Cbus Property and joint venture partner&nbsp;Galileo Group has revised plans for their new North Sydney apartment development following the introduction of new height limit allowances if affordable housing is factored into new developments.

Urban revealed in mid-2022 <a href="/news/nsw/first-look-cbus-lodge-plans-for-striking-walker-street-apartment-tower-in-north-sydney">Cbus' original plans</a> for the new on a prime 3,950 sqm site across 173-179 Walker Street and 11-17 Hampden Street.

They've gone back to the drawing board and brought in Rothelowman to rejig the plans, add more levels, and reconfigure the apartment mix. Cbus is now proposing 258 apartments in a development dubbed East Walker Street.

The tallest building, Hampden House, will now rise 30 levels, three more than previously submitted, and home 161 one, two, three and four-bedroom apartments.

Gone are the contemporary terraces that were proposed two years ago. Now a new building, still dubbed Walker Terraces, will span 12 levels and have 78 apartments, 11 of which will be part of the&nbsp;Voluntary Planning Agreement (VPA).

The agreement requires five per cent of the dwellings to be allocated for affordable housing, contributing to the broader effort to increase housing supply in well-connected urban areas.

While the documents submitted to the North Sydney Council suggest 11 apartments will be part of the VPA, they also say the other 67 apartments in Walker Terraces will also be affordable. That triggers the new 10 per cent affordable housing criteria as part of new developments which allows developers to push heights and floor spaces up by 30 per cent.&nbsp;

The term "affordable" means apartments will be offered at around 20 to 25 per cent under market rate.

There is a third building proposed on the large site, a five-level building connected to Hampden House. That will have a handful of apartments and a rooftop lap pool.

The new application&nbsp;represents the latest iteration in the site's development, which has undergone two previous concept designs.&nbsp;Local architecture and design firm fjmtstudio designed the 2022 plans, after SJB had had a crack on behalf of Avenor, who sold the site to CBUS in a joint venture&nbsp;for around $150 million in 2021.

The new&nbsp;<a href="/architects/rothelowman">Rothelowman</a>&nbsp;proposal&nbsp;aims to address several key issues identified in the previous planning envelope and original development application, the documents suggested.

The issues identified include improving solar access to neighbouring properties, increasing the width of the podium setback for tree planting, and ensuring the facade expression responds to adjacent heritage items.&nbsp;

Rothelowman has incorporated a terraced form at the top of the tower to minimise overshadowing impacts on neighbouring properties, particularly 88 Berry Street and Doris Fitton Park.

The new proposal also includes a two-level transitional podium that more naturally connects the tower with a smaller building on Hampden Street and allows for more planting areas, allowing the precinct to make a generous offering to the street and neighbourhood as a whole, maintaining the leafy green character of the existing context.

The new design also consolidates communal spaces on the ground floor to provide diverse amenities for residents.

On the original submission in 2022,&nbsp;<a href="/developers/cbus-property" target="">Cbus Property</a>’s Chief Executive Officer Adrian Pozzo&nbsp;told Urban the intention is to develop high-end owner-occupier residences in this fabulous location, with views across the eastern side of Sydney Harbour and northern Sydney.

“In recognising the prime location of the site within close proximity of the vibrant and burgeoning North Sydney CBD, we seized the opportunity to create this partnership to deliver this outstanding residential development opportunity,” Pozzo said.

Cbus works nationally on large-scale residential projects. They're currently developing 111 Castlereagh Street, the transformative redevelopment of the former David Jones department store on Castlereagh Street.

The original department store, dating back to 1938, will be restored and converted into a nine-level podium, a mix of commercial office space and retail, while a new structure with luxury apartments will rise a further 20 levels.

Cbus' latest in Brisbane is the recently completed 443 Queen Street, a 47-level tower with 264 apartments, while down in&nbsp;Melbourne their next apartment project will be on the dress circle St Kilda Road, opposite Albert Park, on a <a href="/news/vic/cbus-property-set-for-first-st-kilda-road-apartment-development">prime site they secured late last year</a>.

Boutique developer Callex Group is heading to Kew for its latest venture.

Callex is plotting a small development of just seven apartments on an already cleared 1,266 sqm site at&nbsp;9 O’Shaughnessy Street, walking distance to Kew Junction, Glenferrie Road shopping precinct and Victoria Gardens.

