Sydney's Chatswood is continuing to see a swathe of applications for new off the plan apartment developments.

Since the&nbsp;Chatswood CBD Planning and&nbsp;Urban Design Strategy&nbsp;2026 was amended, which saw the CBD boundary expanded to the north which opened up the height limit to another area of the city, development applications have been flooding in,

Earlier this year Bridgestone submitted plans for a <a href="/news/nsw/bridgestone-file-for-two-tower-chatswood-apartment-project">two-tower development with 95 apartments</a>, while VIMG also recently filed for a <a href="/news/nsw/first-look-vimg-plot-two-tower-chatswood-apartment-development-nelson-place">dual-tower development with 193 apartments</a>.

The latest plans are from Polytec Australia Development, an entity with directors associated with the listed Hong Kong property developer Kowloon Development Company.

They're seeking to create a 27 mixed-use tower with just 53 apartments on a 1,184 sqm block at&nbsp;629-637 Pacific Highway which is currently occupied by&nbsp;two buildings both in use as separate car service and repair businesses.

The tower, which will have ground floor retail and commercial uses within the podium levels and sit above five levels of basement car parking, has been designed by PBD Architects who beat out Koichi Takada's Takada Architects and PTW in the Architectural Design Competition held earlier in the year.

The jury unanimously voted for PBD's scheme, suggesting the design concept "addresses key site challenges through a tower floorplan that responds thoughtfully to the sites constraints and opportunities."

"It provides carefully oriented and planned residential units that respond to the site geometry and in doing so optimise the capture of views to the south west (of the city), west to the Blue Mountains, and to the north (to Chatswood)," the jury noted.

PBD noted in their Design Statement submitted to the Willoughby Council that the&nbsp;proposed mixed-use residential flat building is designed to respond cohesively to the existing and desired future character of the neighbourhood streetscape with appropriate build form and material palette that respond thoughtfully to the immediate context.

"The proposal for 629-639 Pacific Highway is informed by our analysis of the context, striving to create a design that addresses the challenges of the site, maximizes the opportunity and integrates with the podium to provide a cohesive development of the site," the Design Statement signed off by PBD Managing Director Paul Buljevic read.

"The proposal comprises a cluster of slender tower forms/pods that resonates with the podium geometries. The proposal seeks to integrate tower and podium into a cohesive built form by morphing a two dimensional podium silhouette into a sculptural, programmable landscape deck.

"The building's floor plates were optimized to maximize solar access and cross-ventilation, with careful consideration given to the neighbouring context and views. The built form is further articulated to enhance its slender characteristics and additional facade tiering is introduced to seamlessly transition to the lower levels, to create a more inviting human-scale experience."

The tower will comprise two one-bedroom apartments, 22 two-bedrooms, 28 three-bed units, and a sole four-bedroom apartment, the penthouse.

The site is&nbsp;located around 550 metres south of the Chatswood transport interchange with access to metro, rail, and bus services, while also being just 750 metres from Chatwood's central retail precinct.

The site is an urban renewal site with redevelopment proposed for the existing low rise buildings to accommodate a mixed use tower.

The proposed development comprises the construction of 27- storey mixed use building with residential and non-residential comprising:

· 53 apartment units (2 x 1 bed, 22 x 2 bed, 35 x 3 bed, 1 x 4bed)

· 581 sqm GFA of commercial and office spaces

· 232 sqm GFA of retail shop

· 109 sqm GFA for café/restaurants

In addition, a five levels of basement parking will be provided, comprising of a loading dock and 89 car parking spaces including accessible parking and visitor parking. Bicycle parking racks will be provided for all apartments and at least 9 bicycle parking racks will be provided for non-residential occupants.

First look: Chatswood off the plan apartment development pipeline ramps up

National property developer <a href="/developers/billbergia">Billbergia</a> is seeking to create a new sustainable tower in the heart of <a href="/developments/rhodes-nsw-2138">Rhodes</a>.

<a href="/developers/billbergia">Billbergia</a> are no strangers to <a href="/developments/rhodes-nsw-2138">Rhodes</a>. They're currently&nbsp;developing a new $70 million community recreation centre and childcare centre and have delivered the <a href="/developments/rhodes-nsw-2138">Rhodes</a> Central Shopping Centre, the 1.2-hectare Phoenix Park and the 330 metre Bennelong Bridge from Rhodes to Wentworth Point.

