Apartment developer Ceerose have filed plans for a luxury apartment development in Potts Point.

Renowned architect Koichi Takada has put the plans together for a 10-level building across a 1,201 sqm site at 117 Victoria Street, halfway down the treelined street between Kings Cross Station and Challis Avenue, near The Butler. The estimated cost is&nbsp;$19.58 million.

Ceerose snapped up the A-Grade site late last year. It currently homes an original apartment block with 45 apartments which will be demolished.

In the design statement submitted to the City of Sydney Council earlier this week, Takada said&nbsp;the architecture is taking cues from the existing streetscape while providing something refined and contemporary to the area.

"This proposal takes cues from neighbouring properties on historic Victoria Street and sits modestly within the streetscape context," the submission said.

"The attractive, modern design employs a simple material palette and clean, unassuming forms to create a building that enhances and highlights the site."

Takada said the scheme is centred on celebrating views.

"The generous floorplans, views and direct connection to the street will provide residents the best of inner city living, in one of the most sought after suburbs in one of the most liveable cities in the world.

"Koichi Takada Architects have created a design that will become a benchmark for elegant design and provide welcoming homes for its residents while enhancing the Potts Point neighbourhood character."

The upper levels of the building will offer unrestricted views of the Sydney skyline.

There are two, three and four-bedrooms proposed, a handful of which span two levels. The two-bedroom apartments start from 110 sqm.

The majority of the apartments are three-bedrooms (15). There's six two-bedroom apartments and a single four-bedroom apartment. A handful of the apartments have plunge pools on their balconies toward the top of the building.

There 26 parking spaces, four of which are for visitors.

"The design relies on simplicity and quality, blending historic forms with modern materials and detailing to create a unique, inviting address for it’s residents," Takada noted.

"The proposed building addresses it’s dual street aspects in two distinctive ways. Victoria Street is treated with a modest façade, featuring recessed windows fronted with brickwork arches and integrated landscaping. The Brougham Street facade departs from the Potts Point vernacular. An irregular arrangement of balconies creates a more haphazard elevation that mirrors the neighbouring sandstone rockface and the rhythm of the adjacent buildings."

The harbourside enclave of Potts Point and the adjoining Elizabeth Bay have been popular for off the plan development of late.

Fortis <a href="/news/nsw/fortis-file-regency-house-elizabeth-bay-apartment-development-plans">filed for 22 apartments across two buildings</a> at 10 Onslow Avenue and 21C Billyard Avenue last month, while Nick Caloumbis' Toohey Miller recently launched their first project,<a href="/news/nsw/toohey-miller-reveal-onslow-place-elizabeth-bay-apartments"> No.1 Onslow Place, on the dress circle Onslow Avenue.</a>

Terra Ferma and Knox Group also <a href="/news/nsw/terra-ferma-and-knox-group-team-up-for-potts-point-apartment-project">recently filed plans for five full-floor apartments on Oak Lane</a>. Melbourne developer Time &amp; Place are still working away on their redevelopment of The Chimes building on Macleay Street.

Late last year they <a href="/news/nsw/exclusive-first-look-time-place-lodge-potts-point-apartment-plans">filed concept plans for a new nine-level building designed by SJB</a> which would replace the landmark&nbsp;mid-20th century building which was designed by Hugo Stossel. The plans are for 45 apartments.

Brisbane developer Dibcorp, who are putting the finishing touches to their popular Newstead apartment development Bide, have their eyes set on their next project.

Dibcorp, led by founder Franco Di Bartolomeo, are seeking to redevelop the Spring Hill Hotel at 100 Leichhardt Street into an 18-level mixed-use tower with 126 apartments above&nbsp;commercial and retail spaces.

DKO have put together the plans which will see the Spring Hill Hotel, which has seen better days and was on the brink of disrepair, undergo restoration while integrating it as an integral part of a contemporary residential tower.

DKO said in their submission to the Brisbane City Council the main design focus is to strike an appropriate scale for the site, situated on the border of the CBD, effectively mediating between the height and density of the city and the Spring Hill neighborhood. The project also aims to ensure that the Spring Hill Hotel's historical significance is not only preserved but celebrated.

"The heritage façade is proposed to be retained along with its use as a hospitality venue," the design team said.

