Mosaic Property Group has received the green light for its revised development application as it progresses with Isabel by Mosaic.

Situated in a rare, coveted beachfront position on The Esplanade in Burleigh Heads, the <a href="/new-apartments/isabel-by-mosaic-96-the-esplanade-burleigh-heads">18-level residential development</a> comprises 28 luxury apartments and is part of Mosaic's Masterpiece Series.

They've tweaked the designs which were approved from a former development application, when Forme were set to develop Sea to designs by Koichi Takada. The update focused&nbsp;on adjusting the floor-to-ceiling height following detailed design modifications.&nbsp;

The City of Gold Coast has approved the changes, allowing the maximum height to reach 54.45 metres above ground, citing the adjustment as "inconsequential and negligible" within the context of an 18-storey building.

Gatehouse Architects was responsible for the updated plans. Mosaic reported that the height adjustments were necessary “to address servicing obligations”.

By the end of October, Mosaic Property Group had <a href="/news/qld/mosaic-secure-quick-100-million-in-sales-at-isabel-by-mosaic-burleigh-heads">already achieved $100 million in sales for the Isabel project</a>. The residences, ranging from three and four-bedroom half-floor and full-floor apartments and two split-level penthouses with private rooftop pools, attracted buyers from both local and interstate markets.

Prices for these luxury residences ranged from $4.5 million to $10 million, reflecting the high demand for premium living spaces in the Burleigh Heads area.

Each apartment showcases impeccable craftsmanship and lavish finishes, with open-plan living areas leading onto expansive balconies overlooking ocean views.

Former footballer Scott Crow has secured approval for a Broadbeach apartment tower.

Crow, who played for both Collingwood and Hawthorn, is set to developer a 33-level tower on a large 1,750 sqm site at <a href="/new-apartments/33-37-armrick-avenue-broadbeach">33 Armrick Avenue</a>. Designed by <a href="/architects/plus-architecture" target="">Plus Architecture</a>, the 203-apartment tower will take on a tall, curved form that embraces the sub-tropical coastal lifestyle.&nbsp;

It will have a mix of one, two, three and four-bedroom apartments.

Crow filed the development application last September, around 14 months ago from application to approval.

In their design statement submitted to the Gold Coast City Council, Plus noted that the project&nbsp;embodies the nostalgic character of the Gold Coast, with a contemporary, well considered architectural response&nbsp;through form, materiality and response to climate and context.

Level three of the podium will house the recreation level, with plans for a gym, outdoor lounge and fire pit, yoga deck, two small cold pools, a large pool, complemented by floating day beds, a spa and shallow pool, private cabanas, lounge terrace, sauna and steam rooms, powder room, residential storage areas, barbecue areas and a bar nook.&nbsp;

The apartments will begin from level five, with eight apartments per floor until level 21.

Taking up stock in the upper levels of the tower is a collection of sub-penthouses and penthouses.&nbsp;

Level 31 comprises four sub-penthouses, each with a master suite, as well as two additional bedrooms and bathrooms, a laundry room, multi-purpose room, a butler’s pantry, as well as an open plan kitchen, dining and living space that opens to a private outdoor space.&nbsp;

Two two-storey penthouses top out the development, with one occupying the northern area of the floorplate and the second in the southern.&nbsp;

The two penthouses mirror one another with the internal design, comprising three-bedrooms, a multi-purpose room, a laundry, a powder room, and an open plan kitchen, dining and two living areas.&nbsp;The eastern side of the penthouses will comprise a pool, sun deck, outdoor kitchen and barbecue area, dining as well as a fire pit.

Michael Skala's Willowstone Capital has secured planning approval for Article Windsor—a mixed-use development in a sought-after High St location in Melbourne's south east.&nbsp;

The project at 274-284 High Street in Windsor blends modern apartments and a Federation-style heritage building restoration.

A key highlight of Article Windsor is the strategic amalgamation of two adjoining development sites, a testament to Willowstone Capital's foresight and ability to identify unique opportunities.

The $16 million development is situated on a 408 sqm site that was last sold in April 2021 for $2.5 million.

Article Windsor comprises 36 apartments ranging from one to three bedrooms across a new six-storey building.

