Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/graya">Graya</a> has secured a prime Newstead site from fellow developer Fraser, subsequently lodging plans for The Silo, a major mixed-use residential project in Newstead designed around a new public laneway linking the James Street precinct with the wider Gasworks and Newstead neighbourhood.

Proposed for the corner of Chester and Morse streets, the <a href="https://www.apartments.com.au/architects/bureauproberts">Bureau^Proberts</a>-designed project places its strongest emphasis at ground level, where retail, landscaping and a new cobblestone pedestrian connection would open the site to the surrounding neighbourhood. The design team describes The Silo as “more than a residential building”, positioning the development as an extension of Newstead’s public realm rather than a standalone apartment tower.

“A new cobblestone laneway and landscaped connection between James Street and Gasworks unlock a missing pedestrian link, improving walkability and stitching together two of Brisbane’s significant urban destinations,” Bureau Proberts said in its Urban Design Report.

The Silo is planned as a mixed-use development incorporating apartments alongside a bar and centre activities including food and drink outlets, indoor sport and recreation, office and retail uses.

Architecturally, Bureau Proberts has conceived the building as a collection of vertically expressed, stepping forms rather than a single uniform tower. The composition rises from an articulated podium before being broken by a triple-height landscaped recreation level, with the upper section becoming more compact before terminating in a landscaped rooftop garden.

The project's name and architectural language draw directly from Newstead's industrial history. Patterned off-form concrete is proposed as the principal façade material, complemented by slender metal rod balustrades and extensive planting. The cylindrical and vertically ribbed elements give the building its silo-like expression, while curved balconies and planted edges introduce a softer subtropical layer.

“The Silo reinterprets its robust forms, scale and materiality through a contemporary subtropical architectural expression, creating a building that acknowledges its industrial legacy, while responding to the way the precinct is occupied today,” Bureau^Proberts said.

The recreation level is one of the defining breaks in the tower. Plans include a lap pool, mature subtropical planting and shared resident facilities within an elevated communal garden. Landscaping continues through the podium and onto the rooftop, where a further garden forms what the architects describe as a “subtropical crown” to the building.

Retail and hospitality tenancies address the public realm, while landscaped pedestrian spaces lead into the new laneway connection. Walker Corporation is doubling down on Maroochydore following the successful sales campaign at its first residential project in the emerging CBD.

The national developer has filed plans for <a href="https://www.apartments.com.au/new-apartments/celeste-30-sunshine-coast-parade-maroochydore-qld-4558">Celeste</a>, a new 29-storey apartment tower at Lot 30 Sunshine Coast Parade, just metres from its under-construction SOL by Walker development.

The plans, prepared by Plus Studio, would see 208 apartments delivered across a 100-metre tower on the 2,376 sqm site, which fronts Sunshine Coast Parade, First Avenue and Future Way within the Maroochydore Priority Development Area.

It represents Walker's next major residential move in the new Maroochydore CBD after the success of SOL by Walker, its $220 million two-tower project nearby.

SOL launched to market in early 2025 and has since seen strong demand, particularly from local owner-occupiers. By February this year, Walker said the first SOL tower was nearing sell-out, with a strong waitlist also emerging for its recently released penthouse collection.

Construction is already underway on SOL, with the first tower expected to be completed in late 2027 and the second to follow in early 2028.

Plus Studio has designed a single 100-metre tower above an activated podium, with the architecture responding to the site's prominent position and three street frontages.

The podium would incorporate commercial tenancies and public art, with sweeping façade elements wrapping the street edges. The scalloped concrete podium has been inspired by the patterns created in sand at low tide, while extensive landscaping would continue vertically through the tower.

The ground level plans show three commercial tenancies addressing Sunshine Coast Parade alongside the residential lobby and landscaped public realm. The podium would then accommodate several levels of car parking before the residential tower rises above.

Plus Studio said the tower had been designed to maximise views from each apartment, taking in the Maroochy River, Sunshine Coast hinterland, Cotton Tree and Maroochydore Beach and ocean.

Those views have also shaped one of the project's key features, with Walker proposing to put the primary resident amenity on Level 29 rather than lower within the building.

