A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

The first hotel on sale under NSW's new 75 percent strata renewal rule is Sydney's Seasons Harbour Plaza hotel in Darling Harbour.
The new legislation came into force in November and forces strata unit owners to sell if 75 percent agree.

The hotel's recent room sales have been sparse. Room 803 sold in 2015 for $625,000.

First hotel on sale under NSW's new 75 percent strata renewal rule

Property investors in Canberra now have to do more to secure a good investment, according to Herron Todd White’s latest August report.
The property data firm says that this is due to first home buyers having more options.
“Recent changes to lending and legislation, aimed at enabling first home buyers to enter the market, has had an effect on property investors looking to expand their portfolios.
“These measures were introduced in an effort to allow first home buyers to be more competitive in a heated market.
“As a result, property investors looking for an asset with good yield and growth will have to do their research and be willing to go the extra mile to secure a pro table investment.
“Unlike other states, the ACT has not introduced a scheme which cuts stamp duty for first home buyers.
“There are some incentives available via the government and private developers however nothing similar to those in New Sourth Wales and Victoria,” the report stated.
An increase in the number of apartments have resulted in slow growth for this market Herron Todd White commented.
“With the increased supply of apartments coming onto the market over the next year, the ACT has seen relatively slow growth for this style of property with some properties loosing value.
“However, rental demand for apartments has remained strong despite the increase of supply.
“If property investors are chasing yields and not capital growth, purchasing a new apartment may be a good option.
“This is particularly relevant for apartments in the CBD and district centres such as Woden, Tuggeranong, Belconnen and Gungahlin.
“It should be noted that new apartments in Molonglo Valley, Gungahlin and Tuggeranong may experience low to no capital growth over the next few years due to increasing supply,” the report commented.
A two bedroom apartment at <a href="https://www.realestate.com.au/property-apartment-act-curtin-421762474" target="_blank">16/1 Waddell Place</a>, Curtin (above) is available for rent for $400 per week.
Built in 1995 the property was last sold in 1999 for $149,750 before being rented in 2014 for $345 per week.
Another two bedroom apartment at <a href="https://www.realestate.com.au/property-apartment-act-braddon-421756402" target="_blank">30/11 Ijong Street</a>, Braddon (below) is available for $450 per week.

“Rental yields in detached housing have remained steady but like other capital cities, capital growth has been very strong.
“An option for investors in the ACT may be to purchase a vacant block through the Mr Fluffy Asbestos Removal Scheme.
“There are several hundred blocks being introduced to the market most of which are in sought after established areas.
“Land banking one of these blocks and either selling or developing later may be a pro table option providing investors are able to cover the initial costs.
“However, developers should be wary of the changes to the Lease Variation Charge which took effect on the 1st of July 2017.
“These changes have significantly increased the fee required to build multiple units on residential blocks,” the report advised.

Savvy Canberra property investments harder to secure: HTW

Perth-based fund manager Mair Property Funds (MPF) are set to buy two commercial properties in Melbourne for a combined $20.3 million.
The properties are in Ravenhall and Altona North.
The Ravenhall property, in the Orbis Business Park was built in 2010 and has a land area of 13,930 square metres. The 6,888sqm building is occupied by Australian Pipe and Tubing with a 15-year lease until 2031.
The Altona North property is an industrial warehouse built in 2008 with a land area of 18,410sqm. The 10,056sqm building is occupied by Grace Records Management with a recently agreed 8-year lease that expires in 2025.
Peter Melling, MPF acquisitions manager said the two high-quality assets were identified for their favourable locations and strong lease agreements, which would help bolster the trusts revenue security and income diversity.
“Altona is becoming an increasingly important logistics hub due to its proximity to the Melbourne Port and access to the Princess Freeway and Western Ring Road,” he said.
“Similarly, Ravenhall is a rapidly growing suburb part of the West Growth Corridor Plan, where the population is expected to increase from 210,000 in 2016 to 377,000 people.
“Both properties also offer strong lease covenants with reliable tenants providing investors with a steady income stream.”
Upon completion of the acquisition, the properties will be included in MPF’s Diversified Property Trust, which already holds four commercial assets.
These include a retail premise in Maraoochydore (Queensland), a medical facility in Ellenbrook (Western Australia), an industrial premise in Henderson (Western Australia) and a retail industrial premise in Lynbrook (Victoria).
The acquisition of the Ravenhall and Altona North assets takes the value of properties under management by MPF to $208 million.

Fund manager Mair Property secures two Melbourne commercial properties in $20m deal

Victor Island in the Whitsundays is on the market for $3.5 million.
Vendors Paul Sullivan and wife Megan <a href="https://search.savills.com/en-com/property-detail/aus0000025074#/r/detail/AUS0000025074" target="_blank">purchased the island two years ago</a> and have since renovated.
It features a four-bedroom beach cottage on three hectares facing the Coral Sea
Wayne Holmes, Savills Residential lead agent said the island, situated about 50km south of Hamilton Island, said the asking price includes all furniture, equipment, the boat, tractor and more.

