Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Located at 27 Dixon Street, Maréa comprises three and four-bedroom residences alongside a limited number of dual-level penthouses, with the project positioned between Goodwin Park and <a href="https://www.apartments.com.au/developments/coolangatta-qld-4225">Coolangatta</a>’s coastal precinct.

Construction has commenced, with completion currently estimated for late 2027. Three-bedroom residences are priced from $1.8 million.

The project has been designed around its northern outlook across the park, with the building’s architecture, landscaping and material palette intended to establish a connection with the neighbouring green space. The residences have been configured to maximise natural light and views across Goodwin Park towards the ocean.

Inside, the material palette incorporates timber, stone and brushed brass, complemented by curved detailing and ambient lighting. Kitchens and bathrooms carry the same natural material approach, while residences also include basement parking, storage and lift access.

Maréa’s penthouses are arranged over two levels and include private pools, adding another layer to the project’s focus on larger-format apartment living. Across the development, residences are configured with three or four bedrooms rather than the broader mix of smaller apartment types commonly found in larger projects.

Resident amenity is concentrated at rooftop level, where landscaped entertaining terraces and pools take advantage of elevated views across Coolangatta and the Pacific Ocean.

The project has so far been particularly well received by local owner-occupiers and downsizers, according to Urban Activation Property Sales and Marketing Director Matt George, with the residential-only format, construction quality and northern park outlook among the features resonating with purchasers.

“The uninterrupted northern aspect overlooking Goodwin Park has been a key point of difference, with buyers attracted to the sense of serenity and open space the park provides, while still enjoying easy access to the ocean and being within walking distance of the lifestyle and amenities Coolangatta has to offer,” George said.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. They have just launched <a href="https://www.apartments.com.au/new-apartments/the-stanley-residences-woolloongabba-8-trafalgar-street-woolloongabba-qld-4102">The Stanley Residences</a>, in Woolloongabba on Trafalagar Street. They also have Nuage coming soon on the nearby <a href="https://www.apartments.com.au/new-apartments/nuage-woolloongabba-14-wellington-road-woolloongabba-qld-4102">Wellington Road</a>.

First look: Harridan plans Burke Street transformation beside Boggo Road transport hub

Australia Post is one of the country’s most trusted institutions, powering one of the largest delivery networks in Australia. As online shopping continues to scale, Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online.

That scale of eCommerce activity has fundamentally changed expectations around how and when parcels arrive, and what happens when someone isn't home.

<h3>Problem solved with Parcel Lockers</h3>

The traditional alternatives to home delivery are far from ideal. Buildings can rely on reception teams to manage deliveries, which introduces ongoing staffing costs and liability concerns. Parcels can be left in common areas, which creates security and aesthetic issues. Or residents are redirected to nearby Post Offices for collection, which shifts the inconvenience rather than solving it.

The data behind that frustration is significant. Nationally, around 9 per cent of deliveries are carded, meaning the recipient was not home and must collect the parcel from a Post Office. That figure reflects the national average reported between November 2025 and January 2026. In Melbourne, that figure rises to 20 per cent. In high-density living, it climbs again to 28 per cent. In other words, more than one in four deliveries in Melbourne apartment buildings results in a failed first attempt.

<h3>How Parcel Lockers work</h3>

The mechanics are simple. When a parcel arrives, the resident receives a notification either through the Australia Post app or via SMS. They scan a QR code, use their one-time PIN and the compartment opens. The parcel is secure, accessible and removed from the lobby floor.

Located in thoughtfully chosen, easily accessible areas, including external building interfaces, mixed-use precincts or shared communal zones, Parcel Lockers enhance convenience without requiring internal building access or additional operational oversight.

<h3>The scale of the network</h3>

This expansion represents Australia Post's largest investment in parcel infrastructure to date, building on momentum that began in 2011 when the first 24 Parcel Locker sites were introduced.

Today the Australia Post Parcel Locker network spans over 1,400 locations and more than 105,000 individual compartments, with major investment already underway to significantly expand the network further.

