<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

My analysis reveals that over the 2017-18 financial year, annual value growth fell from 10.2% over the previous financial year to a decline of -0.8% this year.
The largest fall in values is occurring for Sydney and Melbourne’s most expensive properties.
This has resulted in the number of sales at, or in excess, of $1 million starting to trend marginally lower across the nation.

As housing market conditions continue to weaken, it is anticipated that there will continue to be fewer sales above the $1 million threshold.
Over the 12 months to June 2018, 16.0% of all houses and 8.8% of all units sold nationally had a price of at least $1 million; the share of house and unit sales at this price point was slightly lower than the previous year when 16.1% of houses and 9.1% of unit sales were at this price point.
The share of $1 million plus sales is also down from the peak of 16.8% for houses in February 2018 and 9.4% for units in October 2017; 24.5% of houses and 10.7% of units were sold for at least $1 million over the 2017-18 financial year.
House sales at this price point were slightly higher than the 24.3% a year ago but down from the recent peak of 25.5% in February 2018.

The 10.7% of unit sales for at least $1 million was down from 11.1% a year ago as well as being lower than the 11.5% peak in October 2017.
Across the combined regional markets, 4.7% of all houses sold over the 2017-18 financial year transacted for at least $1 million.
A year earlier, 4.3% of all sales were at that price point however, the share of house sales at or above $1 million has fallen slightly from 4.8% in March 2018.
Four per cent of all units sold over the past year were at least $1 million which was a recordhigh share and up from 3.7% the previous year.

At its peak in March 2018, 50.4% of houses sold over the past year in Sydney transacted for at least $1 million with the figure since falling to 48.8% in June 2018.
The 48.8% share in June 2018 was slightly higher than the 48.6% a year earlier but clearly now trending lower.
Over the 12 months to June 2018, 21.2% of all unit sales were at least $1 million which was both down from a year ago (21.8%) and lower than the October 2017 peak (22.5%).

Over the 2017-18 financial year, 29.6% of houses and 8.% of units sold in Melbourne sold for at least $1 million.
The share of house sales at this price point was higher than the previous financial year (27.6%) while for units it was slightly lower (8.1%).
The share of sales of at least $1 million in Melbourne peaked in March 2018 for houses at 30.6% and peaked in January 2018 at 8.6% for units.

A historic high of 9.2% of houses and 3.3% of units in Brisbane were sold for at least $1 million over the 12 months to June 2018.
The share of sales of at least $1 million has risen quite considerably over the year from 8.1% for houses and 2.8% for units a year ago.

Over the 12 months to June 2017, 5.3% of Adelaide houses and 1.8% of units had been sold for at least $1 million.
12 months later, the share of sales within this price point had increased to new record-highs of 5.9% for houses and 2.0% for units.

Despite ongoing declines in values over recent years the share of sales of properties for at least $1 million in Perth has increased over the year.
In June 2017, 10.9% of houses and 3.8% of units sold for at least $1 million compared to 11.1% and 3.7% respectively in June 2018.
The share of houses sold for at least $1 million peaked in April 2018 at 11.3% while the share of unit sales over $1 million peaked at 5.6% in April 2008.

With Hobart dwelling values having surged over the past year there has been a substantial increase in the share of house sales of at least $1 million.
Over the 12 months to June 2018, 3.7% of all houses sold and 1.2% of all units sold transacted for $1 million or more.
The share of house sales of $1 million or more was a record high and up from 2.6% of all sales a year earlier.
The share of $1 million unit sales increased from 1.0% a year earlier but has eased back from a peak of 1.3% in January 2018.

As Darwin dwelling values have fallen over recent years so too has the share of sales of properties for at least $1 million.
At the peak in February 2015, 5.9% of all house sales were at least $1 million while for units, the peak of 3.1% of all sales occurred in August 2015.
Over the past 12 months, 3.8% of all house sales were at least $1 million which was steady over the year while 0.9% of all unit sales were seven figures over the past year compared to 1.4% a year ago.

Over the 2017-18 financial year, 14.1% of all house sales and 2.5% of all unit sales in Canberra were at least $1 million.
The 14.1% of house sales for at least $1 million was an historic high while the share of seven figure sales of units peaked in March 2016 at 3.1%.
The share of $1 million house and unit sales both increased over the year from 12.0% and 1.9% respectively.
In closing, with dwelling values declining and much more rapid declines across the most expensive housing stock it is reasonable to expect the share of $1 million sales to trend lower over the coming year.
This will largely be driven by weakening in Sydney and Melbourne. Smaller capital cities are also likely to continue to see the share of $1 million sales climb further too.

