Ellipse sets Castle Hill apartment record with $5.75 million Lily Lane penthouse sale

Fresh off completing its Delano Crows Nest development, Lindsay Bennelong has lodged plans for its next project, this time turning its attention back to the beach.

The developer, started 20 years ago by Clarendon Homes founder Peter Campbell, is proposing a 37-apartment scheme at <a href="https://www.apartments.com.au/new-apartments/17-25-ashburner-street-manly-nsw-2095">17-25 Ashburner Street</a>, Manly, positioned between the southern end of <a href="https://www.apartments.com.au/developments/manly-nsw-2095">Manly</a> Beach and East Manly Cove.

Lindsay Bennelong called on local architecture firm Platform Architects to design the new building, given their success at Finn, Lindsay Bennelong's current luxury apartment project on North Steyne.&nbsp;

According to the Design Verification Statement by Bridie Gough of Platform Architects, the proposal “relates to the current context but also the desired future character of taller buildings suitable to the new planning controls.”

The site has been identified as a Low to Mid-Rise Housing (LMR) location, given its position within 400 metres of the Manly Town Centre E1 Business Zone. The LMR controls are intended to unlock additional housing supply in well-located areas close to public transport, allowing developers to seek increased height limits to support greater density.

“The proposal seeks to provide this increased level of housing whilst being respectful of some of the smaller scale buildings also nearby,” the statement reads.

Lindsay Bennelong Development Director Leigh Manser said the project has been carefully aligned with the intent of the LMR controls. The proposal will significantly increase housing yield on the site, replacing four houses and 10 apartments, comprising 25 bedrooms, with 37 new apartments delivering a total of 94 bedrooms, whilst remaining compliant with the LMR controls.

“Sydney is in a severe undersupply, and delivering more dwellings and more bedrooms than what currently exists is exactly what the LMR policy is designed to activate,” Manser said, noting that nine of the apartments will be allocated as affordable housing for frontline workers.

“We have already commenced discussions with our community housing provider to determine the rental levels that frontline workers can realistically afford in this location,” he said. “These will need to sit well below the standard affordable housing benchmark of 20 per cent below market rent, and that has been factored into our feasibility and pricing.”

The design of the building incorporates a wave-like indentation running through the façade, referencing the nearby coastline and anchoring the building within its local context.

The scheme includes a mix of one-, two- and three-bedroom apartments, as well as a full-time building manager's office and wellness facilities including a sauna and a gym.

Full-height glazing runs across the primary living areas, and where the building faces east toward the ocean, those walls of glass are doing real work: framing a view corridor that the site's position directly opposite Broadbeach State School's playing fields keeps permanently open.

That outlook is the site's most consequential asset. In a suburb where new towers continue to rise, a protected view line is genuinely rare, and the Mary Avenue address secures it. Residents at Madeline will look out over open parkland rather than the rear of another building, a distinction that becomes more meaningful with each new development approved nearby.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Mount Isa, Queensland mortgagee home asking price reduced 25% before sale

A development site suitable for residential, industrial, and commercial development, has hit the market in Maryborough.
The land parcel is 27 hectares on Saltwater Creek Road.
It comes with a price of $3,375,000 (plus GST).
The site is being marketed by Ray White agent Andrew Burke.

Maryborough development site hits the market for $3,375,000

The Fraser Coast population continues to increase at a slow, steady pace with the years between 2015 and 2018 fluctuating at between 1.16% and 2.03%, according to the latest Herron Todd White (HTW) residential report. 
The report notes growth projections for the Fraser Coast population have been forecast to increase from 108,543 in 2019 to 147,099 in 2036, equating to an overall 35.52% rise and an additional 22,800 dwellings.
"Recent migration trends have been led by retirees, as well as families of both young and older parents," the valuation firm said. 
These new residents have largely migrated from other south-east Queensland municipalities, including Gympie and South Burnett areas.
"Affordability is seen as a major driver for population growth with particular focus on the coastal lifestyle," the valuation firm added. 
"There is also demand for dual occupancy properties for older parents or young adults residing with combined incomes that improves affordability for housing."
The Fraser Coast Regional Council considers the area to have a large supply of future residential land with targeted areas such as Hervey Bay – South West and the Nikenbah-Dundowran Future Growth Area, located on the fringes.
A three bedroom house in Nikenbah has recently been sold for $325,000.