The rooftop would feature a 284.9 sqm pool area with an infinity edge, along with a cold pool, spa, sauna, 93.2 sqm gym, sunset lounge, BBQ and dining areas, pool deck and private dining space. Cabanas and day beds are also shown across the recreation level.

The two penthouses would extend across the upper levels and each feature private terraces and plunge pools.

Celeste further reinforces Walker's commitment to the transformation of Maroochydore City Centre.

Walker is one of the key partners delivering the new CBD alongside Sunshine Coast Council and SunCentral Maroochydore, with the broader 62-hectare Priority Development Area occupying the former Horton Park Golf Course and surrounding land.

The precinct is ultimately expected to accommodate at least 4,000 new homes as Maroochydore evolves into the Sunshine Coast's principal commercial and residential centre.

When SOL secured approval in February 2025, Walker Managing Director and CEO David Gallant described it as the "first of many residential projects" the company planned for the Maroochydore City Centre.

Celeste now provides the clearest indication yet of what comes next.

The site sits immediately within the new CBD, with the design report identifying Sunshine Plaza and surrounding parkland within walking distance and Maroochydore Beach around a five-minute drive away.

For Walker, the timing of the application comes as its first residential bet on the new CBD appears to have been vindicated.

SOL has progressed from planning approval to construction while its first release has approached sell-out, giving Walker confidence to push ahead with another 208 apartments and take its residential pipeline in the Maroochydore City Centre to around 450 dwellings across the two projects.

Celeste remains subject to planning approval, with the architectural material describing the scheme as a preliminary yield study that may change through the assessment process.

The Kellys were in the news last month as they successfully ought redress against entertainment industry couple Toni Collette and David Galafassi over their failure to proceed with their $6.35 million purchase of the Kellys' Stewart Street, Paddington double terrace.
The Kutti Beach house was listed only last month with a June expression of interest marketing campaign with $20 million expectations. It had been listed in 2011 with $25 million hopes.

It's the house where architect Graham Jahn's design divided the property into summer and winter living spaces.
The two zones were linked by a bridge crossing pools and courtyards which forms a "transition zone" that "captures sunlight and provides one of many private relaxing getaways".
The property has lawns and landscaped gardens, is 1,200sqm, has garage space for two cars and includes the sandy beach on the title.
The house has 650 square metres of living space and has a Northerly aspect but is sheltered from prevailing winds.
There's a restored cedar boat-house providing entertaining space on the waterfront.
"Of the thousands of properties I've inspected through the years, this place is an absolute standout," the then SMH Domain property writer Margie Blok wrote on its 2011 listing.
Title Tattle seems to recall it was the 2004 Belle magazine House of the Year award winner.
The Kellys had bought on Kutti Beach only in March 2011 from Michael and Julianne Maxwell paying $15.5 million for the matrimonial home of the former property chief of the Babcock &amp; Brown group. Maxwell snared the harbourfront residence of Multiplex executive Andrew Roberts and wife Andrea, who were off to Gladswood Gardens, Double Bay.

The 1191 square metre beachfront of Philip and Tanya Goymour had $20 million hopes on its listing last month through Savills agent Adam Ross inconjunction with Ben Collier of McGrath Estate Agents.
It was built after the block was bought from Warwick Negus for $4.175 million in 1999. It had been with the Joris diamond family previously.

Philip and Tanya Goymour are semi-retired from their innovative nautical engineering technology company with plans to spend more time at their Church Point property.
The neighbour inbetween the two sold houses is investment banker Ben Brazil and his partner, Diana Saw, who spent $16,126,000 to buy Mirridong from David Mickler, the former Yahoo! Asia director of sales in 2007.

Country Victoria’s median house price showed no change, remaining at $280,000 in the December 2012 quarter, according to official valuation date.
Over the 12 months to December 2012, the median house price in country Victoria also remained unchanged.
The number of country Victoria house sales for the December 2012 quarter is expected to be 5,772, which is 7.3 per cent more than the December 2011 quarter.
Bendigo is a powerhouse with strong growth both over the quarter and year.
A comparison of house prices in regional, seaside and large towns also indicates various trends, although the quarterly data is highly dependent on the nature and the volume of the stock that sold.

