First look: Fortis offers sneak peak of Doggett Street, Teneriffe apartment project

Fortis has wasted little time progressing its latest Br​isbane acquisition, filing plans for a 15-storey apartment development at 49 Doggett Street, Teneriffe, just a few months after settling on the prime site.

The development manager paid $31.5 million for the 2,386 sqm site off-market last year. Now they've filed for 124 apartments across a 15-storey building designed by Fraser & Partners. The building will also incorporate ground-floor retail and a substantial rooftop wellness offering.

The application was filed in the same week Fortis lodged another development application at 46-50 Racecourse Road, Hamilton, just metres from its recently launched Lynsford by Fortis development at 53 Racecourse Road.

It means Fortis now has six projects at various stages of the development cycle across Brisb​ane, following its expansion from Sydney only a few years ago.

The Doggett Street proposal will comprise 48 two-bedroom apartments, 24 two-bedroom apartments with multipurpose rooms, 24 three-bedroom apartments, another 24 three-bedroom apartments with multipurpose rooms, and just four four-bedroom residences.

Fortis and its planning team held two formal pre-lodgement meetings with Bris​bane City Council, in November 2025 and again in July this year, where building height, bulk, setbacks, landscaping and the relationship with surrounding lower-scale development were among the key issues discussed.

According to the planning report, Council acknowledged there could be planning merit for additional height above the eight-storey control where design excellence could be demonstrated and impacts on surrounding properties appropriately managed.

It comes as Brisbane City Council progresses its broader Fortitude Valley Sustainable Growth Precinct planning, which takes in parts of Teneriffe, Newstead and Spring Hill and is examining opportunities for further density across well-connected parts of the inner city.

The Doggett Street site sits at the edge of that proposed growth precinct and within an area already surrounded by apartment projects significantly taller than the existing planning controls contemplate.

Fortis' planning report points to buildings of up to 31 storeys already constructed or approved in the surrounding area, arguing the existing neighbourhood plan has increasingly been overtaken by the changing scale of development across Teneriffe and Newstead.

The location was a major part of Fortis' attraction to the site when it acquired it.

Doggett Street sits almost directly between three of Br​isbane's strongest lifestyle precincts, around 400 metres from James Street, another 400 metres from Gasworks and approximately 750 metres from the Teneriffe Ferry Terminal.

At street level, Fraser & Partners has designed a small retail tenancy fronting Doggett Street, while the building itself adopts a podium and tower form with two basement parking levels and another two levels of podium parking.

A total of 195 resident car spaces are proposed, above the 152-space maximum identified under Council's City Core provisions.

At the top of the building will be a rooftop wellness retreat, continuing a now familiar theme across F​ortis' Brisb​ane apartment projects.

Fortis General Manager of Development Queensland Dan Boman said at the time of the acquisition that the group was deliberately targeting tightly held, blue-chip locations where it could deliver design-led projects, with Queensland remaining a priority growth market.

That Brisbane pipeline is now quickly taking shape.

Construction is underway on River House in Kangaroo Point, where Fortis is delivering 15 full-floor residences, while Crest & Walker in Newstead comprises 65 apartments and is also under construction.

In New Farm, Fortis recently launched sales at Rosemont, its DKO-designed 73-apartment project, after securing its fourth Brisb​ane development approval.

Hamilton has become another focus.

Lynsford by Fortis at 53 Racecourse Road was recently launched to market, with Koichi Takada Architects and Aspect Studios behind the boutique development.

In the same week as filing its Doggett Street application, Fortis also lodged plans for a second Racecourse Road development at 46-50 Racecourse Road, this time proposing 29 apartments between the State heritage-listed Hamilton Town Hall and the locally heritage-listed St Augustine's Anglican Church Precinct.
