realcommercial.com.au/property-land+development-vic-fitzroy-501909490" target="_blank">151-159 Victoria Parade, Fitzroy,</a> which sold for $9,600,000 reflecting an initial yield of 1.53 percent.
The 1,684 sqm property, currently operating as a Liberty Petrol station benefited from a long term lease until March 2017  and a one 5 year lease option.

Record low yields achieved with 7- Eleven service station sales

Victoria's Del Rios, one of Australia's largest vineyards, has been sold for between $22 million and $25 million.
There was strong interest from a range of local, national and international buyers.
Colliers International's Tim Altschwager and Nick Dean brokered the sale to Melbourne-based GoFarm Australia on behalf of Belvino Investments.
Tim Altschwager said the vineyard, located on the Murray River in Kenley, 77km north of Swan Hill, was one of most significant vineyards in Australia.
“With a vineyard area of nearly 900ha and high security water entitlements of 5,476.2 megalitres, the well-established Del Rios property generated interest from a range of local, national and international groups, before ultimately being acquired by Melbourne-based agricultural developer/manager GoFarm," he said.
“Many parties were interested in the large water entitlement alone.
“The solid enquiry we received is representative of increased interest in Australian wine industry assets, which is largely due to more favourable fundamentals, a lower Australian dollar, free trade agreements and the return of the US and UK to the market. 
He said with bulk wine stocks currently low.
"We are receiving increased levels of enquiry for wine industry assets and, in particular, large scale warm climate vineyards that can produce high volumes of fruit to take advantage of increased overseas demand for fruit and wine.”
Located within the Murray Darling Wine Region, the second largest wine region in Australia, has about 1,300 growers and 23,000 hectares of vineyards producing around 400,000 tonnes annually.
The vineyard was established from 1998 to 2003 and is predominantly planted to Chardonnay (39%), Sauvignon Blanc (20%), Merlot (14%) and Shiraz (8.5%). 
Extensive infrastructure servicing this large scale irrigated vineyard includes office, housing, sheds and staff amenities. 
In last 12 months, four of the five largest vineyards in Australia have changed hands, with Duxton Group acquiring the Littore Vineyards and Macquarie Bank’s Chalmers Vineyard, in addition to the sale of Del Rios and rumours of the Dunvar vineyard at Darlinton Point recently selling. 
 “This vineyard movement has wine companies hungrily seeking grapes for 2017 and investors seeking warm climate vineyards to purchase,” he said.

A Seaford industrial site has been sold for $1.825 million at auction, reflecting a sub-7 percent yield.
The property at <a href="https://www.realcommercial.com.au/property-showrooms+bulky+goods-vic-seaford-502001378" target="_blank">6 Hartnett Drive</a> comprises two modern corner showroom building sites over one title, on a combined 2490 sqm site.
Improvements comprises two modern high-clearance showroom/warehouse building with a combined building area of 1,292sqm and 21 on site car parks, returning a total of $126,839 per annum plus GST and outgoings across two income streams.
Fitzroy's Dean Alexander and Mark Talbot handled the campaign, which saw in excess of 60 enquiries and four bidders on auction day.

Seaford industrial sells for $1.825 million

Kingston Estate Wines has snapped up the New Residence vineyard in South Australia's famous Riverland region.
They've acquired the 252 hectare commercial vineyard for an undisclosed amount through Colliers International’s Tim Altschwager and Nick Dean on behalf of Seven Fields.
Located just outside Loxton, the vineyard is planted with around 36.4 percent red varieties and 63.6 percent planted to white.
It was developed in 2001 and planted to 233 hectares with the balance of the land comprising headlands, formed internal roads and shed curtilage.
Tim said they received significant interest from both domestic and international investors and existing wine industry participants.
New Residence vineyard was one of three large commercial vineyard investment properties managed by Seven Fields that were put to market through Colliers International. 
“The portfolio also included the Conundrum vineyard in the Riverland region and the Howcroft Estate vineyards in the Bordertown wine region,” Tim said.
“The Conundrum vineyard is currently under contract and the Howcroft vineyard was sold to Casella Wines in December 2015."
Nick said the Riverland region was Australia’s largest producer of wine grapes, responsible for approximately 30% of the national grape crush annually.  
“The economic benefit to the Riverland is substantial and in turn sustains the development of the region."
“The Riverland is developing as an entrenched tourist destination, combining proximity to Adelaide with obvious physical charms of the Murray River and its wine and food culture.”

Kingston Estate Wines expands vineyard holdings

Impact Investment Group (IIG) has launched a $100 million Solar Income Fund with exclusive rights to buy around $60 million of Australian solar infrastructure projects in varying stages of construction.
The Fund has a target to deliver investors a pre-tax Internal Rate of Return of approximately 10 percent and is led by IIG Head of Renewable Energy Infrastructure Lane Crockett and overseen by an independent board chaired by Ross Garnaut AO.
During the life of the fund the pool of assets are expected to reduce carbon emissions by around 1.2 million tonnes.
IIG Solar Income Fund Chair Ross Garnet said the fund aims to provide attractive and stable returns to investors with positive social and environmental benefits. 
Seed assets include the Karratha Solar Farm land the Mount Majura and Williamsdale solar farms located in the Australian Capital Territory. The Fund will only acquire fully operational solar farms and assets will have long-term contracted or regulated off-take arrangements with Australian governments and/or investment-grade commercial counterparties, and will typically range between 1MWp-30MWp in size.
