Fortis expands Brisbane pipeline with launch of Crest & Walker in Newstead

<p>The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.</p>

<p>It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 52-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.</p>

<p>Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.</p>

<p>While there are several developments underway around a similar height to Chevron One, they are more concentrated within clusters of the highest towers in the city. The fact Chevron One sits within a developing precinct, looking back at the other high-rise developments in Surfers Paradise and Broadbeach, makes it a different proposition altogether. <p>The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.</p>

<p>"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.</p>

<p>"It's only when they walk through a completed apartment that they truly understand the position of the building," Rosenboom says.</p>

<p>While new apartment developments continue to emerge across the Gold Coast, Rosenboom says opportunities to secure a completed apartment with this level of outlook are becoming increasingly rare.</p>

<p>"The size of the site is something that would be incredibly difficult to replicate today," she says.</p>

<p>"That's allowed Chevron One to deliver the sort of amenity, open space and resident facilities that very few projects can offer. There are not many completed apartment buildings on the Gold Coast right now that can compete with the combination of scale, quality and amenity."</p>

From ONE to ERA: Why buyers are choosing GWH again in Newcastle West

<p>Australia Post is one of the country’s most trusted institutions, powering one of the largest delivery networks in Australia. As online shopping continues to scale, Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online.</p>

<p>That scale of eCommerce activity has fundamentally changed expectations around how and when parcels arrive, and what happens when someone isn't home.</p>

<h3>Problem solved with Parcel Lockers</h3>

<p>The traditional alternatives to home delivery are far from ideal. Buildings can rely on reception teams to manage deliveries, which introduces ongoing staffing costs and liability concerns. Parcels can be left in common areas, which creates security and aesthetic issues. Or residents are redirected to nearby Post Offices for collection, which shifts the inconvenience rather than solving it.</p>

<p>The data behind that frustration is significant. Nationally, around 9 per cent of deliveries are carded, meaning the recipient was not home and must collect the parcel from a Post Office. That figure reflects the national average reported between November 2025 and January 2026. In Melbourne, that figure rises to 20 per cent. In high-density living, it climbs again to 28 per cent. In other words, more than one in four deliveries in Melbourne apartment buildings results in a failed first attempt.</p>

<h3>How Parcel Lockers work</h3>

<p>The mechanics are simple. When a parcel arrives, the resident receives a notification either through the Australia Post app or via SMS. They scan a QR code, use their one-time PIN and the compartment opens. The parcel is secure, accessible and removed from the lobby floor.</p>

<p>Located in thoughtfully chosen, easily accessible areas, including external building interfaces, mixed-use precincts or shared communal zones, Parcel Lockers enhance convenience without requiring internal building access or additional operational oversight.</p>

<h3>The scale of the network</h3>

<p>This expansion represents Australia Post's largest investment in parcel infrastructure to date, building on momentum that began in 2011 when the first 24 Parcel Locker sites were introduced.</p>

<p>Today the Australia Post Parcel Locker network spans over 1,400 locations and more than 105,000 individual compartments, with major investment already underway to significantly expand the network further.</p>

<h3>What it means for developers and building operators</h3>

<p>A Parcel Locker bank is free to install and free for residents to use. That removes one of the primary barriers to adoption and shifts the conversation from cost to integration.</p>

<p>Australia Post's preference is to engage with developers during the design phase. That allows Parcel Lockers to be located in a considered, publicly accessible space that works for residents and the broader community. Retrofit is possible, and existing buildings can be assessed, but the strongest results occur when Parcel Lockers are treated as part of the core services plan rather than a bolt-on solution.</p>

<p>While the iconic Australia Post red is widely recognised, Parcel Lockers can also be delivered in more muted palettes such as beige or green to align with architectural intent.</p>

<h3>Who's using them</h3>

<p>Generational shopping behaviours show strong, sustained growth across all cohorts. Millennials (27–43) led online spend in 2024, contributing nearly $25 billion. Baby Boomers (60–78) increased their online spend by 17.6 per cent, becoming the fastest-growing adopters. Gen Z (13–26) and Gen X (44–59) continue to lean on delivery services as part of their everyday shopping habits.</p>

