<p>Gold Coast-based developer <a href="https://www.apartments.com.au/developers/ignite-projects">Ignite Projects</a> has lodged a Development Application for a landmark $120 million precinct set to transform the southern gateway of the much-loved Spit.</p>

<p>Positioned at the most prominent entry point to the iconic peninsula, the project has been designed with a strong focus on architecture, public space, heritage and connectivity, delivering a revitalised parkland setting that invites locals and visitors to engage with the Broadwater.</p>

<p>Central to The Isles proposal is a significantly upgraded public realm, including landscaped open space, a new waterfront café, and a family-friendly park featuring a naval-themed playground, open lawns and improved pedestrian connections.</p>

<p>The design retains and celebrates key elements of the site’s history. The training mast from the vacant and degraded naval cadet building, which forms part of a former Navy minesweeper, will be preserved. The existing Navy Memorial will be relocated and upgraded in collaboration with the RSL, allowing it to be publicly accessible for the first time in years.<br />

Heritage-listed Humphreys Boat Shed remnants will remain and be incorporated into the landscape, while the site’s established Norfolk Pines will be retained, reinforcing the area’s character and sense of place. The enhanced parkland will ultimately create a long-term community asset at the entry to The Spit.<br />

The Development Application (DA) lodged with Gold Coast City Council includes 28 waterfront apartments across three levels, ranging in size from 145sqm to 383sqm, designed as a feature landmark within the precinct and complement the public domain.</p>

<p data-end="252" data-start="53">The Federal Government’s sweeping changes to negative gearing and capital gains tax could trigger an unintended consequence: a surge of investor demand into the new and off the plan apartment sector.</p>

<p data-end="558" data-start="254">While Treasurer Jim Chalmers has framed the reforms as a way to improve housing affordability and rebalance the tax system, the carve-outs for newly built housing are already positioning off the plan apartments as one of the few remaining tax-effective property investment plays.</p>

<p data-end="966" data-start="560">Under the changes handed down in the Federal Budget, investors purchasing established properties after budget night will no longer be able to access negative gearing benefits. The Government will also replace the long-standing 50 per cent capital gains tax discount with a new inflation-indexation model and introduce a minimum 30 per cent tax on gains from July 2027.</p>

<p data-end="1004" data-start="968">However, there is a major exemption.</p>

<p data-end="1268" data-start="1006">Investors buying new builds, including off the plan apartments, will still be eligible for negative gearing and will be able to choose between retaining the current 50 per cent CGT discount or adopting the new indexed model.</p>

<p data-end="1348" data-start="1270">That distinction is expected to reshape investor behaviour almost immediately.</p>

<p data-end="1625" data-start="1350">For years, established housing has dominated investor purchases because of its perceived lower risk, immediate rental returns and stronger historical capital growth. But with the tax advantages now heavily skewed toward new housing supply, the economics are changing rapidly.</p>

<p data-end="1685" data-start="1627">The Federal Government has been explicit about its intent.</p>

<p data-end="1926" data-start="1687">“The housing market and tax system are broken,” Chalmers said ahead of the Budget, arguing that existing concessions were disproportionately rewarding speculation rather than supporting housing supply.</p>

<p data-end="2115" data-start="1928">The Government says the reforms are designed to encourage investment into new housing rather than established stock, a move aimed at increasing supply during a prolonged housing shortage.</p>

<p data-end="2319" data-start="2117">According to the official Budget papers, limiting negative gearing to newly built homes is intended to “better align tax incentives with housing supply objectives.”</p>

<p data-end="2471" data-start="2321">For the apartment development sector, particularly the off the plan market, the changes could become one of the strongest investor tailwinds in years.</p>

<p data-end="2790" data-start="2473">Developers across Sydney, Melbourne and Brisbane have spent the past two years battling elevated construction costs, higher interest rates and subdued investor confidence. Many projects have struggled to secure sufficient pre-sales to commence construction, particularly in markets heavily reliant on investor demand.</p>

<p data-end="2839" data-start="2792">The Budget changes may now alter that equation.</p>

<p data-end="3036" data-start="2841">Investors seeking tax-effective property exposure will increasingly find themselves funnelled toward newly built apartments simply because established dwellings no longer offer the same benefits.</p>

<p data-end="3362" data-start="3038">Commonwealth Bank described the reforms as one of the most significant shifts to residential property investment settings in decades, noting that the package is centred around “limiting negative gearing for residential property to new builds” while replacing the existing CGT framework.</p>

<p data-end="3427" data-start="3364">That could have profound implications for the apartment sector.</p>

