Ellipse sets Castle Hill apartment record with $5.75 million Lily Lane penthouse sale

Fresh off completing its Delano Crows Nest development, Lindsay Bennelong has lodged plans for its next project, this time turning its attention back to the beach.

The developer, started 20 years ago by Clarendon Homes founder Peter Campbell, is proposing a 37-apartment scheme at <a href="https://www.apartments.com.au/new-apartments/17-25-ashburner-street-manly-nsw-2095">17-25 Ashburner Street</a>, Manly, positioned between the southern end of <a href="https://www.apartments.com.au/developments/manly-nsw-2095">Manly</a> Beach and East Manly Cove.

Lindsay Bennelong called on local architecture firm Platform Architects to design the new building, given their success at Finn, Lindsay Bennelong's current luxury apartment project on North Steyne.&nbsp;

According to the Design Verification Statement by Bridie Gough of Platform Architects, the proposal “relates to the current context but also the desired future character of taller buildings suitable to the new planning controls.”

The site has been identified as a Low to Mid-Rise Housing (LMR) location, given its position within 400 metres of the Manly Town Centre E1 Business Zone. The LMR controls are intended to unlock additional housing supply in well-located areas close to public transport, allowing developers to seek increased height limits to support greater density.

“The proposal seeks to provide this increased level of housing whilst being respectful of some of the smaller scale buildings also nearby,” the statement reads.

Lindsay Bennelong Development Director Leigh Manser said the project has been carefully aligned with the intent of the LMR controls. The proposal will significantly increase housing yield on the site, replacing four houses and 10 apartments, comprising 25 bedrooms, with 37 new apartments delivering a total of 94 bedrooms, whilst remaining compliant with the LMR controls.

“Sydney is in a severe undersupply, and delivering more dwellings and more bedrooms than what currently exists is exactly what the LMR policy is designed to activate,” Manser said, noting that nine of the apartments will be allocated as affordable housing for frontline workers.

“We have already commenced discussions with our community housing provider to determine the rental levels that frontline workers can realistically afford in this location,” he said. “These will need to sit well below the standard affordable housing benchmark of 20 per cent below market rent, and that has been factored into our feasibility and pricing.”

The design of the building incorporates a wave-like indentation running through the façade, referencing the nearby coastline and anchoring the building within its local context.

The scheme includes a mix of one-, two- and three-bedroom apartments, as well as a full-time building manager's office and wellness facilities including a sauna and a gym.

Full-height glazing runs across the primary living areas, and where the building faces east toward the ocean, those walls of glass are doing real work: framing a view corridor that the site's position directly opposite Broadbeach State School's playing fields keeps permanently open.

That outlook is the site's most consequential asset. In a suburb where new towers continue to rise, a protected view line is genuinely rare, and the Mary Avenue address secures it. Residents at Madeline will look out over open parkland rather than the rear of another building, a distinction that becomes more meaningful with each new development approved nearby.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

From 1 December the Queensland housing market will start to look less like a serious player in the world market and more like Hazard County (of Dukes of Hazard fame), the prominent Queenslander property commentator Andrew Winter wrote in his weekend News Ltd column.

"Sadly there are many examples where common sense, logic, even fairness seem to have been forgotten in the pursuit of some hair brained, ill conceived concept.
"It will become illegal for agents to sell a home by auction and list a price guide of any type.
"But that is not the real shocker here.
"Guess what — real estate agents, who are paid to sell and negotiate, will be banned from even discussing prices, seller’s expectations, or even what a home sold for down the street.
"If they even mutter a hint they will be fined and the regulatory body is even sending out people to real estate agent offices to warn them.
"So no matter how keen you are to buy, no matter how much you beg, email or phone, agents risk their license and fines if they tell you.
"Have you ever come across anything else more stupid? 
"If agents cannot give a price guide, what is stopping the seller putting a poster on their wall stating a guide if they want to?"
Andrew Winter, <a href="/expert-insights/building/audiences-sold-on-andrew-winters-selling-houses-australia-with-record-ratings">who settled in Australia following a successful UK television career </a>in the UK said: "Queensland, this is a joke!"
"This legislation is all about excessive control," he sai.

