Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Many who fear Australia’s population boom believe we should be cutting down on immigration. They blame immigration for congestion and expenditure of environmental and other vital resources. They say Australia’s cities are becoming overcrowded and cannot sustain more people.
But if Australia were to cut down on immigration, it would also then make sense to introduce policies that limit numbers of international tourists and students. Why single out one group of people? If any person living in Australia drains a certain amount of resources, it stands to reason this is also the case with short-term visitors arriving year after year.
Not only do tourists and international students add to crowded trains, trams and buses, think of all the environmental resources they consume – such as the water hotels spend on frequently washing their sheets.
Just as with migration, tourist numbers are on the rise in Australia. The number of international tourists (blue line) increased from just over four million in 1997-98 to nearly 8 million in 2015-2016. Settler arrivals (people living in Australia who are entitled to permanent residence) increased from 81,000 in 1998 to 135,000 in 2016.

My crude calculations show that if Australia were to allow zero tourism, it could accommodate roughly 900,000 more migrants. As a comparison, Australia’s total migration intake is around 190,000 per year.
But of course curbing tourism, or immigration, isn’t a feasible option. Tourists, international students and migrants all add positive value to Australia.
Our calculations
As a general rule, the monetary amount spent across a group of people in a population is considered a rough approximation of the amount of resources that have been used. So, to get an idea of the resources short-term visitors to Australia (which includes tourists and international students who stay for less than a year) might use, I extracted data on how much they spend on goods and services.
Then I calculated the approximate number of migrants who would be spending the same amount of money. This gave me a rough indication of how many extra migrants we could let into the country per drop in tourist numbers.
I was a bit generous in terms of working off the assumption that migrants spend the same amount on goods and services as “native” Australians. I used ABS data for my calculations, which were:
<ul>
<li>First, I subtracted the amount international tourists spend (which includes students who stay less than a year) in Australia (this was A$33,917 million in 2015-16) from the total spend in Australia (A$940,822 million in 2015-16). This gave me an idea of the amount spent by Australian residents only (A$906,905 million in 2015-16).</li>
<li>I then worked out the average consumption of residents per capita by dividing it by the population (around 24 million in 2015-16). This came to A$37,680 million for every 1,000 people.</li>
<li>Then I divided the total spend of international tourists by the per capita amount (per 1,000 residents) spent by residents. This came to 900,213 in 2015-16.</li>
<li>I also did similar calculations assuming tourists consumed 10% and 20% more than migrants.</li>
</ul>
The fact we could have 900,000 extra migrants if we had no tourists is a very rough number. The point is not the exact number. Even if the more accurate number was 400,000, that number is large. The purpose of this exercise is to show that migrants, as one group of people, don’t pose the most significant risk to our population in terms of resources drained.

It’s a rough guide
As already mentioned, my calculations were crude. More detailed calculation of resources consumed by both groups (immigrants and international tourists) would compare the different impacts on growth and employment of immigration. But for the purposes of this exercise, I’ve carried out more limited calculations.
The demographic profile of immigrants is also different from that of international tourists. And the spending patterns of immigrants would be very different from those of the tourists. Immigrants would be buying white goods, for instance, such as refrigerators, vacuum cleaners. Tourists would be buying these services indirectly through renting rooms in hotels, Airbnb and the like.
But we wouldn’t shut down tourism, as we know it has a positive impact on our economy. And research generally shows that immigration has a slightly positive effect on Australia’s employment rate and gross domestic product (GDP). A recent government report also shows that cutting Australia’s migration rate would cost the budget billions of dollars, lower living standards and reduce jobs growth.

Both tourism and migration make a positive impact to our economy, and no one group should be blamed for draining our resources.

