The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Australia's building and construction crisis will cost $6.2 billion in remediation and associated costs, according to new research commissioned by the construction union.
The independent research, undertaken by Equity Economics and contained in the report 'Shaky Foundations: The National Construction Crisis', analysed the additional costs to owners of remediating water leaks, fire safety breaches, structural failure and combustible cladding and associated costs, in apartment buildings constructed within the last ten years.
The research also found that over 3,400 apartment buildings across Australia had defective, non-compliant combustible cladding installed, and would require remediation work to make the buildings safe.
CFMEU Construction and general division national secretary Dave Noonan said that the cost of Australia's building and construction crisis was now clear, and unfortunately often homeowners would likely be the ones to foot the majority of the bill.
"Australia's building and construction crisis will cost a staggering $6.2 billion to fix apartments they've already paid for."
"This includes the cost of remediating water leaks, fire safety breaches, structural failure and combustible cladding, and costs associated with increased insurance premiums, legal fees and alternative accommodation."
He added that in some cases, the costs of this remediation has been up to $165,000 per dwelling.
Australia's building and construction crisis was brought about by a range of factors the union has been raising concerns over for some time.
"This is the result of the construction industry's obsession with 'deregulation' at any cost, and poor oversight by government," Noonan added.
"It's the result of years of not enforcing building standards and of allowing industry to 'self-approve' with little or no oversight. Often, it has fallen on the union to blow the whistle."
Noonan also said that a national problem required a national solution and that the union was willing to work with government to resolve these important issues for the community.
"We'll be producing detailed policy solutions and will work with the Federal and State governments across Australia over the coming months. Now is the time to come together – not silence dissent," he concluded.

Cladding, cracks and shoddy apartments to cost Australians $6.2 billion to repair: CFMEU

Raine &amp; Horne Double Bay are among the many real estate agency's across the country who will be helping to raise money at the upcoming the Real Estate Sleepout at Bondi Beach.
The <a href="https://youthoffthestreets.com.au/event/real-estate-sleep-out-2019/" target="_blank">Real Estate Sleepout</a>, held on the Bondi sand on Monday night, helps fight homelessness as agents and real estate employees sleep rough for the night on the beach.
Raine &amp; Hourne Double Bay's business development manager Matthew Serrao says he is hoping to raise $5,000 for the charity. 
“Whether the kids are homeless due to poverty or child abuse, the statistics are worrying. We want to do our bit to help,” said Mr Serrao, who has raised more than $1,000. 
“We have decided to contribute to at least three charity events each year, as we don’t want to take our good fortune for granted. Just last week, my water supplier cut the water off for 15 minutes, and I was caught short. 
“Then I stopped and thought about those less fortunate on the streets who we are supporting next week.”
With single-digit temperatures forecast for Monday, Serrao said his team is planning for the chilly conditions on one of Australia’s most famous beaches.
“We’re preparing as well as we can. But unlike the tens of thousands of homeless people, we are only living rough for one night,” he said.
“We could easily have just donated some dollars, but by sleeping on the beach for one night, we’re experiencing a little of the horrors of homelessness for ourselves.”
Patrick Cosgrove, associate director of Raine &amp; Horne Double Bay, is supporting the sleepout to promote greater awareness of youth homelessness. Cosgrove has also raised $1,000. 
“I support several charities. However, I’m troubled by the lack of community awareness about the 40,000 children sleeping on the streets every night,” he said.
“When we think of people living on the streets we think of adults, we never think of children.
“This is a great cause because we are helping to provide funding and awareness for people who can’t help themselves.”
Cosgrove said sleeping rough on Bondi Beach will prove to be a fantastic team-building exercise.
“Apart from the team members sleeping on Bondi Beach, most of the other members of our team have got behind the fundraising.”
The event is supporting the work of Father Chris Riley’s Youth off the Street, a nondenominational community organisation that is fighting to reduce the numbers of minors living rough.
On any given night, there are 116,427 homeless Australians, 43,555 of those being young people.

