MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Adelaide's Hollywood Plaza retail centre sold for $13 million

Salesforce has announced a Salesforce Tower Sydney, a 53 storey office tower in the heart of the CBD.
Upon completion in 2022 not only will the building be the tallest in Sydney but also the second tallest in Australia.
Salesforce employees will start moving into Salesforce Tower Sydney beginning in late 2022.
Plans for the building include a top “Ohana Floor” an open hospitality space for Salesforce employees, customers and partners, which will also be available for non-profits and local education groups on weeknights and weekends at no cost.

New Salesforce Tower Sydney to be tallest building in the city

Commercial retail property transactions virtually ground to a halt in September, with the lowest number of completed deals since April 2016 recorded.
Whilst this lack of activity may be a reflection of retail spending uncertainty, reduced lending to the sector from the banks and the growing penetration of on-line shopping, it also means greater care than usual is required interpreting the data.
TDA estimate trend cap rates fell to 6.18% in September; some 33 basis points lower than August. Consequently, trend cap rates are now at their lowest level since December 2018 and 48 basis points higher from their cyclical low in March 2018. 
The price paid per square metre, in trend terms, continued to edge up further in September, to be over 16% higher since the start of the year, although still some 5% down from its peak in November 2017.
Whilst the number of completed transactions was particularly weak during September, the volume of stock being offered on the market was also low. Consequently, the amount of gross lettable area for sale was little changed, at close to 1.1 million square metres.
Irrespective of the low level of market activity during September, retail commercial cap rates have stabilised in recent months, while the price paid per square metre has edged higher.
Even so, there has been a meaningful underperformance of retail as an investment class in the past 18 months.
Whilst not conclusive, there are some early signs of an improvement in asset values in absolute terms.
Lower real yields and the cost of debt have driven other commercial asset class cap rates to record lows of late, and it is possible the rising tide of cheap capital may start to have an impact in lifting the fortunes of retail assets.

Cap rates for commercial shopping centres declined by 164 basis points in September to 6.54%.
In trend terms, cap rates declined by 33 basis points to 6.18% in September. Cap rates are currently 48 basis points higher from their low point of 5.70% in March 2018.

Due to the very low level of transactions, in trend terms, the volume of Gross Lettable Area (GLA) transacted moderated during September.
This fall-back in volumes is a break from past seasonal patterns which entailed a pick-up in volumes towards the end of the year.

In trend terms, the volume of shopping centre GLA transacted and the number of transactions completed were both fell sharply during September.

In trend terms, the low number of transactions ensured the value of transactions in September remained at a modestly low level.

The value of transactions, in trend terms, moved slightly lower in September, although remaining little changed from a year earlier.

In trend terms, the price paid per square metre has edged up in recent months, to be 16.7% higher than the start of the year.

There were $101.77 million of sales recorded for Sydney’s CBD strata office market in the first half of 2019, according to research from Ray White.

Samuel Hadgelias, Ray White Commercial NSW Associate Director, said overall fundamentals of the Sydney CBD office market remained strong, but the overarching demand levels for purchasing strata stock were starting to show signs of wavering. 
“Lack of quality strata office offerings saw much competition emerge for stock in 2018, but the continued limited availability on the market this year has kept prices growing, albeit with less urgency from buyers,” Mr Hadgelias said. 
“Reductions in interest rates should further stimulate this market but the continued difficulty in obtaining finance has slowed the pace of buyers acting.”

The overall increase in capital value has grown 14.02 per cent compared to 2018’s annual results. 
This has led to an average sales price of $13,900 per square metre - Up from just over $11,000 per square metre in 2018.

Sydney CBD strata office sales hit $100 million in the first half of 2019

The oldest family-owned grape grower in the Barossa Valley, Schild Estate, has sold its Ahrens Vineyard.
Set in Lyndoch, South Australia, a neighbouring wine producer, Kies Family Wines, secured the purchase.
The 32-hectare vineyard on Hermann Thum Drive is planted with 20 hectares of shiraz and 8 hectares of cabernet sauvignon grapes.
It was one of 12 vineyards owned by Schild Estate, which is run by Ed Schild and his son Michael.
The family’s vineyard portfolio also includes a patch of 170-year-old shiraz vines that produces their Moorooroo Shiraz, which retails at $200 a bottle.
Kies Family Wines is also a multi-generational Barossa Valley wine growing family.
Jesse Kies said the opportunity to buy the neighbouring property was very attractive as the Ahrens vineyard gave the family greater flexibility as its markets grows.
The sale of the Ahrens Vineyard was brokered by Toby Langley, of vineyard specialist Langley &amp; Co.
The sale price was not disclosed by the Australian Financial Review, however the land and building had been valued at $4.2 million earlier this year.