<h3>What it means for developers and building operators</h3>

A Parcel Locker bank is free to install and free for residents to use. That removes one of the primary barriers to adoption and shifts the conversation from cost to integration.

Australia Post's preference is to engage with developers during the design phase. That allows Parcel Lockers to be located in a considered, publicly accessible space that works for residents and the broader community. Retrofit is possible, and existing buildings can be assessed, but the strongest results occur when Parcel Lockers are treated as part of the core services plan rather than a bolt-on solution.

While the iconic Australia Post red is widely recognised, Parcel Lockers can also be delivered in more muted palettes such as beige or green to align with architectural intent.

For developers, they offer a tech-forward amenity that meets modern expectations, a reduction in courier congestion and building-management load supporting lower emissions and better ESG outcomes, and a meaningful marketability advantage in high-density, eCommerce-active areas, all at no cost for installation and maintenance, with Australia Post funding the program aside from power access.

<h3>Who's using them</h3>

Generational shopping behaviours show strong, sustained growth across all cohorts. Millennials (27–43) led online spend in 2024, contributing nearly $25 billion. Baby Boomers (60–78) increased their online spend by 17.6 per cent, becoming the fastest-growing adopters. Gen Z (13–26) and Gen X (44–59) continue to lean on delivery services as part of their everyday shopping habits.

Internationally, uptake is even more pronounced. Overseas markets are seeing rapid adoption by both developers and consumers, positioning Parcel Lockers as standard infrastructure in many new residential projects. For Melbourne's development community, this signals a shift in baseline expectations. Just as secure bike storage and dedicated parcel rooms have become more common, integrated Parcel Locker networks may soon be viewed as part of the essential service mix.

<h3>The bigger picture</h3>

Parcel Lockers aren't just a logistics fix. Developers invest heavily in lobby design, materials, lighting and landscaping to shape first impressions. Yet a stack of unattended parcels can undo that effort in an instant. Embedding parcel infrastructure early allows projects to respond to how people actually live today, supporting resident satisfaction, reducing operational strain and aligning with broader community and ESG outcomes.

As Belinda Quinn, Senior Transaction Manager – Retail &amp; Out of Home at Australia Post, puts it, residents increasingly expect delivery solutions that align with real life, are flexible, secure and available whenever they need them.

How Australia Post is solving the parcel problem for apartment living

Urban greening projects in Melbourne’s west are contributing to making the region cooler, more pleasant and healthier to live in and travel through. The key to this success is the Greening the West initiative. Since 2011 this has brought together 23 organisations that, by the end of 2018, will have collectively planted more than 1 million trees in Melbourne’s west.
The program’s efforts not only offer clear health and economic benefits for the region’s residents, but are also welcome news in the face of reports that tree canopy cover in Australian cities is generally declining.
Our recent report on Greening the West has found that, while it is a great success, much more work is needed – particularly from the Victorian government.
What is Greening the West?
Urban greening provides a variety of economic, mental and physical health benefits to the public. Greening an area can increase house prices, encourage walking and cycling, and make people feel happier.
Measures of socioeconomic and health status are generally poorer in Melbourne’s west. Compounding this disadvantage, the region has less quality green space than metropolitan averages. Melbourne’s western suburbs have tree canopy coverage of only 5% to 10%, compared to between 10% and 30% in the rest of the city’s suburbs.

City West Water began the Greening the West initiative in 2011. The focus was on the local government areas of Brimbank, Hobsons Bay, Maribyrnong, Melton, Moonee Valley and Wyndham. As well as local councils, the steering committee includes community groups, water utilities, state government agencies and a variety of other actors.
An urban greening success story
Planted trees have made a clear difference to Melbourne’s west, where many of the trees can be seen from roads, train lines and houses. This visible difference, and its associated benefits, will become more apparent as trees grow to maturity.
The group obtained A$5 million in funding from the federal government’s 20 Million Trees Program. Trees were then planted in parks, waterway corridors, drainage reserves and peri-urban land.
The Greening the West group supports two other important ongoing liveability projects in Melbourne’s west:

transforming a 1.2 kilometre section of Upper Stony Creek back from a concreted channel into a green waterway

<li>
transforming 27 kilometres of the heritage-listed main outfall sewer into a linear park and bike track connecting Werribee to the CBD, known as Greening the Pipeline.