OBrien Keysborough agent Darren Hutchins said more than 200 groups had toured the ex-display home during its campaign.
The 446 sqm home had passed in at $911,000, the Herald Sun reported.
Its listing went viral on realestate.com.au, with more than 64,000 views, well above the suburb’s average of 83 visits per property.

Indian batsman Shikhar Dhawan sells Melbourne home

The former matrimonial home of legendary boxing trainer Johnny Lewis was passed inn at weekend auction after being listed by his ex-wife Ingreed Rojas.
It was passed in at $2.5 million, after having a $2.8 million price guide for the 1900 renovated house in Marrickville.
There were two bidders, with an opening bid of $2.2 million.

They've appointed the Ray White Double Bay agent Evan Williams as an associate director.
Williams, who worked alongside Gavin Rubinstein at the Double Bay office, told the Wentworth Courier it was Gavin who introduced him to Ray White Double Bay initially.

Guide Dogs Australia Access Consultant Luke Price shares with <a href="/">Apartments.com.au</a> readers some of the many ways access consultants are able to help throughout the design and construction timeline, as well as commenting on assistive technology and the future of accessibility in Australia. Luke has extensive experience supporting the development of Public Transport Victoria infrastructure; design of schools, events, playgrounds, recreation facilities and more.

Apartments.com.au: Hello Luke, thank you very much for your time today. I’m interested to learn more about the process around assessing project designs to ensure they are accessible to individuals with disabilities or visual impairments. What are some key barriers and design considerations you need to look out for?

Luke Price: There are a number of key accessibility features we look for in a space to determine how easily a person with blindness or low vision will move through. We’re primarily looking for wayfinding features such as adequate and accessible signage, effective contrast on edges of stairs, glazing on glass including windows and sliding doors, suitable handrail systems that meet Australian standards, circulation spaces for someone using a mobility aid such as a white cane or Guide Dog to manoeuvre and tactile ground surface indicators, which you’ll be familiar with as the raised strips you often see at the train station. The Australian Standards include the internal space of the building and extend to the external pathway from the carpark or public transport drop off zone to the entrance of the building, so we are looking for wayfinding features along this entire journey. Key barriers to accessibility often emerge in older buildings or buildings which have not been designed with accessibility in mind. Any design elements tied into the structure of the building can create significant barriers as they’re costly to renovate, for example, there may be a tight corridor leading to a staircase creating a bottleneck that is difficult to navigate.

U: At what stage in the project timeline are your services generally employed? 

LP: Ideally, we are engaged in the design/planning phase of the project. The earlier we are engaged, the greater our ability to seamlessly weave accessibility features into the building's core design, as opposed to retro-fitting solutions post-construction. Temporary or non-permanent wayfinding solutions are often applied post-construction and can not only be less effective but may not be all that inclusive. I’m sure most readers will be familiar with the dusty old ramp which has been sitting in a rarely visited storage area only to be roughly fitted over a staircase to create wheelchair access, not only is this generally below safety standards but it doesn’t create an environment of openness to a person with disability entering the premises. That being said, in most cases, there are simple small added features which can drastically enhance the accessibility of the building, so we can really bring value to any stage from initial briefing through to construction and assessment of pre-existing buildings.

U: What are some design tools and techniques which can aid in creating a more accessible and comfortable environment for its inhabitants?

LP: The most effective technique is to put yourself in the shoes of a person with a disability and journey through the space to identify potential hazards and opportunities for improvement. Wearing a blindfold or simulated glasses that reduce the participant's vision and attempting to navigate a building can provide deep practical insights. It is also important to think of the functional purpose of the space, is there a particular activity or task to perform and how can this environment be best suited to that specific activity or task.

We highly recommend seeking feedback directly from patrons with a disability as they will have an innate knowledge of areas for attention.