<p data-end="3813" data-start="3429">Off the plan apartments already hold several advantages for investors. Purchasers typically secure a property at today’s price while settlement occurs years later, allowing time for capital growth and reducing the upfront capital burden. Brand-new apartments also generally attract depreciation benefits, lower maintenance costs, and stronger appeal to renters seeking modern amenity.</p>

<p data-end="3943" data-start="3815">Now, they may also become one of the only residential property types still offering the full suite of historical tax advantages.</p>

<p data-end="4133" data-start="3945">Industry analysts expect investor demand to increasingly migrate toward projects that can clearly demonstrate strong rental demand, transport connectivity and long-term supply constraints.</p>

<p data-end="4429" data-start="4135">The shift is likely to be particularly pronounced in apartment markets already underpinned by structural undersupply, including inner Brisbane, the Gold Coast, parts of Sydney’s Lower North Shore and select Melbourne precincts where new apartment commencements have collapsed over recent years.</p>

<p data-end="4529" data-start="4431">The reforms also arrive at a time when apartment supply nationally remains critically constrained.</p>

<p data-end="4844" data-start="4531">Australia is already struggling to meet the Federal Government’s target of delivering 1.2 million new homes over five years. Construction feasibility pressures have delayed or shelved thousands of apartments across the country, particularly as building costs remain elevated and financing conditions remain tight.</p>

<p data-end="5045" data-start="4846">Critics of the Budget changes argue the reforms could reduce overall investor participation in the housing market and place upward pressure on rents by discouraging investment in established housing.</p>

<p data-end="5209" data-start="5047">Some economists estimate the measures could reduce housing supply over the longer term if overall investor appetite weakens.</p>

<p data-end="5331" data-start="5211">However, the Government is betting that redirecting investor capital into new housing supply will offset those concerns.</p>

<p data-end="5584" data-start="5333">“To continue to incentivise construction of new housing, investors building new residential properties will be able to choose either the 50 per cent CGT discount or the new arrangements,” the Budget papers stated.</p>

<p data-end="5762" data-start="5586">That wording has been closely watched by the development industry because it effectively positions new apartments as the preferred investment class within residential property.</p>

<p data-end="5840" data-start="5764">For off the plan developers, the reforms could become a powerful sales tool.</p>

<p data-end="6035" data-start="5842">Projects that have increasingly relied on owner-occupier demand may once again attract investors seeking to preserve the tax advantages still attached to newly built housing before the July 2027 changes take effect.</p>

<p data-end="6133" data-start="6037">The reforms are also expected to sharpen the divide between established and new housing markets.</p>

<p data-end="6303" data-start="6135">Rather than a broad investor retreat from property altogether, many analysts expect a redistribution of capital toward sectors still supported by Government incentives.</p>

<p data-end="6495" data-start="6305">That could create stronger demand for apartment projects in key urban growth corridors and transit-oriented precincts where population growth, migration and rental shortages remain elevated.</p>

<p data-end="6941" data-start="6628">Across Sydney, Brisbane and Melbourne, planning reforms are increasingly encouraging higher-density apartment development around transport infrastructure and activity centres. By maintaining tax incentives for new housing, the Federal Government is effectively reinforcing that agenda from a taxation perspective.</p>

<p>The design originated from a Design Excellence Competition, where AJC proposed a building that combines suburban-style apartment scale with the density expected in a transport-rich centre. The development will include more than 1,800 square metres of retail and commercial space at street level, landscaped communal roof terraces, and a ground-floor pocket park framed by canopy trees. Together these elements aim to create a building that integrates with Chatswood’s evolving streetscape while maintaining a strong residential focus.</p>

<p>A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.</p>

<p>Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. South-facing apartments gain distant views toward the Sydney CBD and Harbour Bridge, while the building’s configuration intentionally reduces western exposure at lower levels to minimise overlooking toward the nearby railway corridor.</p>

<p>The external design references the character of the surrounding conservation area without replicating it directly. A brick podium anchors the building to the street and introduces a series of architectural portals that draw inspiration from the nearby Chatswood Presbyterian Church. Above this base, the tower shifts to a lighter, more open expression defined by horizontal lines and carefully detailed balconies that balance privacy with outward views.</p>

<p>Inside the residences, interior architecture focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.</p>

<p><a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.</p>

<p>The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.</p>

<p>The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.</p>

<p>“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.</p>

<p>“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”</p>

<p>The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.</p>

<p>BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.</p>

<p>“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.</p>

<p>The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.</p>

<p>The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.</p>

<div>Again, there's a strong element truth to this story.</div>

<div>But it's equally important not to take away the wrong visual image from this. </div>