Regional city housing markets continued to show significant variations for the December 2012 quarter due to a paucity of sales. Bendigo median house prices increased by 12.3% for the quarter, having increased by 5.1% in the previous quarter. This is a 12 month increase of 23.4%. Horsham decreased by 7.1 per cent for the quarter, having decreased by 1.9 per cent in the previous quarter.

The sample above is the same used in the previous quarter’s report. It shows that six of the 12 large towns had increases in their median house price for the December 2012 quarter. In the previous quarter six showed increases and in the June 2012 quarter five increased. Morwell had a decrease of 6.5%, having decreased by 1.6% in the previous quarter. Yarrawonga increased by 7% and Traralgon decreased by 4.2%. Sale had a decrease of 1.9% for the December 2012 quarter, having increased in the previous quarter by 3.8%.

The above sample shows that three of the 10 seaside towns selected had increases in their median house prices from the September 2012 to December 2012 quarters. Anglesea increased by 47%, having decreased by 33.2% during the previous quarter. Cowes median house price decreased by 2.2% for the December 2012 quarter, having increased by 4% in the previous quarter. Sorrento median house price had no change during the December 2012 quarter, having increased by 5.1% in the previous quarter.

Bendigo and Moe lead regional Victoria median house price growth: Victorian valuer general

The cost of renting a two-bedroom apartment in Perth increased by 7.1% over the March quarter to $450 per week, according to the latest Real Estate Institute of Australia report.
The Perth apartment market led the nation in quarterly rental growth ahead of Melbourne units, where the weekly rent increased by 5.7% to $370 per week.
Sydney unit rents were unchanged at $470 per week with Darwin the only market to record a decline in unit rents over the quarter, albeit just 0.2%.
A two-bedroom  Darwin apartment rents at $471 per week – just above Sydney – and is the most expensive capital city in Australia to rent an apartment.
Despite the recent slim correction, Darwin has been the best performing unit rental market (from a property investors’ point of view) over the past 12 months, registering an 18% annual rise.
Perth is the second best performing rental market on an annual basis with a 12.5% rise over the past 12 months followed by Sydney (4.4%) and Melbourne (up 2.8%).
Driving up rents have been low vacancy rates.
Perth, Sydney and Brisbane have the tightest unit markets with vacancy rates of just 2% followed by Melbourne (2.2%), Darwin (2.3%) and Canberra (2.9%) which all sit below the 3% benchmark vacancy rate.
Vacancy rates below 3% generally indicate a rental market favouring tenants while a vacancy rate above 3% is said to favour renters.
Hobart has the highest unit vacancy rate among capital cities of 4.8% - its weekly rents have fallen 5.3% over the past year.

Perth and Melbourne units lead rental growth in March quarter as Sydney stagnates

There were 53 council areas across the country where the number of dwelling sales over the year to March 2013 was tracking more than 25% lower than the five-year average, according to research by RP Data.
Nearly half (47%) of these regions were located in Victoria and almost 20% were located in Tasmania.
This highlights the relatively sedate housing market conditions in these states compared with their five year average.
The three Councils recording the most significant slowdown in sales over the year to March 2013 compared with their five-year average are all key mining regions:
• Shire of Roebourne which includes the suburbs surrounding Karratha recorded 144 sales over the year to March 2013; 45% lower than the five year average.
• Queensland’s Isaac Regional Council, which is home to the coal mining towns of Moranbah, Clermont, Dysart and Nebo (amongst others), recorded 252 sales over the year to March 2013; 45% lower than the five year average.
• Port Hedland – the heavyweight of the mining towns showed that transactions have slowed from a five-year average of 243 sales down to 137 over the year ending March 2013.
The slowdown in these mining regions shouldn’t come as a great surprise considering weaker commodity prices and a slowing of infrastructure projects associated with the mining sector.