The Birdsville Hotel, one of the most well-known tourism pubs in Australia, is back on the market.
Offers for the hotel, built in 1884, are sought by September 20.
One of Queensland's most famous watering holes, the Birdsville Hotel has survived floods, heat waves and fire, set at the edge of the Simpson Desert.
Birdsville was settled by pioneers in the early 1860s and in the 1880s the hotel became the central meeting place for town residents, nearby station owners and their thirsty cattle drovers. 
The sale will include the hotel and its 27 rooms motel accommodation.
It will also include the liquor licence, goodwill, intellectual property, business name, plant and equipment and stock in trade.
There are two detached residences, an industrial block and an aviation fuel supply business operated by the current hotel owners on offer.
The sale campaign is being managed by Russell Iles and Guy Bennett of Knight Frank, in conjunction with Darren Steele of Steele &amp; Associates Hotel Brokers. 
The current owners bought the hotel in 1980.
The hotel manager Ben Fullagar suggested there had been "a huge amount of work over 38 years to build the brand and totally rebuild the entire premises."

The town of Birdsville is located in outback Queensland, on the edge of the Simpson Desert 1,600 kilometres from Brisbane.
The Birdsville Hotel is well regarded outback tourism destination having won tourism awards including Queensland's best outback pub for three consecutive years.
Its annual races are in a fortnight's time, run on the first Saturday in September.
It attracts thousands of visitors during school holidays and mild winter months. 
The boozy Birdsville image annoys many locals, especially the heroines of the outback. 
Mr Steele said he expected the iconic hotel offering to be highly sought after by buyers from around Australia, as well as internationally.
“It’s a true Aussie icon, and one that many people around the world have heard of, so we anticipate there will be interest from investors and those looking to own and operate their own hotel in Birdsville."
The tourism sector in Queensland is strengthening, with international visitors up by 5.5% and domestic visitors up by 2.6%, with spending around 6% more in the year ending March 2018, according to Tourism &amp; Events Queensland.
Birdsville is accessible by road as well as a sealed airstrip adjacent within walking distance from the hotel. 
Light planes ceased to park in front of the hotel in 1964 because fences and street lights had been erected.
The hotel was on the market in 2007 as well but reported offers of up to $5 million were not enough to make the Fort family, the long time owner, part with the Birdsville property.
Knight Frank’s Guy Bennett told the local paper that what was on offer now was a “very different proposition” to 2007.
It was former Adelaide builder Kym Fort who took over the hotel when it was a fire-ravaged shell with its only working part a makeshift public bar.
He used his construction skills to restore one of Australia's most famous pubs which he co-owned with four silent partners.

Villa World has delivered a fifth year of double digit growth.
Villa World recorded a net profit after tax of $43.6 million (34.4 cps), up 15% on last year's result of $37.8 million.
Villa World chairman Mark Jewell said the S&amp;P/ASX 300 company’s year-on-year growth demonstrated that its financial strategy and commitment to delivering its core affordable house-and-land and land-only product was on track.
“The board has now turned its attention to the next phase,” he said.
It has welcomed a new board member, former Nike Inc Vice President, Lisa MacCallum, who takes up the independent non-executive director role.
“The addition of Lisa MacCallum to the Board will help us achieve this,” Jewell said.
During 13 years with Nike, she led major business turnarounds in the company’s US retail sales and growth initiatives.
With a background in accounting and consulting with KPMG in Australian and the US, MacCallum co-founded a Tokyo-based multimedia and broadcasting company.
She is a board member of British Telecom (BT) PLC.
Jewell said MacCallum’s global corporate experience and perspective would enhance the Villa World Board and help drive the company as it begins implementing a newly-endorsed purpose and beliefs focused on people, customers and community.
At its annual results announcement, Villa World reported a 39% increase in sales, up from 1,207 lots in FY17 to 1,678 lots.
Revenue increased to $441.6 million in FY18, up from $386.8 million last year.
The Villa World Board declared a full year dividend of 18.5 cents per share fully franked, representing a yield of 8.6%1.
Looking ahead, the company is targeting a statutory profit after tax of approximately $40 million in FY19.