The plans with Canada Bay Council are for a 37-level, 244-apartment tower at&nbsp;9-13 Blaxland Road.

The proposed new tower features a striking slender form designed by architects GroupGSA in collaboration with Singaporean landscape studio Salad Dressing - whose exterior design concept earned them first place in a design excellence competition for the site.

Aligned with the principles of the Rhodes Place Strategy, the proposed new tower sits within the <a href="/developments/rhodes-nsw-2138">Rhodes</a> Station Gateway East precinct that was rezoned by NSW State Government in 2021 following extensive community consultation.

With a small tower footprint of just 680 square metres, the site currently houses Rhodes Business Centre, a four-level commercial office building.

The proposed tower will provide a new, ‘green’ ground plane connection between Blaxland Road, Rhodes Station, Churchill Tucker Reserve, McIlwaine Park and Brays Bay.

Set to deliver 244 apartments in a range of configurations, the proposed new tower sits above a mixed-use podium with nine levels of basement car parking below. The podium will be activated by a café, while an extension of the hardscape at the park junction will facilitate outdoor seating.

Many apartments within the tower will have a dual aspect with natural cross-ventilation, while vertical biophilic gardens will soften the building’s façade.

Resident amenity also includes 424 sqm of communal spaces including a dining and alfresco area on Level 20 and a rooftop tree canopy and infinity pool crowning the tower.

In addition to the lush rooftop garden, <a href="/developers/billbergia">Billbergia’s</a> design features a two-storey high suspended Ficus tree at its entrance, a nod to nearby remnant giant Ficus trees that date back to the early 1900s.

A 1,537 sqm landscaped area will enhance public amenity and facilitate greater connectivity to the nearby Rhodes Train Station.

Saul Moran, Development Director of Planning and Design at <a href="/developers/billbergia">Billbergia</a>, said the plan for&nbsp;the Blaxland Road project is aligned with <a href="/developers/billbergia">Billbergia's</a> philosophy of delivering high-quality transport-oriented housing supported by infrastructure and community amenity.

“<a href="/developers/billbergia">Billbergia</a> has been part of the Rhodes community for more than 15 years delivering major developments such as the national award-winning Rhodes Central project and Village Quays on the western side of Rhodes station.”

The proposed tower will set a new benchmark for sustainable living, delivering the most highly sustainable new apartments in Rhodes. It is seeking to achieve a&nbsp;7.4 Star NaTHERS sustainability rating.

The tower has been designed to ensure a high level of performance is achieved for its passive efficiency characteristics. ESD features include low-water gardens, high- tech swimming pools, Photo Voltaic solar power, efficient lighting and air- conditioning, and smart building sensors (and BMS). Strong emphasis has also been placed on waste minimisation, recycling, green-transportation, landscaping, climate- adaptability, and eco-materials.

With an innovative biophilic design - described by Group GSA as a “vertical forest” - the proposed tower is earmarked to redefine the Rhodes enclave with elevated architectural design. The green façade provides acoustic and urban heat mitigation, in addition to its striking aesthetic appeal.

GroupGSA Design Lead Lisa-Maree Carrigan said the contemporary design was conceptualised in partnership with Salad Dressing, as an architectural expression to “rewild the sky”.

“The integration of the landscape into the architecture takes inspiration from the site’s rich natural history and surrounding mangrove and wetland ecosystems to create a ‘biodiversity highway’ through generous vertical greenery and sky gardens which rise above the tower,” Carrigan said.

Billbergia file for sustainable Rhodes apartment development

Joint venture partners <a href="/developers/st-hilliers-property">St Hilliers</a> and Spotlight Property Group has secured approval for their<a href="/new-apartments/711-hunter-street-newcastle-west-nsw-2302"> 711 Hunter Street, Newcastle West project</a>.

The&nbsp;Hunter Central Coast Regional Planning Panel approved the Plus Architecture-designed development, noting that it was considered to be of an appropriate scale and form for the site and the character of the locality

The new sustainable&nbsp;and culturally diverse precinct in the emerging western corner of the Newcastle CBD will comprise a&nbsp;curated ground plane experience with podium levels of retail and commercial tenancies, multi-storey food and beverage opportunities including an open-air bar, and two residential towers home to 257 apartments.

<a href="/developers/st-hilliers-property">St Hillier’s</a> Development Manager Luke McNamara said West Village is more than a residential apartment development.