The Sunshine Coast property market is heavily reliant on population increases, according to the latest Herron Todd White (HTW) residential report. 
The report suggests the Sunshine Coast has traditionally been one of the fastest growing regions in Australia.

"This graph shows that in 2003 when the population spiked, sale volumes were highest, then in 2011 when the growth rate bottomed out, sale volumes followed accordingly."

"Given the increased demand for housing, we mainly the upgrade to the Bruce Highway. Travel times have been lessened and the affordability in the area has made it very popular." 
The inner rural residential ring around the township has increased in demand as have some of the character houses in town.
As a result, some new businesses have been opening up in a number of industries.

The report notes the increase in population of the Sunshine Coast assists in underpinning property values. The issue then lies in jobs and infrastructure.
"It is good that the University Hospital is not at full capacity, the new airport runway is yet to be finished and we have a new town centre, however just driving around the Coast, you do feel that there are more and more people on the roads. It used to be in holiday periods but now feels like it’s all the time.
"The question is whether those roads and other services will keep up with the growth," the valuation firm concluded.

Being one of the more affordable regional locations in Australia, Toowoomba and surrounding suburbs offer an opportunity for many different types of home owners, according to a recent Herron Todd White (HTW) residential report. 
The report notes with various industry and job opportunities, a central hub location, a diverse property market and varying segments, there are many different home owners, whether first home owners, families, upgraders, renovators or prestige buyers.
"Older, smaller property in need of some TLC remains popular with first home buyers as they offer a blank canvas opportunity to add value and are at a much lower price point than a brand new larger house in a newly developed area. Many of these properties are located in the western suburbs and close to the CBD," the valuation firm commented. 
The HTW report provides an example of a 1950s property in the fringe CBD suburb of Newtown that sold in March 2019 for $222,500 (pictured below). 
Situated on a 615 square metre lot, the property at <a href="https://www.realestate.com.au/sold/property-house-qld-newtown-130433962" target="_blank">33 Gordon Avenue, Newtown</a> is providing three-bedroom, one- bathroom accommodation in original condition.

The market for potential renovation projects is quite broad across the area.

These homes are predominantly character timber with detailed decorating throughout, high ceilings, timber floors and VJ walls.
The majority of this product type will be found in close proximity to Toowoomba’s CBD in areas such as South, East and North Toowoomba and Newtown.

The typical prestige property comprises open plan four plus bedrooms, two to three bathrooms and multiple floor levels on large lots.
They are generally large, highly renovated or extended older timber and brick homes, and modern architectural homes with detailed finishes, quality landscaping and some with escarpment views.

The Sunshine Coast property market is diverse, according to a recent Herron Todd White (HTW) residential report.
The report notes properties in the Sunshine Coast market cover a wide spectrum through the various sectors of units, homes and rural residential properties.
"One of the big drawcards is the coastline and the magic beaches on offer, but when you dig a little deeper, there are little pockets all over the coast," the valuation firm said.

"When looking at the unit market there is no doubt the most popular spots are within a kilometre of the coast," the valuation firm said. 
Caloundra, Mooloolaba, Maroochydore and Noosa Heads remain popular.
For entry level product, the older walk up style units have been good as they offer low body corporate fees and are usually positioned pretty close to the beach.
"As you move higher up the value levels, permanent style occupancy units remain highly sought after as these have provided a real alternative for those looking to downsize from prestige dwellings," the valuation firm added.
"Typically, these units are larger providing at least three-bedroom accommodation with double garages."
The report notes some coastal towns such as Coolum Beach have increased in popularity, especially for new product.
A complex within this location that is nearing completion has completely sold off the plan and the developer is looking to release a new project in this locality off the back of the increased interest.
The biggest impediment to the unit market is units in complexes with high body corporate fees.
A three bedroom oceanfront unit at <a href="https://www.realestate.com.au/sold/property-unit-qld-coolum+beach-131195466" target="_blank">5/141 Coolum Terrace, Coolum Beach</a> (pictured below) has recently been sold for $955,000.
It comprises master suite with ocean views, two additional bedrooms, living area, kitchen and private courtyard.
Additional features include swimming pool, remote tandem garage and storage space.