<p>Internationally, uptake is even more pronounced. Pimpama Village on the Gold Coast soon to sell out stage three

Lendlease launches new sustainable display home in Yarrabilba

<p>The South Australia State Commission Assessment Panel (SCAP) has given its approval for Starfish Development’s land subdivision application for Dock One.</p>
<p>It forms the first phase of the project, comprising townhouses and apartments.</p>
<p>Starfish is billed as the first developer to reach this stage in the re-invigoration of Port Adelaide.</p>
<p>Starfish managing director Damon Nagel said the plans envisaged a reduced number of cars, turning the main street through the centre of the development allowing a lineal park and communal garden.</p>
<p>It has opted to retain the former Marine and Harbours building for residential and commercial use, along with the old Customs House.</p>
<p>Remediation and early earthworks have already begun on site and scheduled to be completed by the end of the year when Starfish plans to release the townhouses and apartments onto the market.</p>
<p>Work on roads and other infrastructure is expected to commence early next year, before construction on the townhouses in the second quarter.</p>
<p>The new train link to Dock One will give access to the city centre.</p>

Starfish Developments given subdivision approval for Port Adelaide residential project

WeWork to take up a 10 year lease at refurbished King St building

<p>The backdown by the NSW Government on it’s Planned Precincts along the Sydenham to Bankstown corridor is yet another pre-election move that will put new housing on hold.</p>
<p>For some years the NSW Government has been promoting the redevelopment of land around proposed new metro stations along the Sydenham to Bankstown line as the correct approach to provide new housing for Sydney's booming population.</p>
<p>The government committed to Priority Precincts around rail stations which sent signals to the private sector that these precincts were where new development should occur.</p>
<p>Many private developers purchased land to help realise the government's vision.</p>
<p>We now hear from the media that the government has done a backflip (to use the media's term) and is handing the planning powers back to the local councils.</p>
<p>The media comments from representatives of the Canterbury Bankstown and Inner West councils are now saying that the decision puts an end to high rise development around the stations.</p>
<p>The same councils also complained about the NSW Government's new Housing code for town houses and terrace houses and the NSW Government quickly allowed the two councils to delay the code for over a year.</p>
<p>Clearly the NSW Government is spooked by community concerns about the extent of development that the government's own planning rules proposed.</p>
<p>Rather than taking an advocacy role to explain to the community that 725,000 new homes will be required over the next 20 years in Sydney, and that development around stations on a new metro rail line is good planning, the government seems to be moving away from its leadership role.</p>
<p>With an election 9 months away it is clear that the government is happy to put the planning for new housing on hold.</p>
<p>This will only lead to a collapse in housing supply in a few years’ time which will push house prices up again.</p>
<p>The Premier's rhetoric that the solution to housing affordability is for more supply has clearly been replaced by putting supply on hold.</p>
<p>What were called Priority Precincts to help with supply then became Planned Precincts at the end of last year and are now seen by the suppliers of new housing as being 'Paused Precincts'.</p>
<p>On 25 June 2017 Anthony Roberts, NSW Planning Minister, issued a Media Release on the Sydenham to Bankstown corridor where he said: 'It is fundamental that we harness the benefits of the Sydney Metro.Supply was the key to tackling housing affordability in Sydney and growth strategies such as the Sydenham to Bankstown corridor will make a positive impact.'</p>
<p>He also announced that Canterbury, Campsie, Lakemba and Belmore have been made priority precincts. A year later it seems that the benefits of the metro have been diminished and that supply of new housing is not the key to housing affordability.</p>
<p>The Urban Taskforce is keen to work with the councils along the Sydenham to Bankstown line to ensure that development opportunities for new housing are still available.</p>