Homeware giant, Victoria’s Basement, has moved to sell three of its five Sydney stores.
It seeks to redirect capital towards business expansion across Australia and grow its online presence.
The Sydney-based retailer has appointed CBRE to market for sale its outlets in Castle Hill and Auburn, while Hugh Anderson and Brad Sutton of Sutton Anderson are marketing its Artarmon store.
The properties, which are all being offered for sale with opportunity for short to medium term leaseback to Victoria’s Basement, are expected to attract strong investment interest from local and overseas investors or owner occupiers.
Victoria’s Basement director, Sam Kalanderian said it had owned and occupied some of these iconic locations for over 15 years with very successful trading.

Located in the heart of Castle Hill’s large format retail precinct, the 5 Victoria Avenue property comprises a substantial freestanding building spanning close to 8,000 square metres on an underdeveloped 17,200 square metre site.   
The Auburn property, located at 99-101 Parramatta Road, consists of over 4,000 square metre building on a 4,330 square metre parcel of land.
Surrounded by major retailers, the property benefits from exposure to one of Sydney’s busiest intersections - Parramatta and Silverwater roads - and offers future development potential, as earmarked by the Greater Sydney Commission.   
The third property, located at 89-93 Reserve Road, Artarmon, comprises approximately 2,818 square metre over three floors.
It is understood the sale of Artarmon, Castle Hill and Auburn will fetch about $100 million.
This follows the group's plans to develop its store on Euston Road in Alexandria in Sydney's inner city into a 27-unit build-to-rent apartment block.
The plans were lodged with the City of Sydney council last month.

Homewares retailer Victoria's Basement lists three Sydney assets

Adventure retailer Kathmandu join Starbucks, Best Bite Convenience and donut shop Cross Lane have opened up on the Broadway retail and restaurant streetscape.
The new DUO retailers will be joined in coming weeks by Fika, a new concept from the team behind innovative café florist Cuppa Flower, as well as new eateries Fire and Coal and Talay’sThai, to add futher spice to the dining mix.
In all, DUO features nine ground floor tenancies with extensive frontage to Broadway.
Kathmandu’s major new store covers a dual tenancy.
One tenancy remains available for lease.
DUO completes the Broadway frontage at Central Park where Woolworths supermarket comes with amenities like Palace Central cinemas.

A final opportunity for retailers to set up shop at Central Park was recently released in the Wonderland building, with four boutique tenancies ranging between 57 square metres and 193 square metres suitable for casual dining, restaurant, bar, food and beverage, and service uses.
Wonderland is well-connected between Regent Street, Broadway and Kensington Street.
When complete, Central Park will include 2,200 apartments, 869 student dwellings, three hotels and approximately 25,000 square metres of hospitality space.
About 5,300 people will call Central Park home and around 1,750 people will work there.

