<p>Toorak's dress circle St Georges Road, home to some of the city's priciest homes, is set for a rare new apartment development.</p>

<p>Blood Diamond Group, an entity tied to Tina Brandi, wife of David Brandi who has been a prolific bidder on The Block over the years, has filed plans for an ultra-exclusive development across an amalgamated 3,662 sqm site at <a href="https://www.apartments.com.au/new-apartments/104-106-st-georges-road-toorak-vic-3142">104 and 106 St Georges Road</a>.</p>

<p>The proposal would replace two existing homes on the riverfront site with a five-level apartment building cascading down the steeply sloping land toward the Yarra River. Designed by Charles Wright Architects, the development has been carefully shaped around the site’s topography and river environs, with the upper levels stepping back to reduce visual bulk from both St Georges Road and the Yarra corridor.</p>

<p>Planning documents describe the proposal as “a site layout and building typology that is consistent with the emerging character of the area and which provides exceptional amenity for future residents without compromising that of neighbouring properties.”&nbsp;</p>

<p>The scheme comprises 12 apartments, including 10 three-bedroom residences, one one-bedroom apartment, and a substantial split-level five-bedroom penthouse. A 624 sqm communal rooftop terrace will crown the building, while three undercroft levels embedded into the hillside will accommodate apartments and basement parking.</p>

<p>The design leverages the site’s dramatic northern outlook across the Yarra River, with living areas and balconies oriented toward the water. A central atrium running the full height of the building is intended to draw natural light deep into the residences and improve internal amenity.</p>

<p>Landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo Design &amp; Landscape</a> will play a major role in softening the built form, particularly along the river edge where significant setbacks have been introduced. The proposal includes a minimum 30-metre setback from the Yarra River boundary, preserving a substantial landscaped buffer between the development and the waterway.</p>

<p>While a mature English Oak near the front of the site is proposed for removal, the plans retain a large English Elm closer to the riverfront, alongside other established vegetation in the lower section of the property.</p>

<p>Architecturally, the building adopts strong horizontal forms with expansive glazing and curved balcony edges facing the river. Planning documents note the upper levels “adopt a receding form” to ensure the building responds appropriately to the Yarra River environs overlay controls.&nbsp;</p>

<p>The surrounding streetscape is characterised by large contemporary homes embedded into the hillside, many presenting as modest one or two-storey forms to the street before expanding toward the river frontage below. The planning report notes this established pattern heavily influenced the massing strategy for Toorak Pavilion.&nbsp;</p>

<p>Until the recent sale of the landmark Clendon Road mansion Coonac for around $130 million, St Georges Road held the state's most expensive home, the $80,000,088 derelict "Ghost House" mansion that was bought by crypto king Ed Craven.&nbsp;</p>

<p data-end="205" data-start="54">Six months after a development site on Kangaroo Point’s Shafston Avenue sold for $6.55 million, plans have been lodged for a 23-storey apartment tower.</p>

<p data-end="443" data-start="207">A company named JMT Mega Capital, understood to be interstate investors when the 1,222 sqm double block traded late last year through Patona Property, is proposing an 84-apartment development in place of the existing low-rise buildings.</p>

<p data-end="694" data-start="445">The slender tower at <a href="https://www.apartments.com.au/new-apartments/212-220-shafston-avenue-east-brisbane-qld-4169">212–220 Shafston Avenue</a>, overlooking the Brisbane River, has been designed by <a href="https://www.apartments.com.au/architects/aplus-design-group">Aplus Design Group</a>. It will comprise a mix of one-, two- and three-bedroom apartments above six basement levels, topped by rooftop resident amenities.</p>

<p>The development has been designed as a vertically articulated tower with recessed balconies, curved façades and planted edges intended to soften its scale within the evolving Shafston Avenue skyline. In the submitted Urban Design Report, Aplus Design Group said the tower had been “shaped with a slender vertical expression, articulated façades, recessed balcony zones, integrated planting and a clearly defined podium relationship, helping to reduce perceived bulk and create a more elegant contribution to the Shafston Avenue streetscape and broader Kangaroo Point skyline.”</p>

<p>The scheme comprises 84 apartments, including 25 one-bedroom units, 34 two-bedroom apartments and 25 three-bedroom residences. A total of 104 car spaces are proposed across six basement levels, including resident, visitor and accessible parking.</p>