"Internally, layouts are intended to be reinstated as much as possible, combining structural rework and contemporary redesign to allow for a modern hospitality venue."

The tower is set to comprise 126 apartments, with a mix of two and three-bedroom floorplans.&nbsp;The ground floor will feature commercial and retail spaces, including options for hospitality establishments, ensuring the site remains a vibrant and inviting place for the community to engage with.

Two distinct communal areas are proposed within the project. One sits on the roof level of the hotel, offering recreational decks and expansive landscapes. Flexible rooms will cater to wellness and co-working needs during the day, transforming into leasable social spaces after hours. The rooftop communal area takes full advantage of the site's views, providing spaces for relaxation and community interaction.

To accommodate residents and visitors, the project includes 158 bicycle parking spaces and 158 car parking spaces across six levels. These options are in addition to the robust public transportation infrastructure already available in Spring Hill.

The proposal not only promises to revitalise a historic landmark but also contributes to the transition of building height from Spring Hill into the City Centre Expansion area, ensuring a seamless blend of old and new in this prime inner-city location.

Dibcorp are near completion of their Newstead project Bide at 29 Longland Street, a collection of 89 apartments which were designed with a focus on wellbeing and liveability. Dibcorp set to redevelop former Spring Hill Hotel into apartment development

Sydney developer Deicorp has been appointed by Landcom and Sydney Metro to develop the next stage of the residential village that will form part of the Hills Showground Station precinct in Sydney’s Hills District.

Precinct East will be the second lot to be developed at the Hills Showground Station Precinct and is opposite the now under construction 430-unit Hills Showground Village, which Deicorp was also appointed by Landcom and Sydney Metro to develop.

Precinct East, which is the largest lot at Hills Showground Station, will accommodate up to 873 dwellings and 3,200 sqm of public open space including a new park.

Deicorp's founder and Chairman Fouad Deiri said he was delighted Deicorp had secured its third Landcom and Sydney Metro project.

The Hills Showground Station Precinct, which received concept approval in January 2021, includes three development lots that will accommodate up to 1,620 dwellings, 13,490 sqm of commercial and retail space, new public open spaces and supporting infrastructure.

The first lot already under construction by Deicorp, Hills Showground Village, will include a three level 10,935 sqm retail podium with supermarket, speciality shops and commercial areas that will sit beneath four 20-level residential towers, and a public plaza linking the Metro Station with the rest of the precinct.

Construction is also well underway on the 987-unit mixed-use Tallawong Village project opposite the Tallawong Station on the Northwest Metro that Deicorp was appointed by Landcom and Sydney Metro to develop.

The 1908-built Cairns Post Office is set to undergo a major redevelopment which will seek to create a new hub for the Far North Queensland hub.

Sky Commercial Pty Ltd, directed by Alex Seckler, is seeking to redevelop the old 1908-built Cairns Post office at 22-34 Abbott Street in the heart of Cairns' CBD. Seckler, who acquired the heritage-listed building in 2021 for nearly $4 million, promptly expanded his holdings to include the adjacent strip of shops, creating an impressive 1.1-hectare amalgamated site.

The more than 100-year-old Cairns Post building has been dormant for many years since the newspaper's operations ceased on the site.

The development application, prepared by Kelly Reaston Development and Property Services and designed by Hunt Design, outlines a vision that combines luxury accommodation, dining, and shopping along Abbott Street. The premium apartments planned for the site aim to cater to a unique market demand in Cairns.

"The overarching design concept is to create a poster child for tropical urbanism, to formulate a building that amplifies that Cairns is a city in a tropical garden," the application states.

At the heart of the development is a tower that will rise above the existing structures, offering an array of amenities and lifestyle options. The tower's design incorporates three levels of parking, a residents' recreation area with a pool, and eight levels of short-term accommodation, featuring 75 units.

A mix of one, two and three-bedroom apartments will be on offer, ranging in size from 67 sqm to 178 sqm.&nbsp;

The architects have responded to the evolving desire of people to return to city living, seeking the convenience of having everything at their doorstep.

"The introduction of a suite of new residences are designed to attract buyers seeking a premium product with limited intervention on maintenance, security and offering high levels of amenity," the Design Report noted.

