Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

You can always find reasons why you shouldn’t invest in property. Property investment can seem like a big step and it’s easy to be fearful.  You’ll also hear lots of stories either from others or in the media, which may put you off.
So let’s break down some of the common myths floating about that can scare potential investors.
67 percent of investors using negative gearing have incomes of $80,000 or less.
1. You need a big deposit to invest in property
Not true. Property investment is no longer exclusively the domain of the wealthy. Smart investors who buy wisely, in high yielding areas with good capital growth, can have positively geared properties that cost them very little out of pocket. The Australian Tax Office figures found that 67 per cent of investors using negative gearing have incomes of $80,000 or less. This is not to say that all these investors are successful, but they have certainly been able to break into the market. 
Now, let’s look at the claim you need a giant deposit. Again, this isn’t correct. You can still get into the property market without a deposit by either leveraging off an existing home or getting a guarantor loan through relatives. Using super via an SMSF is another option.
Many property investors don’t own their own homes and so they rent in the suburb they want to live while having a portfolio somewhere else.
2. The market is skewed against first home buyers
There’s been a spate of media stories about how first time buyers are finding it increasingly difficult to break into the big property markets of Sydney and Melbourne. Property investors are blamed for this. However the reality is that there’s a myriad of factors. Basically Sydney and Melbourne are highly desirable places to live. Consequently population has skyrocketed; more global companies have shifted here and both cities are now firmly on the radar of international investors. The good news is that the demand to live in both cities is very unlikely to go down.
The other good news is that first home buyers are now becoming first time investors or “rentvestors”. The line between ‘first time buyers’ and ‘investors’ is very much blurred. The reality is many property investors don’t own their own homes and so they rent in the suburb they want to live while having a portfolio somewhere else.  This is the new reality for the majority of people in most capital cities of Australia as prices gallop to stratospheric levels.
3. Foreign investors make it harder to break in
This is a common complaint from locals especially in Sydney and Melbourne. Surely all the Asian investors buying up so much land and units in the cities is shutting out local investors? Actually, it’s not.
The Federal Government launched the Murray Inquiry in 2014 to look at this very issue. The inquiry found that: “foreign investment is regarded by industry experts as vital to increasing this supply. Rather than causing price pressures, the evidence suggests that foreign investments may actually help keep prices lower by increasing supply.”
It’s also worth noting that foreign investors are often playing in a different pool to local investors. They are restricted from buying established homes and can only buy newly developed properties.  This is why foreign investors are great for the construction industry, as they need more housing stock to be built.  So foreign investors help keep up a demand for supply and the market buoyant.
Your property investment, like the DPN Seconda, needs to be in a growing area with excellent infrastructure and a demand for rentals.
4. It’s best to buy in your local area
This is similar to the myth that says you should buy an investment home you’d like to live in yourself.  The reality is you may never see or visit your investment property. The property you invest in may be thousands of miles away, in another state. Investment can’t be an emotional decision where you buy a house in an area you like that you may want to live in. The investment needs to be based on cold hard facts and data. It needs to be a property with good capital growth in a growing area with excellent infrastructure and a demand for rentals. If it turns out that you have a property you do want to live in at some point, that’s a big bonus. However, as much as we get emotionally invested in properties, that can’t be part of the strategy.
Doing a renovation is no longer a guarantee that it will add exceptional value to the property.
5. Buy, renovate and sell for a quick profit
This idea of buying a rundown property, renovating and then selling quickly afterwards is out of date. Firstly, while the market may rise in the time you’ve bought and then sold, will it really have risen enough to cover all your costs? Plus, you’ll be hit with stamp duty and other property taxes, which will take the sugar out of any profits. We’re seeing now that the land is viewed far more favourably than the house that’s built on it. So that is why rundown, derelict houses on prime inner city land are often just left as they are and sold for a high price. Doing a renovation is no longer a guarantee that it will add exceptional value to the property. Finally, you’re missing out on the long-term capital growth. Good property investors think in the long term.
In conclusion, it’s dangerous to believe popular myths about property investment. No one ever made a fortune by listening to Chinese whispers. Any decision or strategy you make should be informed and backed by data and solid research.