U: Are there any developments in Melbourne which you believe provide an exemplary level of accessibility?

LP: It’s difficult to think of an example within Melbourne which provides a fully comprehensive accessibility design however, there are developments that contain strong elements. Namely, the Melbourne Metro train stations which have a network of Tactile Ground Surface Indicators (TGSIs) along with Beacon wayfinding technology to assist with audio directions e.g. Parliament, Melbourne Central and Flagstaff train station. Guide Dogs Victoria regional sites Bendigo and Geelong have been recently developed and as you would expect given the high volume of clients with who are blind or have low vision, have been designed with best practice at front of mind. As a society, we do have a way to go in improving accessibility but we are making great strides.

U: Do you have any case studies where access issues have had to be rectified?

LP: We recently worked with the MidSumma festival to provide access consultancy for the Pride March. There are a number of factors involved when assessing a large event for accessibility which are compounded by the fact that foot traffic numbers and traffic flow can be difficult to predict.

U: Could you please tell us a bit more about assistive technology in the built environment? What smart devices can be installed in complexes or apartments currently?

LP: Beacon technology has recently been rolled out across the major train stations in Melbourne to aid in the navigation of busy train stations. Essentially, Beacons sited around the station connect to the mobile app BlindSquare which provides an audio description of a space and instructions on how to get to key locations, such as the platform, service desk or bathrooms. The technology is now also available at Melbourne Zoo and would be a potential solution for large apartment complexes, particularly for finding communal spaces within the building. We’re also using QR codes in a similar fashion to Beacon technology, it’s as simple as attaching a QR code to a specific location for a person with blind or low vision to scan and again hear audio descriptions of the environment.

U: Where do you think the future of accessibility will go and what current features within the home/community spaces do you think still need improving?

LP: As we move toward a more inclusive society we are certainly seeing a greater level of awareness of accessibility in the design space. Having had 16 years’ experience in the industry I have seen big steps taken toward improved accessibility standards and policy, the Disability (Access to Premises – Buildings) Standards released in 2010 was one such big step, however meeting minimum standards does not always equate to a safe and dignified journey for people with blindness or low vision. To summarise, we’re heading in the right direction but we still have a long way to go, and when we consider how many buildings are still actively in operation from decades past there are plenty of opportunities to increase accessibility.

Ultimately, good accessibility is good business, creating a space that is inviting and welcoming will motivate people to come through the door, be they people with a disability or not.

The founder and managing director of Audience Development Australia is the owner of the home designed by Peter Stutchbury and colleague Marika Jarv.

The Wedge House was built between 1998 and 2000 for Deon and Kim Hubner, co-founders of not for profit organisation Living Ocean.
The three-bedroom home is designed with two wedges that extend in opposite directions to take advantage of its position overlooking the beach.

It won the 2003 Australian Timber Design award after its build by Bryce Campbell and it sits in Pape Landscape gardens.

Audience researcher David Castran emerges as The Wedge House, Whale Beach buyer

The Wedge House, one of Whale Beach’s most identifiable properties, sold 24 hours ahead of its scheduled weekend auction.
The initial price guide had been $2.95 million with LJ Hooker agent David Edwards securing $3.15 million.
<div>The buyer was a  professional northern beaches couple who plan to move into the property as a primary residence.</div>
<div>It was sold by the TV audience researcher David Castran who listed as his time in Melbourne was now featuring far more in his work schedule.</div>

Architect Peter Stutchbury and colleague Marika Jarv designed The Wedge House.
It was built between 1998 and 2000 for Deon and Kim Huber, co-founders of not-for-profit organisation Living Ocean.
The eco-friendly three-bedroom home is designed with two wedges that extend in opposite directions.
It sits in gardens designed by Pape Landscape.
David Edwards said the resale price indicated that the Palm Beach/Whale Beach market is up close to 10 percent over the last six months., "particularly in the $2.5 million to $4 million price range."