This trend has been on the rise, driven by factors like proximity to The Esplanade with its various attractions, dining options, entertainment venues, professional services, and a diverse range of retail and commercial outlets.

The tower's design takes full advantage of the natural beauty and climate of Cairns. On the first accommodation floor, residents will enjoy a recreation area complete with a gym, spa, amenities, and a swimming pool. The pool features a glass frontage four levels above the street, creating a visually captivating element, while a wide sun deck on the same level enhances the overall experience, creating a tranquil space that further separates the tower from the lower-level heritage buildings.

The tower's aesthetic is characterised by its highly articulated design, with wide balconies that create horizontal lines and shadowed building facades. The architects have ingeniously employed a setback of the carpark face and a recessive treatment to allow the heritage buildings on the ground level to stand beside the tower structure.

Sustainability was also a focus in the design, with wide doors incorporated throughout that&nbsp;open alongside openable windows, facilitating cross-ventilation, naturally cooling the living spaces and minimising the need for air-conditioning.

Tropical residential tower set to top former Cairns Post office

Fortis has secured development approval for Bronte Collection, just nine freestanding homes offered off the plan on the dress circle Hewlett Street.

The project, at&nbsp;122-128 Hewlett Street, was given the green light by Waverley Council earlier this month. Fortis are now looking at commencing construction of the homes in early 2024.

Each home will have views over Bronte Beach and offer large living, entertaining and outdoor areas, private dual garaging with EV charging provisions, private pools, outdoor showers, and individual lifts, with select residences also offering a state-of-the-art gym and sauna.

Designed by MHN Design Union, the 2,472 sqm site occupies a premium elevated position just four-minutes’ walk from Bronte Beach and its ocean pool. The nine lavishly appointed residences will be individually crafted from robust and textural materials, with the overall form of the building creating depth and texture within a consistent tone through a tiered façade, optimising year-round natural light and sea breezes.

A sought-after coastal suburb, Bronte is located eight kilometres east of the Sydney CBD and is renowned for its pristine white sands, ocean swimming pool and beautiful adjoining parklands. The site itself is conveniently located less than 200 metres away from Bronte beach.

Burgeoning South East Queensland developer Molti has honed in on its next project.

Half way through their Noosa project, a collection of just six high-end homes dubbed&nbsp;Residences on Wyandra, Molti, led by Ben Teague and Matt Martino, is set to develop on the beach in Bilinga.

The BDA Architecture-designed project, next door to the under construction Si Bilinga apartment development and a few doors down from the recently launched Pipis by Siera, will have 19 apartments designed for the owner-occupier.

There will be 16 three-bedroom apartments on offer, 15 of those with multi-purpose rooms, and three four-bedroom apartments.

One of the four-bedders is on the ground level, spanning over 400 sqm of indoor and outdoor space. That has its own private terrace with plunge pool, outdoor barbecue and alfresco, and an outdoor firpelace. The other two penthouses, across&nbsp;the the top two levels of the 11-level building, each have a rooftop pool, barbecue deck, and multi-purpose room.

The resident amenity, in the form of a swimming pool, outdoor kitchen and dining area, and sauna, is located on the ground floor.

Ben Teague said the site offered the perfect opportunity for the group's next venture.

"As soon as we saw the site, was saw the opportunity it provided for a striking addition to the Bilinga beachfront," Teague said.

He said their brief to BDA was to create something that was a little out of the norm to create a point of difference on the beachfront.

"They've certainly met the brief, creating something which will stand as a welcome addition to the beach for years to come."

BDA said the&nbsp;project offers the opportunity to design an innovative architectural building within the Bilinga Beach precinct.

"The proposed residential building provides a coastal character that looks to create a timeless architectural landmark along Golden Four Drive and the beachfront," BDA noted in their design statement.

"The intent of the design is to create a high quality residential apartment building, achieving a design outcome that provides a high standard of liveability and generates an appropriate scale in the developing context."

The building has been broken up into three distinct areas, BDA says.

"The ‘base’ is a highly detailed and landscaped entry, which grounds the tower into it’s natural context, providing cascading planting from above and deep planting from below. The ‘middle’ is a series of vertical and horizontal elements, full height glass, vertical angled blades walls, horizontal slab projections, sliding privacy screens and generous balconies. The ‘top’ is capped by a large expressed floating roof, with recessed glazing and private rooftop recreation areas.