Mining towns show significant slowdown in dwelling sales activity: RP Data

The unemployment rate improved slightly from an upwardly revised 5.6% in April to an estimated 5.5% in May, but driven by a rise in part-time jobs, the latest ABS data shows.
The ABS had previously reported a 5.5% unemployment rate estimate for April.
Economists had tipped the unemployment rate to rise to 5.6% in May and is a measure the RBA will factor into its considerations when it next meets on July 2 to decide on interest rates.
Concerns about employment security also factor into house-buying intentions and decisions.
Tellingly full-time employment fell 5,300 to 8,153,600 with an increase in part-time employment of 6,400 people pushing up the aggregate number of people employed by 1,100 to 11,663,300 in May.
The increase in total employment was mainly driven by an increase in male part-time employment.
The number of people unemployed decreased by 3,600 people to 682,900 in May.
"Overall, the labour force report for May was a little better than expected but still reflected relatively soft labour market conditions overall," said ANZ economist Justin Fabo.
"The unemployment rate has gradually trended higher for a little more than two years now and has been consistent with the decline in the ANZ job ads series
"Job ads suggest that employment growth is likely to be slower than population growth in the near term," he says.
CommSec chief economist Craig James took a different view reporting that the "job market defies the doomsayers" after employment rose by 1,100 in May compard with economists expecting a 10,000 fall in jobs over the month.
"If anyone had been wondering what was the true state of the labour market, they would certainly still be confused after the latest jobs result. While job losses at high profile companies continue to dominate the headlines, job numbers across Australia are still rising. In the first five months of 2013 over 99,000 jobs have been created," said James.
"A raft of companies has been telling us that it is hard to attract and retain the right workers. It is just that a small number of listed companies reporting job cuts dominate the headlines rather than the raft of small and medium-sized firms that are getting on with business and hiring new workers. The job market is healthy but becalmed, and consistent with the performance of the broader economy."
The ABS reported a seasonally adjusted labour force participation rate decrease of 0.1 percentage points to 65.2% per cent in May.  The seasonally adjusted underemployment rate was 7.4% in May 2013
Unemployment across states and territories was: NSW 5.6% (5.3% in April); Victoria 5.4% (5.8%); Queensland 5.8% (5.7%; South Australia 5.9% (5.8%); Western Australia 4.9% (5.3%); Tasmania 7.3%(7.5%; Northern Territory 5.1% (4.8%); ACT 4.1% (4.2%).
Combined with the unemployment rate of 5.5%, the latest seasonally adjusted estimate of total labour force underutilisation was 12.9% in May.

Unemployment rate improves slightly to 5.5% in May, but from part-time jobs rise

The Bedarra Island Resort in Far North Queensland is expected to re-open on July 1 more than two years after being closed when Cyclone Yasi struck in February 2011.
The resort was acquired by the family-owned Charlton Hotel Group in November 2011, which has since undertaken repairs and a refurbishments to the luxury tourism destination.
The Queensland-based group is headed by general manager Sam Charlton, the grandson of Olympic swimming legend Andrew "Boy" Charlton.
The price paid for the resort was not disclosed.

Room rates start from $990 per night per couple in the Oceanview Villas rising to $1,490 per night per couple in the Point or Pavilions villas.
Bedarra Island Resort occupies 44.96 hectares of land on the island and prior to the cyclone enjoyed a strong trading history.
The resort was named as Australasia’s Leading Boutique Resort at the World Travel Awards in 2007.
It is accessible via Mission Beach or direct helicopter flight from Cairns.
Charlton’s hotels include the Metropolitan Motor Inn, Toowong Villas and Mt Ommaney Hotel Apartments and the Kingsford Smith Motel, all in Brisbane.
Bedarra Island is renowned for its unspoilt rainforests and palm-fringe beaches. It is the second largest in the “Family Group of Islands” that form part of the Great Barrier Reef.
Prior to Cyclone Yasi Dunk was an established and profitable family friendly resort offering accommodation across 160 rooms.
The resort includes a nine-hole golf course (which could be extended to 18 holes), mains power, a freshwater dam and a sewerage treatment plant.
The Courier Mail reported in November 2011 that the Charlton Group was thought to have paid $6 million for the resort.
RP Data records show a $3.355 million sale in November 2011, which may only reflect the land component of the resort.
GPT Funds Management acquired the land for $21.5 million in June 2009.