Villa World announces fifth consecutive year of double-digit growth

The Cairns office market is relatively shallow and experiences limited sales activity and has had limited new development, according to the latest Herron Todd White (HTW) commercial report. 
The last large office building constructed in Cairns was the State Government office tower completed in 2010. There are no known new developments in the pipeline.
Commercial property sales in Cairns, inclusive of retail and commercial office premises, remain well below the peak levels achieved in the 2005 to 2007 period.
Prices paid for secondary strata titled premises have been relatively stable since 2010 at around $2,500 to $3,000 per square metre of floor area.
Most new office space leasing demand is for smaller areas and for modern, good quality green star rated premises, however there is only a handful of such buildings in Cairns.
These buildings achieve high levels of occupancy and are experiencing stable rent levels typically of $350 to $400 per square metre per annum.
Demand for lesser quality space remains limited and there is a large oversupply of good quality non-inner CBD and well exposed secondary space in the $200 to $275 per square metre per annum rental range. These conditions have placed downward pressure on secondary rents and seen the emergence of incentives.
Overall the Cairns office market has experienced little change thus far during 2018 and is expected to see little change for the remainder of the year.
A current listing is a Cairns City commercial office priced at $150,000 (pictured below).
It has been listed by Chris Gay Real Estate.

Cairns office market experiences limited sales activity: HTW

GUEST OBSERVATION
Earlier this year the big fear was that inflation was going to surge led by the US and that this was going to drive aggressive interest rate hikes by the US Federal Reserve and much higher bond yields, which in turn would pressure other asset classes.
Such fears saw a significant correction in global share markets with US shares falling 10%, global shares falling 9% and Australian shares falling 6%. Since then, inflation fears seem to have taken a back seat.
While in most major countries 10-year bond yields are well up from their 2016 multi-decade lows, US bond yields have struggled to stay above 3%, German bond yields are around 0.3%, Japanese bond yields are around 0.09% and Australian bond yields are around 2.58%, with most well below their highs seen earlier this year. So, what happened? Should we still worry about inflation?
What happened?
A whole bunch of things have helped bond yields remain low and kept investors focused elsewhere:
<ul>
<li>First, although US inflation has moved up it remains relatively benign with the core private final consumption deflator around 2% year on year which is the Fed’s inflation target. It seems every US jobs report has seen the same “Goldilocks” (not too hot/not too cold) combination of strong jobs growth and falling (now sub-4%) unemployment but low wages growth of around 2.7-2.8% year on year implying low inflation pressures. See the next chart.</li>
</ul>

<li>While the Fed has continued its drip feed of rate hikes consistent with strong economic conditions, the lack of any inflation break-out has meant that they have been able to remain gradual, with one hike every three months and monetary policy remains very easy. 
</li>
<li>Strong US earnings growth has helped distract share market investors. June quarter earnings results have seen 84% of companies surprise on the upside regarding earnings and 71% beat revenue expectations, both of which are above normal levels. Reflecting this, June quarter earnings growth has come in around 27% on a year ago, up from expectations for 20% earnings growth in early July.</li>
</ul>

<li>The trade war threat has tended to dominate, leading to fears of a hit to global (and US) growth and safe haven demand for assets like bonds (which has helped keep their yields down). 
</li>
<li>Worries about Italy’s new populist government blowing out its budget deficit and already high level of public debt, or worse still threatening to leave the Euro resulting in bond holders taking a hit on their investment in Italian bonds, have boosted demand for German bonds depressing their yields and helped extend expectations of easier for longer European Central Bank monetary policy. 
</li>
<li>Other geopolitical events like the crisis in Turkey have kept investors on edge for deflationary shocks. The latest worries about contagion from Turkey as its currency plunged anew are likely overdone. Yes, there will be some impact on Eurozone banks that are exposed to Turkish debt (which will keep the ECB cautious), but it’s unlikely to be economically significant. More fundamentally, Turkey is not indicative of the bulk of emerging countries. Its currency has crashed 40% or so this year because of current account and budget deficit blowouts, surging inflation, political interference in its central bank and populist economic mismanagement generally. In addition, political tensions with the US following the imprisonment of an American pastor resulting in US sanctions on Turkey including tariff hikes on steel and aluminium have made things even worse. The crisis is now being intensified by Turkish PM Erdogan’s rejection of higher interest rates and an international bailout. While Brazil, Argentina and South Africa also have particular problems, most of the rest of the emerging world is in far better shape. That said, emerging markets will remain vulnerable until the US dollar stops rising (as a rising $US boosts US dollar denominated debt servicing costs for emerging countries that have high foreign debt), the global trade threat ends and uncertainty regarding Chinese growth fades. And upwards pressure on the US dollar is likely to continue as the Fed is unlikely to stop its process of gradual rate hikes anytime soon.</li>
</ul>

