A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

REINSW pushed for a standard mandatory lease for strip shops, a similar concept to the residential tenancy agreement (RTA), which would allow for a lease to be entered into on the spot and would make dispute resolution easier.
If retail leasing had gone this way the retail sector would have enjoyed huge economies and efficiencies. Instead, leaving this out of the reforms is an opportunity lost.
The Retail Leases (Amendment) Bill 2016 was passed through NSW Legislative Assembly last night (21 February 2017) following a lengthy review process with the some 44,500 retail businesses throughout NSW affected by the legislation.
REINSW put forward a submission, which included the key recommendation of a mandatory lease. The submission is available on request.

Megacities to future cities
Megacities, cities with populations greater than 10 million, are often thought of as huge economic engines and integral parts of the future. However what matters now is not the largest population of the city, but the greatest number of skilled workers. Innovation and creation are key industries for prosperity.
As technology continues to advance, many of the working class and service class jobs will increasingly be replaced through digital disruption and technological redundancy. It is the creative class or ‘knowledge workers,’ in other words those who use their brains rather than their hands to make a living, that will be key to the future. These workers are incredibly mobile – not tied down to anything – and move wherever they like, working from wherever they like.

Where will the population of the future choose to live?
This mobility is what will create large shifts for the cities of the future. If these workers can choose to live wherever they like (and work remotely, connected by technology to any other part of the globe), where will they choose to go? 
The quality of destination becomes very important, and not just aesthetically, but socially and culturally as well. What type of people live there? What type of facilities are nearby? What happens on a social level? These are the questions that developers need to ask themselves when considering construction and enhancements to their cities. What type of lifestyle can residents have? Are there communities in place to allow social interaction? Is there anything authentic and unique to the identity of the area?  
Built environments of the future
Concrete jungles that are being built all around the world have no great future because they continue to ignore the fundamentals of cities – they are for people. If we, in Australia, want to attract and retain the best and brightest, then we should build communities for the people, that the creative class of the future want to live in. Open public spaces should be more frequent; we should ensure plenty of health care and education services; and not just one style of accommodation should be present, but multiple styles catering for singles, couples, families and aged care.

Connections and mobility are reinventing the built environments of the world: Savills

The Reject Shop's net profit slipped 4.4 percent to $17.5 million in the first half of 2017 as weak consumer sentiment reduced same-store sales.
Total sales rose 2 percent to $432.9 million but same-store sales fell 0.5 percent.
There had been a modest 0.3 percent gain in same-store sales in the September quarter, compared with 6.1 percent in the year ago period.
It was offset by a 1.2 percent fall in the December quarter against 3.2 percent a year earlier.
Chief executive Ross Sudano said the discount variety retailer was particularly challenged in Western Australia.
Sudano noted that continued underemployment and declining housing prices contributed to negative same-store sales.
Its sales on the Eastern Seaboard were flat.

Perth's declining housing market hurts The Reject Shop

A Big W-anchored retail centre at Cessnock in regional NSW has sold for $13.2 million on a passing yield of 7.6 percent in an off-market deal through Savills.
The 10 Darwin Street centre was sold 89 percent leased with a net annual income of just over $1 million and at a $/sqm rate of $1,648. The buyer was a Sydney-based private investor. 
Completed in 2006, the purpose-built retail complex comprises two separate buildings including a Big W discount store and two additional specialty tenancies in one building and three separate, large format, tenancies in the other. 
The 8,009 sqm of gross lettable area, which also includes Supercheap Auto and Repco, sits on a 19,290 square metre site. 
The deal was brokered by Savills’ Steven Lerche and Andrew Palmer. 
Lerche said the Cessnock centre is an attractive proposition offering a strong local catchment backed by robust regional population and employment growth and a more attractive income yield than comparable metropolitan assets.
The property had a short WALE due to a lease tail of only 4.5 years to Big W. 
“Demand for retail property investments remains at an historical high and so it was no surprise that we were able to place the property off market, especially given the tight yields for convenience anchored centres,’’ Lerche said.
The Cessnock vendor was a Melbourne-based investor. 
Big W, which is owned by Woolworths, reported a loss before interest and tax of $27.2 million in HY17 which includes a non-cash charge of $35.3 million, the company said in a note to investors. 
"We are currently reviewing the BIG W strategic plan and this will be completed in the next few months," said Woolworths CEO Brad Banducci, Woolworths CEO, in a press release as part of the company's half-year earnings for the six months ended December 31 
Woolworths reported a fall of 16.7 percent in its net profit after taxes from continuing operations although sales increased by 2.6 percent over the comparable period in the previous year.