The proposed development includes one two-bedroom apartment and six three-bedroom apartments, along with 15 car spaces and six bicycle spaces.

The design by <a href="/architects/carr-design">Carr</a> incorporates elements from the existing built environment, using textures and tones that complement O'Shaughnessy Street and the adjacent Foley Reserve.&nbsp;

"Given the varied roof forms and architectural styles on O’Shaughnessy Street and neighbouring streets the design intentionally reads as a singular and recessive form in its massing and materiality, especially to street and the reserve to the south," Carr noted in their submission to the local council.

"Movement through textured render, hit and mix brickwork for screening devices and a layered landscaped proposal all contribute to a design sited comfortably within its context."

The apartment layouts focus on connecting internal spaces with external environments, ensuring ample daylight, natural ventilation, and views.&nbsp;

Each apartment has primary views towards O'Shaughnessy Street or Foley Reserve, with dual aspects to prevent purely south-facing units.

Landscaped by <a href="/landscape-architect/acre">Acre</a>, new canopy trees will be planted around the front, side, and rear of the property to mitigate visual bulk and provide necessary screening.&nbsp;

The future development will sit near educational institutions including Xavier College, approximately 800 metres east, and Trinity Grammar School, about 1.1 kilometres north-east.

The <a href="/new-apartments/kew-vic-3101">Kew</a> Activity Centre, which features supermarkets and other amenities, is located approximately 850 metres north along High Street.

Queensland property developer MAYD Group has been greenlit for a $350 million luxury hotel and residential masterplan development in North Kirra.

They've secured approval for a 160-key hotel room and 60 luxury residences including two penthouses and five unique double-storey beach houses.&nbsp;

MAYD, led by founder and director Todd Mould, amalgamated&nbsp;eight sites fronting Pacific Parade, Golden Four Drive and Musgrave Street to create a 4,742 sqm beachfront site overlooking North Kirra Beach.

There will be two, three and four-bedroom apartments on offer, many benefitting from multipurpose rooms.&nbsp;

Exclusive to the building's residents will be an array of resort-style amenities including a private pool area with a sunken lounge and wet edge, a relaxation zone with sauna, shower and spa, yoga lawn, bar, barbecue facilities, a lounge and a cinema. Residents are also set to benefit from the hotel's five-star facilities, including a port cochere, valet room and laundry services, as well as the hotel pool, lounges and restaurant.

There will be abundant greenery on the podium, which aims to cool the street where a row of beach houses, complete with their own private green courtyards, will provide a residential scaled address to the street.

“The building designs feature deep usable balconies, sunhoods, screens, and an abundance of greenery to compliment South East Queensland’s sub-tropical climate and provide privacy, while expansive windows capture breathtaking views, drawing in the natural light and air deep into apartments," Symonds added.

First look: MAYD approved for North Kirra hotel and luxury apartment development

Award-winning developer <a href="/developers/kokoda-property">Kokoda Property</a> has been given the green light for its $1.5 billion Skyring Terrace project, the largest private development in Brisbane.

Located at 17-27 Skyring Terrace, <a href="/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe">Teneriffe Banks</a> will feature five distinct, slender buildings across 17,612 sqm which will become home to over 200 luxury residences, lofts and penthouses, and the first The Kimpton Hotels &amp; Restaurants. There will also be an expansive&nbsp;commercial offering including over 4,800 sqm of absolute waterfront dining and retail, and a redeveloped, purpose-built community centre.&nbsp;

The project’s architecture draws inspiration from Teneriffe’s iconic brick woolstores and structural remnants of the suburb's river industries and was designed with the subtropical Queensland climate in mind, maximising opportunities for outdoor and semi-outdoor active spaces.&nbsp;

Kokoda Property Founder and Managing Director Mark Stevens emphasised the importance of enhancing public accessibility to the Brisbane River as a key motivation for acquiring the Skyring Terrace site.&nbsp;

“Our vision for the project is to reignite the Brisbane riverfront for a new generation, with 9,331 sqm of the Skyring Terrace development dedicated to being open, lush green public spaces with sprawling laneways and a 220m riverwalk extension," Stevens says.

“With 53 per cent of the site being open, green and for public use, our vision sees this reconnection to the Brisbane River in a unique and creative way.