"None of these crazy legislative restrictions exist in prime residential markets like the United States or United Kingdom and they cope quite well," he wrote.

Queensland's auction price guidance ban legislation is madness: Andrew Winter

The Gold Coast’s resurgent tourism market has proven to be one of the biggest drivers of the property market, according to one of the larger agents on the Gold Coast, Ray White Surfers Paradise.
A total of 163 sales to offshore and interstate buyers were recorded by the agency over the September quarter, 49% of their total transactions. This is an increase of 35% on their 2013 September quarter sales to these categories.
“In the past few months we have witnessed a significant rise in buyers from interstate or overseas,” said Ray White Surfers Paradise CEO Andrew Bell.
“This shows how significant the national and international markets are for the Gold Coast right now. Many buyers, particularly from Sydney and Melbourne, are well-heeled having reaped the rewards of property price growth in their own cities.”
Bell explained that Sydney and Melbourne buyers see the Gold Coast as in a recovery swing and currently representing good value.
In the past year, the agency has sold more than 300 properties to Chinese buyers, aligning with international tourism figures being up 5.5% for the Gold Coast, with Malaysian tourism up 40%.
“There is also an increasing number of people deciding to move here permanently, encouraged by more affordable real estate on the Gold Coast than in the southern states,” Bell said.
“For example, many Sydneysiders can sell their current home, free up equity and then move to a similar-standard property on the Gold Coast with enough money to spare for an investment."

Tourism driving resurgent Gold Coast market: Ray White

Moranbah is a story of risk and return.
In Queensland’s Isaac region, Moranbah is about two hours inland, south-west, from Mackay.
Sitting between Townsville and Rockhampton, Isaac Regional Council describes Moranbah as one of the youngest towns in Queensland.

This town isn’t just fuelled by mining - it was actually created specifically for mining, built by the Utah Development Company in the 1970s. In fact, it’s the indicative go-to example for property investors trying to explain risk and the fast cycles of atypical mining towns, particularly those reliant on coal.
It now has a hospital, medical centres, dental facilities, day care centres, primary schools, sporting clubs, a high school and shops.
But many residents have now moved out, taking advantage of the rising market and selling their long-time homes for high prices to yield-hungry investors.
The Centre for the Government of Queensland notes that at the 2006 census the population was 7,133.
“Moranbah's population increase reflects the frantic upswing in coal mining. At the 2011 census coal-mining accounted for 39.4% of Moranbah's working population,” their research explains.
The Goonyella and Peak Downs coal mines have been operated by BHP since 2001.
The fast uptick of population, demand for workers and a small localised property market quickly led to rental yields nearing 20% in 2012 - a staggering figure, given that Sydney investors often consider rental yields to be desirable when higher than 6% or 7%.
However, in 2012, Westpac labelled Moranbah as one of a number of ‘unsustainable’ one-industry townships.
Currently, SQM Research puts the gross implied rental yield for houses and units in the area at sub-8%. Their vacancy rate statistic is at 6.4% for Moranbah. In 2011 it was sub-1%.
What happened?
A <a href="/news/qld/moranbah-and-port-hedland-unsustainable-single-industry-mining-boom-hotspots-westpac">rental freeze hit the market in 2012</a>, mainly driven by the rise of fly in, fly out (FIFO) workers.

Recently, there has been a call for the working mining population to become 100% FIFO, stopping many tenants from driving in and out from other local mining areas that are also popular for investors.. This would destroy the requirement for high priced rentals in surrounding area, also often owned by investors, altogether. The proposals also included the suggestion of larger worker camps, that would also take the pressure off of rents in the area.
Unsurprisingly, <a href="/news/100-fifo-concept-slammed-by-moranbah-investors">investors came out in force against the concept</a> with petitions against 100% FIFO.
Terry Ryder, founder of hotspotting.com.au, said earlier this year that the use of FIFO workers removes pressure on local rents and prices.
“There are all kinds of negative impacts of this – and this is what a recent federal inquiry looked at – but rising rents and prices is not among them,” he said.
“The BMA (BHP-Mitsubishi Alliance) plan to have 100% FIFO workers on two new mines in the basin has all kinds of impacts on towns like Moranbah, but they don’t include pushing up property prices because none of the FIFO people live in the town.
“Moranbah rents and prices are falling right now, with residential vacancies up around 7%. In nearby Dysart, vacancies are approaching 15% and rental yields, previously above 10%, are now down around 5%.”
The 100% FIFO debate for Moranbah is still playing out, and will be closely watched by investors.
In October, the Daily Mercury reported that opposition Leader Annastacia Palaszczuk said in parliament that 100% FIFO practices are "discriminatory". Mining Australia has also reported claims that a 100% FIFO workforce would “kill” the town.

