Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

"Our focus is on delivering a well-considered mixed-use project that provides more permanent housing options, supports local workers and businesses, and delivers an exceptional product for the local market," Williams said.

"The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area's character while delivering significant economic and community benefits."

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Six Queensland apartments perfect for families

Apartment sellers in the luxury Main Beach block Sea have joined the windfall gains kicked off by the off the plan buyers three years ago.

The sixth level sub-penthouse in the boutique block of just seven whole floor apartments has just sold for $6.3 million, some $800,000 higher than it was bought for just eight months ago.

The whole floor apartment spans 365 sqm and has three ensuited bedrooms, a home office and a media room.

The sale was secured in just 15 days by Ray White Surfers Paradise agent Robert Graham, to a local couple from the Gold Coast.

Investors will no doubt be looking to some of Main Beach’s high end apartment developments given the resale value which Sea, on the beachfront Main Beach Parade, has seen in recent years.

The majority of Sea’s off the plan buyers have seen huge price gains when re-selling their apartments following its mid-2018 completion.

Most off the plan sales took place in early 2018, a few months before the Bayden Goddard-designed block was completed.

The second level apartment sold for $3.3 million in early 2018, and less than 15 months later when completed sold for $5 million. It traded again last year, bought for $5.35 million by the Dominos Pizza boss Don Meij.

It was sold by Brittany Eastment, wife of car dealer Greg Eastment, the latter still owning the ground level after his $3.5 million off the plan buy.

The whole floor apartment spans 365 sqm and has three ensuited bedrooms, a home office and a media room.

Main Beach apartment complex Sea secures $6.3 million sub-penthouse sale

CoreLogic’s best of the best 2020 report has revealed that the highest median unit value in Queensland&nbsp;was found in Noosa Heads, just shy of $900,000.

The report revealed Australia’s $7.2 trillion residential real estate market proved resilient in the face of a global pandemic, leaving an overall positive market outlook for 2021.

Eliza Owen, CoreLogic’s head of research, said the report highlighted the resilience of luxury markets in Australia.

On the overall top ten apartment markets every suburb&nbsp;listed amongst the nation’s best for unit value were located in Sydney, with Point Piper taking the top spot as it did in 2019 with a median unit value exceeding $2.28 million.

Queensland's Laguna Quays however had Australia's lowest median unit value at just $76,123

"The Sunshine Beach on the Sunshine Coast has seen the highest annual capital growth in houses nationally, compared with 2019 when St Kilda in Melbourne saw the highest housing growth,” Eliza&nbsp;Owen said.

The luxury redevelopment of the Kirra Beach Hotel site in Coolangatta's Kirra Point has already seen nearly half of their 118 Miles Residences apartments in stage one sell.

Some $88 million has been secured for the KTQ Group, whose $180 million first stage is part of their <a href="/buildings/miles-kirra-beach-hotel-101-musgrave-street-coolangatta">$380 million re-development of the site</a> which will also include a new pub and pavilion.

The average sale price has been $1.61 million.

The sales conversion has come off the back of more than 1,000 inquiries prior to the project’s much launch on December 27. 
KTQ Group development director Jeremy Holmes said the very promising sales start would fast track the commencement of construction on the project.

“We have not stopped. The inquiry from locals as well as interstate purchasers has been relentless,” Mr Keenan said.

“The reality is that the southern Gold Coast has never seen such a quality offering and the market has responded in kind.

“Buyers who know and understand the uniqueness of one of Australia’s most iconic north facing beachfront locations have been waiting for a project of the quality and scale that KTQ Group has put together.

Kirra Point's Miles Residences nearly 50% sold in just three weeks

Jefferson Lane, on Palm Beach’s beachfront dress circle, has secured its first two sales.

There are seven whole floor apartments in the boutique development.

The sales both fetched more than $4 million within a month of being released to market on completion, the Gold Coast Bulletin noted.

The 15 Jefferson Lane complex, with a foyer made of marble, was developed by Kazumi Nakagawa and Jason Kennedy.

The project’s sales and marketing agent Deborah Provost said the two whole-floor were middle-level apartments.

The apartments at 15 Jefferson Lane only went on sale once the building was completed late last year.

The apartments have floors made of aged French oak and Italian calacatta oro marble in the kitchens with Gaggenau appliances and European tapware.

Provost, from DP Project Marketing, said the prices “reflected the style of apartment found on Sydney’s exclusive northern beaches yet at a third of the price.”

In late 2019 the ABC reported the City of Gold Coast bowed to local public pressure and recommended a reduction in building heights for further developments along Jefferson Lane.

The maximum height of future developments along the eastern side of Jefferson Lane was set to become 16 metres with a density of one bedroom per 50 square metres under the proposed city plan that changed residential zoned land from medium density to low–medium density.

The changes were to apply between Seventeenth Avenue and Laceys Lane.

H&amp;F's nearby <a href="/buildings/hemingway-1267-1273-gold-coast-highway-palm-beach">Hemingway apartments at Palm Beach</a> are being offered through local agent Justin Schmith, with prices starting from $415,000, with the most expensive apartments priced at $4,495,000.

The nearby Sunrise Beach also saw a significant annual growth of 24.4 per cent, to a median house value of $1.23 million.

The Sunshine Coast also hosted the regional property market’s best performing units with Noosa Heads and Sunshine Beach placing first and third, respectively, for the highest median unit value.

For investors and owner-occupiers who have yet to break into the Queensland market, their interests are expected to turn to the units with the highest annual capital growth, located on the Gold Coast.

Gold Coast’s Palm Beach similarly recorded a 20.8 per cent annual growth in unit prices, and has seen <a href="/news/temple-palm-beach-whole-floor-apartment-sells-for-375-million">recent trophy apartment sales</a>.

“Overall, the housing market outlook for 2021 is positive, given highly accommodative monetary and fiscal policy, signs of an economic recovery and many first home buyer incentives remaining in place through to early next year,” Owen said.
