The <a href="/developers/roche-group">Roche Group</a> has secured approval for its mixed-use development in <a href="/developments/lilyfield-nsw-2040">Lilyfield</a>, marking a significant milestone for the prime site at 469-483 Balmain Road, opposite Callan Park.

The approved plans allow for the construction of 89 apartments, 6,000 sqm of flexible employment space, and 1,200 sqm dedicated to creative purposes on the 6,824 sqm site. Five per cent of the residential units will be allocated for affordable housing.

The development will include six residential buildings, comprising 22 studio apartments, 40 two-bedroom apartments, and 27 three-bedroom units.&nbsp;

The proposal also features the creation of a publicly accessible area, Bakers Square, situated behind the existing historic bakery building on the site.

The project aims to enhance the industrial employment offerings in the area, support the local artistic community, and introduce new urban living opportunities.

Designed by the architecture firm <a href="/architects/chrofi">CHROF</a>I, the development will blend residential and industrial spaces, fostering a community where people can live and work.

The design includes a 'Super Shed' and a 'Small Shed,' each carefully articulated to ensure good access to outlook, daylight, and ventilation.

These structures, along with the retained character buildings from the early 1900s, are intended to create a cohesive and vibrant precinct that connects new and old architecture.

The heritage impact statement prepared by NBRS notes that while the character buildings have undergone significant modifications over the years, they remain an important aspect of the site’s history.&nbsp;

The two-storey brick structures, originally constructed for the Pilchers Bakery Company, will be preserved as part of the development, maintaining a link to the area's industrial past.

With the approval now in place, the Roche Group's vision of a dynamic mixed-use precinct in Lilyfield is set to contribute to the ongoing revitalisation of the area.

Pentridge Prison in Coburg has been a hive of activity in recent years, ever since the large 60-hectare site was carved up and sold to developers.

Melbourne developer Salvo is the latest to reveal plans for the southern portion of the former prison that ceased operations in 1997.

<a href="/developers/salvo">Salvo</a> spent $34 million to acquire a significant 1.9-hectare holding in 2021, on which they're planning a $1.2 billion mixed-use development with a&nbsp;highly activated public realm, community spaces and integrated retail amenities that reflect the rich history of the site and <a href="/developments/coburg-vic-3058">Coburg</a> character, along with reimagined multi-residential spaces.

The site borders Pentridge Boulevard, Urquhart St, Warden’s Walk and Stockdale Avenue and currently encompasses private lots including the current Pentridge Cellars building, abandoned retail spaces and east-west pedestrian links.

<a href="/architects/dko-architecture">DKO</a> has outlined an initial vision for the&nbsp;state-significant site that includes iconic heritage assets such as Ned Kelly’s grave site, original bluestone F Division building and walls surrounding former exercise yards, and a historic mural by Indigenous artist Ronald Bull.

The precinct includes numerous titles subject to various planning controls including the Pentridge Village Masterplan 2008 which allows for mixed-use development including retail, community and multi-residential comprising permits for around 650 apartments.

Salvo Managing Partner James Maitland said the site is one of Melbourne’s most significant infill projects that required a carefully considered design response in terms of the site’s heritage, complexity and cultural significance.

“DKO demonstrated a deep understanding of the site and surrounding precinct which has critical heritage, planning and design considerations and a distinct neighbourhood character," Maitland said.

“We’re delighted with their preliminary ideas that are responsive to the significance of the heritage assets in terms of their preservation and adaptive re-use, and ensuring highly liveable residential outcomes combined with activated, open public spaces and substantially enhanced amenity for the broader community.

“We see this site as a significant opportunity to provide additional housing in a well-serviced location within 7.5km of the CBD, particularly given the Victorian Government’s target to build 80,000 homes over the next decade."

Jesse Linardi, Design Director at DKO said the transformative project presents a significant opportunity to reconnect and revitalise the southern portion of the iconic Pentridge site.

“The prison is rich in history, strong in presence and unique in character,” Linardi said.

“Key principles underpinning our exploratory design response considered the heritage, program and liveability of the precinct, with activated, open spaces that are demographically and contextually driven and provide a diverse tapestry of urban experiences for residents, the community and visitors alike."

The next step in the five-plus year project involves extensive consultation with key stakeholders including Merri-bek city council, State Government planning authorities, Heritage Victoria and surrounding residents as part of a comprehensive engagement and planning process.