Despite the downturn, last year Moranbah was back on the hotspot radar once again. Issue 10 of the Positive Property Report, from Crawford Property Group, was calling it a “new boom” for the "boom town".
The report said that it is “supercharged” by its proximity to the largest number of active coal mines in the country, and “poised for the biggest property boom in its history, with $15 billion in infrastructure projects planned … within a 60 kilometre radius of the township.”
It notes that rents increased 91% over the year to the 2013 report, with values climbing 34%.
Calling it one of the leading FIFO townships in Australia, the report notes that the forecast population is expecting an increase of 47% by 2018 with 265 dwellings needed each and every year over the five years to 2018.
Ryan Crawford told Property Observer in 2013 that <a href="/news/rebounding-regional-areas-identified-karratha-derby-and-moranbah">once it goes through its low period, it will repeat its historical growth patterns</a>.

But Ryder, in 2013, said that while he expected it to revive, he thought it would <a href="/expert-insights/investing/mining-town-moranbah-will-revive-but-may-never-return-to-dizzy-heights-terry-ryder">never again reach the dizzying heights seen over the past few years</a>.
It seems there’s potential if some of these issues play out in investors’ favour.
Recently though, pain has most certainly been felt in this market.
Property Observer looked at all 25 sales recorded on RP Data for Moranbah in the six months from May 2014 to October 2014. Eight of these had no pre-purchase records or were development block sales.
Of the remaining 17, 10 made losses.
Here are the losses that were made for 10 individual properties (from highest to lowest), and how long they were held for:

In total, the losses came to $2,025,100 for these property owners, or an average loss of $202,510 for those that fell on this list of 10.
Two transacted for their same selling price (both just a few months after purchase). Five transactions did record gains.
These were the gains (from highest to lowest):

In total, these gains add up to $716,479.
Looking at all 17 transactions on this list, the average loss comes to somewhere around $75,000 with a median loss of $30,000.
In Moranbah, even holding the property for a long period of time doesn’t guarantee a success, although it does seem to reduce some of the effects of a downward spiral.

The current median house price is $351,000, at the peak it was $745,000.
When searching through listings portals, property is available anywhere from $900,000 to $95,000 in the town.
Property Observer looked at Moranbah the same time last year revealing that the<a href="/news/suburb-spotlight-moranbah-mining-bust-felt-heavily"> bust has been felt heavily</a>. It seems the same still applies, with many issues still yet to wash through the market.