As part of the latter project, a 100-metre pilot at Williams Landing was finished in April 2017. Melbourne Water delivered the project in partnership with Wyndham City Council, City West Water and VicRoads, with funding from the Victorian government.
A final Greening the West success is the way it has shifted priorities and cultures, with local government and other stakeholders increasingly recognising the benefits of greening.
The program shows the power of a collaborative model for solving complex urban problems. Such models could not only be rolled out for greening similar regions, like western Sydney, but are also applicable to other complex urban issues such as homelessness.
Planting and greening projects on public land are not enough
It isn’t all good news, however. We found that current efforts to achieve urban greening in Melbourne’s west are unlikely to be enough to reach desirable greening levels.
Most of these efforts are focused on greening public or semi-public land. However, in many areas, the majority of existing trees and tree canopy cover is on private land. As urban densification occurs, these tree numbers are declining.
This is why, despite urban greening efforts, canopy cover has decreased in most areas of Australia between 2013 and 2016. To protect and enhance urban greening, the Victorian government should investigate ways to strengthen policies and planning regulations. This should be done as part of Plan Melbourne’s urban greening actions.
For instance, regulations could require large-scale developers to include trees in new housing lots, parks and streets. Regulations could also be used to ensure small-scale subdividers and renovators include trees on lots.
Current Victorian planning regulations require a certain proportion of public open space in new suburbs, and for housing lots in certain zones to include 25-35% garden area. There is also some guidance on retaining existing trees on lots.
However, there are no state or citywide regulations requiring the planting of new trees and vegetation. This creates a significant risk in new developments that the lots, streets and public open space will have very low tree cover.
A small number of councils, such as Brimbank City Council, have led the way by creating local planning controls that require housing lots to have two trees in the front garden and one in the back garden. This is done through the planning permit process. But statewide or citywide regulations supported by the Victorian government are needed to ensure the protection and enhancement of urban greenery across Melbourne.
In addition, more community education and engagement are required to increase awareness of the many benefits of urban greening.

Renovation loan applications have surged over the past six months, highlighting the dilemma of housing affordability, according to home loan lender ME.
Applications for cosmetic loans rose 48% while structural loan requests grew 25% between January and June.
The average amount borrowers requested for structural-related loans such as new builds was $400,000.
For cosmetic-related loans such as kitchen and bathroom renovations, the magic number was $40,000, it said.

Even CommSec chief economist Craig James said last month that in trend terms, loans for alterations and additions of homes (renovations) hit 7-year highs. 
ME Head of Home Loans, Patrick Nolan said the trend towards renovation funding could be related to the high cost of housing.
“While many homeowners are still relocating, it is clear many are choosing to stay put to avoid the high house prices, and expenses such as stamp duty,” he said.
A majority of ME customers are using equity in their home to fund their renovations.
“Home equity is what’s left over when you subtract your home loan from your property’s current market value,” said Nolan.
“If you’ve owned your home for a number of years it’s likely you’ve racked up some impressive gains in home equity.”
Sydney property owners have the most equity in their homes, an average of $443,900 per property, compared to $276,845 in Melbourne and $203,813 in Canberra.
“If you’re ahead with loan repayments, you may be able to use redraw to dip into your equity,” adds Nolan.
“It’s a simple option but you are limited to the value of those additional repayments. Having a loan with an offset account can be an easier way to access equity.”
According to Nolan, renovation is a smart idea to use the equity in one’s home as it typically adds value to the property.
“In addition, quality home improvements can add to your lifestyle and save on the cost and hassle of relocating to a new home.”
He said it was a good idea to check your suburb before spending a bomb on a makeover.
“To avoid spending more on the renovation than the value it adds to your home, consider the market in your area to be sure your improvements will fit in. Adding a fourth bedroom for instance, can make sense if you live in a family-friendly suburb, less so if you’re in an area popular with young singles.
“Next, put your hard earned cash to work where it will deliver the greatest benefit. High quality kitchen and bathroom renovations almost always add value to a property because they have broad appeal. The same can’t be said of outdoor spas or swimming pools, which can be high maintenance and don’t always deliver a fiscal return.”