<div>The fact is, New South Wales always loses people interstate, and it always will, largely to Brisbane, south east Queensland, and even to Melbourne.</div>

<div>In reality, though, the numbers leaving the state on a net basis were dramatically lower in the 2011-2016 Census period than they were in the preceding five years.<br><br>And they were much, much lower than they were in the five years before that, with net interstate migration tracking at way under the half the rate of seen from 2001 to 2006.</div>

<strong><span style="text-decoration: underline;">To the regions...</span></strong><br><br>Now it's true that more people, especially Baby Boomers, have been taking their newly-boosted Sydney equity to move out to regional New South Wales, such as to the Hunter Valley, or to the South Coast.</div>

<div>However, this has been offset by a marked <a href="https://petewargent.blogspot.co.uk/2017/09/population-growth" target="_blank">increase in immigration to Sydney</a>, as migrants seek employment opportunities.<br><br>The harbour city of Greater Sydney is growing at a faster pace than previously, probably now at somewhere close to 100,000 per annum, which is well ahead of the decade average.</div>
<div> </div>
<div>This will presumably continue for as long as Sydney continues to create <a href="https://petewargent.blogspot.co.uk/2017/09/jobs-boom-to-continue" target="_blank">record job openings</a>. </div>
<div> </div>
<div>The net impact of this dynamic - high immigration and resident Sydneysiders moving outwards or interstate - is that Sydney has a substantial foreign-born population (which now comprises more Chinese-born residents than British-born, a remarkable statistic in its own right).<br><br>There's plenty of disingenuous 'analysis' of the capital city economies, focusing on resources exports and ignoring services exports, for example, while also ignoring Australia's record levels of household wealth and the comparative improvement in standard of living for so many immigrants.<br><br>The Productivity Commission ("PC") has delivered another long report on the importance of the large cities to Australian wealth, and why services industries and employment growth fare best within them, in part due to proximity to other businesses and labour supply.<br><br>The fact is that over the most recent year Sydney (38.6 per cent) and Melbourne (28.4 per cent) have unsurprisingly dominated contributions to Australia's GDP growth, according to analysis by Terry Rawnsley of SGS Economics &amp; Planning.<br><br><strong><span style="text-decoration: underline;">Challenges abound</span></strong>

<div>All of the above having been said, it's reasonable expect to see interstate migration to south east Queensland accelerating again over the next five years.<br><br>One of the most noteworthy challenges identified by the PC is that about 60 per cent of new jobs are created within 10 kilometres of the Central Business Districts, but housing supply in those locations is not keeping up with this pace of growth by about half.<br><br>The PC found that most jobs that can be reached within 45 minutes by car are located in the inner city, while on the city fringe this is the case for fewer that 20 per cent of jobs.</div>

<div>By 2050 an additional 10.8 million people are projected to be living in Australia's capital cities, as well as an extra 2.4 million people in the non-capital city areas. </div>

<p>Informal, family-like and professional are words that would describe the new offices of Richard Crookes Constructions in Sydney’s Gore Hill, which has been designed by architectural design firm, Futurespace.</p>
<p>The new workplace spans 2,300 sqm over one floor and caters for more than 140 staff.</p>
<p>Design director of Futurespace, Gavin Harris, said that Richard Crookes’ family-based culture is able to thrive in the new space that has an informal vibe to it where employees can socialise, eat together and collaborate.</p>
<p>“So often our work colleagues become close friends who feel like family and it’s no wonder when you’re spending more than 40 hours a week with the same people. It makes sense to create a more comfortable workplace that feels like home,” said Harris.</p>

