MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

The long delayed plans for a 55 storey hotel in Bligh Street have now progressed to State Significant Development stage. 
It is amazing that the Minister for Planning, Rob Stokes, in announcing that the Bligh Street project can now be submitted as a State Significant Development, said it had been in ‘planning purgatory' for too long.
It is good news that the project is now more connected to the planning system and hopefully will get planning approval before too long.
The design of the building looks impressive and the sleek 55 storey tower will be a good addition to the Sydney skyline.
On the same day that the Bligh Street hotel moves forward, the plans for the proposed Ritz Carlton Hotel in Pyrmont were being discussed at a public meeting held by the Independent Planning Commission (IPC), where the NSW Department of Planning, Industry and Environment argued against the 62 storey hotel project proceeding because it was different to the existing character of Pyrmont.
The Urban Taskforce is concerned that since the publication of the ‘Local Character and Place Guideline’ in February 2019 the Department of Planning seem to be preferring the preservation of existing local character over bold new visions for the future.
Pyrmont needs to be ‘taken to the next level’ as the Premier, Gladys Berejiklian has recently stated.
The Urban Taskforce presented at the meeting and proposed that the Ritz Carlton Hotel and its associated functions were an ideal project to be the catalyst for a renewal of development in Pyrmont.
With the proposed new fish markets opening up the redevelopment options for the old site will come higher rise development on the peninsula. The Urban Taskforce presentation to the IPC an optimistic future for Pyrmont with significant new development.
Sydney needs more quality hotels and the small planning step forward for the proposed hotel at Bligh Street is good news. This needs to be supported by the IPC approving the Ritz Carlton Hotel in Pyrmont.

Investa Commercial Property Fund (ICPF) announced it has finalised over 95,000 square metres of office leasing over the last year.
ICPF said they achieved a 97% occupancy and a WALE of 5.1 years as of the 30th June.

The Victorian Liberals plan to oppose the introduction of a registration scheme for engineers is reckless and irresponsible. 
The Bill, currently before the Victorian Parliament would for the first time introduce a registration scheme for engineers in Victoria, ensuring only those properly qualified and accredited could undertake work.
The registration of engineers was an important first step in tackling the national crisis in the building and construction industry.
The Liberals plans to oppose the registration of engineers in Victoria, a measure that would begin to address the national crisis in construction, is reckless and irresponsible.
Just last week, independent research revealed the cost of repairing defects in residential apartments across Australia would cost a staggering $6.2 billion.
Liberal opposition could cost the State and consumers billions. They’ll fight for deregulation at any cost.
In Mordialloc, Victoria residents have just been advised that their apartments are no longer fit to occupy due to combustible cladding and significant fire risk.  
We now have legislation that begins to address the issues of shoddy workmanship and defective construction work and the Victorian Liberals oppose it.
Where is their commitment to helping the thousands of families who cannot live in apartments they’ve paid for, or face huge bills due to dodgy construction work and design?
Victoria is in the extraordinary position of having no registration scheme for engineers.
In Victoria, anyone can call themselves an engineer. Builders, electricians and plumbers all need to be registered but the people who design the buildings they construct do not. 
Construction workers who drive cranes, erect steel and build scaffold are required to have high risk licences to ensure site safety. Yet the Liberal Party doesn’t think engineers, who are crucial to site safety should be registered and accountable? They are again putting profits ahead of safety.
The failure to register engineers and the failure of government regulation in the building and construction industry more generally goes a long way to explaining why we now have a crisis that is bringing the sector to its knees.
It’s time for the Victorian Liberals to quit being part of the problem and start being part of the solution. Support the registration of engineers in Victoria now.

Premium Queen Street, Woollahra block set for auction

Getting on to Woollahra's pricey Queen Street hasn't been this cheap in years.
A gutted two level shop, previously the home of the now vacated DeCosti seafood shop, is set to go under the hammer on September 11.
Set on a 120 sqm block, the property at 148 Queen Street has 155 sqm of internal space and a four metre street frontage.
It also has rear lane access. 
Savills agents Tom Tuxworth and David Hickey have the listing in conjunction with Raine &amp; Horne Double Bay's Peter Starr.
They advise the building has the potential for first floor residential apartment.
The property had been marketed with its next door neighbour, Japanese restaurant Kenny Rens, however that has come down from listing sites given they were offered in one line or separately.

Gutted Queen Street, Woollahra shop listed for sale

WA-based funds management company, Mair Property Funds, has sold the 7-Eleven service station in Canning Vale in an off-market transaction. 
The property, which is situated at 488 Ranford Road, was sold through Paul Davison and Jeff Klopper from Vend Property for $5.75 million. 
Mair Property Funds developed the site in 2016 and signed a 15-year lease with the international service station and convenience store chain.
Portfolio Manager for Mair Property Funds, Alex Lambert, said the results of the sale realised the development profit for investors in their commercial property trust, MPS Unit Trust 2. 
“Being a relatively new asset with a strong tenancy in place and a remaining lease term of over ten years, we identified a key opportunity to maximise the investment value of the property through its sale in a low yielding environment.”
The MPS Unit Trust 2 also owns other assets including Beldon Shopping Centre, which underwent a full refurbishment in 2016 after signing a 20-year lease to national retailer, Woolworths. 
“Since its refurbishment in 2016, Beldon Shopping Centre has benefited considerably from increased foot traffic.
“We are now working actively with our property management division to identify further ways to maximise and enhance the property’s performance,” Mr Lambert said.

Canning Vale 7-Eleven service station sold for $5.75 million

A childcare operator has secured two adjoining bayside allotments for redevelopment in a transaction worth $2.2 million.  
The Wynnum properties located at 238 and 242 Bay Terrace were sold by Robert Dunne and Tim Packman of Savills.  
It was offered to the market via an Expressions of Interest campaign.
With a combined site area of 1,918 sqm, the properties are improved with a single level church hall and an 180 sqm vacant four bedroom house. 
“There was a lot of interest on the offering from childcare operators as the improvements on site could be easily repurposed for this type of use,” Savills Director of Commercial Sales, Robert Dunne said.  
The buyer, Building Futures, are a multigenerational family owned business providing Early Childhood Education services. 
“Wynnum piqued our interest, as we felt that it was a good location and suitable for our development processes. I particularly loved the view from the Manse and the architecture of the church hall,” CEO of Building Futures, Vicki McKinnon said. 
Subject to design considerations, Building Futures plan to have 120 placements at their new Wynnum location, and anticipate the centre to be open in 2022.

Furqan Islamic Association secure office warehouse lease in Perth

Essie Wine Bar has taken a lease in a two-level Victorian heritage building in Malvern.
The lease of 35 Station Street, opposite Malvern station, is for the next four years, with Essie paying around $61,000 per annum.
The 170 sqm building on 245 sqm was previously owner occupied as a medical business and Josh Cohen School of Music.
Essie is the creation of Tasmanian-born Angus Brettingham-Moore, who has been involved with the team behind renowned local staples Toorak Cellars in Armadale and Milton Wine Shop on Malvern Road.
He's also lent his hand to The Alps in Prahran and The Hills in Surrey Hills.