Joint venture partners GURNER™ and Qualitas has announced a partnership with OSK Property to deliver a build to rent residential tower within OSK's booming $2.8 billion Melbourne Square precinct in Melbourne's Southbank.

The OSK Group is a publicly listed developer in Malaysia with over five decades of experience. They will retain an ownership stake in the BTR asset alongside GURNER™ and Qualitas' joint venture group GQ who will develop, manage and operate the BTR tower.

Construction for the Melbourne Square site is due to commence in Q1 2025.

Gurner Group Chief Development Officer Robert Clarke said the team have been watching Melbourne Square for a number of years.

The Gold Coast City Council has approved plans for a $300 million 'Integrated Surf Park Village' at The Club at Parkwood Village.

The Parkwood Village Golf and Surf Resort introduces a four-hectare dual-zone Endless Wave surfing lagoon as the centrepiece—the city's first wave park.&nbsp;

Dubbed Endless Surf Wave Lagoon, the wave pool will offer customisable wave configurations to cater to different surfer preferences and abilities.

The project will be categorised into six precincts spread across sixteen new and modified main buildings, which consist of eight residential apartments and short-term accommodation buildings, 12 no. resort villas, a pavilion and brewhouse, retail and commercial tenancies, a 120-person childcare centre, a maintenance building, a golf pro shop and a wedding chapel.&nbsp;

Designed by BDA Architecture, the vision for the resort is to create a defined architectural character that reflects the Gold Coast 'Palm Springs' architectural language and contemporary commercial architecture.

“The Residential &amp; Serviced Apartments, Central, Pavilion &amp; Brewhouse, Resort Villas, Commercial Buildings, and its podium base have been considered as a three-dimensional form in the urban context of the Parkwood Precinct,” BDA said in their design brief.

“The simple curved podium base with its horizontal lines and openness allows cascading landscapes to spill over the podium edge, softening its appearance whilst allowing for flooding.

“The curved plan form of the development is aligned and reflects the site’s shape and existing spatial geometry of the site context.”

Anticipated as a new attraction for locals and tourists, the large 'endless surf' wave pool will sit alongside an 18-hole golf course on site.

The $10 million transformation of the Parkwood Golf Course is a pivotal aspect of the development, promising a PGA tour-level golf course to enhance the overall golfer experience within a scenic landscape.

A mini-golf, ten-pin bowling, and Top Golf Swing Suites add more entertainment options to the development, while diverse dining options, from casual dining to beach club and beachfront fine dining, complete the hospitality precinct at Parkwood Village. A European-style beach club is on the beach's northern end, and a family beach precinct is at the southern end.&nbsp;

The resort will also feature a mix of hotel accommodations private residences, and host a retirement community in collaboration with Living Choice.

$300 million Parkwood Village Golf and Surf Resort with apartments given green light

Brisbane developer Aria Property Group is reviving its green South Brisbane apartment development, pitched as an Urban Forest when initially drafted nearly four years ago.

The Koichi Takada-designed building at 23-25 Glenelg Street was approved at 20 levels a few years ago, after council made Aria cut 10 levels from their original 30-level proposal.

Aria argued that the new 20-level height limit made the project economically unviable.

After back and forth, with the Brisbane Council approaching the State Government to&nbsp;implement a Temporary Local Planning Instrument for the Kurilpa area, the tower is now back in planning at its original 30 levels.

The Town Planning Report by Urbis said the project will be one of the world's greenest buildings, with a green plot ratio of 200 per cent. A green plot ratio&nbsp;provides a quantitative assessment of the amount of vegetation and open spaces in relation to built-up areas.

"Aria’s ‘Urban Forest’ comprises a truly iconic and world-class residential building, one which links Musgrave Park and South Bank Parklands," Urbis noted in their report.

"With a one-of-a-kind building offering dramatic views, significant community benefits, housing diversity and design excellence through lush subtropical greenery to the building."

Urbis said the project landscape architects, LatStudios, have analysed the world’s most recognisable and acclaimed green buildings to confirm that the proposal does indeed provide the most landscaping for any residential building in the world.

The ground plane has been dedicated as a considered open space at a more intimate scale than the nearby large and medium scale public green spaces with a variety of seating, open space, lighting, art, water features, high volume, sculptural green columns.