Family-owned Richard Crookes Constructions gets a homely workspace

<p>Reforming pharmacy services and the role of pharmacists is one of the recommendations made in a five-year review of the nation’s productivity, released yesterday. The Productivity Commission’s report, Shifting the Dial, highlights community-based pharmacy as a “significant unnecessary cost to the nation” and asks whether automated dispensing machines could replace pharmacists.</p>
<p>In recent years, community pharmacy profit margins have eroded as warehouse-style pharmacies offer lower prices and supermarkets and other retailers sell more non-scheduled medicines and complementary medicines. Some smaller pharmacy operators have questioned their viability and report feeling under threat. A number of pharmacists have already left the industry in anticipation of further pressures.</p>
<p><span style="font-size: 12.16px;">The Shifting the Dial report argues pharmacists are constrained in offering quality health outcomes: "</span><span style="font-size: 12.16px;">the availability of unproven and sometimes harmful medical products and confectionery at the front of the pharmacy is not reconcilable with an evidence-based clinical function at the back."</span></p>
<p>The Productivity Commission’s answer is automatic dispensing machines, supervised by a “suitably qualified person”. Along with the machines, pharmacists would play a “new remunerated collaborative role with other primary health professionals” where cost-effective.</p>
<p>These changes would mean there would be less need for the current 20,000 pharmacists around the country.</p>
<p><strong>Automated dispensing</strong></p>
<p>The idea of using robots to dispense drugs is not a new one, either in Australia or internationally. Automated dispensing devices have been used widely in hospitals around the world since the mid-1990s as a way of reducing medication errors, improving patient safety and decreasing costs. Over the last decade these devices have expanded into community pharmacy settings as financial pressures have driven the search for efficiencies.</p>
<p>Automated systems can reduce the error rate in dispensing medicines, but they introduce different types of errors into the system. Entering prescription details wrongly or not loading the machine correctly can have significant impacts.</p>
<p>Automated systems are expensive to buy so may not be cheaper over the short term, particularly when we consider the average wage for pharmacists is relatively modest. A recent government report notes: "<span style="font-size: 12.16px;">[in] Australia, pharmacy graduates had the lowest starting salary of all industries requiring higher education training."</span></p>
<p>Given the investments required to buy automated machines it may be that not all local pharmacies have these. We may see the emergence of a hub and spoke model. This involves prescriptions coming into pharmacies, being sent electronically to a centralised dispensing hub and then returned to the pharmacy to dispense. This can be done either in person or via courier delivery.</p>
<p>This type of model is argued to be cheaper than the conventional system as it requires fewer pharmacists to run overall.</p>
<p>In the UK there’s been pressure for community pharmacies to increasingly embrace automation for some time now. It’s well known their National Health Service has significant budgetary challenges and is looking for ways to save money. Plans to cut costs in pharmacy alongside commercial pressures from large chain providers, supermarkets and online prescription providers are predicted to cause the closure of up to a quarter of pharmacies.</p>
<p>This has, unsurprisingly, been met by significant resistance from the pharmacy profession as it challenges the existence of some jobs and will mean a move for others. But there’s good reason for others to be worried about these changes in terms of the impact on the broader health system.</p>
<p><strong>The importance of pharmacists to the health system</strong></p>
<p>Community pharmacists provide a number of functions that go beyond simply dispensing medications. In recent years we’ve seen pharmacists move away from just being those who fill our prescriptions, to people with a large amount of clinical knowledge who can advise how to take medicines safely and how to manage chronic conditions.</p>
<p>As increasing numbers of people experience chronic illness and take multiple forms of medicines. Advice on how to do this in a safe and manageable way is crucial. Pharmacists are also probably one of the more accessible parts of the health system. Many of us will have sought advice from a pharmacist about how to manage an injury or illness, or what to do with a sick child if we can’t access a GP.</p>
<p>We’re seeing increasing calls to embed pharmacists in primary care teams to help better manage chronic disease. With growing numbers of individuals living with chronic disease and taking medication, pharmacists can play an important role in educating and advising on medication management.</p>
<p>This could improve medication use for consumers and reduce errors for those with chronic disease. Making greater use of pharmacists could reduce demand for GPs and other more expensive health professionals. For over a decade, pharmacists in the UK have been able to complete additional training that allows them to prescribe medication, helping to address shortfalls in the GP workforce.</p>
<p>Although the Productivity Commission report envisages a new role for a smaller pharmacy workforce, there’s little detail on what this might look like. And it underestimates the role pharmacists play in the broader health system.</p>