Auto accessories and parts firm Autobarn is on the lookout for sites with high visibility as it seeks to grow its network of stores across Australia.
The company has 121 stores across the country and has set a growth target of 200 stores in five years, it said in a media release.
The Australian company said it was seeking high-profile roadside locations at existing retail locations or greenfield sites, and is open to specific terms for each lease with every Autobarn franchise or a company-owned store. 
The company recently launched new stores in Canberra and Sydney.
Earlier this year, Autobarn also secured a showroom at the Millers Junction precinct in Altona North for $2.36 million.
Autobarn says its stores range from 500 sqm to 1,500 sqm, and size flexibility is a key point property owners and retail site developers can play on.
The company differentiates from competitors in that motorists can also have selected “parts and accessories fitted quickly and easily at each location, without the need for a full automotive workshop”.
In its pitch, the automotive retailer said property owners would only benefit from leasing out their premises to a brand like Autobarn.

As at the end of April 2017, first home buyers comprised just 13.9 percent of all owner occupier mortgage demand nationally.  The situation is worse in New South Wales, where first time buyers comprised only 8.4 percent of the market over the first four months of the year so far; based on the long term average, first home buyers ‘normally’ comprise around one fifth of owner occupier demand across New South Wales.

With first home buyer participation declining as prices rise, it’s an easy connection to suggest that housing affordability is to blame for the low participation rate, but that is probably only part of the reason.  South Australia, for example, doesn’t have the same affordability challenges as New South Wales, yet first time buyers are the second lowest of any state at 12.2 percent and first time buyer activity in Victoria (16.6 percent) is more substantial than participation in Tasmania (15.2 percent) where housing is the most affordable of any state.
Availability of jobs is an important factor for first home buyers and this is likely to be one of the factors supporting first time buyer demand in Victoria, even though stamp duty rates (prior to July 1) are high and affordability measures are the second highest of any capital city outside of Sydney.   
Over the past five years 39 percent of the jobs created nationally have been in Victoria which is substantially higher than the long term average of 24 percent.
The two states where first time buyers are most active, at least on a proportional basis, are Western Australia, where first time buyers comprise 28.4 percent of owner occupier mortgage demand, and Queensland at 21.5 percent.  
First home buyers are higher than the long term average in Western Australia and Queensland first timers are close to the long term average participation rates.  Jobs growth has been mild across both states over the past five years, however housing prices have been tracking lower in Perth and increasing roughly in line with incomes in Brisbane.  
The dwelling price to income ratio in Brisbane is 5.9 and in Perth its 6.0; substantially lower than the larger capital cities.  
It’s likely that the healthier affordability of housing in these regions, despite the mild jobs growth, is a primary factor in supporting first time buyer demand.
Other factors come back to transaction costs, particularly the cost of stamp duty and deposit.  
There is a high likelihood that stamp duty exemptions for first home buyers, which go live on July 1st in Victoria and New South Wales will temporarily boost first time buyer numbers in the market.  
While the exemptions are likely to drive first home buyer demand, it’s likely that additional demand concentrated across the lower priced end of the market could simply push prices higher over the short to medium term.

First home buyers at record lows

Lendlease has lodged development plans for Melbourne Quarter’s third commercial tower, Two Melbourne Quarter, at 697 Collins Street.
The 25 levels office tower has been designed by architects Woods Bagot and will target a 6 star Green Star rating and a 5 star NABERS energy rating.
When built it will feature 49,000sqm of total office space and around 800sqm of additional retail space.
Mark Menhinnitt, Lendlease’s Managing Director for Urban Regeneration said the precinct has received strong interest to date due to its pivotal location on Collins Street and its close connectivity to Southern Cross Station. 
“As we enter a new age of workplace productivity, tenants want to attract and retain the best and brightest industry talent with offices that deliver a range of workplace and wellbeing amenities including end-of-trip facilities, meeting pods, business lounges and family-friendly childcare services,” he said.