Moranbah: The classic example of mining town risk v return

The most recent Real Estate Institute of Queensland (REIQ) statistics show that rental markets remain tight, with south-east Queensland’s Logan and Ipswich becoming strong rental hotspots for investors.
REIQ CEO, Antonia Mercorella, said that the latest Residential Rental Survey, conducted at the end of September, found that just four of Queensland’s 16 major regions recorded significant changes in vacancy rates.
She noted that this is evidence of a two-tier residential rental market across the state.
“Logan and Ipswich are emerging as the south-east’s rental hotspots as tenants move further afield from inner-Brisbane in search of more affordable rents,” Mercorella said.
“For the rent you’d pay for a three-bedroom house in Brisbane, you can get a four bedroom house in Brisbane’s outlying areas for up to $65 less a week.”
She noted that, for this reason, Logan and Ipswich are now very tight rental markets with the lowest vacancy rates in the Greater Brisbane region.
By the close of September, Brisbane City LGA recorded a 2.3% vacancy rate, relatively stable since the end of June.
“Brisbane’s middle to outer suburbs – those 5-to-20 kilometres from the CBD - recorded a slight easing in vacancy levels, up 0.2% to 2% at the end of September,” she said.
“The city’s inner suburbs, on the other hand, recorded a vacancy level of 2.9%, down from 3.4% at the end of June.”
The Residential Tenancy Authority’s records of median weekly rents for the September quarter also noted relatively steady rents across the LGA, with greater Brisbane returning to a vacancy rate seen 12 months ago – 1.7%.
“Vacancy levels in the Moreton Bay and Redland City council areas remained relatively steady over the three months to September, with both recording 1.8%,” she said.
“While not quite as tight as Logan and Ipswich, strong investor activity and tenant demand are setting the scene for competitive rental markets in both LGAs.”
Logan City’s vacancy rate currently sits at 1.5%, with Ipswich City at 1.6%, both down 1.4%.

A $1,305,000 house in Bardon was the most expensive home auctioned in Brisbane over the weekend, according to Australian Property Monitors.
The four bedroom contemporary Queenslander at <a href="https://www.realestate.com.au/property-house-qld-bardon-117991119" target="_blank">53 Nestor Avenue</a> is located five kilometres west of the Brisbane CBD and backs onto a reserve.
The tiled living area on the home's lower floor opens onto an entertaining deck, which overlooks the backyard and pool.
The carpeted bedrooms are located upstairs with a separate study and a rumpus room with an attached bathroom. The master bedroom has an en suite, walk in robe and private deck. There is a double garage tucked under the master bedroom at the front of the house, which sits on a 412 square metre plot.
Judi O'Dea and Michael Kleimeyer of Space Property Agents sold the property.
The vendors purchased the home for $1.08 million in November 2011, selling after just three years of ownership.

Bardon home the dearest at Brisbane weekend auctions

Gerard Smith Design took home three awards at the first ever National Building Design Awards last week.
River House, in the Sunshine Coast, won  National Building Design of the Year, Best Residential Interior Design and Best New Residential Design for homes with a construction cost over $1 million.
According to Smith, the house's natural surroundings were a central focus of the home's design.
"Our objective was to incorporate natural products and complement the natural landscaping on the exterior of the home, which formed the inspiration for the palette of materials and colours used throughout the interior," said Smith.
The house's interiors feature polished concrete, natural stone tiles, hardwood timbers and wool carpet.
"We used these materials in the joinery to work in harmony with the other natural materials in the home and with the natural environment," he said.
The home's design takes full advantage of its waterfront position, with water views available through the living space upon entry. The open living space offers views to the pool, landscaped courtyard or river from every position.
On the upper level there is an expansive master bedroom, complete with walk-in-robe, concealed kitchenette and parents' retreat area.
The ensuite includes a raised bath overlooking the water, while a wraparound balcony also delivers river views.
The the merits of entries in the National Building Design Awards were considered in terms sustainability, success as a design solution, relationship of internal and external spaces, utility, quality and balance of internal and external aesthetics.
Grand Designs host Kevin McCloud, who presented the awards, called River House "a delightful and triumphant design".

Sunshine Coast's River House wins big at inaugural National Building Design Awards