Palm Beach is in very much in vogue, and everyone's charging toward the beachfront.

While Sherpa and Ignite recently secured sites on the eastern side of the Gold Coast Highway, now 5Point, who is currently both developing and building Ophira just a few doors down, has more plans for the beachfront.

They've secured a prime 824 sqm site at 171-173 Jefferson Lane where they've submitted plans for Palm Shores, a nine-level building with 16 apartments.

The proposed project by <a href="/architects/plus-architecture">Plus Architecture</a>&nbsp;will have three and four-bedroom apartments, a market 5Point has doubled-down on in the last 12 months. The apartments will sit above three levels of basement, enough parking for 40 cars.

Plus said in the documentation submitted to the Gold Coast City Council that "it's all about the view."

"Put simply, water + sand," Plus wrote.

They said the crafted curves create a visual story of the site and the connection to the sand. The facade will feature grooved concrete panelling and prefinished metal fins to create a striking exterior.

The ground level of Palm Shores will home to two beach house-style units that will span two levels. Three-bedroom, half-floor apartments run from level three to the penthouses that start on level eight. They each have four bedrooms and their own private rooftop terraces with a swimming pool and outdoor dining area.

The apartments will range in size from around 156 sqm to 250 sqm, each featuring private open balconies off the living, kitchen, and dining areas, oriented towards the east to capitalise on oceanfront views.

The resident amenity will be on the ground level and include a pool, landscaping, deck areas, and day beds, oriented to receive sunlight throughout the year.

<a href="/landscape-architect/zone-landscape-architecture">Zone Landscape Architecture</a> has integrated planting elements within the built form, including a canopy tree as a key landscaping feature at the ground level.

The proposed development at Jefferson Lane is part of 5Point's broader strategy to contribute to the region's housing targets, as outlined in the ShapingSEQ 2023 plan, which emphasises the need for high-rise residential developments on the Gold Coast.

Recently Ignite swooped on a Palm Beach site that will bring a further 36 apartments to the in-demand market later this year.

5Point go again in Palm Beach with Palm Shores apartment development

Luxury developer Fortis is mixing up their Newstead, Brisbane project.

Fortis, who operate across the luxury apartment and commercial markets in Sydney and Melbourne, had been tinkering with the <a href="/new-apartments/12-kyabra-street-newstead">Kyabra Street site</a> since they acquired it for $5.775 million in early 2022 when it came with approval for an 11-level timber officer tower.

In February they sought to change the design of the building to create something more inkeeping with local architecture.

But now those plans are likely to be moot, given the recently submitted plans for a bureau^proberts&nbsp;designed building with 65 apartments. The architecture firm suggested in the planning documents that the new proposal both better aligns with changing market conditions and the local architectural context.

"The iconic form is a contribution to the future skyline of Brisbane and responds to the changing identity of its inner-city suburbs,"&nbsp;<a href="/architects/bureauproberts">bureau^proberts</a>&nbsp;noted in their design statement.

"Situated in an ‘inner city sustainable growth precinct’, 12 Kyabra St’s contribution of an increase in housing is in line with the precinct planning laid out by the Brisbane City Council."

They said the tower is anchored by a solid brick and masonry podium, softened by lush planting.

"The materiality pays homage to the iconic brick warehouses that define Newstead’s identity. This historical reference anchors the development in its context and provides a sense of recognizable identity to the streetscape."

The new 22-level tower will now house a mix of 54 two-bedroom and 11 three-bedroom apartments.

Vertical greenery and strategic screening will provide privacy while offering views of the city and river.&nbsp;

The building’s profile is slightly angled to capture long-term view lines to the CBD and allow filtered light into the apartments.&nbsp;Residents will also be provided with a rooftop and outdoor space with views of the CBD and the Brisbane River.

Fortis, the development arm of funds manager Pallas Capital, is currently developing its first Brisbane development, on the water at Kangaroo Point.

TWT Property Group's transformative $1 billion-plus masterplan in St Leonards is set to get larger.

TWT, which has around 9,500 sqm in the heart of St Leonards, has submitted plans to the North Sydney Council for a 4210 sqm site encompassing&nbsp;55-69 Chandos Street and 71-89 Chandos Street, St Leonards.

