Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

They have plans to deliver a new office and medical facility in CBD Robina.
The site, located at 18 Campus Crescent, was sold by Colliers International’s Special Projects Director Geoff Lamb to Brisbane-based developer M-Space QLD.

$2.9 million commercial land sale in CBD Robina

Overall, it’s hard to see a scenario where Australian housing values could fall off a cliff.
For this to happen we would need to see a material about face in labour market conditions, a global shock or a material rise in interest rates– none of which seems to be a likely outcome at the moment.
Without a doubt, housing risks are heighted relative to a year ago. Dwelling values are slipping lower nationally (down 2% since peaking in September last year), mortgage rates are edging higher (up by around 15 basis points from three of the four major banks announcing a rate rise in September) and mortgage arrears have moved off their record lows (but still only around 0.6% of all mortgages are 90+ days in arrears). All this against a backdrop of record high levels of household debt (the ratio of disposable income to household debt reached 190% in March this year), increasing levels of housing supply and rising domestic and global uncertainty.
It should come as no surprise that some commentators are forecasting a substantial reduction in dwelling values. We saw similar forecasts during previous downturns from the likes of Steven Keen, Harry Dent and Jeremey Grantham as well as many others. The most recent dire prediction to get mainstream airplay was from Martin North predicting a 40-45% fall in dwelling values; albeit with only a 20% chance of this occurring. Since airing on 60Minutes, the segment titled ‘Bricks and Slaughter’ has seen the two primary experts featured, Martin North and Louie Christopher, clarifying their televised comments which were apparently presented in an unbalanced context: a presentation of the worst case scenario with no regard for the most likely outcome.
If we look at the current downturn in Australian housing, the trajectory of decline is actually quite unremarkable.
Australia’s largest housing market, Sydney, has seen values fall by 5.6% sincepeaking in July last year; a trajectory that is straight down the middle of previous downturns. During the GFC, Sydney dwelling values fell by 7.0% in the space of twelve months, and the downturn before that (2003-2006) saw values fall 7.1% over the same number of months.

Australia’s second largest city, Melbourne, has seen values falling since November last year. Since that time the market is down a cumulative 3.5% and the descent has generally been milder relative to previous downturns.

Even in markets where values have been falling consistently for more than four years on the back of a material weakening in economic and demographicconditions, we haven’t seen values fall by anywhere near 40%. Perth dwellingvalues peaked in 2014 and have fallen by 12.6% and in Darwin where conditions have been even tougher, dwelling values are down 21.8%.

Recently released housing value forecasts from Moody’s Analytics certainly paints a less gloomy picture of housing markets over the coming years. While, growth is forecast to be subdued relative to previous years, the forecast is for a relatively mild downturn, with national house and unit values returning to mild positive annual growth by the middle of 2019.

The Moody’s Analytics forecasts are based on an econometric model whichuses CoreLogic’s Hedonic Index data as a base to forecast from. Their upbeat assessment of dwelling values is based on rising business investment, particularly in the non-mining sector, a rise in infrastructure spending, above trend jobs growth, and ongoing low interest rates.

Of course the outlook for housing conditions is varied across the regions. Bythe end of 2019, Moody’s is expecting every capital city except Hobart (-2.4%) to record a positive annual change in house values, with year on year rises ranging from 4.5% in Canberra and Adelaide to a 0.9% rise in Perth dwelling values.