It's Brisbane, but not its apartments, according to Margaret Lomas when asked which capital city should you invest in?
She suggested Brisbane rather than any other capital city when asked by <a href="http://www.switzer.com.au/the-experts/margaret-lomas/which-capital-city-is-the-best-to-invest-in-right-now/%20" target="_blank">Peter Switzer.</a>
First she ruled out the other capital cities, Melbourne and Sydney not because "the 'boom' had gone on too long" or "that the 'cycle' told us the end was nigh" but rather because the median price has reached a point where it is well above what the average income earner can afford. 
Demand fell away as prices reached this new peak, reducing the potential buyer pool and for these markets its now become a "waiting game" for wages to "catch up".
Margaret then nixed Hobart and Perth.
Hobart because although it has been performing well, its small population and low population growth usually means it has a year or two of growth then much longer stagnation periods.
Perth is a no because even though it is likely at the bottom of it's current cycle, that doesn't mean it's going to start rising any time soon, and if it does, it won't necessarily be quick.
She says that those living in these markets shouldn't necessarily avoid investing just because they don't know the area they are investing in.
She describes this as a fallacy, a mistaken belief.
"This is because what you know about your area relates to lifestyle, not economics."
Margaret correctly states economics is king when it comes to investing.
She says, "my money’s on Brisbane, and it’s all pure economics."
This is because Brisbane is hitting several key points.
Firstly, the average house in Brisbane is still well below what the average income earner can afford.
She claims, "even without wages growth, interest rates could go up, and property prices could increase, and the average wage earner could still afford to buy property there." 
Secondly, changes to the age profile of the population in Brisbane.
Over the next 10 years it is expected to see those aged 20 to 34 move on to the next stage in life and look at buying a home of their own, according to Angie Zigomanis from BIS.
He said the emerging trend would underpin demand for new housing on Brisbane’s suburban fringe and established housing in the inner-city region.
These people will mostly qualify for the first home owner grant of $15,000 (and stamp duty concessions) which is available on many of the houses on the market, due to the high $750,000 cut off for the grant.
Then Brisbane is also benefiting from infrastructure "tons of it". New University campuses, major medical developments in both north and south suburbs, and main roads, making the commute around all parts of Brisbane easier. There’s also the Queens Wharf Precinct, Brisbane Airport Redevelopment, Brisbane Live Entertainment Arena, Northshore Hamilton and a new International Cruise Terminal, plus quite a few others.
There has been strong jobs growth in Brisbane in both the education and medical sectors, as well as improving employment figures after a few years of poor outcomes.
Strong inward migration is also projected to continue, from not only overseas but interstate migration. 
In addition, over the next 15 years, the population of Brisbane is set to double, In 2015, Brisbane’s population was approximately 2.2 million, and is expected to grow to 4.6 million by 2031.
This means that the city will require 40% more homes than it had in 2006, according to government estimates.
Margaret Lomas concludes by stating "It’s an investor’s dream, just waiting to be grabbed. Just be careful what you buy."
She warns, "apartments in the city are not the best choice, nor are high-end properties where demand is subdued. Think families, millennials and migrants, and find the kind of property that they are most likely to demand."

Australia is, apparently, in the midst of a population “crisis” – just this month, we passed the milestone of 25 million people. The nature of the crisis depends on the day and who you ask. Size and growth have become an increasing public preoccupation, particularly as immigration has held firm over the last 12 years as the major contributor to population growth.
Australia’s workforce is shrinking due to population ageing. This puts more pressure on young people to contribute enough personal income tax to fund the Australia we’ve become accustomed to. Immigration is one way to ensure Australia has the labour force it needs to offset the financial challenges of an ageing population.
But the population and population growth is unequal across Australia. The Turnbull government has signalled it will introduce a population policy (of sorts) by the end of the year. This will reportedly focus on settlement of immigrants in regions outside major cities.
The problem is that many people are conflicted about whether the population should continue to grow at all. A population policy offers a way for the country to be prepared and respond to the current and future needs of Australians. So, what would a good population policy look like?
Well-being, not control
The difficulties of the breadth of population-related matters in policy can be overcome, or at least minimised, by having a minister or agency with oversight over the progress of the population framework. The framework, which would include measurable indicators, would report and monitor success towards population-related well-being. This could provide an opportunity for the public to be involved and remain informed.
Population policies are usually focused on the components of population change: births, deaths and migration. Many people hold the mis-perception population policies are about control, and this isn’t surprising given the restrictive population policies in China.
But contemporary population policies, for countries like Australia, are less about controlling numbers and more about ensuring population well-being. The core tenet of a population policy for Australia should be about the population’s quality of life, now and into the future.
Health and education are central to quality of life. Babies born today or in the future should receive sufficient government investment to have a good start at life, particularly with respect to health and education. This means adequate housing and welfare support for families and children, quality equitable education and accessible and affordable health-care.
Gender inequality – both at home and in the workplace – are important elements to the population policy puzzle. Childcare and family support payments are crucial to population well-being, particularly among working parents.
A contemporary population policy for Australia should also include considerations of the use of land for agriculture, mining, water consumption and sources, and the degradation of natural parklands. Mandated environmental behaviours are overdue, and crucial to food and climate security.
Not the size that matters
Focus on population growth rates and size belies the nuances of the population context. It’s not size or growth that matters, but the characteristics and distribution of the population.
Strategies that seek to attract and retain populations outside the city limits will take the pressure off cities with the highest growth – such as Melbourne, Sydney and Brisbane. And these strategies shouldn’t just consider immigrants are beneficiaries of settlement incentives — Australian locals could participate in such a scheme.
Essential services, such as schools and hospitals, are based around populations. That is, hospitals are built where there is already enough demand. Yet adequate infrastructure must already be present for viable communities in regional areas to attract people to move there.
A settlement strategy could also incorporate investigations and investments in the way Australian towns and associated infrastructure can best support communities. This can include such things as employment opportunities, appropriate housing, transport and telecommunications.
Nhill, a town in the Wimmera region of western Victoria, embarked on a strategic resettlement program for a group of Karen refugees from Myanmar in 2010. A report by Deloitte Access Economics showed an estimated increase of more than A$40 million in Gross Regional Product over five years as a result of this strategy. This serves as a good example for how community and industry can work together to attract people to help bolster local business.
A policy is long overdue
Population ageing means we need to take action now to guarantee Australia’s future social and demographic sustainability.
Australia is long overdue for a sensible strategy for the future. Australia doesn’t need an immigration plebiscite (or even consensus) or another population inquiry to advance a population policy. We need evidence based decision-making which will ensure sustainability and quality of life into the future.
Public consultation and government-commissioned quality research to inform the future needs of the migration program will ensure the parameters of population policy are right for Australia.