Melbourne's house and land values continue to rise: Pete Wargent

<p>Studies indicate spending time in nature brings physical, mental and social benefits. These include stress reduction, improved mood, accelerated healing, attention restoration, productivity and heightened imagination and creativity.</p>
<p>Increased urbanisation has made it more difficult to connect with nature. And members of lower socioeconomic and minority ethnic groups, people over 65 and those living with disability are less likely to visit green spaces. This could be due to inaccessible facilities and safety fears.</p>
<p>A gardening program for disadvantaged groups, running in New South Wales since 1999, has aimed to overcome the inequity in access to green spaces. Called Community Greening, the program has reached almost 100,000 participants and established 627 community and youth-led gardens across the state.</p>
<p>Our independent evaluation explored the program’s impact on new participants and communities in social housing by tracking six new garden sites in 2017. Around 85% of participants told us the program had a positive effect on their health and 91% said it benefited their community. And 73% said they were exercising more and 61% were eating better. One participant said engaging in the program even helped them quit smoking.</p>
<p>These insights have advanced our understanding of how community gardening improves the mental and physical health of Australians living in social housing communities in our cities.</p>
<p><strong>Our study</strong></p>
<p>Trends towards urbanisation and loss of green space have sparked concerns about population health and well-being. This has led to a growing body of research on the impact of community gardens on children and adults.</p>
<p>The Community Greening program is supported by the Royal Botanic Garden Sydney in partnership with Housing New South Wales. Anecdotal feedback gathered by the botanic garden over the past two decades has shown gardening improves well-being and cohesion, fosters a sense of belonging, reduces stress and enhances life skills.</p>

<p>Based on this understanding, Community Greening aims to:</p>

<li>improve physical and mental health</li>
<li>reduce anti-social behaviour</li>
<li>build community cohesion</li>
<li>tackle economic disadvantage</li>
<li>promote understanding of native food plants</li>
<li>conserve the environment</li>
<li>provide skills training to enable future employment opportunities</li>
<li>share expert knowledge of the garden.</li>
</ul>
<p>Our research investigated these outcomes in participants, and whether they changed during the course of the program. We collected data using questionnaires over seven months (before and after participation). We also conducted focus group interviews with participants and open-ended questionnaires with staff working at the community sites.</p>
<p>Of the 23 people who completed both questionnaires before and afterwards, 14 were female and nine were male. They had an average age of 59, ranging from 29-83. Fifteen participants were born in Australia while the rest came from Fiji, Iran, Poland, New Zealand, Philippines, Chile, Afghanistan and Mauritius. One participant identified as an Aboriginal and/or Torres Strait Islander and five people (22%) reported English was not their first language.</p>
<p>Initially, 27% reported they had never gardened prior to the program. At the post-test questionnaire, the frequency of attendance improved for many of them. Over 40% gardened once a week and 22% every day.</p>
<p><strong>Gardening benefits</strong></p>
<p>Overall, we found participants felt a sense of agency, community pride and achievement. The gardening program helped encourage change and community development. Some were happy to learn a new hobby.</p>

<p>Gardening also served as an opportunity to socialise with neighbours. In previous years within some social housing communities, it was commonplace for residents to simply stay inside their units without interacting with anyone.</p>
<p>Many participants said they saw a marked improvement in their health and well-being. One participant remarked:</p>
<p>"I suffer with a lot of health problems, and a lot of times I’ve been sitting at home, been depressed and not been happy about my illness, and since I’ve become more involved with the garden it helped me to not worry about my health so much like I used to and it actually improved my eating habits. It has changed my life positively. I don’t have time to feel sorry for myself anymore…"</p>
<p>Some described the gardening experience as calming and cathartic – especially those who suffered from depression and anxiety. Some spoke of the positive aspect of having something to do each day and their feelings of achievement.</p>
<p>Another participant said:</p>
<p>"Going outside gives me not only physical exercise, but it provides a certain amount of joy in that you’re seeing the benefit of your hard work coming through in healthy plants. Whether it’s vegetables or a conifer, you’re seeing it grow and you’re seeing the benefit…"</p>
<p>Additional improvements in social health included a genuine enthusiasm for working in a team, with increased co-operation and social cohesion between staff and tenants. The housing managers and social workers work alongside tenants helping to foster trust, co-operation, social collaboration and healthy relationships.</p>

<div>In FY18, hourly rates grew faster than the year prior by 1.78%, hourly charge out rate growth in FY18 was 5.78% compared to 4% in FY17.<br> <br>This rise in hourly rates also greatly exceeded the recently published CPI figures of 0.4%.