“From the outset the development has committed to a significant public art programme that celebrates Newcastle’s thriving arts scene combined with a curation of ground plane tenancies," McNamara says.

"As part of the Development Consent, all retail and food and beverage offerings have a pre-approval to operate, including a three-storey venue with an open-air bar. This pre-approval will go a long way to streamlining the process for future businesses seeking to be part of the precinct.

The approved development will also allow for the return of a large swathe of public domain back to the community at the ground plane, with an urban plaza fronting National Park Street featuring the public art precinct, and a through-site connection to the Drill Hall Gallery and Birdwood Park.

Essential to the design process by Plus Architecture was the Government Architects Design Competition process, the first of its kind for a private development in Newcastle. Other features included the incorporation of a suite of sustainability features, a ground plane allowing for a mix of creative business, designers, coffee shops, galleries, restaurants, and public art.

Plus Architecture Director Rido Pin believes that the practice’s approach will be an asset to the community.

“As Newcastle, like other regional hubs across Australia expand at pace, it’s critical that new developments are designed with their long-term future in mind and consider the varying and changing needs of their users," Pin says.

“Our two-tower design, featuring iconic sculptural curves, will create a landmark destination for the whole community – Newcastle locals and visitors alike.”

The family-ran SASCO Developments is planning a striking new mixed-use building in Randwick.

SASCO, led by Sid and Joseph Sassine, has filed plans for a Curzon+Partners-designed building at 18-20 Perouse Road, at the south end of the Randwick High Street just off the popular restaurant precinct The Spot.

The plans are for a four-level project with two retail tenancies on the ground floor and seven three-bedroom apartments above. Two basement levels will contain 17 car parking spaces, one motorcycle space and six bicycle parking spaces.

Curzon+Partners Principal Mark Curzon said in the Design Verification Statement attached to the application that the new development has&nbsp;been designed to fit into its medium density and mixed use residential and retail urban setting, unique topography and heritage context.

"The site is located within The Spot, which includes a diverse streetscape with historic significance dated from the Inter-War period," the submission noted.

"The new Living Units has been designed to fit into a medium density mixed use residential and retail setting. The design has recognised its unique topography and environmental context and has been sympathetic to its context by breaking the mass to follow the street rhythms and scales, thereby addressing the relationship of the proposed built form with it’s surroundings.

"The proposal overall integrates well with the surrounding environment."

They said the materials have been&nbsp;carefully selected to celebrate the local heritage context with the use of bricks, aluminium battens and cladding and landscaping to enhance the design quality and longevity.&nbsp;

The main entry to the apartments and the car parj is located the quieter Soudan Street. The apartments start at 120 sqm and they each have a balcony space.

In recent years SASCO, founded in 2001, have been busy in Meadowbank, a harbourfront suburb near Ryde.

They have approval for a significant mixed-use precinct near the Meadowbank Train Station. They're soon to launch the Fender Katsalidis-designed development with 133 apartments, 162 co-living apartments, and a number of built to rent apartments on a vast 7,800 sqm site.

They've also got a retail and commercial centre with more build to rent apartments in the same neighbourhood.

SASCO also have another site in Randwick, having acquired two side by side properties nearby on Magill Street in the last few years to give them 1252 sqm.

First look: New shop-top housing planned for Randwick

Artarmon, the affluent suburb on Sydney's Lower North Shore, is set to receive a rare new off the plan apartment development.

Plans have been filed with the Willoughby Council for a shot-top housing development at&nbsp;64 Hampden Road, across the road from the Artarmon Train Station.

The $8.65 million project with 18 apartments above a commercial space will replace an old commercial building which has stood on the site for around five decades. It is currently home to an Australia Post office.

The one and two-bedroom apartments will be spread across two five-level buildings at the southern end of the Artarmon ton centre.

SJB noted&nbsp;a substantial amount of mature canopies along the rail corridor, on Jersey Road, and as a setting for the residential towers. They said the proposal responds to the context and neighbourhood by creating a&nbsp; two-storey fine grain podium that establishes a relationship with the two storey shopfronts in the town centre.

"The massing and built form responds to the existing town centre, the desired future character of the area, the new LEP and the surrounding context," SJB's Design Report noted.

"The five-storey scale is consistent with the new LEP controls recently gazetted."

The new LEP (Local Environment Plan) SJB refers to was recently put in place by the Willoughby Council which saw "appropriate increases in building height and size" in the local centres of Artarmon, North Willoughby, Naremburn, Castlecrag, Northbridge, Penshurst St and Willoughby South. The aim is to "encourage new local jobs and housing diversity close to services and transport," the council advised.