Forecasting the movement in asset values is challenging at the best of times. With so much uncertainty at the moment it’s even harder. Several wildcards remain that could have a negative impact on the direction of housing values.
Households are more sensitive than ever to interest rate movements due to the record level of household debt. Roughly, 70% of household debt is housing related, which implies small changes to mortgage rates could have an amplified impact on household balance sheets. Further out of cycle movements in mortgage interest rates could have a negative impact on the market. On the flipside, if the RBA decides to cut the cash rate further (a possible scenario of economic conditions weakened and housing price falls accelerated), this would likely see a rise in housing activity and help to place a floor under housing prices.
There is also the potential for changes to property taxation policies that could have a further dampening effect on investment demand. Based on the value of new housing finance commitments, investors still comprise around 41% of mortgage demand, down from 55% in mid-2015. Investor concentrations remain well above their long term averages across New South Wales (49% of housing finance commitments) and Victoria (41% of housing finance commitments), implying Sydney and Melbourne would have more to lose if investor activity were to drop more substantially. Investors are already being disincentivised by falling prices, mortgage rate premiums and low rental yields; additional disincentives from tax reform could see demand reduce further, creating some slack in the overall demand composition for Australian housing.
In balance, even with mortgage rates edging higher, we are still in the lowestmortgage rate environment since the 1960’s. Population growth remainsstrong and maintaining a consistent migration policy seems to have support from both sides of politics which will continue to support demand for housing. Labour markets are reasonably healthy with unemployment holding at 5.3% and likely to trend lower, underemployment at the lowest rate since May 2014 and jobs growth above the long term trend.
Overall, it’s hard to see a scenario where Australian housing values could fall off a cliff. For this to happen we would need to see a material about face in labour market conditions, a global shock or a material rise in interest rates –none of which seems to be a likely outcome at the moment.

Is the property market really all that bad? CoreLogic's Tim Lawless

The iProsperity Group (iPG) has sold the Park Regis Hotel in Sydney to the Yeh Group for $54.18 million.
The sale price represents a 23% increase on what iPG paid for it less than two years.
The 122-room Hotel stratum makes up 10 floors of the 45 level mixed-use tower at 27 Park Street, Sydney.
Recent refurbishments done through StayWell, are expected to lead to an increase in rates at the Sydney hotel.
In its recent 'Q1 2018 Hotel market analysis report', iPG predicted buoyancy in the hotel sector will continue for the remainder of the year, with Sydney to experience the highest activity levels and strongest ADRs.
Settlement is expected on October 31, 2018. 
The sale was handled by Gus Moors and Karen Wales of Colliers International.
"iPG have combined astute timing and sound business acumen to create substantial uplift in this asset over the period of Its ownership," said Moors.

Sydney city's Park Regis sold by iPG for $54.18 million

The former Redfern post office premises has been listed for sale.
The two storey, Victorian Italianate building at <a href="https://www.realcommercial.com.au/property-offices-nsw-redfern-502959542" target="_blank">119 Redfern Street</a> is being sold by international architecture firm DKO, who paid $2.6 million for the property in 2014 when it was sold by Linc Energy founder Peter Bond.
He had paid $2,125,000 three years earlier when buying from celebrity publicist Max Markson.
Since the 2014 trade, the building has undergone a brand new refurbishment from DKO, and is now up for sale for around $5 million.

Built in 1882 by colonial architect James Barnet, the four and a half storey corner clock tower and post office included a telegraph office, parlour, drawing room, three bedrooms, kitchen, a servant's room, bathroom, scullery, washhouse, fuel shed and two stall stables. 
In 1880, £3000 was provided for the erection of the Redfern post office, and then the Public Works added a clock tower for an estimated extra £700.
The building has 480 square metres of internal space on its 330 square metre Redfern Street block. 
When it sold in 2014, there were some who were looking at possibly turning the landmark building into a home.

Colliers International are marketing the building that was sold by Australia Post in 2000 for $600,000.
Colliers agent Tony Crane, who sold the building to DKO, said to see a high quality renovation of a heritage building was rare.
"It’s extremely rare to see heritage buildings restored to this level while still retaining the original heritage façade," Crane said.
"Redfern has become a burgeoning hub for creative business and 119 Redfern Street is well suited to the area and for those who are looking beyond traditional, corporate space."
Earlier this year Redfern's popular Alchemy commercial spaces were listed for sale, however none of the five commercial spaces have yet to find a buyer.
The Alchemy, further down Redfern Street, comprises the busy restaurants Bart Jr, Fern St, Isaacs and Juan. Isaacs takes up two commercial spaces.

