Queensland developer Marquee Development Partners has launched its 11th apartment development on the Gold Coast, on a prized&nbsp;beachfront site at the booming southern end of the region.

<a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle Palm Beach</a>, on the Gold Coast’s largest remaining absolute beachfront site and which was formerly owned by multiple world motorcycle champion Mick Doohan, will comprise 74 premium beachfront apartments over 14 levels that will take advantage of sweeping views from <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> to <a href="/developments/coolangatta-qld-4225">Coolangatta</a>.

The project on 3300 sqm with 40 metres of beach frontage, hass three, four and five-bedroom configurations on offer, with internal living spaces between 150 sqm and 680 sqm, catering for the owner-occupier.

The scale of the site has allowed Marquee to infuse a collection of five double-storey beach homes into the La Belle <a href="/developments/palm-beach-qld-4221">Palm Beach</a> design, with beach homes offering up to a generous 388 sqm of living space.

Apartments will be surrounded by a beach oasis which will be accentuated by the size of the site and the boutique nature of the larger apartment designs. They are priced from $2.15m.

Apartments at Monterey sold for an average of $5.79 million each during the last three months of sales.

Marquee has already fielded inquiries from local downsizers and interstate buyers for La Belle Palm Beach.

Sculpt to launch as Hawthorn's only off the plan apartment development on the market

It can be a long and arduous journey for developers after they submit a development application to local councils.

They each have different criteria and move at different speeds.

Sometimes however, they can all come at once. That's certainly been the case for Tim Campbell and Stuart Kacir's Carpe Group, which has had two developments approved in the last few weeks.

Carpe, who develop for downsizers right across Melbourne, has secured approval for two projects in the Bayside suburbs of Hampton and Sandringham, and hope to secure one in Kew where they're currently developing The Walton.

In Sandringham, Carpe secured eight townhouses across two blocks which will make way for <a href="/new-apartments/the-coterie-sandringham-49-51-abbott-street-sandringham">The Coterie</a>, a Warren &amp; Mahoney-designed building of 25 apartments.

They will be a mix of 11 generously sized two-beds, starting from 100 sqm, and 14 three-bed apartments which get as large as 190 sqm internally. The penthouses will have large rooftop terraces with the option to add a spa. Every apartment will have interiors by Lisa Buxton.

The project sits in a cracking spot at <a href="/new-apartments/the-coterie-sandringham-49-51-abbott-street-sandringham">49-51 Abbott Street</a>, toward the western end of the street near Sandringham Station, the surrounding retail amenity, and Sandringham Beach.

Carpe's other Bayside project, in <a href="/developments/hampton-vic-3188">Hampton</a>, is another that's all about the location. Strategically located one street back from the vibrant Hampton Street with all the retail, hospitality and Hampton Station. Carpe will launch 18 apartments at 8-10 Ocean Street, designed by Martin Friedrich Architects who will also handlethe interiors.

That building, with five two-beds from 113 sqm and 13 three-bed apartments, will replace an old house, which has already been demolished, and two side by side townhouses.&nbsp;

Carpe will be developing Ocean Street alongside joint venture partner Icon Kajima. They're forecasting a spring launch after they complete their display suite on Hampton Street.

Carpe is hoping to get another project to get approved in Kew, where they're approaching completion on the nearly sold-out The Walton. They've grabbed a 3,709 sqm site at 85 Studley Park Road, near Studley Park, where they're planning 31 apartments.&nbsp;

Campbell says that while it takes more time than ever to put together a good site in a good location, it's always time well spent.&nbsp;

"Both the Bayside projects are a short walk to train stations, without being right on top of them, and with the train stations come the activity centres of the suburbs. All the shopping needs are within a walk, and with Bayside, you've also got the beach and park reserves."

Campbell says Kew presents a different opportunity compared to the Bayside.

Stuart Kacir says you can't have all of the above in Kew, so you offer something different depending on where you're developing.

"With The Walton, residents will be closer to the centre of Kew, while the new project is more geared toward being a short walk to Studley Park, with the convenience of numerous bus stops on Studley Park Road. The centre of Kew and the shops are still only a kilometre away."

Studley Park will be the last domino to fall, with a launch expected later in 2024 after Carpe complete the display suite on High Street.

In the first four months of 2024, Lower North Shore developer WINIM has launched three new residential projects across their favoured Sydney region.

Property developer Omira Property Group has carved out a reputation as one of the most architecturally-focused villa developers in the Northern Rivers region of New South Wales and the southern areas of the Gold Coast.

They've brought the same team down from their most recently completed development, Asana, on Byron Bay's dress circle Marvell Street. Asana comprised just three luxury villas which sold with prices ranging from $4.4 million to $4.6 million.

<a href="/developers/omira-property-group">Omira Property Group</a> Director Alasdair Baker says the villas will represent an opportunity for prospective purchasers to live in something Ballina hasn't seen before.

"Ballina has everything Byron Bay has and more at half the price tag," Baker says, calling the area a "sleeping giant of opportunity that's just about to wake up."

<a href="/architects/c2-architecture">C2 Architecture</a>, whose concept embodies an iconic coastal aesthetic with architecture inspired by Palm Springs, is working with designer Mon Palmer of Bare Cabo design studio who has developed an interior scheme that emanates calm.

Marble features predominantly throughout the three-bedroom villas, with stone cladding, timber-look panels and white render on the exterior to create a cool coastal effect.

Hit-and-miss brickwork serves to protect the home from the heat while welcoming summer breezes.

Baker says the project will suit the local downsizer market, those who have been on acreages in the region, as well as those from Sydney, Melbourne and Brisbane who are looking for the Byron Bay-style lifestyle.

Baker says a project of this calibre needs to have a location to match, which is why they settled on a prime site on Norton Street,&nbsp;a literal stone's throw from&nbsp; North Creek and just over a kilometre to Ballina Fair Shopping Centre.

Pacifico Property, who sold Omira's Asana <a href="/new-townhouses/byron-bay-nsw-2481">Byron Bay</a>, is marketing Mana, which is slated for completion in 2025.

One of the villas has already been snapped up pre-launch for $2.4 million, bought by a downsizer from Byron Bay.
