A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

Designed by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a> with landscape architecture by Tract, Trackside Gardens has been conceived as a botanical-style residential precinct prioritising canopy planting, communal green space, and vertical landscaping.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

A comprehensive landscape strategy would introduce deep soil planting, vertical greening, communal gardens, and new pedestrian links throughout the site.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Hamton has increasingly focused on precinct-scale, nature-led communities across Melbourne’s middle-ring suburbs, with projects spanning Hawthorn, Kew, and Moonee Ponds.

In the three months to November 2016, there were 54 sales for a total of $200.5 million compared with 35 sales for a total of $239.8 million recorded for the three months to August 2016.
There is an increase from the 28 sales at a total of $107.6 million recorded for the three months to May 2016. 
The latest data brings the total sales for the 12 months to $906.4 million, a decrease from the $1.321 billion in sales recorded to the same time last year.

Auckland commercial property sales activity in decline: CoreLogic

The latest research shows that commercial property sales have significantly decreased in the past three months, according to CoreLogic’s Chapel Street Cityscope report.
Sales recorded in the quarter ending November 2016 totalled $3 million from three sales.
This is compared with $211.8 million from 8 sales in the three months to August 2016 and the recorded $131.2 million from 13 sales in the three months to May 2016.
The November 2016 sales totals represent a return to normalcy after The Como Centre and 650 Chapel Street were each bought together for approximately $203 million, boosting the total in the August quarter.
This data brings the 12 month total to $451.8 million from 34 sales, an increase compared with the previous 12 month total of $331.9 million from 38 sales.

If we had a completely blank slate to work with, how would we design our buildings and cities? How different would they be from the environments we have created now?
That was the question posed by JLL and TEDxSydney earlier this year for their Urban Canvas research project, which surveyed more than 200 professionals from 19 industries and conducted full-day workshops to explore issues around workplaces, buildings and cities.
Participants were asked to imagine creating places for people to work, live and play within the construct of a completely fresh slate - the planet Mars in 2050, made habitable for humans. 
The concept of Mars was used to give people a blank canvas and understand what they would create if they didn’t have the limitations of the existing built environment.
The resultant whitepaper – ‘Is humanity the future architect: how human connections will ultimately shape the future of real estate’ - projects a vision of the future where buildings do more than function as places of work – they promote connections between people and nature, whilst enhancing our health and wellbeing.
“The results unanimously focused on human connections and a desire to be closer to nature,” says Richard Fennell, Australian Head of Property &amp; Asset Management for JLL.
“It seems that amongst our condensed and densely populated skylines, the people living and working within them are craving more open spaces, more air, and more natural materials and environments.” 
Participants sought a lifestyle where home and work were more interconnected in a physical sense - promoting concepts such as community workplaces, co-working and flexible work locations - whilst craving to be less connected mentally and emotionally.
This is a response to the recognition that the modern workforce does not ‘switch off’ - workers no longer leave work behind when heading home, and this is acknowledged as negatively impacting mental health.
“Our basic needs and wants remain consistent with what they were 100 years ago,” Fennell says. “We saw five key themes emerge when asking the TEDxSydney Community to design their future, four of these themes focused on human needs.”
Those five key themes are:

<li>Health and wellness</li>
<li>Nature and human sustainability</li>
<li>Social consciousness</li>
<li>Robotics and artificial intelligence</li>
</ol>
“Throughout our research, certain mega-trends also emerged that might shape how we interact with our urban environment, including robotics, quantum computing, driverless cars and co-working,” Fennell says. “But it will be a desire for authentic, deeper human interactions, health and wellbeing, and a closeness to nature that will continue to dominate the built environment.”
JLL’s Australian Head of Corporate Account Management, Rajiv Nagrath, says the research found that, despite technological advancements and the potential impacts of robotics and artificial intelligence, there was a desire for a future dependent on people, not machines.

The independent real estate portal Jagonal is for sale after the office leasing website was placed in administration.
Administrators from McGrath Nicol were appointed to Jagonal on November 7 after investors in the three-year-old start-up not to inject more cash for the struggling website.
Final bids for the business close today.
"We've spoken with the administrators and put our hands in the ring for some of the assets," Simon Rose, chief executive of CommercialPropertyGuide.com.au, told the Australian Financial Review.
Jagonal was set up by REA Group alumni Serge Kotlyarov, Andrew Brown and Max Sim in September 2013.
It was backed by a group of investors including founding shareholder Godfrey Franz, a director of Sydney-based Matrix Property Group.
The portal offers leased space across 4500 office buildings and includes a patented 3D office space search.

Jagonal for sale after office leasing website goes into administration

Office, retail and industrial property returns have outpaced those from the stockmarket, according to a new report.
The average annual return on commercial property was 12.2 percent for the September 2016 quarter according to the Property Council/IPD Australia All Property Index, with the ASX 200 a total return of 7.58 percent.
Dr Anthony De Francesco, executive director of MSCI told the Australian Financial Review rising bond yields and some poorer performing property fundamentals could further ease the returns in commercial real estate.
"A key risk factor for the property sector is the prospect of a narrowing cap rate spread to the bond rate if we see tightening interest rate cycle in the near term," he said.
"Another risk factor is the generally soft space market fundamentals which have not translated into strong net operating income growth."
"A key driver of capital return had come been the firming in capitalisation rates.
"This is continuing, although signs are emerging of cap rates starting to stabilise and even soften across some sub-sector markets.
"We've seen steep cap rate compression over the last few years, which has delivered very firm cap rates across all property sectors. In fact, pricing within the property market is now far more aggressive than at the peak of the market before the GFC hit.
"Back then, the overall cap rate for commercial property stood above 6.3 percent. Now it sits at six percent."

