The $500 million redevelopment of <a href="/new-apartments/marina-mirage-74-seaworld-drive-main-beach">Marina Mirage</a> is one step closer, with the City of Gold Coast Planning and Environment Committee giving a unanimous yes in favour of the development application.

They will forward the recommendation to approval at a full council meeting on December 4.

The committee's overwhelming support comes after extensive collaborative planning with the state and local government, as Makris Group seeks to transform the Southport Spit in line with the vision of the Spit Master Plan.

The project delivers a significant economic impact of 500 direct jobs during construction and 460 direct and indirect jobs during the operational phase, adding to the growth of the Gold Coast economy.

Makris Group lodged an impact assessable development application with the City of Gold Coast in February 2023 after undertaking years of design refinement to deliver a timeless and vibrant development that harmoniously connects with land and place.

The project renders show a considered biophilic design by globally acclaimed architects Elenberg Fraser, who were appointed designers of the iconic development after winning a national architecture competition.

The existing <a href="/new-apartments/marina-mirage-74-seaworld-drive-main-beach">Marina Mirage</a> shopping centre, and its recently completed 78-berth superyacht marina, is still in full operation and located within the Spit Master Plan which outlines a vision to revitalise the area into an ecological tourism, recreation and leisure destination. $500m Marina Mirage development gets support from council before December decision

Burgeoning Sydney developer Billbergia has unveiled updated plans for its Bennelong Cove project, the final stage of the award-winning 11-hectare master-planned community at Wentworth Point in Sydney’s inner-west.

After years of strategic planning, a two-stage international design competition and on-going community consultation, an updated scheme by FJC Studio has been submitted for public exhibition by the NSW Department of Planning and Environment.

Comprising two residential towers of 40 storeys, the proposed development will deliver around 900 apartments.

The proposal also incorporates a waterfront promenade with amphitheatre, restaurants, cafes and a registered club and pub to activate the foreshore promenade with a major new park in the heart of the town centre. It’s accompanied by $70 million in new community and social infrastructure, under a Voluntary Planning Agreement submitted to City of Parramatta Council.

Subject to council approval, Billbergia has committed to new community infrastructure including a $36 million multi-purpose indoor sports and recreation centre, with outdoor courts, a 16,000 square metre park and foreshore promenade with picnic areas, play spaces and exercise areas, and a council-owned 90-place child care centre.

Billbergia has also committed to a second privately operated 90-place childcare centre and continued funding to operate the widely popular free Baylink shuttle bus service that connects residents to Rhodes station. Boasting more than 14,000 weekly passenger trips, the bus service has recently been upgraded to fully electric vehicles would operate under the agreement until the anticipated delivery of the Parramatta Light Rail in 2031.

The new proposed scheme is based on feedback from both Council and the community.

Saul Moran, Development Director of Planning and Design at Billbergia, said they've collaborated with the architects and an independent design excellence jury to address feedback on the earlier scheme.

"As a result, residential buildings are set back further from the water and have been reduced in height - consistent with the nearby Sekisui Sanctuary development,” Moran says.

“Billbergia has been involved in the Wentworth Point community for more than 15 years. In that time we’ve seen the transformation of the suburb from an underutilised former industrial site in 2008, to the thriving residential community it is today.

"Bennelong Cove is the critical final stage that will see the entire waterfront promenade activated and provide enhanced community infrastructure alongside the delivery of critically-needed new housing supply."

According to Moran, Billbergia has placed strong emphasis on place-making and resident amenity in addition to delivering the necessary infrastructure for the growing suburb.

“Community feedback has shown us that more social and sporting infrastructure is also high on residents’ wish lists, revealing the value they place on waterfront access. We see the delivery of an activated foreshore promenade with greater open space and new leisure facilities as critical to this,” Moran added.

Wentworth Point was first rezoned for residential use in 2004 and declared a Priority Precinct in 2014. During this time it has grown to an estimated population of 14,500 people.