ME bank sees spike in renovation applications

Building a home can be substantially cheaper for first home buyers than buying one amid the trend that shows home building is at its highest in recent history, says new research by property ‘matchmaking’ service Houseandland.com.au. 
The study, conducted in the last month, comes at a time when potential first home owners are looking to take advantage of concessionally taxed deposits within superannuation as part of the 2017/18 budget. 
The government has provisioned topping of the superannuation savings by $30,000 which can then be used towards a home deposit in a move to encourage first home buyers. 
Figures from houseandland.com.au show that building a home is on average 13.9% more affordable than buying a move-in-ready home ($361,096 and $419,400 respectively), whilst house and land packages can produce an 11.1% saving.
The report also found that a quarter (25%) of consumers intending to buy their first home within the next five years will build their own home. Amongst these first time home builders, almost three quarters (74%) would build for reasons relating to personalisation and more than 2 in 5 (44%) for reasons surrounding the ability to be creative. 
In fact, 4 in 5 (79%) home owners and intending first home buyers alike, agree that building their own home would let them see their dreams come true, led by Gen Y at a high 84%.

Dean Kyros, founder of Houseandland.com.au, also said that home building was at its highest in recent times.
“Overall, the proportion of Home Builders is currently at its highest point in recent history. 35% of those who bought a home in the past 2 years are Home Builders. This is higher than 2-4 years ago (20%), 5-9 years ago (27%) and 10-19 years ago (18%),” he said.
“With property market prices increasing, it’s not surprising first home buyers are increasingly looking to more economical means of creating their dream home. By comparing house design, land for sale and land estate, as well as fixed-price house and land packages, first home buyers can achieve significant savings through building, all whilst customising their home to their personalised preferences,” says Kyros. 
Houseandland.com.au connects potential buyers with current house designs and recently said its new technology was an industry first. 
Houseandland.com.au also revealed that 84% of Gen Y home owners and intending first home buyers are turning to software to find their ideal property.
It’s no surprise then that businesses are turning to algorithms to meet the growing demand in tailored purchasing, with three quarters (73%) of home buyers and builders alike using online platforms to lead their new home purchase, whilst 23% consider display homes a thing of the past, Houseandland.com.au said.
The report was conducted by Lonergan Research on behalf of houseandland.com.au in accordance with ISO20252 standard. 1,097 Home Owners and Intending First Home Buyers were surveyed between 28th June and 3rd July 2017. Surveys were distributed throughout Australia including both capital city and non-capital city areas. After interviewing, data was weighted to the latest population estimates sourced from the ABS.

First home buyers can save up to $60,000 by building their own: Research

Demand for new land in and around Melbourne continues to grow at record levels with new blocks now selling in less than 50 days, down from nearly 200 days at the end of 2013, according to research by property group Oliver Hume.
The average price for a square metre of new land in Melbourne in the first quarter of this year (three months to March) was nearly $640 up from $575 in the last three months of 2016.
The research shows the average time on market for land in Melbourne in the first quarter of 2016 was just 1.6 months, the lowest ever recorded.
Oliver Hume director Paul Ciprian said land was attracting value hunters from Sydney.
“Over the last couple of years we have seen an ever-increasing number of people priced out of the Sydney market looking to set up their life in Melbourne,” he said.
“If your job and family is transferrable, the decision is pretty simple.”
The median price of land in metropolitan Melbourne reached $262,000 in the first quarter, up 9.6% (or $23,000) from $239,000 in the last quarter of 2016. 
Over the same period the median lot size declined from 416sqm to 410sqm, according to research compiled from analysing thousands of transactions, the stock of lots available and examining trends in projects throughout Victoria.
With the exception of the first quarter of 2015, the average time on market has now fallen or remained steady in every quarter since the third quarter of 2013, after peaking in the current cycle at 6.6 at the end of 2012.
The statistic measures the period from when a piece of land is released for sale by a developer until it is contracted by a purchaser.