Own a Whitsundays island for $3.5 million

Singaporean developer Tong Eng Group has paid $116.3 million for a St Kilda Road tower.
The building on 5 Queens Road, was built in 1989and features new end-of-trip facilities with 104 lockers and 56 bike racks; floor plates of 1,680sqm and 325 bays across two levels of basement car parking.
Located opposite Albert Park, the 11-storey tower has a net lettable area of 17,500sqm and tenants such as Unico Computer Systems, Beca and Shape.
CBRE’s Michael Andrews, Luke Etherington and Kiran Pillai – in conjunction with Colliers’ Leigh Melbourne and Nick Rathgeber – managed the sale campaign on behalf of Charter Hall.
Trent James, CHOT fund manager, said recent divestments, including Queens Road, provides an opportunity to divest non-core assets above book value, with capital to be redeployed into core CBD acquisitions.
“This transaction reconfirm the CHOT’s focus on being an active seller in order to enhance returns for our capital partners,” he said.
Some $9 million has been spent on upgrades since 2011 with the building now having the only 5 Star NABERS rating in the area.
CBRE’s Mr Andrews said the strong sale result, which reflected an initial yield of circa 5.6 percent, highlighted the strength of demand for quality assets in the precinct.
“Charter Hall has completed a significant capital works program and leasing project on the building in recent years, which has positioned the asset as best in class,” Mr Andrews said.
“This strategy underpinned strong interest from both offshore and local groups and ultimately delivered one of the sharpest ever sale results within the precinct.
Terence Teo, Director of Feature Queens Pty Ltd (a unit of the Tong Eng Group), said the building is at a fantastic location at the confluence of Queens Road, Kingsway and St Kilda Road, and offers unrivalled protected views over Albert Park and Port Philip Bay.

A car wash with potential for further development in Dandenong North in Melbourne’s south-east has sold for $1.9 million on a 6.25 percent yield.
The nearly 1,400 sqm site at <a href="https://www.raywhite.com/vic/dandenong-north/1658552/?lang=en" target="_blank">99-101 Gladstone Road</a> was sold to a private investor by Ray White Commercial's Ryan Trickey and Ben Ainsworth.
The sale following an expression of interest campaign.
Trickey said the property provided a secure commercial investment opportunity as the property enjoyed main road exposure and a well-established car detailing business tenant returning net rental of about $115,000 per annum.
“With an increase in high density living around Melbourne's activity centres, car wash businesses are a great place to invest,” Trickey said.
“Find one on a corner or in high profile location and cash flow should be secure as a good car wash should be easy to lease and retain tenants.”
Trickey said car wash assets can deliver strong returns in comparison to other investments. The property has development upside subject to council approval.

The tenant is on a five-year lease with a further option of 5 years. 
There are fixed annual 4 percent increases.

Car wash in Melbourne's Dandenong changes hands for $1.9 million

A securely tenanted medical facility in Melbourne’s outer suburb of Frankston has sold for $3.1 million to a local developer.
The property at <a href="https://www.realcommercial.com.au/property-offices-vic-frankston-502150406" target="_blank">5 Hastings Road</a> was marketed by Colliers International’s Ben Baines and Adrian Rowse, who said they fielded more than 100 enquiries following  an expressions of interest campaign.
“The campaign generated in excess of 100 strong enquiries,” Baines said.
“We received 14 genuine expressions of interest before an eventual sale to a local developer, who may look to refurbish or redevelop for the tenant.”
The property is leased to Australian Clinical Labs on a five-year triple net lease, thus promising a steady income stream for the near future.
The Uniradiology Frankston site has an area of 1,821 sqm and generates a passing net income of $192,850 p.a.
Rowse added that property’s location opposite Frankston Hospital appealed to prospective buyers.

Melbourne land hits fastest sales pace on record: Pete Wargent

A heritage-listed church in Sydney’s inner suburb of Redfern has been listed for auction with expectations of between $2.5 and $3 million.
The Uniting Church is selling the Tongan Parish church at <a href="https://www.commercialrealestate.com.au/property/118-regent-street-redfern-nsw-2016-2013759335" target="_blank">118 Regent Street, Redfern</a>, as maintenance is becoming expensive.
The Gothic-style church, built in 1872, will go to auction on September 6 through CBRE.
The site is zoned B4 mixed use and the zoning allows for education, commercial or residential use.
The listing agents are Peter Vines and Stephen Grant of CBRE.
“This Victorian Gothic Church is an extremely unique opportunity within South Sydney, as it’s zoned B4 mixed use, so it will suit savvy owner occupiers, investors and developers,” Grant was quoted as saying by Fairfax Media.
Vines said the ”striking architecture and the proximity to the city” made it ”unique”.
“It would be an unbelievable creative office space for the right person,” he said.
The floor area is 360 sqm.

The Regent Street church has Local Heritage listing, meaning that its facade, wooden staircase up to the tower and wooden altar would all have to be maintained as part of new designs.
According to the heritage listing, the church took four years to build and cost £1000, which was paid for by the congregation.
It has 360 square metres of floor space, two street frontages and is 300 metres from Redfern train station.
