First look: SIERA doubles down on Chevron Island with Canopy approval
Southeast Queensland Developer (because with sites coming up in Brisbane this is important and our head office in Brisbane etc) SIERA is continuing to build out its pipeline across the Glitter Strip, securing approval for what will become its fourth apartment development on the Gold Coast.
The Brent Thompson-led developer has been given the green light for Canopy, a 27-level residential tower at 17-21 Anembo Street on Chevron Island, where SIERA has already established a significant presence with Tapestry, which is powering towards completion through the developer's in-house construction arm and will soon welcome its first residents next month.
Canopy will comprise 130 two, two plus and three-bedroom apartments on the 1,518 sqm site, which sits opposite parkland and just around the corner from the Thomas Drive village precinct.
BDA Architecture has designed the 94.5-metre tower, taking cues from the traditional Queenslander and translating them into a contemporary high-rise form suited to Chevron Island.
SIERA has described the architecture as a "vertical Queenslander", with the building designed around the subtropical qualities that have traditionally shaped residential architecture in South East Queensland.
The apartment mix comprises 21 two bedroom, 63 two bedroom plus MPR, 42 three bedroom, 126 typicals plus four pavilions, with the project to provide 188 car spaces across four podium parking levels and a basement.
Canopy will also feature a significant resident amenity offering, with plans incorporating a swimming pool, wellness facilities, gym and Pilates spaces, residents' lounge and private dining areas, alongside a golf simulator and theatre, library and work-from-home spaces and in what is believed to be a first on the Gold Coast a dedicated rooftop gardens including 100m walking track, greenhouse, vegetable gardens, fruit grove and shaded seating areas overlooking the Gold Coast Hinterland, Nerang River, Pacific Ocean and City Skyline.
The approval continues what has been a relatively rapid expansion into the Gold Coast apartment market for SIERA, which made the move south from Brisbane in 2020 with a deliberate focus on boutique, owner-occupier-led projects.
Its first Gold Coast development, PIPIS at Bilinga, comprised just 19 half and full-floor apartments and two two-storey penthouses on Golden Four Drive.
PIPIS completed in 2025 and is sold out, with one of its penthouses setting a new apartment price record for Bilinga.
SIERA then turned its attention north to Chevron Island with Tapestry on Darrambal Street.
Tapestry is being delivered by SIERA's in-house construction arm and is due to complete in October 2026, establishing the developer on the island before it progresses Canopy nearby.
The developer was one of the first movers into the increasingly active Northcliffe pocket between Surfers Paradise and Broadbeach with Exhale, which was purchased and approved in 2021 and has now moved into delivery. a boutique beachside project at the corner of Enderley Avenue and Garfield Terrace. with just 54 two and three-bedroom apartments and a circa 370 sqm four-bedroom penthouse across 26 levels. Completion is anticipated in 2028 and 32 of the 54 residences are sold.