The growing community has been supported by significant public and private sector investment in community infrastructure resulting in the delivery of a primary school with a high school currently under construction, as well as a community centre and a library facility. In addition to new transport infrastructure, a medical centre and a neighbourhood shopping centre have also been delivered for the Wentworth Point community.

The Liveability Index rated Wentworth Point’s community and employability among the highest of all suburbs.

“Wentworth Point is a nationally-awarded showcase in urban regeneration and transport-oriented development. Our growing community is diverse and engaged, living in an affordable lifestyle precinct with easy access to retail, dining, education, health, sporting, and public transport,” Moran said.

Fresh off the back of relaunching its luxury Kangaroo Point apartment developer Skye Residences, Brisbane developer Pikos Group is preparing to re-work its other project in the in demand riverside suburb.

They've applied to redesigned their Lambert Street, Kangaroo Point project, creating a full acre of inner-city parklands in the process while also&nbsp;improving building efficiency, river views, and community amenity.

The 5,284 sqm site is now being earmarked for two 15-level towers with 214 one, two and three-bedroom apartments stretching between the&nbsp;Brisbane River and Lambert and O’Connell Streets.

“After working closely for several months with key consultants, Brisbane City Council, and builder partners to understand delivery costs and timeframes for the current development, we have decided to progress a redesign of the project,” Pikos Group Managing Director Pedro Pikos said.

“Pikos Group is now proposing to redevelop the site into a private riverside community-focused enclave that celebrates socially-conscious living, centred around over 4,000 sqm leisure inspired naturescape that will transcend inner urban living.

“With over an acre of terraced landscaping, it will be the largest private riverside park in Brisbane."

Pikos says the new design will&nbsp;consolidate the number of buildings from three to two, allow them to significantly open the ground plane for the delivery of greater privacy, multiple leisure activities and connectivity between the residential galleries, wider neighbourhood and the Brisbane River.

The apartments will be defined by a series of soft curves echoing the Brisbane River and strong overtones of Queensland architecture. They will include a high level of luxury finishes including natural limestone kitchen benches and tiling, V-ZUG appliances, customised engineered timber floors, feature lighting and ducted air-conditioning.

More than 20 nature and leisure zones will incorporate a three-tiered aquatic leisure pool, wellness centre with infrared sauna and heated spa, outdoor lounges, meditation spaces, outdoor kitchens and dining rooms, terraced BBQ areas, outdoor gym, outdoor cinema and dog park.

The development will also include 1077sqm of private rooftop gardens, 384 resident and visitor carparks, 9 EV charging stations and 268 bicycle racks.

Pikos have also undertaken with Brisbane City Council to extend the Riverwalk at the development site to provide pedestrian river promenade connection to the city and the Docklands City Cat Ferry Terminal.

Pikos Group CEO Michelle Wooldridge said the project would redefine luxury riverfront living in Brisbane.

“Pikos Group is committed to developing world class projects in Brisbane’s most iconic locations," Wooldridge said.

"Our newest project continues the tradition, delivering an unrivalled living and leisure experience on the last undeveloped riverfront site in inner-city Brisbane."

Subject to approval, Pikos Group aims to commence construction in 2024 with an estimated completion in mid-2027. The developer is progressing discussions with several builders, with an announcement due in the coming months.

Existing buyers of the formerly named La Storia project will be offered first access to new residences prior to being released to market, with the option of a fully refunded deposit if they choose not to proceed.

First look: Pikos redesigns Kangaroo Point apartment development, creating one acre of inner-city parkland

Super A-Mart billionaire John Van Lieshout's property development firm, <a href="/developers/unison-projects">Unison Projects</a>, has continued to bolsters its development pipeline.

After busy 2023 filing development applications in Brisbane's inner ring, they've just submitted plans for their recently acquired <a href="/new-townhouses/santa-monica-residences-santa-monica-boulevard-hope-island">prime site on Hope Island</a>.