<p>Residents will have access to rooftop communal open space and shared amenities, while the development also incorporates deep planting zones and subtropical landscaping throughout the podium and tower levels. The project includes 35 per cent communal space coverage across the site and a 17.5 per cent deep soil zone allocation to support urban greening outcomes.</p>

<p>The application exceeds the mapped building height under the Kangaroo Point Peninsula Neighbourhood Plan and is being assessed under Brisbane City Council’s impact assessment pathway. The design team argues the additional height is supported by the site’s strategic inner-city location, existing high-density zoning, and proximity to transport and employment hubs.</p>

<p>“The design has been developed to make better use of a well-serviced urban site within an established high-density residential setting, while improving the street presentation and overall quality of the public realm interface,” the report states.</p>

<p>The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.</p>

<p>Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.</p>

Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.</p>

<p>The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.</p>

<p>Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.</p>

<p>The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.</p>

<p>The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.</p>

<p>Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.</p>

<p>The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.</p>

<p>Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.</p>

<p>The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.</p>

<p>Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.</p>

<p>“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.</p>

<p>“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;</p>

<p>Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;</p>

<p>The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.</p>

<p>Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.</p>

<p>Coronation Property has announced QT Hotels &amp; Resorts has entered into an agreement to open its third hotel in New South Wales within the 8 Phillip Street mixed-use apartment tower in Parramatta. </p>
<p>The hotel will be Parramatta’s first five-star offering.</p>
<p>The Woods Bagot designed 54 storey building will include 14 levels of designer QT Hotel accommodation below 35 levels of apartments. </p>
<p>The building design includes capacity for 205 standard deluxe rooms, 50 executive deluxe rooms and two QT suites.</p>
<p>The quirky designer hotel will feature a stunning three storey lobby void, which will be independent from the adjacent residential lobby. </p>
<p>Inspiration for the lobby’s three storey staircase was drawn from Louis Vuitton’s Vienna outlet.</p>
<p>Hotel amenities will include a signature QT bar &amp; grill restaurant which will also be open to the public, multiple meeting and event spaces, a ballroom accommodating 200 people seated and an alfresco infinity pool on the 18th storey.</p>
<p>Joe Nahas, Managing Director, Coronation Property said 8 Phillip Street’s world-class design will be a transformative project for Parramatta.</p>
<p>QT Hotels’ signature designer, yet quirky spaces, combined with bold entertainment and relaxing guest experiences has become renowned in the hotel and hospitality sector since it opened QT Gold Coast in 2011. </p>
<p>QT'S David Seargeant said its hotels were sort out by design driven travellers. </p>
<p>"Coronation Property’s high standard of design for this project aligns perfectly with our brand making this such a great partnership.”</p>
<p>David Borger, Director, Sydney Business Chamber Western Sydney, said iIn the next five years the economy is expected to grow by 30 per cent, to $30 billion, with many new businesses centring their operations in Parramatta, bringing with them an additional 29,000 white collar office workers looking to live in Parramatta.</p>
<p>8 Phillip Street is scheduled to open in 2020.</p>

<p>Where once it was a niche investment, student accommodation has now become a global asset class.</p>
<p>According to the latest Savills World Student Housing Spotlight, 2015 was a record year for investment in student housing with US$14.9 billion invested globally in the sector.</p>
<p><strong>The Local Market - Australia</strong></p>
<p>The Australian market continues to attract significant attention and is a particularly popular destination for international students. Students from China and India together supply nearly 40 percent of international students, an increase of more than 13 percent and 15 percent respectively in 2015.</p>
<p>With Australia featuring in the list of favoured destinations in the world’s top outbound markets for international students, plus a fast-growing domestic population, student numbers have risen 37 percent in the last eight years. With 30 Australian institutions appearing in the top 750 of the QS World University Rankings, up from 25 in 2012, demand is likely to continue and, as a consequence significant new stock will be required.</p>
<p>The strong growth potential in Australia is set against a general shortage of supply; at the moment there is only enough purpose-built student accommodation (PBSA) available to accommodate 6 percent of the student population. In response, more than AU$2 billion of capital has been earmarked for development projects in student accommodation since the start of 2015.</p>
<p><strong>Around the World</strong></p>
<p>The Savills World Student Housing Spotlight has found that cross border investment in this fast maturing asset class accounted for 40 percent of all global investment activity. International investors who are seeking to diversify their portfolios have been attracted by the fact that US and UK student housing REITs have outperformed their All REIT indices by 19 and 16 percentage points respectively.</p>
<p>The first half of 2016 has seen lower total global volumes compared with 2015, but in mainland Europe investment levels have continued to rise off a low base. By the end of July, German student housing had attracted €350 million of investment – more than double the total invested in the whole of 2015 – while in France €345 million has been transacted in the year to August 2016.</p>