Commercial property v shares: demand to remain strong in 2017

Implementing new technologies to maximise and increase productivity in the construction industry is among the primary concern of respondents to a new survey.
The Construction Industry Innovation &amp; Productivity Report 2016, released by fintech startup Progressclaim.com surveyed over 200 construction workers and found less than half or 37 percent believe their industry is an early adopter of new tech-focussed solutions. 
Lincoln Easton, Progressclaim.com founder said 82 percent of respondents felt it’s important to work in a progressive and innovative organisation.
"A staggering number of respondents felt their workplace was not at all, or only slightly, advanced in their uptake of different technology types, with standout areas of concern including: drone technology (78 percent), 3D printing (77 percent) and BIM technology (54 percent)," he said.
"Even in areas such as IoT (the Internet of Things), desktop software and cloud technology, where respondents showed the most trust in their workplace’s abilities, the results were still low, with barely half indicating their workplace was somewhat advanced – 51 percent, 46 percent and 45 percent, respectively. 
“Increased productivity (90 percent), less time wastage (83 percent) and increased competitiveness (75 percent) ranked as the top three benefits of new technologies – but, as an industry, we are lacking long term vision, resources and expertise to roll out new solutions. 
“A project-focussed approach, rather than long term thinking, is breeding a stagnant culture that’s stifling progression at pace or scale.
"The findings uncovered key hurdles to be: a lack of expertise and resources that can be dedicated to manage the implementation (50 percent), a lack of standardisation across the industry (50 percent) and a reluctance to change current processes (39 percent)."

Low global and local interest rates have spurred a significant rise in commercial property prices in Australia in recent years according to HSBCE seniro economist Paul Bloxham.
In his 2017 forecast he says his has been partly driven by a global ‘search for yield’.
"Commercial property prices have risen across office, industrial and retail commercial property," he said.
"The rise in commercial property prices has significantly outpaced rents, pushing yields lower, and driving them to converge towards global commercial property yields, which are still lower than those in Australia.

"However, much like the housing market, the trends vary across the major cities. 
In Sydney and Melbourne, where economic conditions have been stronger, office vacancy rates have edged lower, supporting prices and rents. 
"However, yields have still fallen as growth in commercial property prices outpaced growth in rents. In Perth, Brisbane and Adelaide, where economic conditions have been weaker, office vacancy rates have risen. This has seen rents fall, while office prices have tracked broadly sideways, which has also weighed on commercial property yields. 
"The recent lift in global interest rates could take some of the support away from commercial property prices. Oversupply of commercial properties in Brisbane and Perth, which have seen a sharp rise in vacancy rates, could also weigh on apartment markets in those cities, given the substitutability across these types of properties."

Commercial property spill-over: HSBC's Paul Bloxham

We look at the regions that have had at least 50 settled sales in both 2015 and 2016.

Each of the council areas that have recorded the greatest total value of sales over the past year have recorded a decline relative to a year ago.
The total value of transactions is an important figure to consider for real estate and mortgage professionals.  Because commission is typically calculated for real estate agents on the value of the sale and for mortgage providers based on the size of the loan, understanding where the value of transactions is greatest is valuable.  The following analysis looks at the value of sales across council areas; keep in mind that the size of the council region will have an impact.  We have only included regions that have had at least 50 settled sales in both 2015 and 2016.

Brisbane has recorded the greatest total value of sales over the past year at $16.8 billion however, the value is -11.2 percent lower over the year. The first table shows the total value of sales over the past year and the previous year for each of the 20 council areas nationally with the greatest value of sales.  Each of the top 20 regions listed have seen fewer overall sales and a lower total value of sales relative to 2015.
The second table shows the council regions that have seen the greatest increase in the overall value of sales over the past year. Circular Head in Tasmania has seen a 91.6 percent increase in the value of sales over the past year.  Most of the regions listed have seen an increase in sales over the year, the exceptions have been Circular Head and Wakefield. This suggests that the increase in value has been more driven by an increase in values of properties rather than an increase in turnover.

The final table highlights the council regions nationally that have recorded the greatest decline in the total value of sales over the past year.  Maranoa in Queensland has recorded then greatest decline in the total value of sales over the year, -48.1% lower.  In each of these regions except for Isaac in Queensland, the number of sales is lower over the year which is clearly contributing to the decline in value of sales.  A number of these regions are also linked to the mining and resources sector where home values have fallen substantially over recent years.  These factors are also contributing to the slide in the overall value of sales.

With the turnover of housing stock reducing across the country and fewer homes available for sale the amount of commission is reducing. One strategy that will help to alleviate this reduction in the commission pool is for industry participants to target those areas where turnover is increasing. Mortgage professionals will need to look more at opportunities in the refinance space, in Sydney and Melbourne in particular, these opportunities should be sufficient given the significant rise in housing equity over recent years. 
Of course, another strategy to protect revenue is to improve market share.  Many businesses tend to tighten the purse strings for marketing and business development, however a contracting market offers up good opportunities to expand market share and increase productivity.