The acquisition of the prime prime&nbsp;9,212 sqm block came during Unison's purchasing spree of residential development sites across Brisbane and the Gold Coast. They secured&nbsp;<a href="/new-townhouses/santa-monica-residences-santa-monica-boulevard-hope-island">Lot 102 Santa Monica Boulevard</a>, at the private end of the Boulevard backing onto The Pines Golf Course and a short walk to the Hope Island Shopping Centre and the Hope Island Marina.

They're planning Santa Monica Residences, 42 two-level, four-bedroom townhouses, with three different floor plans and three different external designs. They will be spread across five different buildings.

Each townhouse will have a multi-purpose room, a garden, and a two-car garage. There will be a swimming pool, spa, fire pit, and pool house with barbecue and alfresco space to serve the residents.

Local architecture firm BDA called the project a "contemporary medium density residential cluster in the heart of the Hope Island community."

"The proposal offers in a new destination in residential living for the local coastal community," BDA stated in the Architectural Design Intent.

"The proposed townhomes will enhance and support the existing community by broadening the range of housing options for new and existing residents. A timeless architectural style, supported by a lush native landscape will create a sense of place and location, and help build a vibrant community, and a great environment to call home."

They said&nbsp;the proposal has been designed to have a bespoke coastal character, where the expression and form of the buildings work together.

"The dwellings are designed to provide a range of home types and façade treatments that provide a cohesive design yet form an individual character within the private enclave."

2023 has been a big year for <a href="/developers/unison-projects">Unison</a>.

In April they&nbsp;<a href="/news/qld/first-look-billionaires-unison-projects-lodge-plans-for-subtropical-rothelowman-apartment-tower-in-west-end">filed plans for a three-tiered tower</a>, which peaks at 18 levels. Designed by Rothelowman, the tower on Mollison Street will comprises 101 apartments above a podium, a gym with outdoor space and a wellness lawn and a cold plunge and magnesium spa. The level above will feature a lap pool and pool deck, and a lounge and dining space.

The tower submission came just a few days after they filed for a very different project in Herston where they're <a href="/news/qld/first-look-unison-projects-propose-boutique-apartment-development-in-herston">set for a more boutique 38-apartment development</a> designed by Ellivo Architects.

They also have 1.3-hectares in Labrador on the Gold Coast which they're still in the planning phase of, as well as two adjoining&nbsp;3,004 sqm sites in&nbsp;<a href="/new-townhouses/birtinya-qld-4575">Birtinya</a>&nbsp;which now have development applications.

Also in their pipeline is the&nbsp;<a href="/news/qld/newsteads-federal-boot-factory-apartment-development-plans-get-refresh">Newstead Federal Boot Factory</a>, which was bought for $5.7 million in 2020. Unison amended the&nbsp;<a href="/architects/joe-adsett-architects" target="">Joe Adsett</a>&nbsp;plans that came with the sale, calling on Ellivo Architects to amend the density down from 52 apartments to 41.

<a href="/developers/unison-projects">Unison</a> now have a pipeline of well over 430 apartments and townhouses with an end value in excess of $450 million.

Luxury developer Central Element has secured approval to add a sixth level to Pienza, its luxury residential and retail project in Neutral Bay.

The North Sydney Council has just given the go ahead to add another floor, two years after the original proposal for five levels was approved.

The sixth level addition will mean a further seven&nbsp;apartments will become available for the in-demand development. They are are set to be released next year.

One-bedroom apartments are sold out, with two-bedrooms fetching over $3 million, and three-bedrooms priced from $4.2 million to $7 million.

It is expected this new release will continue to achieve record sales figures for the area.

Central Element add another level to Pienza, Neutral Bay apartment development

<a href="/developments?title=st+lucia">St Lucia</a> is set to receive an injection in architecture, with Contreras Earl putting together plans for five striking apartments near Perin Park.

A private developer, who bought 122 Gailey Road, an original post-war home on 810 sqm earlier this year for $1.78 million, is seeking to create the row of what are more like townhouses that apartments, each with three bedrooms across four levels.