<p>Investors have been attracted by mainland Europe's strong investment potential. Its combined student population of 20 million, and the very low provision in some markets of purpose-built student accommodation (PBSA) despite growing demand from international students attracted by an increasing number of courses taught in English, place it on an upwards trajectory.</p>
<p><strong>A Resilient Asset Class</strong></p>
<p>Growing international student numbers are therefore set to secure the market for a premium PBSA product, but there also remains a huge untapped market for more affordable private accommodation. High land values and development costs will impede this in many markets, but upgrading of existing university stock or establishment of new models may be a route in.</p>
<p>In either case, student housing has proven itself to be a resilient asset class and, with its counter-cyclical fundamentals, many institutional investors will continue to turn to the sector where they can achieve strong occupancy and rental growth.</p>

The rise – and rise – of global student housing investment

<div>In Brisbane, where there is still a significant pipeline of inner city apartments set to hit the market, vacancy rates are 2.9 percent. </div>

<div>Perth's vacancy rate was steady from the previous month at 5 percent, while the Darwin market appears to be have steadily improved with vacancy rates at 3.1 percent. </div>

<div>The tightest markets are Hobart (0.6 percent) and Canberra (1.1 percent), and asking rents have increased accordingly in these cities. </div>

Vacancies up slightly year-on-year: Pete Wargent

<p>Fitzroys has sold a landmark commercial site in Melbourne’s inner-west, with a Seddon corner site fetching $4.6 million under the hammer.</p>
<p>The 833 square metre property at 70 Charles Street, on the corner of Charles and Victoria Streets, comprises two individual titles.</p>
<p>Fitzroys agent Michael Ryan said more than 100 enquiries were received during the campaign, with four bidders competing for the property.</p>
<p>He said an offshore investor/developer won out after the bidding pushed the price $1 million above the reserve.</p>
<p>The Commercial 1-zoned site was offered with vacant possession.</p>

Seddon commercial corner site sells

<p>A private investor has secured a presence in Dandenong South’s industrial market with the purchase of a 1,119 square metre property for $1,575,000.</p>
<p>CBRE negotiated the deal of 41-45 Williams Road on behalf of Scanlon Property Holdings and Bracken Property Holdings, with the sale reflecting a building rate of $1,407 per square metre.</p>
<p>Located three kilometres from the Eastlink Freeway, the property is occupied by multinational aerospace and transportation specialist Bombardier Inc – a Canadian Stock Exchange listed company until April 2019.</p>
<p>CBRE's Ben Mensink said the attraction of a global tenant provided investment confidence in the property.</p>

Investor takes flight to Dandenong industrial precinct

<p>A five level Cremorne office complex is up for sale ahead of its expected completion in 2017.</p>
<p>The property at <a href="https://www.commercialrealestate.com.au/property/16-dover-street-cremorne-vic-3121-2013091281" target="_blank">16 Dover Street</a> has floor spaces available with offices ranging from 65 square metres to 790 square metres, all with external terraces included.</p>
<p>There is also a secure onsite car parking available per office with the optional choice to add more car spaces for a cost.</p>
<p>The Bialkower family is selling the strata office space off the plan in a $7 million development having previously focused on industrial projects.</p>

<p><span>Figures compiled by CBRE show strata office values in Melbourne have risen 10 per cent to 15 per cent in the last year to range from $7000 to $11000 per square metre, making them comparable with the returns achieved on residential apartment developments.</span></p>

Off the plan Cremorne office space for sale

<p>A prime retail site at 20-26 Ferguson Street, Williamstown has sold for $7 million under the hammer.</p>
<p>The 738 square metre corner property comprised seven titles offered as a whole, sold under the hammer on a 3.85% net yield. It included five shops and two dwellings/offices across a total building area of 761 square metres with a combined return of around $290,000 per annum, and a 28 metre frontage to Ferguson Street, three street frontages and rear parking.</p>
<p>The nearby retail site at 5, 7 &amp; 9 Ferguson Street has also sold under the hammer for $4,225,000.</p>
<p>The three adjoining shops were offered in one line and sold for $300,000 above reserve, at a tight 3.4% yield.</p>
<p>Fitzroys also sold Shop 6, 73-83 Douglas Parade for $1.21 million under the hammer in recent weeks.</p>