The 30-level tower would home 321 apartments, down from 383 apartments in the original 30-level design. There will be a variety of configurations, from one-bedroom to five-bedroom apartments.

Recreational space will be on the communal rooftop, where there will be a 50-metre infinity pool and a number of spas, cabanas and day beds, yoga spaces, meditation pods, and barbecue and alfresco areas.

The Darling Harbour of tomorrow is taking shape today with a major project progressing to the next phase of development and a new 2050 Vision being drafted by the NSW Government.

The State Significant Development (SSD) of Harbourside, is a key project moving Darling Harbour from a 1980s icon into a modern and thriving destination for the next generation of visitors.

The $764.5 million SSD has now been approved and involves the demolition of the original Harbourside building to make way for a new mixed-use 50-storey residential and commercial building, with up to 265 new homes.

As part of the project, Mirvac has agreed to a $5.2 million contribution to generate affordable housing, including in the surrounding Pyrmont area. Major renewal is also underway nearby with the restoration of the Pyrmont Bridge, expansion of the Chinese Garden, a new stage in Tumbalong Park, the opening of the new W Hotel, and the IMAX redevelopment.

The Department of Planning and Environment is currently assessing a separate SSD for the design of Harbourside’s public domain, including upgrades to the waterfront promenade with seating, greenery, heritage interpretation (storytelling of the area’s history), and public art.

Additionally, the NSW Government has announced it is developing a Darling Harbour 2050 Vision to provide a ‘big picture’ for the community, allowing the precinct to evolve over time while keeping its unique, world-famous character.

The Vision is being developed in partnership with the community with over 1,100 participants engaging in an online survey, pop up stalls and focus groups. Emerging themes from these sessions highlight opportunities to connect to the water, a need for more trees as well as greener and open space.

Aboriginal community engagement is currently underway, and the feedback will form an important part of the Vision.

The Vision will deliver a planning framework to shape it into a vibrant, inclusive, and sustainable waterfront precinct. A draft is expected to be exhibited for feedback mid-next year and will reflect the views of the community.

Minister for Planning and Public Spaces Paul Scully said the NSW Government is focussed on continuing to rejuvenate this iconic part of Sydney’s harbour foreshore, and to drive more housing in well connected locations.

“This major SSD approval will support the Darling Harbour of tomorrow and create hundreds of new homes close to transport and services," Scully said.

“The 2050 Vision will also guide future decision-making and secure Darling Harbour as a world-famous destination for generations to come.”

Architecture firm Silvester Fuller won the City of Sydney Design Competition over submissions by FJMT and <a href="/architects/mhn-design-union">MHNDU</a> who supplied a plan jointly with Archer Office.

The brief by the City of Sydney panel was to "develop a superior residential development outcome for the site that reinforces the desired neighbourhood character of Ashmore and <a href="/new-apartments/erskineville-nsw-2043">Erskineville</a>."

The plans by Silvester Fuller were selected by the expert panel as part of the City of Sydney Design Competition, a mandatory part of the planning process for developments of this scale. The panel suggested the scheme by&nbsp;Silvester Fuller offers a unique built form that is the most compliant with the Stage 1 Concept envelope.

"The proposed scale and form are highly responsive to the surrounding existing and future development and presents a strong relationship between the park, the street and the through-site link. The internal planning is considered excellent and highly successful.

"The Silvester Fuller submission included excellent floorplate planning, rigorous apartment layout, three core arrangement with two lifts per core, generous entry lobbies and arrival areas within the apartments which made it stand out from the other submissions. The building separation relationship with the western neighbour is also a positive."

The buildings will have 146 apartments, from studios to a single four-bedroom apartment. The majority of apartments are two and three-beds, a large portion of which have an additional study room.

Given strict planning laws don't allow for street-level activation like cafes, Silvester Fuller created apartments which present more as terrace homes. They have two or three-bedrooms, the third bedroom access through sliding doors on the main living area.

Their designs also incorporated a striking pitched roof above the "roof apartments", which are the largest in the development. They have between 110 sqm and 143 of internal living area and a further 66 sqm plus of balconies and wrap around terraces.