Changes to visas for skilled workers have delivered an immediate hit to Australia’s population growth.
ABS data released today shows that Australia’s annualised population growth rate slowed for the fourth consecutive quarter.
Australia’s overseas migration fell by 9 per cent since changes to visa requirements came into force in April 2017, slowing the population growth rate to 1.6 per cent.
In April 2017, Australia introduced a range of visa changes which have been successful in reducing the number of skilled migrants arriving in Australia.
The current phase of Australia’s 28 years of continuous economic growth is built upon the arrival of skilled migrants. Skilled migration is necessary to offset the impact of our aging population.
Looking domestically, states such as New South Wales and Victoria that have benefited the most from overseas migration over recent years are now seeing population growth rates slowing.
The slowing rate of population growth, while it remains high for a developed economy, will contribute to slower growth of household consumption.
This means slower growth in sectors such as retail and residential building.
Given that these two sectors are amongst the nation’s largest employers the risks presented a decline in population growth should not be underestimated.
Over the year to March 2018, Victoria saw the strongest growth in population (+2.2 per cent), followed by the ACT (+2.1 per cent) and Queensland (+1.7 per cent).
New South Wales was fourth fastest (+1.6 per cent) with Tasmania fifth (+1.0 per cent), Western Australia sixth (+0.8 per cent) and South Australia seventh (+0.7 per cent).
The population of the Northern Territory has actually declined over the last two quarters and the annual rate of growth has slowed to 0.1 per cent.

Overseas migration into Australia is down by 9 per cent: Geordan Murray

EXPERT OBSERVER
There is lots of talk about when the next major economic downturn will be. This interest seems to have been particularly noticeable over the last week or so given the ten-year anniversary of the failure of Lehman Brothers which helped usher in the worst phase of the Global Financial Crisis (GFC), which naturally prompted the question of when the next one will be.
But it’s also been given impetus as the current US bull market and economic expansion are approaching record territory in terms of duration and given the threats from a US driven trade war. The historical experience indicates that share market downturns are much deeper and longer when there is a recession, particularly in the US economy.
So, whether a recession is imminent or not in the US, and more broadly globally, is critically important in terms of whether a major bear market is on the way. Of course, no one really knows for sure (despite many claiming they do!). But certain indicators help provide some guidance as to the risks. This note looks at five charts to monitor in terms of the state of the global economy.
Chart #1 – Global business conditions PMI Global Purchasing Managers Indexes (PMIs), which are surveys of purchasing managers at businesses in most major countries, provide an excellent and timely guide to the state of the global economy. As can be seen in the next chart, while they are down from their peaks of earlier this year they remain very strong indicating that global growth remains strong. This is particularly the case in the US. Quite clearly a sharp downturn, as occurred going into the GFC, would be a concern for global growth but so far so good.

Chart 2 – Global inflation Most major economic downturns are preceded by a rise in inflation to above central bank targets resulting in aggressive monetary tightening. The period prior to the GFC was something of an exception in terms of core inflation, ie inflation excluding food and energy. But average headline inflation rose to around 4% across the US, the Eurozone and Japan at the time as energy prices surged and the run up to the GFC was associated with tight monetary policy in the US and Europe (where the focus at the time was on headline inflation). Source: Bloomberg, AMP Capital At present, core inflation in major global economies is benign. In the US core inflation is around 2%, which is the Fed’s target and headline inflation is falling. Inflation in China is also around 2%, which is below the Government’s 3% target/forecast. And inflation in the Eurozone and Japan, whether headline or core, is below both the European Central Bank’s and the Bank of Japan’s 2% targets. While a lack of spare capacity in the US means that the Fed will continue raising interest rates to more normal levels, with inflation around target (and other signs of

Chart 3 – The US yield curve The yield curve is a good guide to the stance of monetary policy. When short-term interest rates are low relative to long-term rates businesses can borrow short and lend (or invest) long and this grows the economy. But it’s not so good when short rates are above long rates – or the curve is inverted. And an inverted US yield curve has preceded US recessions. So, when it’s heading in this direction some start to worry. As a result, it’s worth keeping an eye on and it’s our third chart. But there are several complications to allow for. First, there are several versions of the yield curve. The traditional yield curve based on the gap between 10-year bond yields and the Fed Funds rate has flattened but only to 1.2%. Moreover, a shorter yield curve based on the gap between 2-year bond yields and the Fed Funds rate predicted past recessions like the longer yield curve but has actually been steepening lately which is positive. So our chart includes both yield curves. Both are yet to go negative as occurred prior to the last three US recessions. Source: NBER, Bloomberg, AMP Capital But there are several other things to allow for. The yield curve can give false signals (circled on the chart) and the lags from an inverted curve to a recession can be around 15 months. Various factors may be flattening the traditional yield curve unrelated to economic growth expectations including low German and Japanese bond yields holding down US yields and higher levels of investor demand for bonds post the GFC as they have proven to be a good diversifier to shares in times of crisis. On top of all this, a flattening yield curve caused by rising short term rates and falling long term-rates is more negative than a flattening when both short and long-term rates go up like recently. So all up the yield curve is worth keeping an eye on but both its long term and short term versions really need to go negative before getting too concerned. So far so good. Of course, it’s worth keeping an eye on other measures of US monetary tightness as well – for example past US recessions have been preceded by the Fed Funds rates being well above inflation and nominal economic growth whereas it’s still a long way from either now.