<li>Finally, while growth in the US has accelerated this year, in other major countries it looks to have slowed. So, while there was talk of the Bank of Japan, the European Central Bank and even the Reserve Bank of Australia following the US into tightening this has been pushed out further. Similarly, some signs of a softening in growth in China and the tariff threat have seen the PBOC (China’s central bank) move towards monetary easing.</li>
</ul>
Implications – another extension to the cycle?
These considerations have combined to help fade the inflation/Fed tightening fears of earlier this year with the result that bond yields have been contained and most share markets have been able to recover from their February inflation-scare lows. In some ways it’s more of the same because the whole post global financial crisis (GFC) experience has been one of two or three steps forward towards stronger global growth followed by one or two steps back (with eg the Eurozone debt crisis, the 2015 growth scare and various deflation fears along the way). What we have seen this year is effectively a continuation of that.
By delaying or slowing monetary tightening this has all helped extend the economic and investment cycle. The implications have been:
<ul>
<li>A continuation of low returns from cash and low bank deposit rates. 
</li>
<li>Yield-sensitive share market listed investments like real estate investment trusts have been able to rebound. 
</li>
<li>Unlisted assets like infrastructure and commercial property have continued to benefit from a search for yield by investors. </li>
</ul>
With global monetary conditions remaining easy and US recession warning indicators still not flashing red (although the yield curve is worth keeping an eye on) our assessment remains that the investment cycle has more upside and that a US recession remains a way off yet. However, the main risks around this relate to the threat of a global trade war should the tariff threat from the US continue to escalate.
But should we still worry about inflation?
However, while the investment cycle has been extended it would be wrong for investors to dismiss the inflation threat – particularly in relation to the US:
<ul style="list-style-type: square;">
<li>First, while it has taken a long time to get there resulting in numerous deflation scares along the way, spare capacity in the US economy has been mostly used up. 
</li>
<li>Second, numerous indicators point to a very tight labour market in the US – with more vacancies than there are unemployed, very high hiring and quits rates, companies nominating finding suitable labour as a bigger problem than weak demand – suggesting that sooner or later wages growth will start to pick up more significantly. 
</li>
<li>Third, inflation is well known to be a lagging indicator and it often appears as a problem after the pace of economic growth has peaked. 
</li>
<li>Finally, from a longer-term perspective there is a risk that the lessons of the break out in inflation from the late 1960s into the 1970s are being forgotten and that populist politicians will seek to weaken the institution of an independent central bank targeting low inflation. President Trump’s tweets critical of the Fed raising interest rates are concerning in this regard.</li>
</ul>
As a result, we remain of the view that (absent a full-blown global trade war) the drip feed of Fed rates hikes will continue well into next year, that the 35 year bull market in bonds that began in the early 1980s is over and that the risks to US and by implication global bond yields into next year are still on the upside. This suggests investors need to be a little more wary of yield-sensitive globally-exposed investments that don’t offer inflation protection (like inflation-linked bonds do and the potential for rising rents do in the case of commercial property and infrastructure) than was the case a few years ago when there was still plenty of spare capacity in the US. Ongoing Fed rate hikes also point to ongoing upwards pressure on the US dollar which in turn suggests that investors should remain cautious in relation to emerging market shares.
The upside risks for bond yields is less in Australia given much higher unemployment and underemployment and that the RBA is likely to remain well behind the US in raising interest rates. With the Fed hiking and the RBA holding, this is all consistent with ongoing downwards pressure on the Australian dollar which we still see falling to around $US0.70, having recently broken below $US0.73.