Cessnock Big W centre fetches more than $13 million in off-market deal by Savills

A restaurant investment opportunity has opened up in Sydney’s Woolloomooloo, with the premises of ‘Kingsley’s’ on the famous Cowper Wharf being listed for sale. 
The restaurant’s appeal lies in its waterfront location and being part of an established dining precinct.
The buyer of Lot 8 will be securing as tenants, Kingsley’s which has a new 10-year lease with an option for a further 10 years. It has annual CPI rent reviews and additional percentage rent potential.
The property generates a net operating income of $750,000 pa plus percentage rent forecast of $124,000 pa.

Woolloomooloo restaurant premises Kingsley's up for sale

A warehouse/office in Adelaide’s northern industrial market has recently changed hands for $2 million.
Located on an expansive 8,380 sqm site, the 22-24 Plymouth Road property comprises a 393 sqm office and 2,058 sqm factory warehouse.
Leizak Investments trading as Atalanta Refrigeration has secured a 2,950 sqm warehouse/office facility in Wingfield to accommodate its expanding operations.
The property includes drive-through roller door access and dual street frontage.
CBRE’s Andrew Nagy, who negotiated the transaction in conjunction with fellow agents David Reid and Jon Nitschke, said the sale reflected local business growth.
“The purchaser was keen to secure property that would support their growing operations in the Adelaide’s metropolitan areas,” Nagy said.

Warehouse in Adelaide's Plymouth Road fetches $2 million at sale

Sydney’s inner east is expected to see robust demand for commercial assets in 2017 after almost $370 million worth of sales last year, says a report from Ray White Commercial.
There were more than 150 commercial sales in the inner east in 2016 with Surry Hills accounting for 45 per cent of the deals, according to Samuel Hadgelias of Ray White Commercial NSW.
“The inner east market (which includes Surry Hills, Redfern, Darlinghurst and Woolloomooloo) offers a wide array of investments at varying price points,” Hadgelias said in Between the Lines – Inner East Sydney Commercial Report February 2017.
Being close to the Sydney CBD, demand is strong from both smaller investors interested in retail or office suite holdings together with larger investors and developers looking for office buildings, larger retail holdings and possible development sites, the report said.
This demand is unlikely to subside into 2017 given the low interest rate environment and appetite for quality, well located assets which will result in further expansion of the capital value range achieved and continued lows in investment yields.
With access and cost of financing still reasonably low coupled with increased demand for stable investments for private investors.
Retail assets have generated yields as low as 4 per cent across the inner east while office assets can range anywhere between 5.5 per cent and 7 per cent, he said.
Hadgelias said capital values across the markets vary considerably depending on the type, quality, location, size and lease covenant of the asset.
He said average values achieved in Redfern are at $11,059 per sqm, slightly below the Darlinghurst rate of $11,593 per sqm, while Surry Hills has an average of $13,592 per sqm and Woolloomooloo $13,988 per sqm.
“Looking at office assets alone, this average is closer to $16,000 per sqm keeping in mind potential redevelopment opportunities.”
Meanwhile, retail averages $11,430 per sqm and there is a wide variation in this asset class depending on access.
“In addition to potential redevelopment, the strength of the office market in the city fringe can further be explained by the tight Sydney CBD vacancy environment, currently just 6.20 per cent (January 2017).”

Demand for Inner Sydney commercial assets on the rise: Ray White

Berri Bunnings Warehouse in South Australia’s Riverland region is on the market, representing the first sale of a Bunnings-occupied asset for 2017.
Located at the corner of Hoskins Road and Sturt Highway, the new hardware store opened in May 2016 and is the first stage of a master plan for The Riverland Complex Site on the Old Sturt Highway in Berri.
CBRE’s Joseph Du Rieu, Justin Dowers, Alistair Laycock and Jordan Kies, are selling the property on behalf of Adelaide-based developer Pat &amp; Co Pty Ltd – headed by Tony Moro.
He added that Bunnings committing to being the property’s anchor tenant was a vote of confidence for the precinct.
“With one of the country’s most recognised retailers taking a long term lease on the first stage of the development, we can take great confidence that other retailers and business owners will be drawn to the development of Riverland Complex Bulky Goods precinct stage two and three over the coming years,” Moro said.
The 6,557 sqm store was developed in a similar design as the Victorian Swan Hill Bunnings, - which sold in late 2015 for a yield of 5.11 percent - and constructed with a long-term view to accommodate the growing population of the Riverland region.
CBRE’s Justin Dowers said the property marked the first Bunnings warehouse investment offered for sale in Australia for 2017.
“Bunnings warehouse investment properties have been a highly sought after investment vehicle over the past two or so years – a factor that is helping compress yields to as low as 5 percent in some instances,” Dowers said.
He said the lack of retail investment opportunities such as this is also driving investors to compete for assets in regional locations. Furthermore, “the consistent performance and revenue growth of Bunnings has been a key attraction for private and institutional investors,” he added.
In late 2016, the Yarrawonga Bunnings in Victoria was sold off the plan for a record yield of 4.94% – representing the first Bunnings warehouse to be sold to a mainland Chinese investor.