Chart 4 – The US dollar Moves in most currencies are usually only really of relevance for the country that the currency belongs to. The US dollar is a clear exception to this mainly because debt is often denominated in US dollars. In particular, emerging countries tend to have a lot of US dollar denominated debt so when the $US falls in value versus their own currency, servicing that debt gets cheaper but when the $US goes up in value, servicing that debt gets more expensive. This has been the case lately with the rising US dollar against most currencies including emerging market currencies as shown in our fourth chart, adding to problems in various emerging countries. Further strong gains in the US dollar as the Fed continues to hike risks worsening emerging market problems and the risks that this poses to global growth (as the emerging world is around 60% of global GDP). By contrast if the US dollar moderates, the pressure on emerging countries is likely to recede.

Chart 5 – World trade growth In recent times there has been much debate as to whether the era of globalisation is coming to an end resulting in a peak in world trade. This could be for somewhat benign reasons as services become an ever-greater share of economic activity and manufacturing becomes less labour dependent. But it could also be due to rising protectionism with US policies under Trump a big threat. It’s early days so far with only about 12% of US imports being subject to increased tariffs for an average tariff increase across all US imports of just 1.6% (after the latest tranche is implemented). This is a long way from 1930 that saw all US imports subject to a 20% tariff hike and other countries do the same. While we still see a negotiated solution, it may not come till after the US mid-term elections. Global trade growth has picked up over the last two years but its recently started to slow a bit. It’s too early for this year’s trade conflict to show up in trade data but it’s worth watching this chart as slower global trade growth would pose a threat to global economic growth. Source: CPB World Trade Volume Index, AMP Capital Concluding comments On balance these indicators suggest the outlook remains okay. Perhaps the greatest near-term risks are around the US dollar and Trump’s trade war. Beyond this, cyclical indications are still okay. And while we haven’t had room to fit it in here the signs of cyclical excess that normally precede major economic downturns – eg, very strong wages growth and a high level of cyclical spending (consumer durables, housing and investment) as a share of GDP – aren’t particularly evident in the US and are a long way from being evident in other major countries.

The NSW Government must appoint a new Government Architect to replace Peter Poulet (Pictured above).
The recent move of the current NSW Government Architect, Peter Poulet, to a reduced role in the Greater Sydney Commission leaves a vacant leadership role for design in the NSW Government.
For 200 years NSW has led Australia in having a champion for the design of the built environment with a state architect.
The current Government Architect has successfully managed the transition of the role from one of designing buildings to one of setting the framework for the quality of buildings and their urban setting.
Peter Poulet has set policies and produced guides and systems that champion design quality at a time when the community has raised concerns about increasing density in urban areas.
He has also chaired the Urban Taskforce Development Excellence Awards jury and demonstrated a willingness to work with the industry.
We thank Peter for his contribution the New South Wales.
The Urban Taskforce is concerned that there seem to be a number of senior executives leaving the Department of Planning and Environment at a crucial time in the growth of the state’s cities.
The development industry needs stability and strong leadership in planning particularly with the current down turn in home prices and in housing approval numbers.
The recent government back downs on key policies related to town houses, planning policies in Ryde and on the planned precincts on the Sydenham to Bankstown line also indicate a softening in support for development.
There are clearly important roles in the Central District of Greater Sydney but there are also opportunities for someone of Peter Poulet’s experience to develop design quality across Greater Sydney generally and the Urban Taskforce would support this.
The Urban Taskforce encourages the NSW Government to ensure that the tradition of the NSW Government Architect continues particularly as an advocate for the quality design of greater urban density as populations increase.