"This density and scale is appropriate for the location, the site is within a town centre and 100m from a train station," SJB added.

They suggest the site has access&nbsp;to excellent amenity, with the train line opposite taking just one minute to get to Chatswood and 15 minutes to the city. It's also a walk to shops in the town centre,&nbsp;250 metres from the local public school and 300 mertres from a number of local parks.

First look: Rare shop-top housing development planned for Artarmon

Newly launched Sydney-based development company PERIFA is teaming up with established developer Abadeen to create a 15,870 sqm waterfront precinct in Putney.

The 20 Waterview Street project, dubbed Pier 20, is set to see the Halvorsen’s boatshed refurbished to create a waterfront dining and commercial precinct, two three-level apartment buildings constructed, 18 three-level townhouses, and a 36-berth marina.

PERIFA and Abadeen to create Putney waterfront precinct, Putney Wharf Residences

Australian property developer Third.i and joint venture partner Phoenix Property Investors (PPI), are planning to provide frontline Sydney healthcare workers with a range of new affordable housing at their Crows Nest Metro over-station project, Hume Place.

In an industry-first, Third.i and PPI are partnering with one of Australia’s largest community housing providers, Evolve Housing, and proposing to designate 15 per cent of the mixed-used development to nurses, midwives, health professional and services staff working at nearby Royal North Shore (RNS) Hospital and other local health facilities.

This will allow health workers, who are unable to find affordable rental apartments within the local government area, to live close to their workplaces. A demographic study 1 commissioned by Third.i and PPI shows that local health workers and services staff are being forced to travel between 30-50 kilometres to get to work every day or night. Workers from Royal North Shore Hospital living alone are paying up to 58 per cent of their salary for a studio in the local area.

Health Services Union Secretary, Gerard Hayes, said we have a housing crisis that is becoming a health crisis.

"Essential health workers are already making the tough decision to leave the sector in search of work closer to home. A hospital cleaner, a physiotherapist, a wardsperson, these workers shouldn’t have to travel for hours each day, coming to work already exhausted. We need solutions that mean these workers can afford to live in the communities they serve," Hayes said.

NSW Nurses and Midwives’ Association General Secretary, Shaye Candish, welcomed the Third.i and Evolve partnership, pointing to a new member survey, which showed the lack of affordable housing was causing stress and anxiety for many healthcare workers.

“Many nurses and midwives in NSW struggle to secure affordable housing. 76% of respondents to our member survey said a lack of affordable housing was a problem, and over half indicated they were insecure in their current accommodation or didn’t have a steady place to live,” Candish said.

“Proximity to work is particularly relevant because of nurses and midwives’ work patterns, including shift work. 90% want to live near their workplace and access to affordable housing influences their employment decisions. 69% of respondents said they were experiencing rental stress.

“With the crippling cost-of-living pressures, the harsh reality is that the overwhelming majority of healthcare workers simply cannot find, let alone afford, to live near RNS, The Mater or other health facilities on the lower north shore.

Third.i and PPI have already been granted Stage 1 approval for the Metro Precinct (Site A and B) development, but due to a decreased demand for office space, the urgent need for additional residential density in the LGA and in line with the Minns Government’s commitment to increasing the low supply of affordable housing, Third.i and PPI are proposing to amend the concept SSD for Site A for mixed-use, which includes a mix of affordable housing, private residential, retail, and commercial floor space.

Huxley said Hume Place will not only address the growing residential needs of the community, but create much-needed economic activity for local businesses.

Johnson Property Group has received State significant masterplan approval for its $600 million Trinity Point development in Lake Macquarie.

The green light fast-tracks the masterplanned community’s plans to provide a unique blend of sustainable luxury living and a significant economic boost to Lake Macquarie and surrounding areas.

Set against the scenic 3.8-hectare backdrop of waterfront property overlooking Barden’s Bay, Trinity Point promises a mix of premium resort hospitality, retail spaces and apartments, as well as a state-of-the-art marina and helipad.

The masterplan features 180 luxury apartments with 614 car spaces, a 218-room hotel, a function centre for up to 300 people, a medispa and wellness retreat, six serviced apartments and two 300-seat restaurants.

Currently on the site sits restaurant 8 at Trinity.

