A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

The Gold Coast apartment market came off the boil in the September quarter, but sales are still tracking higher than pre-COVID levels, while building constraints is keeping supply below historic averages.

The Urbis Apartment Essentials report has revealed 336 new apartment sales on the Gold Coast in the third quarter of this year, below the 690 sales in the corresponding period last year and record-breaking 742 recording during the first quarter of 2021.

Surfers Paradise and Broadbeach dominated the latest sales data with six of the 10 top-selling projects located there.

According to Urbis senior consultant Lynda Campbell, despite 11 new projects launched during the period, the market remains broadly undersupplied amid rising caution among developers and buyers.

“It’s a tug of war at the moment between what we see as strong underlying fundamentals and the risk aversion being demonstrated by both buyers and developers,” said&nbsp;Campbell.

“Rising construction costs have led many developers to put their projects on the sidelines, while buyers are also being swayed against purchases by rising interest rates and cost of living pressures.

However, a number of developers still see plenty of potential and opportunity in the local market - it’s all just a matter of timing.&nbsp;

“The underlying factors that developers believe continue to support the apartment market on the Gold Coast are low supply, consistent demand, strong investment in infrastructure over the next decade, population growth, solid rental yields, and extremely low vacancy rate,” Campbell said.&nbsp;

The Urbis report notes that rental yields across the Gold Coast are tracking above Sydney and Melbourne and are on par with Brisbane. Urbis also found that the existing and established apartment market continues to perform relatively well.

“We’ve been looking at the general apartment market, particularly buildings in central areas that have been completed within the last 10 years,” said Campbell.

“These properties have recorded significant increases in sales numbers which shows that demand is still very much present – an important factor with a large portion of new product settling over the next three to six months.”

With construction costs currently ‘front of mind’ for developers, more projects may be put on hold in 2023 which could maintain the supply pressure on new apartments.

“However, the factors currently driving caution in the market, such as construction costs, supply chain issues and interest rates, will ease at some stage,” she said.

The September quarter ended with 983 new apartments available for sale, compared with 517 a year earlier. The Gold Coast’s five-year average quarterly supply is 1,400 apartments and at the current rate of sales there is just 8.8 months of supply in the market.

Some 84 per cent of current supply is located in the Gold Coast Central precinct, which includes Southport, Main Beach, Surfers Paradise, and Broadbeach, with the reflection showing in the precinct’s share of sales, at 258, which represents 77 per cent of the quarterly total.

The coastal fringe region remains under supply, while areas inland from the Gold Coast Central precinct such as Benowa, Ashmore, Robina, and Varsity Lakes, have almost no supply. The North Shore precinct, which largely comprises Hope Island to Runaway Bay, had only 68 apartments for sale while the Southern Beaches, from Mermaid Beach to Coolangatta had just 90.

The Urbis report notes that rental yields across the Gold Coast are tracking above Sydney and Melbourne and are on par with Brisbane. Urbis also found that the existing and established apartment market continues to perform relatively well.

Gold Coast new apartment sales ease from record high but supply remains below historic average 

Brisbane-based developers, SKF, has achieved a $24 million sell-out of Mermaid Sanctuary, a rare land offering on the central Gold Coast that has delivered a land sale record for Mermaid Waters.

SKF wrapped up works on Mermaid Sanctuary early this year, with ten homesites already&nbsp;sold and two lots awaiting settlement.

The 12-lot waterfront subdivision, was once home to Gold Coast development pioneer and philanthropist Jock McIllwain, who helped shape the Gold Coast through key civil projects from Cavill Avenue Mall to the Isle of Capri and the canal estates of Mermaid Waters.

The former city councillor, who passed away in 2016 aged 89, was a close friend of the renowned father of the modern Gold Coast, Sir Bruce Small.

McIlwain, a great supporter of the arts and culture on the Gold Coast, played a role in many of the city’s transformational waterfront developments including Lake Wonderland at Mermaid Waters where he would later make his home.

SKF’s Director, Eric Zhao said the success of Mermaid Sanctuary pays tribute to McIlwain’s lasting legacy that has made the Gold Coast what it is today.&nbsp;

“Mermaid Sanctuary achieved a very high inquiry rate from buyers, many of whom were looking to upsize to a waterfront location which is extremely rare to find on the central Gold Coast today,” said Zhao.