Melbourne Quarter lodges plans for final commercial tower

A leased office building with development potential in the Sydney CBD has been put up for sale by fund manager Centuria with price expectations of more than $220 million.
Centuria will be selling 100 per cent freehold interest in Swire House, <a href="https://centuria.com.au/unlisted-property-funds/property-portfolio/10-spring-street-sydney/" target="_blank">10 Spring Street</a>, according to Savills, which is marketing the property along with INC Real Estate.
Recent stock withdrawals for residential conversion and the Sydney Metro has created  strong demand for B Grade office space in the Sydney CBD, while driving down yields, according to Savills.
The subsequent spike in rents, coupled with limited opportunities to purchase investments (particularly those with supersite development potential), has driven yields down as local private and institutional money and offshore capital try to secure assets to cash in on tenant demand.
The Spring Street building has 53 per cent of leases up for renewal in the next 24 months. 
The 13,871 sqm building sits on a site area of 1,505 sqm and has large, effective floor plates over 17 levels including retail, with floor to ceiling glass windows and harbour views from the upper floors.
It last changed hands for $91,638,000 in 2013, according to Corelogic RP Data.
The listing agents are Simon Fenn, Graeme Russell and Ben Azar of Savills Australia and Josh Cullen and Rick Butler of INC Real Estate.

North Bondi retail and residential block on the market

ASX-listed real estate investment trust Viva Energy REIT (‘VVR’)  said it had acquired eight service station properties for $89.1 million, excluding transaction costs.
The service stations are in Victoria, Queensland, NSW and NT, it said. 
The REIT said in an ASX announcement that it was raising equity to fund the acquisitions.
The capital raising includes $80 million in fully underwritten Institutional Placement with a non-underwritten Security Purchase Plan (‘SPP’) of up to $10 million to follow.
It said all new securities have full entitlement to the distribution for the six months ending 30 June 2017.
Commenting on the acquisitions, Margaret Kennedy, managing director of VER Manager Pty Ltd, manager of VVR, said the new properties would further diversify its portfolio.
In addition,  Viva is currently undertaking due diligence on 10 properties valued at about $45 million.
VVR also announced it had recently secured an additional $60 million, three-year bilateral debt facility from an existing lender. VVR has nearly $135 million of debt capacity available to fund future acquisitions.

Viva Energy REIT to acquire eight service stations across four states for $89.1 million

A fully leased, boutique style office building in South Melbourne, on the CBD fringe, has been sold by Savills for $4,2 million.
The property at <a href="https://www.commercialrealestate.com.au/property/21-yarra-place-south-melbourne-vic-3205-2013581512" target="_blank">21 Yarra Place</a> was being marketed through an expressions of interest campaign that closed June 7 and was expected to fetch around $4 million.
The selling agents were Clinton Baxter, Nick Peden, and Benson Zhou.

Modern office building on Melbourne CBD fringe sells for $4.2 million through Savills

A neighbourhood centre anchored by Woolworths and Aldi in Brisbane’s northern suburb of Warner has been listed for sale.
MarketPlace Warner is a ‘best in class’ shopping centre, with the Woolworths supermarket believed to be one of the best performing Woolworths in Queensland by MAT, with turnover well above Urbis benchmarks for a double supermarket anchored shopping centre.
It is being marketed by JLL through an expressions of interest campaign closing July 27. 
The listing agents are JLL’s Jacob Swan and Sam Hatcher.
Swan said neighbourhood shopping centres remained tightly held with only $347.6 million transacted this year, compared to a total of $1.6 billion in 2016.

The shopping centre was redeveloped in 2014 to include an upgraded Woolworths supermarket spread on 4,485 sqm, a new Aldi supermarket and 37 other stores.
The site area is about 6.5 ha. 
The offering also includes a freestanding development pad site of 2,456 sqm, freestanding Goodstart Early Learning Child care and an adjoining balance land component of 4,305 sqm.  The centre provides a total combined GLA of 11,477 sqm.
JLL’s Sam Hatcher said there was significant growth to be had locally.
“We see growth in the retail spend and rental profile being realised through a large population of almost 70,000 in the Main Trade Area, projected to increase at 1.7% to 87,280 persons by 2036. In addition there are a total of 712 new dwellings under construction in the catchment/region, due to be completed in 2020.”
Total trade area retail expenditure is estimated at $905.5 million and is projected to grow to $2.3 billion by 2036, an average growth rate of 4.6%, he added.