Traditional funding sources are becoming inadequate to meet public transport demands in Australian cities, despite the broad economic and social benefits public transport brings, such as cost savings associated with reduced traffic congestion, productivity through improved job creation, competitiveness and livability.
In 2013 around <a href="https://www.abs.gov.au/ausstats/abs@.nsf/Products/3218.0~2012-13~Main+Features~Main+Features?OpenDocument#PARALINK0">two-thirds of Australia’s population</a> resided in a capital city. By 2061, the Australian Bureau of Statistics forecasts this proportion will increase to <a href="https://www.propertyobserver.com.au/https://www.abs.gov.au/AUSSTATS/abs@.nsf/mf/3222.0" target="_blank">74%</a>. This population growth is creating pressure for public transport systems and infrastructure, and governments need to find alternative funding resources.
In Australia, governments face a funding shortfall, which is compounded by limited funding resources (low taxes) and competing priorities. Unfortunately, <a href="https://www.theage.com.au/victoria/abbott-warns-victorian-libs-no-money-for-urban-rail-20130404-2h8uj#ixzz30Fmd2jEb" target="_blank">the federal government in Australia has in some cases ceased funding public transport projects</a>.
New financing resource
The concept of “value capture” is being explored to help fill the hole left by the Commonwealth. <a href="https://onlinelibrary.wiley.com/doi/10.1111/j.1536-7150.2006.00474.x/abstract" target="_blank">Value capture</a> is the appropriation of some land value gains that result from the installation of specific public infrastructure improvements in a limited benefit area, and sees part or all of these revenues used to fund the improvements.
Before introducing value capture financing to fund public transport, we need to know the value of uplift that occurs as a result of different public transport infrastructure. To answer this question, we have been exploring how Brisbane’s ferries have influenced property values in the city.
Since four CityCat ferry systems were introduced in 1996, this influential system has grown to 23 terminals, 19 CityCats and 9 mono-hulled ferries. But what effect have they had on land values?

Many ferry-oriented developments have been built to leverage off Brisbane’s CityCats and other ferries. Land developers have paid for part or all of the construction costs for the Regatta, Hamilton Northshore and Teneriffe terminals on the Brisbane river, to ensure ferries service their developments.
The challenge was to measure the effects for these ferry-oriented development areas, to see whether developers were justified in their decisions.
What are the property value effects?
We used property data for much of Brisbane to see what impact the ferry terminals have on property values, and found property prices tended to increase for properties located closer to the ferry terminals. If you get one kilometre closer to the ferry terminal that is expected to increase the property price an average 4%, excluding other factors.
The positive effects on house prices brought about by the ferries were particularly notable at the Regatta, Bulimba and Hawthorne terminals, and to a lesser extent at Mowbray Park. This suggests the combination of suburbs with mature terminals and a decade of ferry-oriented development has positive impact on house prices or property values. There were less effects around the nearby Norman Park terminal because it is only serviced by more limited, lower-frequency cross-river services.
Unexpectedly our study found a fall in property values around the Guyatt Park terminal, but we think this may be explained by the Green Bridge opening from Fairfield to St Lucia, which broke the monopoly on student housing in St Lucia, and which was not included in our study. No property uplift effects were observed at Teneriffe and at Hamilton North Shore, where development is still immature. It is still too early to say what the impacts will be there.
The effects were more muted at locations such as West End where redevelopment opportunities have been scarce, partly due to planning controls, and at the QUT Gardens Point and University of Queensland terminals dominated by higher education land uses.
Many properties that benefited from ferry proximity were also highrise apartments in the Brisbane central business district. Our research suggests that a one hundred metre decrease in the distance to the ferry stop would increase property values by between 4.9% and 13.1% in this location. This is a considerably stronger response than the 4% average increase across the broader study area.
Ultimately it appears property developers were justified in seeking to secure ferry terminals to service their developments. Governments may also be justified in bringing in land value capture mechanisms to help pay for terminals, vessels or operating costs in appropriate locations.