In their submission to the Brisbane City Council,&nbsp;Contreras Earl said the&nbsp;site presents a great opportunity to create a landmark building that will be integrated with the natural landscape of its surroundings.

"The building design responds to multiple parameters such as orientation, context, topography, environment, user and community. The connection between the building and the site was of primary importance driving the design process."

"The building achieves an interesting relationship between solidity and transparency which reinforces its directionality and the material selection of warm concrete, aluminium, stone and translucent glass mixed with the landscape layout plays also a very important role in blending the building with the natural character of its context.

"The result is a unique architectural expression that will create unique experiences for its users and the surrounding community.

"Architecture needs to inspire, give hope about the future and create a special connection with people and that’s what this building will intend to do. This new landmark building will be a new architectural asset for the urban fabric of St. Lucia and of the city of Brisbane."

The most recent was <a href="/buildings/160-macquarie-160-macquarie-street-st-lucia">160 Macquarie Street</a> by <a href="/developers/qm-properties" target="">QM Properties</a>, which completed earlier this year. That was St Lucia's first riverfront residential development in more than a decade.

The 33 Rothelowman-designed apartments, built by McNab, sold out before construction completion. They were 80 per cent sold before construction even began.

In their submission to the Brisbane City Council, Contreras Earl said the site presents a great opportunity to create a landmark building that will be integrated with the natural landscape of its surroundings.

First look: Architectural apartments set for St Lucia

National developer <a href="/developers/fortis">Fortis</a> is set to put its luxury footprint into Brisbane's high-end apartment market after getting the green light for their whole-floor Kangaroo Point apartment development, <a href="/new-apartments/river-house-by-fortis-kangaroo-point-44-oconnell-street-kangaroo-point">River House by Fortis</a>.

They acquired the prime 1,196 sqm riverfront site at&nbsp;<a href="/new-apartments/river-house-by-fortis-kangaroo-point-44-oconnell-street-kangaroo-point">44 O'Connell Street</a>, from&nbsp;architect-turned developer&nbsp;<a href="/architects/joe-adsett-architects" target="">Joe Adsett</a>, earlier this year.

Fortis had Plus Architecture tweak the plans and create a <a href="/new-apartments/river-house-by-fortis-kangaroo-point-44-oconnell-street-kangaroo-point">14-level tower with full-floor apartments</a>.

They will each span 260 sqm of internal space and a further 40 sqm of river-facing balcony which will&nbsp;capture east-to-west views from Bulimba to the Story Bridge and Brisbane City.&nbsp;

The only exception is the penthouse, which has the same floorplan internally as the other apartments, but it has a private rooftop terrace with a swimming pool.

Each apartment will have three bedrooms and a multi-purpose space.

The resident amenity is on the ground floor, which will include a gym with a sauna, a riverfront pool, and a grassed lawn, all oriented toward the river where there will be a pontoon with private mooring.

They said their design prioritises capturing breathtaking views through thoughtful building orientation.

Given the site setback from the street and the street frontage being blocked by the development to the west, we have focused on treating the river as the main public frontage,"&nbsp;<a href="/architects/plus-architecture" target="">Plus Architecture</a>'s Director Danny Juric said.

"The design incorporates panoramic views of the scenic New Farm area and the serene Brisbane River, fostering a strong connection to nature.

"The living area and master bedroom will be gain glimpses of the the iconic Story Bridge over the river. Views of the vibrant cityscape to the west create a dynamic and engaging backdrop."

Brisbane's subtropical climate was also taken into consideration during the design process, as Plus sought to target solar heat control and cross ventilation.

"The building itself is orientated in response to Brisbane’s climatic conditions," Juric said.

"As the apartments are full-floor, each unit is designed to embrace the elements and reduce reliance on artificial energy sources.

"The simple architectural form comprises of horizontal eaves to provide shading on the north, east and western facades,&nbsp;precast panels&nbsp;are introduced strategically to block unwanted sun, and vertical fins are proposed to provide shading and screening to apartment living areas."