Prestigious wine maker Schild Estate sells Barossa Valley vineyard

A freehold office building in Collingwood is set to be sold, with price expectations of around $30 million.
Private developer and builder Pace Development Group, led by Shane Wilkinson, anticipates the 3,082 square metre property will be due for practical completion before the end of 2019.
CBRE have been appointed to market the property.
CBRE agent Scott Orchard said the design of the property has been shaped by strong occupier demand for smaller format, whole floor accommodation.
The Melbourne city fringe property will comprise 11 levels of office accommodation with a ground floor café, end-of-trip facilities, communal areas and 17 secure basement car parks.
The building’s total annual income is projected to be $1,600,000 net, with an average lease profile of six years.
There are 11 tenancies with agreements for lease on the majority of the building and strong interest on the few remaining tenancies with five-year rent guarantees on offer. 
The Pace Development Group recently delivered Pace of Collingwood – a nine-storey apartment building diagonally opposite 51 Langridge Street, consisting of 79 apartments on the former Smith Family Head office site.

Collingwood office building development set to be sold

A blind chocolatier who closed his store in Brisbane’s CBD, saying the Cross River Rail works had devastated his business has been offered alternative space.
The offer of space in The Barracks precinct came from Fortis Funds Management to Gerrard Gosens, who represented Australia at three Paralympic Games.
The offer, which has yet to be accepted, was revealed by Macquarie Media broadcaster Alan Jones.
Gosen's was a Young Australian of the Year finalist before opening his store Chocolate Moments.
His business has taken a $100,000 hit in earnings this year due to dwindling foot traffic, as businesses were shuttered.
Gerrard broke down in tears as he told Jones about losing everything he’s worked for over the last decade.
The Cross River Rail Delivery Authority has met with Gosens several times and offered $1000 to help with relocation costs.
Gosens says that wouldn’t begin to fix his issues.
Jones acknowledged the Fortis chairman, Edwin Zemancheff.

Melbourne is the most sought after office real estate location in Australia, with unprecedented local and offshore appetite for Melbourne CBD office assets continuing. Part of what is contributing to this trend is the overall cost of capital. With a strong chance of further interest rate cuts in 2019, pressure is building on banks to start freeing up credit. Another major factor is Melbourne’s anticipated rental growth. 
Rents are increasing in Melbourne faster than anywhere in Australia, particularly in the Melbourne CBD. And while investors are naturally attracted to longer leases at lower rents, Melbourne’s market is so strong that we’re seeing an equal amount of rental growth and security with short-term leases at higher rents.  
The trend and history of Melbourne’s rental growth 
There was a time in the mid-2000s when the Melbourne office market was ‘held back’ because of major developments such as Docklands. Since then, to say that Melbourne’s office space has recovered would be somewhat of an understatement.  
Melbourne’s total office vacancy now sits at a record low of 3.3% (including Docklands which now sits at &lt;1%), down from a high of 10% in mid-2004. 
More recently, nearly all of the additional 300,000sq m of CBD Prime office space has be pre-committed. These are developments such as 80 Collins St (South Tower), Collins Arch, Olderfleet, 405 Bourke St, 150 Lonsdale St and Flinders Gate. As further proof of Melbourne’s outperformance, a significant amount of the backfill of these major pre-commit deals have been leased. 
What the fringe says about the city
Aside from low vacancy and pre-committed leases, probably the most telling rental growth factor is the performance of properties in Melbourne’s city fringe when compared to properties in the CBD. 
Traditionally, rents within city fringe areas are cheaper than rents within the CBD, so that when fringe rents are high, we know that CBD rents are even higher. 
There are major pre-commit deals currently being leased at approximately $600/sq m net in areas such as Richmond, Cremorne and South Yarra. ‘A’ Grade CBD rents are currently hovering around sub-$600/sq m net and even some Premium Grade passing rental profiles are reflecting rents at similar levels. Most of the recent Premium Grade deals are pre-commit leases. These deals usually reflect a discount to the sitting market, so there is significant room for growth in the CBD in the short to medium term.
While the attractiveness of long term leases may not be going anywhere (particularly amid current and anticipated interest rate cuts), there’s now a significant strength in short-term options. Demand for CBD office assets with the ability to capture rental growth in the short to medium term (i.e. short WALE), will continue to be on the radar of local and offshore investors. 
Essentially the Melbourne CBD market covers both ‘cash-on-cash’ or ‘running’ yield buyers, as well as a buyer seeking a ‘total return’, whose basic benchmark metric is an internal rate of return (IRR). 
Much of this is predicated on forecasted rental growth. Melbourne’s story for most investors is extremely positive, even for assets with high capital expenditure.  Buyers in this space, generally of a B-Grade nature, are backing rental growth to offset the capex spend, as well as B-Grade assets’ rental profiles reflecting sub-$400/sq m net in the Melbourne CBD.
The investment story bodes well for Melbourne in the short and long term, which is reflective of current transaction volumes, which are at an all-time low. Those that own Melbourne CBD assets wish to capture the growth and those that are looking to purchase have a very strong reason to invest.