Adjoining the site on the northern part of the overall precinct is an established retail and residential hub including a hotel, cinema, shopping mall, restaurants, cafes, apartments and townhouses, developed by <a href="/developers/shayher-group">Shayher Group</a>. Developer <a href="/developers/pace-development-group">PACE</a> is also nearing completion on 312 apartments.

Pentridge Coburg is part of Salvo’s $3 billion development pipeline, which includes a $1 billion four-tower, mixed-use development at Fisherman’s Bend and <a href="/new-apartments/moray-house-42-moray-street-southbank">Moray House</a>, a <a href="/news/vic/first-look-salvo-set-to-launch-southbank-apartment-tower-moray-house">$220 million multi-residential development</a> in Southbank. Just a week after announcing the site acquisition for its second Gold Coast apartment development, MRCB has revealed what it intends to do with the prime Southport site.

They've filed for a 20-level apartment building at 20 Queen Street, a 1,743 sqm site currently occupied by the Sundale Motel that sits in Precinct 3 of the Southport Priority Development Area.

The&nbsp;<a href="/developments/southport-qld-4215">Southport</a>&nbsp;tower will home 180 one and two-bedroom apartments, a configuration mix rarely seen in the Gold Coast market.&nbsp;

The development falls in line&nbsp;with the Queensland Government’s Homes for Queenslanders and the Australian Government’s National Housing Accord, aiming to contribute to addressing the national housing crisis by adding much-needed housing stock in a rapidly growing region.&nbsp;

There will be 92 one-bedroom and 88 two-bedroom apartments.

The design, spearheaded by <a href="/architects/plus-architecture">Plus Architecture</a>, emphasises vertical expression with textured facades and a soft, natural colour palette.&nbsp;

The building’s podium, rising three to four levels, will accommodate car parking, a communal recreation deck, and various resort-style amenities, including a pool, gym, sauna, and barbecue areas.&nbsp;

Extensive landscaping will be integrated throughout the podium levels, contributing to the building’s aesthetic appeal and providing a garden-like environment at a pedestrian scale.

The site’s prime location in Southport offers proximity to Broadwater Parklands Station and various bus routes, enhancing connectivity for future residents.&nbsp;

The Town Planning Report by Urbis noted the 63-metre building height is an uplift from the 43-metre building approved in 2016. Back then, that height of building was deemed as "high-rise".

"Taking a holistic approach to the assessment of the proposed building height, it is clear that the proposal aligns with the overarching intent of the Development Scheme, as well as providing a superior design outcome that advances the envisaged character for Precinct 3."

A pre-lodgement meeting was held with council officers in July.

<a href="/developers/mrcb" target="">MRCB</a>&nbsp;International Sales and Marketing Director, Kevin Zhang, said the&nbsp;Southport development is aimed at capitalising on the prime location.

“The north-facing apartments will have unobstructed views of Broadwater, while residents will also enjoy easy access to all the popular dining, entertainment and shopping precincts of the central Gold Coast right at their doorstep, with access to the light rail.”

The development will mark MRCB's second <a href="/developments?title=gold+coast">Gold Coast apartment development</a> after the $500 million <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise apartment development</a>, <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">26 Vista</a>.

26 Vista, named after its location on Vista Street just off Northcliffe Beach, will rise 51 levels and home 280 apartments.

The ambitious $900 million redevelopment of Tweed Shopping Mall has received concept approval, setting the stage for a significant transformation of the site into a mixed-use precinct.&nbsp;

The approved masterplan encompasses a vast 178,601 sqm area at <a href="/new-apartments/36-bay-street-tweed-heads">36 Bay Street</a> and 16-32 Wharf Street in <a href="/developments/tweed-heads-nsw-2485">Tweed Heads</a>,&nbsp;just south of the NSW-Queensland border.

The redevelopment will introduce 13 new buildings, each with a maximum height of 15 levels, including nearly 1,400 residential units comprising townhouses and apartments.&nbsp;

The development is designed to integrate seamlessly with the existing road network, introducing a new street and pedestrian network to facilitate smooth traffic flow and enhance accessibility.

$900m plans to reshape Tweeds Heads secure approval

The small riverside suburb of Highgate Hill often gets overshadowed by its more popular neighbour West End.

But the newest plans submitted to Brisbane City Council are for a rare multi-residential apartment development just a few rows off Vulture Street which divides the two suburbs.

The new development, Westbourne Residences,&nbsp;is being pitched by Riccardo and Mark Berlese, the latter of whom is the&nbsp;COO ​and Company Secretary&nbsp;at Sarina Russo Group. They're proposing 47 new apartments across a three-to-four-level building at <a href="/new-apartments/13-19-westbourne-street-highgate-hill">13-19 Westbourne Street</a>, 800 metres from South Bank Station.