Johnson Property Group's Natalie Johnson says they built an $8 million, 350-seat pop-up&nbsp;restaurant to showcase a taste of what is to come in the proposed development.

“It currently attracts up to 1000 to 1200&nbsp; customers per day with 80% travelling up from Sydney for the experience," Johnson says.

Trinity Point’s 188-berth marina is poised to become one of New South Wales’ largest, creating hundreds of new jobs in the region.&nbsp;

Keith Johnson of Johnson Property Group said Trinity Point isn’t merely a development, it’s a world-class resort development.

Johnson Property Group secure approval for Koichi Takada-designed Trinity Point, Lake Macquarie development

Mirvac has firmed up plans for the next stage of Zetland's burgeoning Green Square precinct.

The ambitious $13 billion Green Square redevelopment has been a longstanding collaboration between Mirvac and Landcom, the NSW Government owned property developer, since 2012. Over the last decade they've focused on the 13.7 hectare block of land surrounding the Green Square Train Station, which has seen them already construct hundreds of apartments, extensive food and beverage tenancies, a library, and a primary school.

The latest $315 million plans are a revision on a 2017-approved development application. Proposed are three towers at 960A Bourke Street, two designed by Tzannes Architects and one designed by Bates Smart, both in collaboration with Mirvac's in house design team.

The amalgamated 3,688 sqm block, referred to as Site 7, Site 17 and Site 18, will flank the Green Square central plaza, opposite the Green Square Library and the Green Square Train Station and next door the the award-winning completed residential development Infinity by Crown Group.

The buildings will rise 13, 18 and 20 storeys.

The 13 and 18-storey buildings, designed by Tzannes, were designed to be&nbsp;complimentary in their form, but display individual identities through differing materials, vertical and horizontal articulation, Tzannes noted in their Design Statement submitted to City of Sydney Council.

The Site 7 tower has been designed with a glazed commercial podium with a residential tower floating above, while Site 17 is a brick apartment building, with "reference to Sydney’s long history of small and medium sized brick residential fl at buildings."

There will be 183 dwellings spread across the two buildings, the majority two-bedrooms apartments. There will also be a handful of two and three-bedroom townhouses.

At the foot of the two Tzannes-designed buildings will be 14 retail spaces.

Bates Smart has designed the tower, referred to as Site 18, on the smallest section of the site.

That will have just 77 apartments, again heavily weighted towards two-bedrooms (67%).&nbsp;Bates Smart said the change in the apartment mix was due to the evolution of Green Square since they designed the original tower over six years ago.

"Green Square has undergone radical change in recent years as the public domain and community infrastructure envisioned by the Green Square DCP has come to life," the architecture studio wrote in their Design Statement.

"The completion of key community buildings has made for a highly liveable town centre, including; the Green Square Library and Plaza, Community Centre, Gunyama Park Aquatic and Recreation Centre and the Drying Green. Future Improvements including the Green Square Public School and an ever growing retail network will only continue to make the area more desirable.

"This changing context has seen a shift in the market from investor product to larger owner-occupied dwellings which has underpinned the re-thinking of the design of Site 18."

They said the&nbsp;façade approach "contrasts a crisp white frame with a family of ‘cool’ infill elements that provide a calm and elegant backdrop for the staggered primary frame."

Mirvac recently topped out three of their Green Square apartment developments,&nbsp;The Frederick, Portman on the Park, and Portman House,&nbsp;which have a combined construction value of over $210 million.

Over 80% of the apartments are sold, to a mix of owner occupiers, young first home buyers and investors.

<a href="/developers/mirvac" target="_blank">Mirvac</a>&nbsp;CEO Development Stuart Penklis said the completion of the three buildings forms a significant milestone for the ongoing evolution of Green Square from one of the city’s oldest industrial suburbs to Sydney’s first new town centre in more than a century.

"The new community we are delivering in partnership with state and local government at Green Square has already contributed homes for over 1,000 residents, and these three new apartment buildings will see a further 685 residents calling the precinct home by the end of 2023," Penklis said.

When Mirvac complete Green Square they will have delivered more than 1,600 apartments.

First look: Mirvac continue Green Square transformation with three-tower mixed-use development

National developer Kokoda Property have revealed what they intend on doing with their mega-site in Brisbane's Tenerrife.

Kokoda, who have previously completed apartment developments Chester &amp; Ella in Newstead and The Ambrose in Milton, has lodged plans for three towers on the 17,612 sqm site at 17-27 Skyring Terrace site, one of the last undeveloped riverfront sites in Brisbane.