They're padding out the precinct, initially dubbed The Collective but referred to in the recent documentation as TWT Village, with another two mixed-use buildings that will home 137 apartments above retail, hospitality, and commercial office space.

<a href="/architects/smart-design-studio">Smart Design Studio</a> has put together plans for the two 11 and 12-level buildings, suggesting in their design statement that the large mixed-use sits within the evolving town centre of St Leonards and is a wonderful opportunity to create a distinctive and appealing architectural and urban response.

"Surrounded by greenery, the combined site will be framed by the proposed tree-lined Oxley Street linear public park and the new through-site-link which connects Chandos Street to the transport hubs of St Leonards."

The apartments on offer will be a mix of studio, one, two and three and four-bedroom apartments.

The Design Verification Statement said that combining the two Chandos St sites&nbsp;offers significant benefit, providing the opportunity to address key issues at an urban scale, such as the best location for the north to south through-site-link and combined public domain benefits, as well as allowing a cohesive and considered approach to the architectural design of the buildings.

"A consistent approach to the architectural expression is established for a greatly improved urban outcome," the statement read.

"Combining what was originally four sites provides the opportunity to apply a more uniform approach to the design of the buildings to achieve a strong and appealing design outcome."

Ethos Urban says the TWT Village refers to a large landholding within St Leonards that is being delivered by TWT Global, whereby several different planning applications have been lodged and approved.

"Whilst all these proposals are capable of standing alone and can be addressed, constructed and operated independently from each other, it is anticipated that these buildings will become an interconnecting village."

Earlier this year <a href="/news/nsw/twt-appoint-westbourne-construction-to-build-first-stage-of-1-billion-st-leonards-masterplan-the-collective">TWT apppointed Westbourne Constructions</a> as the builder of the masterplan.

The inaugural phase of The Collective will introduce 93 residences with one to four-bedroom configurations. The low-density design has been created by Team2 Architects and will have interiors by DBI.

There's not too much more opportunity to develop in Rainbow Bay.

The popular area in <a href="/developments/coolangatta-qld-4225">Coolangatta</a>, named after the beach facing the famous surf break, has gone through a transformation in the last few years, with low-rise, 1960s buildings making way for new luxury apartment projects by several notable developers.

But Newmil Developments, run by Chris Newman and Mark Milton, has carved out 546 sqm on Eden Avenue, one row back from the beach, where they're planning a luxury owner-occupier building.

They've had Stuart Osman Building Design put the plans together for <a href="/new-apartments/dayana-on-eden-coolangatta-41-eden-avenue-coolangatta-qld-4225">Dayana on Eden</a>, just eight full-floor apartments across a nine-level, code-assessable building.

The six three-bedroom apartments offer around 220 sqm of internal living space, while the sole two-bedroom unit, on the ground-level, has 140 sqm and sits next to the communal resident pool.

The penthouse sprawls across two levels and has four bedrooms and a private rooftop terrace with a swimming pool.

The Town Planning Report by HPC sugested the&nbsp;proposal delivers a high-quality residential development, that is responsive to its context and enhances the character of Rainbow Bay.

"The development optimises the site location in proximity to a range of community and social infrastructure and introduces a high-quality urban infill development which increases housing stock in the locality.

"The design compliments the subtropical, coastal nature of the area with design and serves to contribute to the built vernacular of the Coolangatta area."

The building will place a two-level, three-unit brick walk up that had been in the same family since 1980 when it cost $125,000.

First look: New full-floor apartments pitched for Rainbow Bay

An architecturally pleasing apartment building looks set for Southport's centre.

Plans have been filed by Option Group, the funds manager and property development firm run by the Sydney-based Paul Hanna, for a 10-level apartment development on a 1,416 sqm site at 44-46 Eugaree Street, a stone's throw from the centre of the Gold Coast suburb.

<a href="/architects/ferro-chow-architects">Ferro Chow Architecture</a>&nbsp;has designed the striking tower that will home 68 one, two and three-bedroom apartments.

The architecture of the building incorporates a high degree of articulation with recesses, curves, and a variety of materials and colours to achieve a visually appealing appearance that aims to integrate with the architectural character of Southport.

Ferro Chow said the design philosopohy of the project revolves around the concepts of modernity, timelessness, and elegance, with a strong emphasis on minimalism.