Ray White's top pub broker and its No.1 sales agent globally, Andrew Jolliffe, has quit selling under the Ray White Hotels brand after almost eights years.
He is now working under the HTL moniker.
The new boutique brokerage firm HTL stands for Hotels, Tourism and Leisure Property.
The Shout website says it ends "months of speculation." 
The hotel and pub broker has teamed up with former CBRE national pubs director Daniel Dragicevich in the new brokerage outfit.
The pair, who have been co-agents on numberous pub deals, have already sold Sydney's Vauxhall Inn to Moelis-owned Redcape for more than $40 million and sold Redcape's Belrose Hotel for more than $20 million over the smooth transition. 
The Australian Financial Review excitedly reported "Jolliffe has almost single-handedly decimated the Ray White sales team."
He has Ray White Hotels agents Glenn Price, Mark Bullock, Grant Bailey, Blake Edwards and Xavier Plunkett at HTL along with Vikki Bush and Rebecca Buckman.
The move was however cast in a positive light by Ray White when announcing <a href="/news/ray-white-remuera-beats-out-double-bay-again-but-gavin-rubinstein-takes-the-top-residential-spot-for-sixth-time">its 2017-2018 award winners</a> last Sunday night with 2,500 attendees from across the entire group.
Andrew Jolliffe was the group’s top performer for gross settled fees.
"Mr Jolliffe has since repositioned his business to HTL, in partnership with the White family and Daniel Dragicevich and together they have enjoyed a tremendous start," the Ray White press release advised.
HTL Property was registered in May as a business name with ASIC. Its office addresses are the same as Ray White offices.
In ASIC documents, Ray White Hotels (NSW) Pty Ltd and Ray White Hotels Pty Ltd are listed as its HTL's business name holders in the joint venture.
The new HTL website's legal and privacy links lead directly to formal Ray White websites. Ditto the HTL google +, Twitter and linkedin all connect to Ray White social media outlets.
The former raywhitehotels.com.au website leads directly to <a href="https://htlproperty.com.au" target="_blank">HTL</a>.
Andrew Jolliffe was awarded the major individual honours at the annual Ray White Commercial awards for the fourth consecutive year.
Jolliffe quit selling as Ray White Hotels saying he had the "great satisfaction of enjoying top billing for the third year" at Ray White, which was "only surpassed by the unqualified affection I hold for the family owned company that has provided me with such a phenomenal launching pad".

He said he believed the brokerage landscape was "ripe for an agile organisation to consolidate top-level talent".
Ray White Group director Dan White said in 2017 that Jolliffe's product knowledge was second to none.
"Andrew always put his clients in the best position to make the best decisions. His attention to detail is flawless. He knows his market intimately and therefore he communicates opportunities frequently to his clients," he said.
Dan White put out <a href="https://www.youtube.com/watch?v=lEFTg3xbWec" target="_blank">a video</a> on the transition indicating HTL would be a division of Ray White.
"When the culture of an organisation creates a platform where everyone pushes and pulls in the same direction, it can become quite intoxicating in terms of the availability of success for those involved," Jolliffe said on receiving the 2017 award.

Pellicano has secured Quest as the apartment hotel operator for mixed-use projects in Preston and Geelong, Victoria and Robina on the Gold Coast.
Completion of all four current projects is expected during 2020.
They will deliver 328 Quest apartment-hotel rooms, 99 residential apartments, retail space of 2,500sqm and a conference centre including theatrette.
In combination with Pellicano’s existing Quest property holdings at Woolloongabba and Dandenong, the sum of Pellicano’s Quest holdings will amount to a considerable 555 rooms.
Pellicano managing director Nando Pellicano says the companies’ relationship has been fortuitous over the past 10 years, owing to their complementary value proposition.
“The newest deals with Quest will take our relationship to eight projects over the past decade,” said Pellicano.

A Chinese developer has beaten out the competition with a near $100 million offer for a former apple orchard in Wantirna South, in Melbourne's east.

The sale comes on the back of the success of nearby residential projects including Wantirna Rise, where all 113 residential lots sold in one day, and Mirvac's $450million, 906-lot Harcrest development of the former Brickworks site.
Savills Australia's Nick Peden described it as "the most significant Melbourne metropolitan landholding to be offered to the market in recent years."
The site was zoned for high-density residential projects of up to five levels, according to Savills agent Jesse Radisich.
The agency ran a four-week campaign with a price guide above $90 million.
The property was purchased in 1922 by the Jenkins family, who ran an orchard that produced apple cider.
It had a fruit and vegetable shop at the site.
Nan Xin Investment is involved in other projects in Victoria including a luxury mixed-use project called Galleria in Glen Waverley.