Despite no ground-level retail, Silvester Fuller has planned a communal "pavilion in the park", a multi-purpose, bookable room within the garden. There's also further private residential amenity in the form of a rooftop garden in the northern building wing with views of the city.&nbsp;

"This garden has been designed as a collection of outdoor rooms enabling multiple groups and individuals the opportunity to find and occupy their own space," Silvester Fuller noted in their Design Statement.

"The rooftop garden being open to sky with excellent solar access contrasts with the more protected ground plane providing a variety of outdoor spaces suitable for different times throughout the day and seasons all year round."

Silvester Fuller said the vision for <a href="/new-apartments/erskineville-nsw-2043">the project</a> is to reflect the uniqueness and capture the spirit of <a href="/new-apartments/erskineville-nsw-2043">Erskineville</a>.

"Located on the edge of McPherson Park within the Inner West Sydney suburb of <a href="/new-apartments/erskineville-nsw-2043">Erskineville</a>, this neighbourhood is unique. Not as serious as the East, quirkier than the beaches, not as straight as the North shore and certainly edgier than the West.

"<a href="/new-apartments/erskineville-nsw-2043">The project</a>&nbsp;aims to capture the spirit of this place, the greater neighbourhood and the specific qualities offered by the site itself - fun and joyful - reflecting the anticipated play and recreation offered by the park adjacent.

The frontage to the new park is direct, with no road between the building and the green.

There are sustainable elements&nbsp;including double glazing, rainwater capture and re-use, rooftop solar panels and natural ventilation.

"Our vision is the creation of a new building that makes a positive contribution to its neighbourhood and extends the ecological systems of the masterplan by creating healthy new homes, energising the public realm and supporting a culture of a creative and cohesive residential community."

The Ashmore Estate is the largest precinct identified for urban renewal within the City of Sydney Local Government Area and historically comprised large warehouse buildings. The redevelopment of the Ashmore Estate is a staged development resulting in approximately 1,400 new dwellings, new retail floor space and public domain works.

Ashmore Estate will accommodate around 6,000 residents as development is staged over 10 years.

The humble coastal town of <a href="/new-apartments/kingscliff-nsw-2487">Kingscliff</a>, in the Northern NSW Region just south of the Queensland border, is set to get an injection of not one, but two new off the plan apartment developments.

Following the launch of South East Queensland developer <a href="/news/nsw/holm-developments-launch-kai-kingscliff">Holm Developments' Kai Kingscliff</a>, Sydney developer Allera has been given the green light to develop <a href="/new-apartments/marine-pearl-140-142-marine-parade-kingscliff">Marine &amp; Pearl</a>, on the dress circle Marine Parade.

<a href="/new-apartments/marine-pearl-140-142-marine-parade-kingscliff">Marine &amp; Pearl</a> will see 24 apartments delivered across two buildings designed by Clarke Hopkins Clarke at 140-142 Marine Parade, directly opposite Kingscliff Beach.

<a href="/new-apartments/marine-pearl-140-142-marine-parade-kingscliff">Marine &amp; Pearl</a> apartments were designed to take in the view.

"Marine &amp; Pearl’s architectural identity is an organic expression of its ocean-side location," the marketing advises.

"With a prime location, stretching from Marine Parade through to Pearl Street, these highly sought-after residences are spacious and private, just metres away from the stunning Kingscliff Beach.

It says the curved form of Marine &amp; Pearl’s buildings mimic the ebb and flow of the sea.

"The scalloped façade, warm timber textures and lush green landscaping respond to the coastal setting and connect with nature."

Each apartment has three-bedrooms and either an ocean-facing balcony or a private garden courtyard with lawn off the open plan kitchen living and dining space.

The central, private pool and impressive outdoor spaces are set amongst lush, landscaped gardens.

The approval for <a href="/new-apartments/marine-pearl-140-142-marine-parade-kingscliff">Marine &amp; Pearl</a> comes quickly off the back of the <a href="/news/nsw/holm-developments-launch-kai-kingscliff">launch for Kai Kingscliff</a>, the 14-apartment building by Holm Developments on Murphys Road.