Property Observer looked to see whether there were any major residential apartment developments in these areas over the past 12 to 18 months.
<a href="/news">Biggera Waters </a>recorded a 14% median price jump with 312 sales recorded.
The Harbour Quays development, which includes a number of apartment developments including Sirocco, Levanto, Zephyr, Aquilo, Etesian and a number of others, clearly is <a href="/news/qld/gold-coast-new-apartment-sales-rise-14-in-december-quarter-as-project-numbers-decline">behind some of the strong numbers being seen in the latest statistics</a>. The new Harbour Quays from Emandar Group is still classified as Biggera Waters, and Zephy at Harbour Quays was finished in 2014, bringing 75 apartments to market, as was Aquilo, which brought another 55 apartments.
The 2013 completions of Etesian and Sirocco saw another 61 and 60 apartments created.
<a href="/news">Brisbane City</a> recorded a 12.2% median price jump with 667 sales recorded.
In February, the<a href="/news/qld/brisbane-apartment-market-on-the-rise-colliers"> interest in Brisbane apartments was being widely discussed</a>. However, there have been some significant recent developments that could be contributing to this strong figure.
Prestige Abian Botanic Gardens, from Sunland Group, which launched 147 “luxury residences of extraordinary calibre”, including penthouses, sold 108 residences in the first quarter of 2014 to a value of $144 million, and two sky homes priced up to $5 million. The <a href="/news/qld/brisbane-apartment-market-to-boom-in-second-half-of-2014-urbis">trend towards luxury offerings in the inner city apartment market was recently noted by Urbis</a>.
<a href="/news">Labrador</a> recorded a 12.6% median price jump with 426 sales recorded.
In January, <a href="/news/qld/coast-broadwater-100-million-residential-highrise-hits-the-market">Coast Broadwater</a>, a $100 million highrise, hit the market. Stage one of the multi-tower development included 124 apartments for sale, located on Labrador’s Marine Parade. It is being developed by Queensland’s Heran Building Group.
<a href="/news">New Farm</a> recorded a 12.8% median price jump with 245 sales recorded.
Sydney on Sydney, at 166 Sydney Street, New Farm, is a sold out development with 57 apartments offered. A number of similar small boutique developments have also been launched and sold. 170 Bowen Terrace features 12 new luxury apartments with significantly high prices and construction due mid-2014.
Silverstone Developments has also been active in the New Farm market, purchasing two sites on Brunswick Street with plans to build mixed use apartment buildings, and having completed two previously.
<a href="/news">Palm Beach</a> recorded a 10.9% median price jump with 243 sales recorded.
Pavilions Palm Beach, a project from Australian Property Growth Fund, saw 104 apartments sell in stage one in 2011/2012, and launched a final stage of 98 apartments in late-2013, early-2014.
Palm Beach’s apartment building growth is expected to continue with <a href="/news/qld/palm-beach-gold-coast-mobile-home-site-sells-to-rejuvenated-sunland">the recent purchase of a 4.7 hectare urban renewal site by Sunland Group</a>. They’re planning to create 162 luxury apartments and 86 town homes.

Five strong Queensland markets and the developments driving them

Brisbane’s least expensive residence to sell at weekend auction was a house in Redbank Plains, near Ipswich on Brisbane’s outer ring suburbs.
Australian Property Monitors reported that the three-bedroom 1970s-built home at <a href="https://www.realestate.com.au/property-house-qld-redbank+plains-117852659" target="_blank">42 Flinders Street</a> exchanged for $230,000 through the Professionals Thornton.
The solar powered house on 967 square metres of land last sold in 2005 for $190,000.
The median sale price for a house in Redbank Plains was at $309,000 in early 2014, up from $275,000 in early in 2012. 
Between 2012/13 the median growth in the suburb was 3.4%
RP Data shows the median weekly rental is $320.
Other recent house sales in Flinders Street included a three-bedroom house, which sold in July for $282,000. In May another house sold for $275,000 while in February a house sold for $235,000, which was last rented for $270 a week - the continual figure since 2008 despite new leases - reflecting a yield of nearly 6% for an investor.

Brisbane's cheapest at Redbank Plains with $230,000 weekend sale

Queensland-based Sunland Group has spent $61 million to secure one of the most significant parcels of undeveloped land in the heart of the Gold Coast, the Lakeview site at Mermaid Waters.
The mostly vacant 42 hectare holding, with some retail presmises, was once the short-listed site for the Gold Coast’s convention centre. 
The Lakeview site, located on a corner at the intersection of Bermuda Street and Nerang-Broadbeach Road, is part of a portfolio being sold by the Sydney-based Scheinberg family.
The Scheinberg family’s Mermaid Waters parcel was acquired 42 years ago as part of a 202 hectare dairy farm buyout negotiated by the legendary Gold Coast real estate identity, Max Christmas.
It features a man-made lake.
It comes with preliminary approval  for an integrated mixed-use project comprising 1425 apartments and 37 waterfront residential lots.
Approved building heights range from three to 10 storeys, along with a commercial/retail component of up to 24,000 square metres.