On securing both the Kangaroo Point site and a commercial site in Newstead,&nbsp;<a href="/developers/fortis" target="">Fortis</a>&nbsp;Director Charles Mellick said launching in Brisbane was natural progression for the company after their success in premium projects in Sydney and Melbourne.

Veteran property developer Phillip Wolanski's Denwol Property is set to bring a rare new boutique apartment project to the affluent Double Bay.

Wolanksi's Denwol has submitted $9.7 million plans to create a six-apartment building at 17-19 Guilfoyle Avenue which also backs onto Cross Street.

Currently on the 871 sqm block is a 1960s strata block which will make way for the three-level building designed by MHN Design Union.

The design statement submitted to the Woollahra Council, signed off by architect Brian Meyerson, said the "proposal is for a contemporary residential flat building which achieves the desired local character through consistency in scale, form, proportion, setbacks, materials and aesthetics."

"The proposal also presents an appropriate built form that is compatible with the surrounding development. This design approach ensures that the new development will enhance the character of the locality."

The building is split in two, separate by a core with open breezeway. The three whole floor apartments which face&nbsp;Guilfoyle Avenue have nearly 180 sqm of space and have three bedrooms and two living areas. The three apartments which face Cross Street have a further 40 sqm and have a home office. Each apartment has a fireplace feature wall with a built-in tv.

MHN Design Union said the unit mix is consistent with market demand, suiting the demographic mix of families, retirees and down-sizers living within the surrounding area.

"The proposal integrates with the existing character of both Guilfoyle Avenue and Cross Street, utilising landscaping and contemporary materials which are consistent with the desired future character of the area."

Atlas Urban Design &amp; Strategy says the&nbsp;proposal is to transform the site by replacing an existing building that is out-of-date with a modern building well-suited to its site and context.

"Land that is so close to the Double Bay Centre is very valuable to support the changing needs of the community," Atlas' submission read.

"This is an infill site in a dense environment. The scheme addresses neighbouring sites with modulated facades, setbacks and the careful placement of internal uses."

Denwol is behind the completed Bondi Junction apartment development The Archibald, and is currently developing Splendour, 25-apartments above Cooper Park in Bellevue Hill.

Phillip Wolanski's Denwol plot rare Double Bay apartment development on Guilfoyle Avenue

GURNERTM, in conjunction with joint venture equity partner MaxCap Group, is set to unveil its latest Gold Coast apartment project.

It's more boutique than the four-tower, $1.5 billion Budds Beach development La Pelago, which has notched over $350 million in sales.

This one is in Burleigh Heads, where GURNERTM, led by developer Tim Gurner, has approved plans for an 18-level building with 55 two and thee-bedroom apartments,&nbsp;with a landscaped rooftop deck, pool, and luxury private bookable amenities on a&nbsp;1,017sqm site at 1929 Gold Coast Highway.

The site will add another $150 million to GURNERTM’s pipeline as Queensland and the Gold Coast in particular continue to be of strategic focus for the developer, which has interests in Gold Coast, Brisbane and Port Douglas.

GURNER to push on with Burleigh Heads after green light from council

High-end, architecturally-led developer ANGLE is set to launch its Kew apartment development, Fernhurst, early next year, after receiving planning approval for the 20-residence project this week.

The $80 million development on a 4,000 sqm site on the corner of Stawell Street and Fernhurst Grove in Studley Park will comprise 17 apartments and three homes, ranging in price between $2 million and $7 million.

The site has around 113 metres of frontage to Fernhurst Grove and Stawell Street. Every ground-floor apartment will have an average garden area of over 150 sqm, ANGLE’s most extensively landscaped project to date.

Having successfully developed the award-winning Fenwick project together just over 500 metres away, ANGLE is once again partnering with architecture practice Edition Office and landscape designer Eckersley Garden Architecture to deliver Fernhurst.