It will offer something for everyone, with 10 one-bedroom apartments, 34 two-beds, and three three-bedroom apartments.

Designed by <a href="/architects/nettletontribe">Nettletontribe</a>, Westbourne Residences "aims to reflect and respect the rich historical context of Highgate Hill," the documents submitted to the Brisbane City Council suggest.

The building's façade will feature red brick, a nod to the area's heritage architecture, while the hit-and-miss brick detailing is intended to complement the timber and tin character of the neighbourhood.&nbsp;

The design features a building envelope divided into two distinct forms, incorporating landscaped arrival spaces and circulation around garden balconies.

The communal space is located on the rooftop and will feature a&nbsp;swimming pool with a deck, adjoining barbecue facilities and breakout area, and a gym.

The last apartment development pitched for <a href="/new-apartments/highgate-hill-qld-4101">Highgate Hill</a> was by Sabi Property, led by Bluebird Founder Riye Arai-Coupe. McNab is now believed to be developing the Dudley Street site.

Rare new apartments pitched for Highgate Hill

Harry Triguboff's love affair with Surfers Paradise is showing no sign of waivering.

His apartment development giant, Meriton, has filed plans for yet another soaring tower on the Surfers Paradisde beachfront, its fourth in as many years.

The new development, Meriton Shore, at 126 Esplanade Surfers Paradise, takes its name from the 52-year-old high-rise, The Shore, which currently sits on the vast 3,460 sqm site along with The Dolphins boutique apartment block and several high-street retail spaces.

Meriton Shore will have 519 one, two, three and four-bedroom apartments across a 73-level tower designed by Cottee Parker with landscaping by DBI.

The majority of the apartments will be located above a seven-level podium, which will be crowned by an indoor and outdoor amenity level. There will be an outdoor pool, with integrated spa and kids pool, as well barbecue facilties, a sauna, and an indoor pool. On the level below will be a gym and a lounge room.

At the foot of the tower will be five food and beverage tenancies, fronting Esplanade and Ocean Avenue.

The apartment mix is weighted towards two bedrooms (278) and three bedrooms (136). 86 one-beds are planned, and 19 four-bedroom apartments.

he Town Planning Report from UPS said&nbsp;the proposal will contribute highly desirable outcomes for the subject site and the Light Rail Urban Renewal Area and urban neighbourhood in which it is located, through the high-quality architectural design, bespoke integration of landscape design outcomes and the mix of land use activities to invigorate the public realm around the site.

"The proximity of the site to the high-frequency light rail network represents an opportunity to bring forward substantial investment and renewal of the site to deliver upon the intent for Surfers Paradise and the Light Rail Urban Renewal Area to transition toward the highly-connected, compact, mixed-use environment that is envisaged both by the Council and State Government," UPS noted in its submission.

"The proposed development seizes the opportunity to deliver a mixed-use environment promoting highly efficient use of the subject site, creating active frontages to The Esplanade, Ocean Avenue and Surfers Paradise Boulevard, through ground-level tenancies planned to accommodate food and drink outlets with outdoor dining spaces engaging with street life."

The 3,460 sqm site is less than 300&nbsp;metres from the under construction Iconica, 260 metres from Ocean that was completed in 2022, and 700 metres from the recently launched Cypress Palms, set back from the beach on Cypress Avenue.

The four developments total well over 2,000 apartments.

“In Sydney you talk to the city’s town planners and get a ‘take it or leave’ attitude," Triguboff said.

“That’s not the case on the Gold Coast and in Brisbane, where the planners and councils are fair and, if a rule clearly is wrong, they’ll change it.

“In other words, life’s a lot easier for me in Queensland.”

Sekisui House&nbsp;Australia has revealed plans for its final stage of its successful Norwest masterplanned community, The Orchards.

The fifth and final stage, to be decided by the Sydney Central City Planning Panel, will bring the final 209 apartments to the 8.1-hectare precinct at 104 Fairway Drive, strategically located on the edge of the new Norwest Business Park and the Castle Hill Country Club.

The application is for three more buildings, to add to the 1,100 residences either already delivered or under construction. A 12-level and nine-level building, designed by <a href="/architects/rothelowman">Rothelowman</a>, will home the apartments, while the third building will feature the communal amenity.

The design draws inspiration from natural forms, with the primary building mass resembling an eroded stone structure, featuring apertures and openings that optimise daylight, views, and connectivity with the surrounding landscape.