First Bunnings sale of 2017 in SA to test investment appetite

The office market in 2016 witnessed more divergence between the southeast markets and the resource-based states with the trend likely to continue in 2017, according to commercial real estate firm CBRE’s latest report.
Strong economic growth in New South Wales and Victoria led to increased demand in the office sector.
Queensland and Western Australia continued to lag, although Brisbane has stabilised and will be on the road to gradual recovery in 2017, while Perth is expected to bottom.
Office markets in Sydney and Melbourne performed well in 2016. Sydney CBD, in particular, outperformed with its strongest level of net effective rental growth in over 20 years.
Net effective rents (NER) grew 25 percent in the prime grade sector.
The Sydney CBD secondary grade office market set new records in 2016: vacancy fell to record lows, NERs grew 32 percent and indicative secondary rents topped $600/sqm for the first time ever.
Stock withdrawals affected the secondary market more significantly, helping deliver these results.
The prospect of limited supply over the next three years, strengthened by high withdrawal activity, in conjunction with steady growth in the services sector will continue to keep vacancy constrained.
The Melbourne CBD office market set new records in 2016 in terms of investment metrics.
Prime and secondary yields reached new lows at 5.5 percent and 6.2 percent respectively, and the spread between the two grades narrowed to a record level.
Further, albeit minor, compression is expected in H117 before yields bottom.
VIC’s strong economic growth drove white collar employment (WCE) and thus demand for office space.
Melbourne CBD achieved the highest level of positive net absorption of all states over 2016 with 117,253 sqm.
Most of this strength was captured in the last half of 2016 and resulted in vacancy declining to 6.4 percent at year end.
This helped the Melbourne CBD market achieve NER growth after four years of declines due to rising incentives.
A combination of above-average face rental growth and slight easing of incentives saw prime and secondary NERs grow 7.2 percent and 6.3 percent respectively in 2016.
"With limited supply in 2017 and demand expected to remain healthy, we forecast further NER growth in 2017 (Figure 2),” the report said.

The QLD economy has overcome the drag of the LNG CAPEX unwind and returned to growth in 2016.
“We expect further gradual improvements in 2017,” the report stated.
The advancement towards a possible 2017 construction start for the $21.7 billion Carmichael mine project by Adani has provided some confidence to the medium-term outlook, although the project represents only a fraction of activity sparked by the three recent LNG projects.
Brisbane CBD vacancy peaked in 2016 but then tightened to 15.3 percent by year-end due to its strongest annual absorption ever recorded (94,601sqm).
The latest supply cycle has completed and 2017-18 is expected to see low levels of supply in the CBD and Near City markets.
“We forecast a gradual fall in vacancy despite the strong absorption outcome in 2016, partly due to at least two further major tenant relocations to the Near City market,” the report said.
The Perth CBD office market appears to be approaching the bottom of the cycle: vacancy has probably peaked at 22.5 percent, leasing activity has picked up, and the rate of rental decline slowed substantially over 2016, with Q416 net face and effective rents remaining static.
The market is starting to benefit from tenant migration from fringe and suburban locations as businesses take advantage of lower rents and higher incentives by upgrading accommodation in a flight-to-quality.
This has led to an increase in the number of CBD leasing transactions.
The SA economy in 2016 was bolstered by public investment and also surprising growth in private consumption and retail trade.
These impacts will pass in 2017 and economic growth will moderate. The Adelaide office market remains steady with vacancy hovering at around 16%.
“Net absorption was weak in 2016 and we don’t expect much improvement in 2017,” concluded the report.
Limited supply (in the form of refurbishments) will help the vacancy rate tick slightly lower.
The ACT recorded the highest growth in State Final Demand of all the state and territories in the year to Q316, which supported Canberra CBD white collar employment growth of 3.4 percent over the same period, more than any other CBD market in Australia.
Limited new supply has resulted in vacancy trending downward since 2015 – a trend expected to continue over the medium term, posing a favourable outlook for the Canberra market.
Although softer tenant demand is expected in major office markets in 2017, the outlook for Australia’s office sector is favourably impacted by the lowest level of net supply additions in 20 years.
National CBD vacancy will begin to trend down and we forecast it to reach 9.8 percent by year-end 2017.
CBRE Research’s near-term view of office market return expectations (annualised 3-year NER growth plus yield as at December 2016) for each market is illustrated in Figure 3.