"The primary purpose of this project is to provide a contemporary living space that caters to the evolving needs of residents while seamlessly blending with the urban landscape and functional design, offering a high standard of living for its residents," the design statement by Ferro Chow Architects read.

"The design style of the apartment building is rooted in modern, timeless, and elegant architecture. The minimalist approach ensures a clean and uncluttered aesthetic, fostering a sense of tranquillity within the living spaces."

They said the building's facade is a standout feature, with a wavy design inspired by the natural elements of sand, timber and rocks.

"This design element not only provides visual interest but also breaks up the building’s mass, creating a dynamic and inviting appearance, and connecting it to the surrounding environment."

Each level of the building will home eight apartments. The 68 units are split into&nbsp;25 one-bedrooms, 39 two-bedroom, and four three-bedrooms.

The apartments extend to private balconies, accessible from the living and dining areas.

Residents will have access to communal facilities, including a pool, BBQ area, sauna, gym, and a function room, while the&nbsp;ground floor will also offer landscaped open spaces.

The Eugaree development will be located near Ellis Family Park, K Town Shopping Centre, various schools, and public transport options, including bus stops and the Nerang Street light rail station.

New off the plan apartment developments in <a href="/new-apartments/southport-qld-4215">Southport</a> have been few and far between. Apart from the $1 billion Imperial Square developmebt by Robert Badalotti's Azzura, the only new development in recent times has been <a href="/new-apartments/eden-garden-residences-20-bauer-street-southport">Eden Garden Residences</a>, the 54-apartment project that launched in late 2023.

New apartments planned for Southport

Josh Foote's Ignite Projects is heading back to the Palm Beach sand, filing plans for its latest luxury beachfront project.

Having acquired a development-approved site a few months ago from GV Property Group, <a href="/developers/ignite-projects">Ignite</a>, who has had success on the <a href="/developments/palm-beach-qld-4221">Palm Beach</a> beachfront previously with Cabana, has scaled back plans to be more in keeping with the Palm Beach beachfront.

Now on the desks of the Gold Coast City Council is <a href="/new-apartments/retreat-palm-beach-1177-jefferson-lane-palm-beach-qld-4221">Retreat Palm Beach</a>, a nine-level building by Plus Architecture with 36 apartments. There will be four two-bed apartments and 32 three-beds, 31 of which also have a multi-purpose room.

Josh Foote told Urban the new project will follow the same blueprint as Cabana, 30 apartments up the road that was one of the fastest selling developments in the Gold Coast in 2021.

"Cabana was so well received, it would have been silly to not take the opportunity to recreate something similar when we know that market so well," he said.

"We've had Plus come in and create a facade that is something fresh and challenges convention a little compared to what's come before in the area."

One of the key focuses for Foote is on the communal area on the ground level.

"We want this space to become an urban retreat for residents, within the confines of the building.

"Of course one of the biggest drawcards will be the proximity to the beach, but we want this space to act as a retreat from the beach. "The design will evoke a Mediterranean day spa ambiance, characterised by organic and natural elements, featuring a sculpted lagoon pool and floating day beds."

Much like several developers on the Gold Coast who are wanting to avoid any problems with construction, Foote will be bringing construction in-house for the new project.

"It's a matter of wanting to control the quality and delivery from concept to completion," Foote says, adding that they'll be ready to start construction in early 2025. Sales and marketing is expected to commence in Q3 2024, with the new development application code-assessable so it should fly through its approval process.

"We considered numerous elements before finalising the layout of the floor plans to ensure the best possible outcome,"&nbsp; Foote says.

"It ticks a lot of boxes for downsizers."

GV Property Group's Luke Reaby says there aren't many more opportunities to create a project of the scale of this one, namely due to the fact the lack of supply coming to the market, as well as the ability to amalgamate a site of this size.

"We're in constant communication with every owner on the beachfront and Jefferson Lane and believe these sites will become more scarce everyday, especially four blocks in a row like this one," Reaby says.

"We sold the unit block then approached the neighbours to the north to make the site larger which has allowed for a better scheme to be put to Council."

Reaby says there were multiple offers from local developers, as well as a consortium of investors from the local area who looked at it as a landbanking opportunity.

Ignite is taking the wraps off its luxury Main Beach apartment development, The Monaco, just 24 half and full-floor apartments that sold out with an average sale price of $4.6 million.