The unit designs within the development vary to maximise the benefits of the site’s unique context. The western tower apartments are designed to capture northern sunlight while minimising exposure to the western sun, thanks to the strategic placement of balconies.&nbsp;

The breezeway units offer natural ventilation and northern aspect views, while the palace units are designed with two-bedroom wings and a large central living area that opens out towards the creek to take in the northeastern views.

As the westernmost marker within The Orchards, the proposed buildings are designed to create a gateway element that reflects the thematic principles of the broader master plan.&nbsp;

Residents will have access to a ground floor communal courtyard, characterised by expansive lawns that allow for flexible use to accommodate large groups and smaller gatherings.&nbsp;

A communal lagoon pool with dining facilities will enhance the amenities available to residents of the precinct.

Sustainability is also a key consideration in the development, with measures including electric vehicle charging infrastructure in the basement, bioswales within the landscaped area, photovoltaic panels on the roof, and the retention of existing trees.

<a href="/developers/sekisui-house-australia">Sekisui House Australia</a> has been selling The Orchards since 2017.

The most recent release, <a href="/new-apartments/the-orchards-veue-parkside-norwest-15-19-spurway-drive-norwest-nsw-2153">Veue Parkside</a>, secured $85 million worth of sales at its <a href="/news/nsw/sekisui-house-australia-secure-over-85-million-in-apartment-sales-at-veue-parkside-the-orchards-community-in-norwest">launch weekend in July</a>. More than 80 of the 156 apartments sold.

Veue, the fourth stage of The Orchards, comprises 577 apartments,&nbsp;nearly half of the total apartments that will make up the 8.1-hectare masterplan.

The Orchards is located around 31 kilometres north-west of Sydney’s CBD. It is 800 metres from <a href="/developments/norwest-nsw-2153">Norwest</a> Metro Train Station and 600 metres from Norwest Marketown as well as Norwest Business Park - currently housing over 30,000 employees.&nbsp;

The masterplan, designed by <a href="/interior-designers/turner-studio">Turner</a>, is spread across five stages. When completed, the community will comprise 1,300 apartments.

As Fortis prepares to take the wraps of its new Rose Bay apartment project Atlas, the luxury apartment developer is plotting another in the same suburb.

Earlier this year <a href="/developers/fortis">Fortis</a>, the development arm of financier and investment manager Pallas Group, snapped up a prime <a href="/new-apartments/10-12-ian-street-rose-bay">double site on Ian Street</a>, just two rows back from <a href="/developments/rose-bay-nsw-2029">Rose Bay</a> Beach.

They're planning a $16.5 million development, continuing their push into supplying new apartments to downsizers in Sydney's Eastern Suburbs. There is just one two-bedroom apartment planned and 11 three-bedroom apartments across the low-rise, five-level building designed by <a href="/architects/mhn-design-union">MHN Design Union</a>.

Dickson Rothschild prepared an Urban Design Study for the sloping 2,038 sqm site that is a short walk from the beach, the Rose Bay Ferry Wharf, and Rose Bay village.

&nbsp;

They said the&nbsp;predominant pattern of development in this residential area book ended by New South Head Road and Old South Head Road is a transition from lower density single dwellings to medium density residential flat buildings.

"The report demonstrates that given the site’s accessible location and both the existing and emerging pattern of development in the area, that a residential flat building is appropriate for the site.

"The design of the building has responded to the site orientation, context and topography to provide generally north-west facing units, which maximise amenity to balconies and living/dining spaces, as well as views. The proposed development is considered consistent with the desired future character of the area and is supported from an urban design perspective."

The three-bedroom apartments start from 130 sqm of internal space and range in size up to 202 sqm, not including the balcony that opens off the open plan kitchen, living and dining area. The roofop penthouse features a significant rooftop terrace with outdoor kitchen.

The proposed development is just 600 metres from <a href="/buildings/atlas-rose-bay-5-spencer-street-rose-bay">Atlas</a>, Fortis' other Rose Bay apartment development which will be welcoming buyers in the coming month. That has two, three and four-bedroom apartments, also desigend by MHN Design Union.

Fortis has had a busy 12 months or so across <a href="/developments/sydney-nsw">Sydney</a>, <a href="/developments/melbourne-vic">Melbourne</a> and <a href="/developments/brisbane-qld">Brisbane</a>.