A population policy for Australia should provide a blueprint for the future; a framework for what the nation aspires to be, and achievable goals to get there.

Charter Hall Group (Charter Hall) and Folkestone Limited (Folkestone) have announced that they have entered into a scheme implementation agreement for Charter Hall to acquire Folkestone for consideration of $205 million funded by cash from available investment capacity. Under the terms of the Scheme, Folkestone shareholders will be entitled to receive $1.39 cash per share, comprising a Charter Hall cash consideration of $1.354 per share and a special dividend of $0.036 per share.
This follows what is described as a "strong" FY18 result from Folkestone with normalised net profits after tax of $13.9 million, up 48.1%.
Folkestone had normalised earnings per share of 9.4 cps, also up 48.8%.
Folkestone's NAV per share currently sits at $1.13, up 4.8%, while their total funds under management totals 1.6 billion, up 26.1%
Folkestone’s Managing Director Greg Paramor stated Folkestone delivered a strong FY18 result.

Charter Hall to acquire Folkestone

A mixed use commercial building on Darby Street is the first property ever to have sold in Newcastle through an online auction.
There were three registered bidders competing for the property and another four bystanders watching the auction online for the office building at 126 Darby St Cooks Hill.
The holding that comes with retail space sold for $2.25 million, exceeding the vendor’s expectations.
This two storey Darby Street property has an annual return of $144,846 from three tenants including a long-standing dry cleaner, a kebab shop and a beautician on the first floor.
Listing agent, Steven Dick Director of Raine &amp; Horne Commercial Newcastle believed this result proves that online under the hammer sales will turn the auction process on its head in Newcastle.
“Bidders have to download the 'Openn Negotiation' app, pre-register and execute documents in terms suitable to the owner and then place a bid at any time before the final bidding stage,” Mr Dick said.

Adina Mascot listed for sale

Savills Australia has negotiated a lease for Jenson PLUS for a 248 sqm office space in the Adelaide CBD.
Jenson PLUS has committed to a five year lease for the office shortly after the office underwent a refurbishment.
Savills Australia’s Adam Hartley negotiated the deal for 21 Roper Street, Adelaide saying the tenant was drawn to the modern space.
”From their first inspection Jensen Plus were attracted to the unique character of this building, new facilities and high feature ceiling,” Mr Hartley said.
Swan Family Lawyers are the current owners of the building and have been since 2016 when they purchased the property for just shy of $1.5 million
