<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

JLL and Colliers International managed the deal for 19 Harris Street on behalf of a private client of UBS Asset Management, AEW who purchased the property on behalf of its Value Investors Asia fund series.
An international expressions of interest campaign was launched in July 2018 for the seven story building, which garnered interest from local and offshore investors.
“Properties such as 19 Harris will benefit from significant rental growth in this sub-market as leases reach their expiry,”  JLL's James Aroney said.

RPO Pty Ltd, Improvement (Foundation) Australia Ltd and Fitzpatricks Private Wealth S.A Pty Ltd are to be the latest residents of Level 3, 12 Pirie Street, Adelaide.
They each signed twelve-month lease agreements.
Adam Hartley and Zandra McGee of Savills Office Leasing arranged the three lease terms for spaces ranging between 16 sqm and 82 sqm.
“The companies were attracted to the space because of its “trendy”, spacious and corporate fit-out as well as the convenience that co-working spaces have to offer,” Ms McGee said.
Rates range from $863 per sqm to $1,650 per sqm, and Ms McGee said tenants are happy to pay for the convenience and flexibility that spot co-working offers.

Savills secure three new tenants for Adelaide co-working space

George Place, a new $75 million precinct in the heart of the Sydney CBD, has just been unveiled.
The precinct, owned by superannuation fund-backed manager ISPT, has linked three Fender Katsalidis-designed buildings to create a new premium office location bounded by George, King, York and Barrack Streets.
Spanning around 54,000 sqm of commercial space, Current tenants include tech giant Atlassian, TAL and EML, who comprise around 3,000 workers.

ISPT unveil $75 million George Place precinct in Sydney

Dexus and GIC, Singapore’s sovereign wealth fund, have joined forces for a new unlisted trust.
The circa $2 billion fund will be known as the Dexus Australian Logistics Trust (DALT) and will look to invest in logistics properties in Australia.
The venture will be with a $1.4 billion logistics portfolio of assets mostly located in Sydney and Melbourne.
The weighted average lease expiry of the portfolio is 5.3 years with occupancy at 98%.
DALT will also add three further sites with development potential and a total future completion value of $0.5 billion.
Subject to FIRB approval, GIC will be DALT’s foundation investor, taking an initial 25% investment in the core portfolio, with put and call rights to acquire an additional 24% by June 2020.

Dexus joins with Singapore sovereign wealth fund for logistics focused unlisted REIT

A brand new Pimpama Service Centre, located in Queensland’s second fastest growing suburb, has hit the market.

The Q3 Index increased saw an increase of 2.3% quarter-on-quarter and 6.4% year-on-year.

Despite slower growth, 18 out of the 20 cities tracked report stable or increased rental growth.
Rental growth in Sydney and Melbourne continues to be among the strongest in the region, recording further increases during the quarter to be up 14% and 7% over the past year respectively  
Knight Frank's head of research and consulting Australia Ben Burston puts the increases down to employment growth and subdued development activity.
“Buoyant employment growth and subdued development activity continues to drive rental uplift in Sydney and Melbourne, which have recorded some of the strongest growth in the region over the past year," Burston said.
"The level of supply scheduled to deliver in 2019 simply will not redress the imbalance, and this will continue to drive rents and motivate tenants to pursue densification strategies or consider emerging fringe markets where expansion can be more easily achieved.”

Slower office rental growth, but still increasing: Knight Frank's Prime Office Rental Index

Nationally dwelling values as at October 2018 have fallen by - 3.5% from their peak with much larger falls in Sydney, Melbourne, Perth and Darwin.
The reality is that there has been very little improvement in housing affordability; Sydney and Melbourne in particular are a little cheaper, but remain substantially more expensive than other capital cities.
Although house values in Sydney are now -9.3% lower than their peak, the cost of a house in Sydney is still substantially higher than elsewhere at $960,344. In fact, a house in Sydney is now more than double the median value of an Adelaide and Hobart house.