They recently launched <a href="/new-apartments/regency-house-elizabeth-bay-21c-billyard-avenue-elizabeth-bay">Regency House</a> in <a href="/developments/elizabeth-bay-nsw-2011">Elizabeth Bay</a>, adding to their portfolio that includes developments in <a href="/new-apartments/piper-2a-wunulla-road-point-piper">Point Piper</a>, <a href="/new-apartments/woollahra-nsw-2025">Woollahra</a> and Bronte.

In Melbourne they have Wiltshire House in <a href="/developments/richmond-vic-3121">Richmond</a>, and have recently secured another site at 550 Swan Street. In Brisbane they have <a href="/new-apartments/river-house-by-fortis-kangaroo-point-44-oconnell-street-kangaroo-point">River House by Fortis</a> on Kangaroo Point's dress circle O'Connell Street.

Erskineville's Ashmore precinct is set for more apartments with five more buildings pitched for the area between Sydney Park and Erskineville Station.

The little known Brightwell Real Estate has submitted plans to the City of Sydney Council for a $124 development across&nbsp;7-19 Coulson Street, 5 Goddard Street, and 23 Eve Street. Together they add up to 7,747 sqm, in the south east corner of the Ashmore precinct that has seen development from Greenland and Coronation Property in recent years.

The precinct has been under development for the past decade and has become a well-established residential neighbourhood known for its vibrant community atmosphere, supported by various cafes, boutique shops, schools, and local markets.

The proposed development will comprise 135 apartments, a mix of 35 one-bedroom, 81 two-bedroom, and 20 three-bedroom apartments.

In addition to the residential component, the proposal includes the adaptive reuse of an existing heritage item for commercial purposes, as well as indicative roads and public open space to serve the new community.

A competitive design process is yet to be held, however submissions so far have come from SJB and&nbsp;<a href="/architects/dko-architecture">DKO Architecture</a>.

The project will&nbsp;align with current environmental standards, targeting an ecologically sustainable footprint.&nbsp;It will meet the newly legislated BASIX benchmarks, incorporate a fossil-fuel-free design, and implement various sustainability initiatives, including biophilic design and Heat Island Mitigation measures.

First look: New apartment plans filed for Erskineville's Ashmore precinct

Leading Sydney construction and development company <a href="/developers/deicorp">Deicorp</a>&nbsp;has spent the last six weeks filing development applications across Sydney, totalling well over 1,500 apartments.

In July they submitted plans in Zetland and Five Dock for two precinct-style developments. Their latest proposal is in&nbsp;<a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a>&nbsp;where they're planning a 17-level tower which will support&nbsp;the NSW Government’s vision to deliver more housing close to the Northwest Metro line. &nbsp;

Designed by the award-winning architectural practice <a href="/architects/dko-architecture">DKO</a>, the 180-apartment tower will include affordable housing and be located 300 metres from the Macquarie Park Metro rail station and Macquarie Park Shopping Centre. &nbsp;

The application for the proposed redevelopment of 161 Herring Road and 13-15 Lachlan Avenue Macquarie Park, which will include a mix of one, two and three-bedroom units, has been lodged with the NSW Department of Planning as a State Significant Development. &nbsp;

The proposed development will include 27 affordable housing units that will be managed by a registered community housing provider. &nbsp;

The proposed building will include a rooftop garden and lookout space, upgrades to the surrounding streetscape and outdoor communal spaces. In addition to environmentally significant trees being retained on the site as part of the proposed development, a further 58 trees were planted on the site to provide more tree canopy coverage. &nbsp;

The planned development, which will include recycled water, onsite solar energy generation and energy efficient design, will aim for an industry-leading 7-star average rating under the &nbsp;Nationwide House Energy Rating Scheme (NatHERS).&nbsp;

Deicorp submitted plans for two mixed-use precincts in July. The first application was in Zetland where they're proposing a nine-building precinct on a&nbsp;<a href="/new-apartments/130-joynton-avenue-zetland">2.86-hectare Joynton Avenue site</a>, the former AusGrid facility they secured two years ago.

There will be a total of 574 apartments at a cost of just over $300 million.

Akin to its other&nbsp;<a href="/new-apartments/zetland-nsw-2017">Zetland apartment</a>&nbsp;development Downtown, the new development, dubbed Joynton Square in the planning documents, will have extensive retail at street level.

Their largest development, another classed as a State Significant Development, is in <a href="/developments/five-dock-nsw-2046">Five Dock</a>&nbsp;where they've submitted the first stage of a six-tower development with 1,185 apartments, of which 15 per cent will be affordable.

The apartments will sit above a six to eight-level podium that will comprise commercial and retail spaces, including a full-line supermarket and an indoor recreation facility.