The Tasmanian tourism icon Pub in the Paddock - with Pinky the pig - is still on the market for $799,000.
Property Observer <a target="_blank" href="https://www.propertyobserver.com.au/leisure/pinky-the-pig-pub-in-the-paddock-at-pyengana-tasmania-listed/2012081956113">reported</a> on the Pyengana listing in August last year.
Located on St Columba Falls Road and formerly known as the St Columba Hotel, Pub in the Paddock is infamously known for its beer-drinking pigs.
Located on 2.8 hectares, the hotel was built in 1880 and features six country-style guest rooms, a restaurant and commercial kitchen.
The main bar features an open fireplace and also included is a liquor and beverage store and an office.
The pig-beer-guzzling-pub was originally listed in 2008 for over $1.1 million, but failed to sell.
“This property is perfect for the owner operator, offering a lifestyle that most can only dream of,” says listing agent Nereda Ball of <a target="_blank" href="https://sthelens.ljhooker.com.au/558FN1">LJ Hooker St Helens.</a>
Ball told Property Observer this week that there has been a lot of interest in the listing, but no buyers as of yet.
The current vendor has owned the pub for nine years.

Hong Kong businessman Tony Fung is in Cairns this week to discuss with local officials and state leaders his plans for a casino-hotel complex, reportedly a $3 billion project.  
Projects of that scale do not happen overnight and this one may not happen at all. But it says something about the re-emergence of Cairns that such ventures are being discussed.  
There’s no doubt Cairns is fighting back after a long period as the almost-forgotten city of North Queensland. Local leaders are working hard to encourage development and diversify the city’s economy, for too long too dependent on tourism.  
Just how tough the past five years have been in Cairns real estate is illustrated by figures in the March quarter report from the Real Estate Institute of Queensland. The median house price for Cairns today is 6% lower than it was five years ago. The median price for apartments is 23% lower than in 2008. Ouch.  
I know people who own investment property in Cairns and “ouch” doesn’t really do justice to their feelings about the place.  
The city’s recent performance is a million light years from the glory days of the 1980s, when Cairns and the tropical north was the trendiest place in Australia to build tourism-related property developments. Tourists and investors from Japan fuelled the boom.  
But building an economy based on tourism is like building an edifice on sand dunes. Tourism is very cyclical and highly vulnerable to economic downturns, at home and abroad.  
In the past 20 years, Cairns has been overtaken and left behind by Townsville, which has a highly-diversified regional economy in which tourism is just one element.  
Now Cairns is reinventing itself. Tourism is still big and it’s coming strong again, with major investment not far behind. This time the impetus is coming from China. Two of the biggest Chinese airlines have recently begun direct flights into Cairns, complementing the ones coming regularly from Hong Kong, Singapore, Osaka and Tokyo.  
But civic leaders are working to broaden the base. The local council is seeking to inspire construction by waiving some of the big fees that deter developers. The council says 24 projects worth $400 million are happening as a result.  
In terms of infrastructure, always a big generator of real estate growth, $450 million is being spent on upgrading the hospital, $110 million on expanding the port and potentially $1 billion on redeveloping the airport (in a 20-year plan approved by the state government in March).  
There is also a growing resources sector within commuting distance of Cairns. An April report said the Far North’s mining industry had surpassed $1 billion a year in earnings for the first time and now ranked behind tourism and primary industries as the region’s third biggest generator of wealth.  
Against this background we are seeing the first signs of real estate revival. The number of sales, for both houses and units, in the March quarter was a big increase on the levels of a year earlier and some suburbs now have median prices higher than a year ago.  
Valuation firm Herron Todd White says in the June edition of The Month in Review: “Some lead sections of the market, such as the more popular inner suburbs, are already in recovery. The more widespread recovery appears to be imminent … and there are good prospects and opportunities for buyers with a 4-6-year time frame in mind.”

The former Olympic swimmer Giaan Rooney - now presenting the weather of Channel 7 - has listed her Port Melbourne cottage.
More than $1.08 million is tipped for its July auction through Brett Hallan at Greg Hocking Real Estate Albert Park.