"With all 3 areas combined, the overall tower form is cohesive and an elegant addition to the emerging Bilinga skyline."

The 1,124 sqm double block is currently occupied by a three-level walk-up and a three-level house.&nbsp;

The team’s other venture, alongside former professional surfer and Olympic Bronze medallist, Owen Wright, includes four luxury residences in Byron Bay achieving a record off the plan $6.5 million sale. Only one of these properties remains available to purchase.

First look exclusive: Molti secure prime Bilinga site, plan luxury apartment project

Developer VIMG has finalized plans for its Chatswood site.

Having been back and forth with the Willoughby Council to achieve the ideal design outcome, VIMG have submitted a development application for two towers with 193 apartments.&nbsp;

DKO have designed the 90 metre towers which will rise from a central public plaza with retail and commercial tenancies and extensive landscaping by Land And Form Studios.

The project team has undertaken a collaborative engagement process with council including two pre development application meetings and an additional Design Excellence Review.

DKO won the design competition held in April, but the jury requested&nbsp;the scheme be resubmitted as they felt the building could be improved by further consideration of how the 'tree as a tower' conceptual metaphor is ultimately expressed.

DKO said in their Architectural Design Report that they drew inspiration from the wider cultural landscape.

"Thorough understanding of the local community, we have established a seamless connection between the dwellings and the broader context," the architecture firm noted.

"This connection serves as a constant reminder to the residents of their integral role in the larger community. By prioritising this sense of place, our design proposal creates a harmonious and cohesive relationship between the built environment and the natural surroundings."

DKO said the tower form is a refined structural extension of the trunk of the tree.

"The fine detailing of rounded structural columns softens the rigid structure, yet anchors the building to the ground. The podium and commercial spaces are expressed as a sedimentary sandstone stratum on which the finely crafted towers sit. The expression is an acknowledgment of place, and the connection of the residents back to the ground."

There will be a landscaped podium roof for residents, with an outdoor&nbsp;covered yoga and the pool deck is positioned to take advantage of the north-facing aspect of the terrace.

The two and three-bedroom apartments are 15 to 20 per cent larger than Apartment Development Guideline minimums, the documents suggest.

VIMG had forecasted 300 apartments on the site. They said the&nbsp;location of the project is at the core of the area, within walking distance to the train station and a large shopping mall, as well as in close proximity to high-quality primary and secondary schools.

Sekisui House Australia has secured development approval for their largest stage of their $1 billion masterplanned community, The Orchards in Norwest.

The masterplan, designed by Turner Studio, is spread across five stages, with 1,300 apartments planned for the community. The recently approved stage, Veue, is the fourth stage.

Veue will span six buildings ranging from nine to 22 storeys, comprising 583 nature-inspired apartments.

The Japanese-inspired buildings have been crafted in collaboration with Crone Architects, with the design incorporating a vertical green spine complemented by an open landscaped recreational central core, which will connect residents to parklands that extend from the eastern part of the site all the way to the creek in the west.

Crone's Design Principal, Julian Venning said Veue's design vision compliments The Orchards natural surrounds, where the connection to the landscape and nature has been maximised.&nbsp;

Strategically positioned just 600 metres from Norwest Metro Train Station, and a short stroll from Norwest Marketown and Norwest Business Park, the latest addition to the community has been met with strong buyer demand. Recently hosting a grand public launch for Veue, Sekisui achieved over 50 sales totalling more than $63 million, demonstrating the strength of the suburb, and Sydney in general.&nbsp;

Sales Manager at The Orchards, David Lee, said local buyers accounted for over 60 percent of the purchases, with the remaining coming from over 15 Sydney suburbs.&nbsp;

Sekisui greenlit for Veue, the next stage of The Orchards, Norwest masterplan

The latest Mermaid Beach apartment development has been greenlit.&nbsp;

The approved site is being developed by Bayley Property Group and managed by SK2 Property, set atop the popular BSKT Cafe, which has been a staple of the local community since 2013.&nbsp;

With a number of years still remaining on the lease for BSKT, both Bayley Property and the cafe owners are set to continue operations, with the new development planned to commence at the end of the lease term.&nbsp;

Located on the corner of Lavarack Road and Albatross Avenue, the project is set to&nbsp;transform the existing site into&nbsp;a mixed-use development that preserves the cafe while introducing luxury apartments.

