Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

"Our focus is on delivering a well-considered mixed-use project that provides more permanent housing options, supports local workers and businesses, and delivers an exceptional product for the local market," Williams said.

"The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area's character while delivering significant economic and community benefits."

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Fanning, who stepped away from professional surfing in 2018 having won three world championships over his near two decade professional career, paid $3.1 million for the tired 1980s brick block in 2007.

Fanning will retain a foothold on the street. He owns the block of four two doors down, which he bought for $1.2 million in 2006, and the block next door to that, secured in 2005 for $1.39 million.

Brisbane’s median house price has hit a record-breaking $720,000, after 4.4 per cent annual house price growth in 2020. 

According to the latest Queensland Market Monitor published by the Real Estate Institute of Queensland, Brisbane’s median house price rose 1.4 per cent in the September quarter to $720,000 across 2751 transactions.

Annually, Brisbane’s median house price rose 4.4 per cent to reach $710,000 with 12,309 transactions.

The REIQ advised Brisbane houses are in the “rising phase of the price cycle.”

The state's most expensive housing market, Noosa was the best performer for median house price growth for a third consecutive quarter, rising 3.6 per cent growth to $895,000. 

Noosa’s quarterly median unit price was also the top performer for units, rising 5 per cent to $705,000. 

The Gold Coast saw a 3.2 percent annual house price rise to September, to $640,000.

The Gold Coast's unit and townhouse median price recorded a 1.8 per cent rise to $420,000.

Karam Group matches HomeBuilder grant for first home buyers at Maasra

The latest Real Estate Institute of Queensland vacancy data for the December 2020 quarter shows Brisbane’s inner city rental market is seeing a comeback. 

Having rocketed to almost 5% in the June Quarter, rental vacancies in the CBD have eased to 3.3%. 

“The market has yet to fully rebound,” Antonia Mercorella, CEO of the REIQ advised.

Rental vacancies around the city’s middle ring remain tight, including Hawthorne (1.4%), New Farm (1.9%), Paddington (2.1%) and St Lucia (1.7%). 

Further out into Brisbane’s outer ring and vacancies are even tighter, including Camp Hill (1.3%), Cannon Hill (1.4%), Holland Park (1.2%) and Moorooka (1.3%). 

“In the last six months we’ve witnessed some record lows across capital city suburbs; figures we’ve certainly not seen for well over a decade,” Ms. Mercorella noted.

“It’s a similar scenario as you travel around the wider regions of Brisbane including Ipswich, Logan, Morton Bay and Redlands which all have uncomfortably low stock levels around 1%.” 

Across the State’s regional areas, Cairns (1.2%), Cassowary Coast (1.1%), Isaac (1.2%), Mareeba (1.5%) and the Whitsundays (1.4%) saw vacancies rise above 1%. 

However, for the remaining regional Queensland, rental vacancies have plunged further to record an all-time median low of 0.575% including Bundaberg (0.4%), Fraser Coast (0.6%), Hervey Bay (0.9%), Mackay (0.7%), Toowoomba (0.7%) and Townsville (0.7%). 

Rockhampton recorded the lowest rental vacancies for the December 2020 quarter at 0.2%. 

“During the pandemic, the Palaszczuk Government introduced a range of measures keeping tenants in place for longer which is part of the reason we have incredibly low rental availability across Queensland,” says Ms. Mercorella. 

“We have also seen a significant amount of interstate migration, with renters also moving to Queensland, so all of these factors have contributed to our current tight vacancy rates.”

The popular destination for interstate migration, the Sunshine Coast hasn’t shifted in months, firmly gripped at 0.3%. 

Many areas such as Buddina (0.3%), Caloundra (0.3%), Maroochydore (0.5%), Noosa (0.4%) and Sunrise Beach (0.5%) have continued to tighten marginally over the last three months.

The Gold Coast isn’t far behind, with Surfers Paradise, which recorded more than 2,100 vacant rentals at the peak of the pandemic nine months ago, currently at 0.7% stock availability. 

“In fact, its rental market has rebounded beyond pre-COVID levels to reach a record low never before recorded,” she said.

The record low vacancies reported across the entire Gold Coast include Arundel (0.6%), Labrador (0.7%), Oxenford (0.1%), Runaway Bay (0.5%) and Southport (0.7%) and in the south, Broadbeach (0.8%), Currumbin (0.3%), Miami (0.2%), Palm Beach (0.3%) and Varsity Lakes (0.6%).

The established community of Bridgeman Downs welcomes Emerald Park Townhouses

Ascot House - the first stage of Mirvac's Ascot Green community fronting Eagle Farm Racecourse in Brisbane - has sold-out, with buyers now rushing to secure the final apartments in sister building, Tulloch House.