Crafted by the acclaimed Tim Stewart Architects,&nbsp;<a href="/new-apartments/kai-kingscliff-9-11-murphys-road-kingscliff-nsw-2487">Kai Kingscliff</a>&nbsp;features generous floor plans and expansive balconies with impressive frontage.

Residents will have exclusive access to a resort-style pool and leisure area, outdoor shower, well-appointed lobby and bike or surfboard storage on the ground level of Kia, as well as secure car parking and private storage facilities in the basement.

Kingscliff set for double dose of new off the plan apartment developments after Marine & Pearl greenlit

EG Funds Management are bringing over 550 apartments to the vastly undersupplied Brisbane apartment market.

They're splitting their approved Fortitude Valley building in half, vertically not horizontally, creating two towers, one with 326 build to rent apartments, the other with 225 build to sell apartments across 33 levels.

The vast 3,582 sqm block stretches across 80 McLachlan Street and 801 Ann Street, while also having street frontages to Moregan and Connor Streets. the BTR tower will face Ann Street and the BTS tower McLachlan Street.

The Town Planning Report by Urbis said&nbsp;the Rothelowman-designed proposal delivers an exemplary design outcome that offers choice and diversity for both the apartment and rental market in Brisbane.

"The development provides a memorable marker to the inner-city skyline, with vertical landscaping dispersed generously and use of contrasting colour palettes between the two towers," Urbis noted in their Assessment Report.

"The materiality creates a modern residential development with subtropical components that suitably respond to the site’s context and are unique to Brisbane."

Urbis said a key aspect of the development proposal is its building height.

"The proposed concept relies upon the existing approved height of the commercial scheme and enhances the design to provide a more refined outcome for the site involving two separate towers with greater setbacks and separation as well as reduced tower site cover."

They said significant events have occurred since the receipt of the two previous approvals, including COVID-19, population growth, and confirmation of Brisbane as the host city for the 2032 Olympics.

"These significant events have stimulated changes to policy direction for planning and development of Brisbane.

"Recent federal, national and local strategic policies are expressing a consistent direction whereby increased height and density is supported in appropriate locations, particularly to address a critical economic and community need for housing supply.

"The proposal is aligned with this emerging policy direction, as the site is a large island site with no adjoining sensitive uses and receivers and highly accessible to public transport, employment and goods and services.

"It is of an appropriate scale and density that can accommodate significant on-site population to support the day- and night-time economy of Fortitude Valley."

Architecture firm Rothelowman said in their Urban Context Report that the towers will make a "genuine contribution to helping solve the current housing crisis that affects Brisbane and Australia as a whole."

Part of the proposal is over 1,000 sqm of retail space which activates all four street frontages and provides a day/night economy to the area.

There will be around 300 sqm of purpose built community use space operated by the Little Big Foundation,&nbsp;over 400 sqm of privately owned public space in the form of a covered colonnade, activated plaza and sub-tropical gardens, and a subtropical colonnade along Morgan St that links together two heritage buildings; The Osbourne Hotel and St Patricks Cathedral.

Rothelowman said a deliberate focus on the power of landscape is at the heart of all design strategies embedded in the project.

"801 Ann St seeks to provide an exemplary residential project grounded in a deep understanding of place and a sincere dedication to life in the subtropics. The design seeks to reimagine urban living with a central focus on community, generosity, and connection to nature. This approach and attitude is fundamental in providing a future focused methodology to delivering much needed housing within our rapidly evolving city.," Rothelowman said.

"Crafted through a meticulous analysis of the site and its surroundings, 801 Ann aims to seamlessly engage with the existing context of Fortitude Valley whilst offering rejuvenation to one of the more intense inner-city suburbs of Brisbane. It envisions weaving a vibrant, active, and generous urban atmosphere into the Valley heart, utilizing urban gestures and deep sheltered public spaces to establish a porous and harmonious interface with the city."

Both towers feature rooftop recreation decks with a pool, spa area, sun deck, dining room and kitchen and BBQ areas, as well as further amenity on level five with a gym for each building, a wellness spa, library, and work from home spaces.

EG Funds Management has over $5.1 billion in assets under management and a $3.9 billion development pipeline across Australia. They intend to keep the BTR tower, which they will let a national operator manage.