Among the buyers to stake their claim in the Gold Coast’s development history are local and Brisbane business owners, property developers and property industry professionals.

Prices achieved at Mermaid Sanctuary ranged from $1.2 million to $3 million, with land sales reaching a high of about $3,000 per square metre among the last sites sold.

The $3 million record represented a 35 per cent price premium compared to similar waterfront lots sold during the same period for a site located across Lake Wonderland.

Each site at Mermaid Sanctuary offers wide lot frontage that allows maximum design flexibility for a new home, while each offers the option of adding a pontoon for direct water access.

The luxurious private community features 24-hour CCTV, security patrols, professionally created and maintained landscaping, including signature 30-year-old Canary Island date palms, a generous internal road with custom granite bands and high-quality LED street lighting to complement the modern home designs planned for the community.

A Brisbane team of professionals was enlisted by SKF Development to undertake the landmark project. Myers Ellyett Architects was responsible for the concept architectural design of Mermaid Sanctuary, while landscape architecture was delivered by Citicene Landscape Architects and civil works were undertaken by local contractor Alder Civil.

SKF’s current portfolio totals $100 million, with the company recently announcing their major infill development, Ashgrove Sanctuary in Brisbane, which will deliver 18 residential lots on the site of former caravan park where large portions of the site will be devoted to a nature reserve with more than 3,000 new plants set to be implemented as part of the project.&nbsp;

On the Gold Coast, the group is undertaking Baileys Reserve, an 83-townhouse development at Upper Coomera, building on SKF’s recent successful industrial development in Coomera.

The $250 million marina harbour front residential precinct, The Gateway on the Burnett River is proving to be one of the Queensland Coast’s newest hotspots, with more than $12 million in sales in the past five weeks.

And it seems locals have embraced the project, with 40 per cent of the residence sales coming from the local area.

The Gateway has been designed to deliver a vibrant mixed-use village overlooking what is known as one of the safest north facing Queensland harbours. Just 15 minutes from the Bundaberg CBD, the Burnett River is also the gateway to some of the regions most iconic attractions, including the Southern Great Barrier Reef and Fraser Island.

Damian Brown of Property and Estates Project Marketing says the strong sales have been generated by eager buyers interested in putting their name to a rare slice of harbour front luxury living.

The Wellington Collection in Brisbane's bayside is set to come out of the ground.

The project, of just six luxury apartments and two townhomes, is being developed by Urbex Living, a division of Australian national award-winning developer Urbex.

The residences, which boast views over the Manly boat harbour and Moreton Bay, are spread across two new buildings at 7 Wellington Street. Apartment sizes start from nearly 200 sqm and rise to 472 sqm. Prices start from $2 million, with the townhomes priced at $3,375,000.

General Manager for Urbex Realty, Craig Covacich said a Manly Village lifestyle is highly desirable with the suburb well entrenched in its gentrification.

“Recent home sales are now exceeding the $5 million price tag and many others firmly sitting above the $2 million range - Manly has very quickly become a frontrunner in the Brisbane property market. The suburb has presented a compounded growth rate of 40.5 percent in houses and 27 percent in units based on the past five years of sales,” Covacich said.

The St. Regis Gold Coast Resort is a major coup for the top end of the Gold Coast tourism market, which is now booming again after the lockdowns of 2020-2021. GURNER™ secures Australia’s first luxury St. Regis Hotel for its $1.7 billion Gold Coast La Pelago project 

The delivery of six-star luxury development, COAST, on the Gold Coast is officially underway following a ground-breaking ceremony with construction giant Multiplex.

The $200 million, 37-level project by Sydney-based developer Sammut Group in partnership with Alceon Group comprises an unrivalled collection of 53 residences that are set to redefine luxury living.&nbsp;

With the previous apartment building at 43 Garfield Terrace now demolished, Multiplex will be on site immediately with COAST slated for completion in early 2025.

Sammut Group Chief Operating Officer, Julian Sammut said the construction start is a testament to the strength of the iconic project, which has continued to persevere despite the recent raft of issues confronting the construction industry that has seen many other Gold Coast projects slow or stall.&nbsp;