The 90 apartments in the completed Ascot House, which features a rooftop terrace with views across 50 hectares of green space and Brisbane city, achieved prices ranging from $460,000 to over $3 million, and were predominantly purchased by local downsizers.

Neighbouring <a href="/buildings/ascot-green-by-mirvac-tulloch-house-61-st-leger-way-ascot-4007">Tulloch House</a> (pictured below), which has 84 one, two and three bedroom apartments, is under construction, with more than 70 per cent already sold and remaining apartments priced from $490,000.

Mirvac head of residential Stuart Penklis said the sell-out of Ascot House and continued strong sales at Tulloch House were a show of demand for a 'green change.'

She was immediately impressed with the quality of the apartments which were 'unlike anything else in the area.'

"I found out about Ascot Green from a couple of my clients who had great things to say about the community, so I decided to go and have a look for myself and it ticked all my boxes," she said.

"I was absolutely impressed with the quality of the build and when I found my apartment, I just fell in love with it and decided it was the one for me. The moment I walked in, I knew it was unique.

"It’s large, there is lots of natural light, you look out onto green spaces and there’s a beautiful breeze facing north.

Ms Goakes said she was pleased to be staying close to her store, in a convenient, tight-knit neighbourhood.

The boutique developer Spyre Group has lodged plans to convert the Komune Resort and Beach Club Coolangatta in to a block of 31 apartments.

There’s a potential sale of the 862 sqm site on the table between Spyre Group and the 144-146 Marine Parade owners, a company directed by Komune Resort owner Anthony Cannon and Fitness First founder Tony de Leede.

The near beachfront, located opposite the two level Coolangatta Surf Club, is currently home to a nine storey building. Spyre are seeking to demolish the block and have had bureau^proberts design the new 12-level tower.

Between levels one and nine there will be 18 two bedroom apartments and nine three bedders. Level 10 will home two near 200 sqm sub penthouses and level 11 will have two penthouses, both with three bedrooms and their own private rooftop crowning the block.

There will be 75 bedrooms in total across the 31 apartments. The plans will see the tower have three units per floor, with the two bedroom units located on the south-eastern and south-western sides and the larger three bedroom apartments fronting Marine Parade.

The two bedroom apartments span around 80 sqm of internal living space, with three bedroom apartments spanning over 220 sqm.

The ground level will feature 576 sqm of recreational space, designed by Cusp Landscape Architecture which will include a communal resort area with plunge pools.

The design statement lodged by bureau^proberts says the site at 144 Marine Parade is characterised by beauty and abundance.

"From here views extend north to Greenmount Headland, north-west to Coolangatta Beach and south to Fingal Headland. These surroundings of coastline, hilltop and river are the foundations for the architecture which strives to create a building designed from and for its place.

"144 Marine Parade takes its cues from its coastal setting with apartments designed to optimise view and breeze corridors, while managing privacy from neighbouring sites and shelter from low-angled sun.

"Its form is derived from sweeping coastal forms, created to give the illusion of a windswept exterior rippled by a cool, coastal breeze.

"A defining experience of the architecture occurs at ground level in the terraced, open air spaces of the lobby. In this atmospheric space, reflective pools and stone terraces create sheltered outdoor rooms for casual gathering among subtropical gardens."

The original 14 residential units were converted from permanent accomodation in to short-term letting suites in 2010. 

At the end of December an application was lodged for the site, and the adjacent site, seeking to build a 27 storey high rise mixed-use development, made up of a resort hotel with a 5-star, 100 suite resort, 94 residential apartments, a restaurant, shop and cafe.

The application was approved by council and then appealed by the neighbouring body corporate to the west, with the appeal ultimately successful. Now the current development proposal won't exceed the site's mapped building heights and does not include podium levels.

Having spent $6 million plus on the penthouse in the upcoming Main Beach,Gold Coast, White complex, Billy and Jackie Cross have sold at Broadbeach Waters.

The $12.5 million sale of their trophy home equals the suburb record set last year for Villa Cantorocco.

Their home at 297-299 Monaco Street cost $3.561 million in 2009, not too much up on the $3.5 million sale price in 2004.

It sits on 2500 sqm riverfront set over two levels.

Developed by White &amp; Partners and designed by WMK Architecture, White features 27 luxury apartments located between the popular Tedder Avenue restaurant strip and the sand on Main Beach.

White &amp; Partners managing partner George Ajaka recently advised builder McNab would get building works underway by the end of the first quarter of 2021.