<p>Two social trends that pose imminent challenges – and require policy responses – to sustainable futures in our cities are the rise of single-person households and homelessness.</p>
<p>One in four Australians live alone, either voluntarily or circumstantially. The ageing population is one factor. The rise of younger people choosing to live alone is another, and it’s historically and distinctively a new phenomenon.</p>
<p>The number of pension-aged people living alone has grown because that population itself has increased. However, the number of younger people living alone has grown in proportion to multi-adult households of working age in Australia and across the globe. We still have very limited understanding of this latter group.</p>
<p>The proportion of single-person households is expected to grow to 30-40% or more of households in most developed countries, including Australia, by 2030. At the same time, more people are dying alone.</p>
<p>Evidence suggests that these trends have significant health, sociocultural, economic and environmental implications. Japan, where these trends are further advanced, is already having to deal with these.</p>
<p><strong>Lessons from Japan</strong></p>
<p><em>Kodokushi</em> (lonely death), <em>genkai shuraku</em> (village on the edge of extinction) and <em>chihotoshi shometsu</em> (the disappearance of regional towns) are major problems in Japan today. New services are emerging in Japan to cater to the needs of people who live alone. For example, one service plans and carries out the cleaning of someone’s home should they die alone.</p>
<p>For this reason, Japan is referred to as <em>kadai senshin koku</em> (frontier in solving global problems). Australia will soon need to face these problems too.</p>
<p>Digital and networked technologies, especially artificial intelligence and robots, are being explored as support mechanisms in homes, care homes and hospitals. Increasingly, though, the crucial role of human creativity and connection in care is becoming evident.</p>
<p>In neighbouring South Korea, cultural trends like <em>mukbang</em> (eat-casting) are said to have their origins in “the loneliness of unmarried or uncoupled Koreans, in addition to the inherently social aspect of eating in Korea”.</p>
<p>In this case, technologies are being used even to jeopardise people’s health, as individual “BJs” (Broadcasting Jockeys) are paid to broadcast themselves eating – often excessively – while interacting with their audience. Many of them are also eating alone while watching the show.</p>
<p>Problems associated with living alone will have an even more damaging impact on those without homes. In Australia, one in 200 people are homeless. Most of them are people under 35 or, increasingly, women over 55.</p>
<p>We must acknowledge the diversity of the homeless population, and the different factors that cause and sustain the experiences of living alone or being homeless. Such diversity will increase with the growing number of single-person households, income inequality, broader participation in the gig economy, and loss of jobs to automation.</p>
<p><strong>What role for government?</strong></p>
<p>Policy and regulatory measures to decrease housing prices will help. Australia ranks high for unaffordable housing among OECD nations.</p>
<p>The government could also play a central role in enabling collaboration among diverse stakeholders to seek new ways of creating and applying knowledge. This could be used to ask and answer difficult questions about even some of the most widely accepted concepts, like what is “home” for those living alone and homeless.</p>
<p>The answers should then guide us as we create data, tools and systems for care and with care.</p>
<p>It will be critical to ensure the focus is not predominantly driven by a technocentric vision. We need to consider the sociocultural implications that existing and often celebrated technocratic discourses – around smart cities, for instance – might have.</p>
<p>To avoid a technocratically determined fate, we must develop diverse and enduring narratives of Australian cities. This requires what this year’s Boyer lecturer, Genevieve Bell, might call a “bolshie” move. Part of that could involve bringing together interests and capacities across the public, private, community and research sectors to place urban futures as a key intellectual and social agenda.</p>
<p>We need comprehensive, transdisciplinary research and development for short to long-term goals. This must include ambitious innovation in research and practice, supported by new and emerging technologies, but most importantly, creative engagements beyond the usual suspects. This cannot be gesticulatory “co-design” workshops that are exclusive to certain participants.</p>
<p>Instead, we need inclusive engagement to produce new kinds of knowledge relevant to complex present and future urban conditions.</p>
<p>The Australian government’s role in the future development of cities should not be about cleaning up the technological hubris or proliferation of “feral” technologies that we’re generating. Rather, it should be about building individual and communities’ capacity to question and co-create “the wisdom or propriety of a particular developmental direction” of Australian cities.</p>

<p>The figures are stark given just how little of the Australian housing market actually sells in any given year.</p>
<p>A big driver of the low level of turnover over the past year has been relatively low levels of stock for sale, particularly in our largest capital cities and the high costs associated with stamp duty when buying a property.</p>
<p>The impost of stamp duty discourages turnover as we have recently seen with the removal of stamp duty for first time buyers under certain price thresholds in NSW and Vic.</p>

North Adelaide heritage retail building listed for sale

<p>A historic mansion that is currently run as a restaurant and bar in the Victoria’s Bellarine Peninsula is on the market.</p>
<p>The <a href="https://www.realestate.com.au/property-house-vic-queenscliff-126546886" target="_blank">34-38 King Street</a> property is one of Queenscliff’s iconic buildings and has a $5 million to $5.5 million price guide. </p>
<p>It previously sold for $2.2 million in 2013, CoreLogic RP Data shows.</p>
<p>According to its description, in 1854, William Leigh, one of Queenscliff's first residents, planned to build the first considerably sized hotel in the region. </p>
<p>Originally made of fine grade timbers, the first election for the newly established Borough of Queenscliff was held within its walls in 1863 before being destroyed by fire the following decade. The Royal Hotel as we know it today was rebuilt, this time even larger and grander, in the early 1880s.</p>
<p>The Royal Hotel was rechristened Hotel Q after owners Katalin and Stephen Blond went in for a “full-on restoration”, according to the Geelong Advertiser.</p>