SK2 Property Director, Stuart Kirk said they've received a number of enquires from local owner-occupiers since the inception of the project.

BDA Architecture designed the six apartment project with a focus on spaciousness and ocean views.&nbsp;The layout features a two-apartment-per-floor arrangement, with exceptions being made for the ground floor and the top residential level which homes the penthouse.&nbsp;

Each of the apartments main indoor living areas and bedrooms are oriented toward the street frontage, in a bid to capitalise on the ocean views.&nbsp;

Crowning the building is a rooftop terrace, which serves as a signature cap to the building. The private recreation space, exclusive to the full storey penthouse below, includes a pool, sundeck, sunken terrace, and a barbecue area with dining and lounge seating.&nbsp;

The south-western corner of the building will house essential facilities, such as a laundry, powder room, plant room, internal staircase, lift shaft, and fire stairs. The perimeter of the building will incorporate planters, continuing the green space upward and reducing the perceived bulk and scale of the structure.&nbsp;

The café, which has been a staple of the local community since 2013, will remain an integral part of the new development

Bayley Property Group green lit for Mermaid Beach development, Lavarack

ASX-listed supermarket gaint Coles is seeking to create a new home for itself in Sydney's affluent Neutral Bay, in turn turfing out their fiercest competitor in the process.

They've filed concept plans with the North Sydney Council for a $170 million mixed-use village at 41-53 Grosvenor Street, currently the home of a full-line Woolworths, BWS, and a council car park.

The plans, submitted by Coles Group Property Development Ltd which is directed by Coles CFO Sharbel Elias and Chief Legal Officer David Brewster, include what is described as a new "state-of-the-art Coles supermarket" and a Vintage Cellars, as well as two additional small shopfronts. They will create a landscaped public plaza which will create a landscaped public plaza which will replace the current council carpark.

Above the street will be seven levels of apartments, which will home 72 new apartments. The one-bedroom apartments from 73 sqm, two-bedrooms from 98 sqm, and three-beds from 153 sqm.

There will be two levels of Coles customer basement parking, and a level dedicated to resident parking.

SJB Architects handled the design, suggesting in the plans that&nbsp;Neutral Bay Town Centre will be re-imagined as a vibrant village neighbourhood with a green, porous, flexible and accessible heart.

"Situated right at the heart of Neutral Bay, the site has potential to be a place truly ingrained in the community. A combination of providing much needed public open space, pedestrian connectivity and activation linking to surrounding businesses means Neutral Bay Town Square can be the heart of community geographically and culturally."

They said landscaping plays a vital role in the success of a mixed-use precinct.

"Whether situated on the ground level, roof gardens, or balconies, gardens are essential in enhancing the overall appeal of apartments.

"By serving as an inviting space for residents and acting as a buffer between different users of the site, expansive gardens on the podium roof contribute to the flourishing retail precinct. Additionally, they provide a sanctuary for local birds and insects in the urban environment. These gardens will become a defining feature of the site, offering a unique experience to the public and creating a desirable natural backdrop for the plaza, both at street level and atop buildings."

They suggested the&nbsp;residential component to the new development will sit as a quiet backdrop to public life below.

"Residences located in a mixed-use precinct such as this provide self-serving activation as well passive surveillance and safety of the public domain that it sits within.

"The residential component is critical in establishing an 18hr precinct that is destination throughout varying times of day and night. The residential buildings will also be quiet in their material palette with the opportunity to also incorporate masonry at the upper levels for its high level of quality, craft and familiarity in establishing new homes. In any case the residential components of the building should be light in colour and link themselves to the sky and views beyond the site."

The North Sydney Council is currently preparing a&nbsp;Neutral Bay Town Centre Planning Study, having earlier this year sought feedback from the local community. It will be prepared with input from expert economic, transport and design specialists.

They said the study will guide&nbsp;future development proposals within the centre which may include targeted modest increases in height and density while retaining the village atmosphere.