"As you move further inland, opportunities arise for the entry level markets with proximity to amenities such as schools, cafes and the like being top of mind. Railway townships from Beerwah to the south, right through to Cooroy to the north and the sense of community that these areas offer also have a good bearing."

For the rural residential markets, as with the inland dwelling market, proximity to amenities is also top of mind.
"For prestige properties, areas around Buderim continue to remain popular given their proximity to private schools and the Sunshine Coast University. Also, northern areas of the golden triangle between Tewantin, Cooroy and Eumundi continue to be popular. 
"We add in here areas on the Blackall Range of Maleny and Montville, some of which provide good local rural, hinterland and distant coastal views," the valuation firm noted.
A current listing is a Buderim pavilion style house priced at $1.9 million.
Nestled on 8,516 square metres, the home at <a href="https://www.realestate.com.au/property-house-qld-buderim-129803642" target="_blank">18 Stringybark Road</a> (pictured below) comprises four bedrooms, games room, gourmet kitchen, living zones and swimming pool.
It's situated moments from the village and Matthew Flinders College.

"We have noticed that over recent months we have started to experience a slowdown, but following on from the different market sectors, this slowdown is very much property and area specific. You simply cannot tar everything with the same brush."

Sunshine Coast market slowdown effects varied across region: HTW residential

The Mackay market experienced significant value loss between 2013 and 2017, but momentum has now shifted with slight increases in value, according to a recent Herron Todd White (HTW) residential report. 
"In the entry or lower markets, we are seeing most buyers looking for good bones they can add value to," the valuation firm stated. 
The HTW report notes there is a real chance of capital growth, which first home buyers may capitalise on.
This market segment is traditionally around the sub-$300,000 and has been very active, the firm said. 
"For this amount, you are buying older style lowset and highset dwellings in traditional suburbs such as South Mackay, North Mackay, East Mackay and West Mackay," the valuation firm noted. 
A three bedroom cottage at<a href="https://www.realestate.com.au/sold/property-house-qld-west+mackay-131490238" target="_blank"> 17 Paulette Street, West Mackay</a> (pictured below) has recently been sold for $325,000. 
Nestled on an 814 square metre allotment, the home comprises three bedrooms, sunroom, kitchen, and bathroom. 
It last sold for in 2009 for $310,000.

For upgraders in the middle market, location becomes a big factor according to the HTW report. 
Good quality executive estates are becoming more and more popular with the bounce back in the market.
"The market is now starting to really differentiate between good quality estates and other slightly less quality estates that have a percentage of investment stock," the valuation firm said. 
"These dwellings are normally large rendered masonry four bedroom, two bathroom dwellings, with prices that start at $500,000."
The high end market has two definite fundamentals, being location and quality of improvements.
In the location group, areas that have excellent views or frontage to water are sought after and often have older-style improvements but command a premium for the location aspects.
"On the improvements side, we are seeing prestige estates becoming more popular, with very large prestige dwellings being constructed with extensive ancillary improvements. Both these sectors start at $800,000 and above."

The asking price was reduced eight times over the duration of the campaign down to $280,000.

Beaudesert mortgagee home sold for $80,000 loss

The southern Gold Coast and Tweed Coast localities held up quite well in the easing or falling market, according to the latest Herron Todd White (HTW) residential report. 
As with the central Gold Coast, there is a lack of urgency from buyers and properties must be competitively priced in the current market.
Selling agents are reporting that there are a number of unrealistic vendors and that they are considering not taking on listings for these properties.
"Properties located close to the coastline and priced under $1.5 million have been less impacted by the current easing market along with duplex units and townhouse and villa units with low body corporate fees," the valuation firm said. 
"Properties priced above $1.5 million generated significantly less activity with agents who reported decreased interest and less sales compared to 12 months ago." 
A current offering is an architect designed multilevel house at Currumbin priced at $2.5 million. 
Occupying a 624 square metre block, the house at<a href="https://www.realestate.com.au/property-house-qld-currumbin-129155578" target="_blank"> 15 James Street </a>(pictured below) comes with four bedrooms, three separate living and entertaining zones, Caesarstone kitchen and engineered swimming pool. 
Privately positioned amid rainforest, it is only a short stroll from golden sand, still water estuary and local cafes.