The former Riverside Industrial Sands site, which Kokoda paid over $100 million for earlier this year, will home a total of 380 residences, with the towers ranging from 12 to 30 levels.

There will be&nbsp;a 9,149 sqm hotel, a large plaza, extended riverwalk and laneways throughout with lively public spaces, complemented by 15 office tenancies totalling 2,400sqm and 2,800 sqm of retail, cafes, and restaurants.

Kokoda Property Founder and Managing Director, Mark Stevens, said that the project aims to provide enhanced design and landscaping that speaks to Brisbane's subtropical biophilic surroundings and Woolstore design intent while providing large, open public spaces.

“Kokoda Property is passionate about providing riverfront amenity on this site and we are committed to creating a contemporary, welcoming place that extends Teneriffe’s culture to the riverfront,” Stevens said.

The project is a collaboration between Kokoda's longtime design partners Cottee Parker Architects, who have designed Chester &amp; Ella and Kokoda's newest Milton tower Ruby Ruby, Carr, and Urbis Town Planning and Landscaping. Leaning into the cultural fabric of Teneriffe, the development will create a much sought-after address for residents and the community.

"Unique to the proposal is the ground plane public plaza, which will unlock 8,902 sqm of public open space, comprising 50 per cent of the site, to residents and visitors of Teneriffe," Urbis said.&nbsp;

The development will be delivered in stages.&nbsp;The first stage will include shorter buildings on Skyring Terrace and Commercial Road (Tower 3 &amp; 4), followed by stage two (Tower 2), and ultimately stages three and four (Tower 1).

Tower 1, the tallest of the towers, is set to have 114 one, two, three and four-bedroom apartments, including a handful of sub-penthouses and penthouses. Tower 1 will also home a 160-room hotel.&nbsp;

Tower 2 will comprise 159 apartments and Tower 3 will have around 100 apartments with some loft-style residences.

"While the riverwalk attracts pedestrians and cyclists, we have an opportunity to create something in and of the neighbourhood—that speaks to the history, quality, and sensitivities of the local area, for a modern global audience," Cottee Parker noted in their design statement.&nbsp;

"Rarely can you affect the fabric of a neighbourhood in such a profound way, restitching the iconic heritage of a storied suburb to the source of its fortune and fame: the Brisbane River."

Towers 1 and 2 will be connected by a sky bridge on level 14, offering access to a VIP lounge in Tower 2, exclusively for hotel guests. Additional hotel amenities on this level include a 350 sqm day spa, a 437 sqm restaurant and bar, and a 179 sqm Brisbane River-facing pool and deck. Meeting rooms, three ballrooms, and a 556 sqm outdoor terrace lawn with another lounge on level 5 further enhance the hotel's offerings.

Residents will also benefit from rooftop communal decks on each of the towers, including a&nbsp;podium level pool deck on Tower 1. Tower 2 offers additional amenities on level 2, such as a karaoke room, dining/meeting rooms, a sports games lounge, a residential lounge, gym, a cinema room, a multi-sports simulator, barbecues, and a play space room. Tower 3 features a rooftop lap pool, hot spa, cabanas, sun lounges, an outdoor cinema lawn, barbecues, and a sunset lounge.&nbsp;

To further enrich the neighbourhood, the development plans include a small amount of office space on the ground, levels one, two, three and four, as well as loft-style and terrace housing facing Skyring Terrace.

The podium's design places great emphasis on the balance between the hardness of construction materials and the softness of landscaping. Greenery defines its character, softening its edges and connecting residents and the wider community to the natural riverfront environment.

The proposal also includes the construction of a new lane, 'Wool Lane,' off Skyring Terrace, connecting a newly created plaza at the end of Commercial Road to Skyring Terrace near Gasworks. The new riverside public plaza will span approximately 9,023 sqm, providing a view of a new 220-metre riverwalk extension.

This extension, a 'missing link' between existing sections of the Riverwalk, has long been an unfulfilled dream, which could soon come to fruition with Kokoda's development.&nbsp;

While neighbouring areas like Newstead, New Farm, and Fortitude Valley have seen a surge in their lifestyle economies, attracting patrons to their trendy establishments, modern Teneriffe stands out for its unique character. It boasts an array of relaxed local eateries, galleries, and creative agencies, as well as the annual Teneriffe Festival, a vibrant celebration of diverse music, performances, and art.