Oliver Hume Research Manager George Bougias said the total number of sales across January, February and March were all significantly up on the same period last year.
“Continuing supply, robust competition and relative affordability compared to many other property markets in Australia means Melbourne residential land is still one of the strongest performing asset classes in Australia at the moment,” Mr Bougias said.
“We expect the market to continue to build momentum throughout 2017 if not well into 2018.
“With buyers having similar access to low interest rates, an improving economic and jobs outlook in Victoria and Melbourne’s relative affordability is ensuring the city keeps coming up the winner,” he said.

Rare land offering at Bribie Island

High taxes are taking a toll on new house and land packages built in Sydney’s South West, with taxes comprising about 30% of the cost to produce them, according to research by developer The Monarch Investments Group (Monarch). 
Taxes for an average sized house and land package include GST of $65,909, stamp duty of $26,813 and council and state contributions $30,500, Monarch said in a media release.
Monarch chief executive Peter Icklow said the government should look at various measures to improve housing affordability for the younger generation. 
These include reducing the GST on new houses, perhaps placing that shortfall of revenue on all houses and lowering stamp duty as well as reducing infrastructure levies, he said. 
"Ten years ago in Macquarie Links Estate a house and land package on a 800 square metres lot was $700,000, today it is over $1.1 million for the same size home,” Icklow said.
"The tax percentages have remained the same however, with the increase in land and house prices the amount the government is pocketing is vastly different.
"They are billions of dollars richer from the capital growth in property and land.
"Since 1955, we have developed over 6,000 land lots in our masterplanned communities, with over 50 per cent located in South Western Sydney. The biggest change we have witnessed is the shrinking land lots."
Ten years ago the average sized lot in Macquarie Links was 800 square metres, whereas now Monarch is building triplexes on 180 square metres at The Meadows. 
“Land is simply too expensive. We are building smaller lots to meet purchaser demand,” he added.
“The first home buyer market is alive and well in the South West. In recent years, we have witnessed first home buyer city dwellers renting apartments now moving into the suburbs. They are after space to raise children and good infrastructure and facilities. The South West is providing this with billions of dollars being spent in the region from both the private and public sector,” Icklow continued.
He said first home buyers have bought more than 90% in The Meadows in Bardia while at the finished Ingleburn Gardens Estate, their proportion was 80%. 
“We are finding that downsizers from inner city locations that have built up good equity are also now starting to move out. Many people are selling homes worth around one to two million, purchasing a new home in the South West for around $700,000 and then using the excess for holidays or hobbies.”
The Meadows will have 210 houses and more than 30% is already sold. It is located directly beside Monarch’s Ingleburn Gardens Estate and across the road from the company’s first flagship development in the area, Macquarie Links Estate.
The development will have a swimming pool, playground and recreational facilities. 
Prices start from $669,950 to $789,950 (average $709,950) for a three bed duplex and range in lot size from 230 square metres to 300 square metres.

Taxes take 30% of south-west Sydney land and house packages: Monarch

A new community in the Gold Coast region of Kingsholme has been announced by Villawood Properties as the latest part of their three communities in the area.
Montego Hills adds to the recent launch of The Surrounds at Helensvale and the eminent release of a new project this year in Villawood Properties’ portfolio in South-East Queensland.