"On the opposite side of the coin, there was very limited demand from investors in the market, predominantly due to uncertainty around the election," the valuation firm commented. 
Accordingly, units in complexes where buyers are mainly investors were difficult to sell and there has been a significant drop in value levels.
There was a recent sale of a one-bedroom unit at Varsity Lakes for $252,000.
Located within five minutes walk to Bond University, the fully furnished apartment at<a href="https://www.realestate.com.au/sold/property-apartment-qld-varsity+lakes-129679010" target="_blank"> 78/228 Varsity Parade</a> comes with large bedroom, separate living area, private balcony and full kitchen with bench tops. 
Comparable sales in the previous six months generally ranged between $260,000 and $280,000 and the selling agent advised that there was very limited enquiry.
This unit previously sold in June 2015 for $255,000 and the original developer sale was in March 2007 for $349,500.

Southern Gold Coast and Tweed Coast unit values in decline: HTW residential

New house and land packages on suburban lots in developing estates around Beaudesert have been dominated by investors in recent years, according to the latest Herron Todd White (HTW) report. 
The report notes that this sector of the market on the Scenic Rim has slowed in contrast to the owner-occupier market.
Resales of houses in these estates are lower than the cost of the new house and land package indicating a price difference between new and second hand in these localities and a difference between what investors and owner-occupiers are prepared to pay for the same product.
"In contrast, locations in the Scenic Rim and Gold Coast hinterland that are dominated by owner-occupiers are proving very resilient in the face of negative media reports about the property market," the valuation firm said. 
A recent sale in Beaudesert is a four bedroom house located within the Kerry Hill Estate.
It was sold for $580,000. 
Built in 2012, the house at<a href="https://www.realestate.com.au/sold/property-house-qld-beaudesert-130081698" target="_blank"> 70 Panorama Drive</a> (pictured below) features open plan kitchen/living/dining with adjoining games room, four bedrooms, office or fifth bedroom and covered entertaining area. 
The home was sold at $197,000 in 2012 and $184 in 2008.

Rural residential housing and housing in some village locations such as Canungra and Tamborine Mountain remain in demand from buyers.
Felton (pictured below), a four bedroom historic home on two lush acres in Tamborine Mountain has been sold for $835,000.
It is believed to be designed and built for renowned architect George Henry Male Addition in 1887.
Situated at <a href="https://www.realestate.com.au/sold/property-house-qld-tamborine+mountain-129827558" target="_blank">75-77 Benowa Street</a>, the home comes with four bedrooms, study or fifth bedroom, four bathrooms, two large living area, kitchen, verandas and inground pool.  <img src="https://res.cloudinary.com/dz9xllyip/image/fetch/c_scale,w_580,q_auto:good/https://s3-ap-southeast-2.amazonaws.com/po.images/2019/6/27/tamborine%20mountain.jpg" alt="">
According to the HTW report, selling periods are relatively short and many properties are still selling at or around asking price.
Some of these areas are commuting distance from Brisbane and Gold Coast and buyers get more bang for their buck in these areas compared to their city neighbours as well as offering certain lifestyle features.
"Overall, buyers, sellers and agents appear to be keeping a cool head and while now is not the time to panic, it would be prudent to fully research the market in these localities prior to committing to a property," the report said. 
"Unlike the heated market of previous years, there are no time pressures about making a decision to buy, no fear of missing out eating away at people’s thoughts, so as we move toward a buyer’s market, purchasers are able to take the time to thoroughly inspect properties, do the research and shop around."