Sydney property investors come storming back

<div>Strewth, you know things haven't been hunky dory for housing markets in your region when the central bank starts profiling financial stability risks in its bi-annual Review. </div>

<div>Housing loan arrears continue to deteriorate in the mining regions of Western Australia and Queensland.</div>
<div> </div>
<div>I have actually heard much about this already from various sources - in some small mining towns the situation is beyond chronic - but now it's starting to feed through to the official data.</div>
<div> </div>
<div>Interestingly, nationally applications for property possession are still declining as a share of the total dwelling stock. </div>
<div> </div>
<div>But clearly this is not the case in mining hotspots. </div>
<div> </div>
<div>High vacancy rates, falling rents, and falling prices are hammering property investors in mining regions, reported the Reserve  Bank of Australia (RBA).</div>
<div><strong><span style="text-decoration: underline;"> </span></strong></div>
<div><strong><span style="text-decoration: underline;">Illiquidity</span></strong></div>
<div> </div>
<div>Banks have reported that in some regions even with big price discounts properties can't be sold.</div>
<div> </div>
<div>The only minor consolation or "cushion" for households in aggregate is that in some of the worst-affected regions mining companies own a high proportion of the dwelling stock, so personal administrations, while rising in mining regions, nationally remain close to 15-year lows.</div>
<div> </div>
<div>Though I doubt this feels like much of a consolation if you're the one stuck with an illiquid and depreciating asset.</div>
<div> </div>
<div>The RBA profiled the Pilbara and the Kimberley region in coastal Western Australia. </div>
<div> </div>
<div>And in Queensland, the RBA took a shufti at Townsville, Mackay, the Bowen Basin, Central Highlands.<br><br>

Mining crunch stress and house prices

<p>As e-tailing and large format fashion reshape the retail landscape, shopping centres are evolving into community hubs offering a broader range of experiences.</p>
<p>There’s change brewing in the domestic fashion world. Big international retailers like Zara, H&amp;M and Uniqlo are accelerating cycles and smaller retailers need to differentiate their brands to survive.</p>
<p>Fashion retail is not just about the product. If you are a ‘me too’, you’re in no man’s land and highly exposed – it’s increasingly about the experience and how you engage with customers across all channels. And that means owning and building your brand. </p>
<p>We feel that the industry is seeing more fashion wind-ups at the moment, as businesses without sufficient differentiation are losing customers.</p>
<p>It's quite possible that some fashion retailers are failing, in part, as they try to create an increasing number of collections each year to compete with online or fast fashion – something that puts massive strains on their resources. They can’t keep up with changing consumer preferences and online shopping.</p>
<p><strong>Pressure on the fashion retailers</strong></p>
<p>Sales are transferring to big box fashion retailers. The apparel pie isn’t growing to the same extent, so naturally that’s put pressure on the rest of the fashion category - there’s a re-aligning of the fashion spend. </p>
<p>Big box fashion has a key operational advantage too, as their gross occupancy charges are substantially cheaper than the average specialty store. </p>
<p>A typical specialty fashion store has rental costs greater than 20 percent of sales, which means sales don’t have to decline much for profit margins to be decimated.</p>
<p>If they don’t own their brand, provide a great experience and don’t have a sharp business model, they’re in trouble. </p>
<p><strong>The shift for shopping centres</strong></p>
<p>Failing fashion retailers aren’t a sign that people are necessarily moving away from shopping centres. Instead, customers are looking for something different.</p>
<p>Broadly speaking, total square meterage of fashion retail isn’t dramatically changing, but the mix and composition is evolving. We foresee that there’ll be fewer but larger fashion offerings over the next few years, which will be paired with a sophisticated range of services that put retail and services at the heart of the community. </p>
<p>We’re seeing demand growth in entertainment, experience and service uses – things that can’t be replicated online.</p>
<p>As long as you can’t go bowling, get your teeth fixed, eat a steak or get a manicure online, you’ve got a potential retail operation. </p>
<p>This trend is spreading right across Australia. Smaller shopping centres that were largely focused on fashion and food are diversifying to include a broader ranges of categories – which is a great thing. The old concept of one-stop shopping is making a comeback. The customer wins, and so do landlords. Good retail environments always adapt to the times to maintain relevance.<span style="font-size: 12.16px;"> </span></p>