Good land sales and home construction activity in the new and modern residential estates in the Southern Tablelands is pushing first home buyers to suburbs on the outskirts of Goulburn, according to HTW’s Month in Review: March 2017.  
The valuation firm says Belmore Estate, Merino Country Estate and the Mistful Park Estate are offering packages that are affordable options for first home buyers.
New land releases in these estates are trading for $220.000 to $250,000, with house and land packages ranging from $500.000 to $550,000, HTW says.
“Likewise some of the villages between Sutton Forest and Goulburn, such as Marulan, have seen an uptick in first home owner activity, with new land releases being quickly absorbed by the market in the $160,000 to $190,000 range for 1,000 square metre blocks,” the report states.
“Part of the attraction here aside from lower entry price is ease of access to the freeway.”

Southern Tablelands house and land packages attracting first home buyers: HTW

In Toowoomba, 2016 saw a slowing level of sales activity and some value stabilisation following the boom period from 2014 into mid 2015, according to a recent update from HTW.
The valuation firm says 2017 looms as an interesting year for the market.
It is currently a hub for major infrastructure projects including the Toowoomba Second Range Crossing road construction, potential expansion of stage two of the Acland Coal Project and the imminent completion of QIC’s Grand Central Shopping Centre extension.
In terms of the residential housing market, HTW expects that values may remain relatively stable throughout 2017 despite these projects.
“The rental market is in a balanced situation with vacancy rates of around 3% keeping investors interested in the region, albeit at a lower level than in 2013 to 2015,” HTW says.
Key development areas include the suburbs of Glenvale, Cotswold Hills, Torrington, Kleinton, Highfields and Westbrook with a mix of owner occupier and investor orientated estates under development or planned.
“Smaller lots than the traditional 600 square metre to 1,000 square metre parcels are being developed with limited sales evidence to date available to provide an indication of market acceptance for these smaller lots,” the report says.
“There is a concentration of small lots, units and duplex buildings in Glenvale which could result in an oversupply of product in the short to medium term.”
Further west of Toowoomba, the towns of Chinchilla, Miles and Roma which all went through a significant growth phase during the coal seam gas infrastructure boom between 2011 and 2014 have suffered from the withdrawal of workers.
“The flow on effect has resulted in the oversupply of units, duplexes and four-bedroom houses and limited associated rental demand," HTW says.
“Increased mortgagee in possession sales activity has been noted with value regressions in excess of 50% over the past three to four years in some instances.
“On a positive note, values in these towns are returning to more sustainable levels that are reflective of their rural based economies.”

Threat of estate housing oversupply around Toowoomba: HTW

House and land option in outer western Sydney should be on the radar for first home buyers as off the plan units, in a wide variety of locations, are unable to achieve their purchase price upon settlement, according to HTW’s Month in Review: March 2017. 
The valuation firm says many of these units were originally purchased in stronger market conditions, particularly in 2015.
“This could be disastrous for a first home buyer after saving for a large deposit and having to come up with more money to settle,” the report says.
HTW says yields have tightened across the board with Sydney recording record low returns at 2.8% for houses and 3.8% for units, according to CoreLogic data.
It points to significant price growth and high investor participation that has resulted in a flooded rental market dropping rents.
“Over the last few years many tenants have exited the rental market and become owner-occupiers thanks to the low interest rates and not wanting to miss out on capital growth, this has resulted in additional rental vacancy’s hitting the market putting downward pressure on rents.
“A threat for investment are highly geared investors requiring a strong rental return to service their mortgage, an oversupply of rentals in some sectors of Sydney may result in a number of forced sales of investment properties due to serviceability issues.
“If too many sales occur at the one time this may result in a drop in values.”
The firm warns that this is a particular concern for large scale unit complexes with high investor participation rates.
“If you can’t access the property market the traditional way we have seen in the past other methods that may also work.”
The firm suggests joining forces with close friends or family to ‘group buy’ a home, buying an investment property interstate or sourcing support from their parents as alternative methods, albeit with their own pros and cons to consider.