Looking at house values over time is interesting. 
Sydney has consistently been the most expensive capital city housing market however, although at one point, Perth was slightly more expensive (after Perth values surged more than 40% annually at one point in 2006 on the back the resources boom). Relative to other capital cities the Sydney premium is recorded at: 23% for Melbourne, 76% for Brisbane, 105% for Adelaide, 100% for Perth, 101% for Hobart, 88% for Darwin and 44% for Canberra.

Despite recent value falls in Sydney, the value gap has not been at such wide levels as it is currently for most cities since late 2003/early 2004. The one exception is the value differential for Melbourne, which over recent years has been substantially narrower than previously.
Similarly, the Melbourne value gap compared to other capital cities (except Sydney) is the widest it has ever been. Historically, the value of houses in Melbourne have been quite similar to those in Brisbane and Perth however, this is no longer the case.
For units, the story is a similar one. Sydney’s median unit value at ($740,394) remains more expensive than median house values in all other capital cities except for Sydney and Melbourne. Similarly, the median Melbourne unit value ($555,517) remains higher than median house values in all other capital cities except Sydney, Melbourne and Canberra.

Over time, unit values have saw a consistent trend whereby Sydney has been more expensive than the other capital cities. 
The current premium for Sydney compared to other capital cities sits at: 32% for Melbourne, 90% for Brisbane, 123% for Adelaide, 94% for Perth, 95% for Hobart, 134% for Darwin and 67% for Canberra. 
As was the case for houses, the differential has not been as large as it is currently between Sydney and these other capital cities since 2003/2004. Melbourne was exception where the differential has been reducing over recent years.
With house and unit values falling in Sydney and Melbourne, Mr Kusher expects the premiums to reduce further over the coming months and year(s).

While this may be the case, any significant reduction in housing costs back to historic premiums would take a long period of declines or flat housing market conditions. Furthermore, it seems unlikely, given the economic strength and populations of Sydney and Melbourne that the value premium of housing in these two cities will revert to historical levels.

Very little improvement in housing affordability despite dwelling decline

Cashed up investors and owner occupiers continue to snap up vacant retail property across Melbourne.
Fitzroys agents Terence Yeh and Chris Kombi have sold the two-level <a href="https://www.realcommercial.com.au/property-retail-vic-moonee+ponds-502989582" target="_blank">85 Puckle Street building in Moonee Ponds</a> for $2.285 million under the hammer.
A Chinese investor won the auction after 118 bids were submitted from multiple parties.
The two storey building of 170sqm is within an Activity Centre Zone and encompasses a shop on the ground floor and a first floor apartment.

Yeh said the campaign generated enquiry from local and offshore investors and owner occupiers, driven by the strong pipeline of residential projects that is reshaping the well- connected inner north-west suburb that boasts a number of national tenants. 
“There are more than 1,500 apartments within the Moonee Ponds Activity Centre in various stages of planning and development, generating confidence among investors and businesses for the retail strip’s long-term viability,” he said. 
These include the Mason Square development on the former Moonee Ponds market site of 1.34 hectares, while the future $2 billion overhaul of the nearby Moonee Valley Racecourse will include multiple residential and commercial buildings, adding a further 2,000 dwellings. 
Kombi said that despite banks having a resistance to lending against vacant properties, there has been strong interest through sales campaigns and competitive bidding at recent auctions.
“Astute investors and owner occupiers will continue to be active in this space, as the low interest rate environment is expected to remain for some time. 
“Investors still sitting on cash are turning their eye towards vacant retail property across Melbourne, and have been joined in the hunt by owner occupiers.”

Investors and owner occupiers recently competed for the former premises of Brighton icon Wild Holly Cakes on Bay Street, which Fitzroys sold $2.905 million.
The agency also sold the vacant former Commonwealth Bank branch at 692 Old Calder Highway in Keilor to a private investor.
