Fortis has secured approval for a 57-room hotel at Richmond Square, marking another milestone in the delivery of the $330 million mixed-use precinct in Melbourne's inner east.

The hotel will occupy Levels 1 and 2 of Carmine House and forms part of Fortis' vision for Richmond Square, a precinct that will bring together apartments, hospitality, wellness and lifestyle offerings between Richmond and Cremorne.

Once complete, <a href="https://www.apartments.com.au/new-apartments/richmond-square-1-wiltshire-street-richmond-vic-3121">Richmond Square</a> will comprise 107 residences across Wiltshire House and Carmine House, alongside the hotel, hospitality venues, wellness facilities and a range of services aimed at both residents and visitors.

The approval adds another layer to what Fortis is creating at Richmond Square, as developers increasingly look beyond standalone apartment buildings and towards mixed-use precincts that provide amenity and activation beyond the front door.

Jordan Winada, Head of Acquisitions (Commercial) Victoria at Fortis, said the approval was an important step in delivering the broader vision for the project.

The approval comes as owner-occupiers continue to dominate Australia's new apartment market, with buyers increasingly seeking developments that offer convenience, flexibility and lifestyle amenity alongside their homes.

Winada said buyers are now placing greater emphasis on the broader precinct and surrounding amenity when making purchasing decisions.

Having successfully expanded into a new region with its Caloundra apartment development, Sunset by Dusk Group, growing South East Queensland developer Dusk Group is again venturing into new territory.

The developer has lodged plans for a 70-apartment project in the Moreton Bay region, to be known as <a href="https://www.apartments.com.au/new-apartments/sunrise-on-sutton-25-sutton-street-redcliffe-qld-4020">Sunrise on Sutton</a>, named after its prime Sutton Street location, just one street back from Suttons Beach.

Dusk Group Directors Huw Feeney and Anthony Short seized the opportunity to acquire the near-1,800 sqm amalgamated corner site at Sutton and Ella Streets for their first project in the area.

They have again enlisted MAS Architecture Studio, the architects behind Sunset by Dusk, to design the new eight-storey development.

The building will comprise a mix of one, two and three-bedroom apartments and has been designed to maximise views towards Suttons Beach, Margate Beach and Moreton Bay.

Pending approvals, the project could launch before the end of the year.

Positioned within walking distance of Suttons Beach, Bluewater Square, Redcliffe Hospital and the Redcliffe Paceway, the development will sit within one of the peninsula's increasingly urbanised coastal pockets.

Redcliffe's new apartment market remains exceptionally tight, with Gardner Vaughan Group's One Redcliffe currently the only new apartment development actively being marketed in the beachside suburb.

An entity directed by HSN's Rafi Assouline and Rebel Property's Allen Linz has filed plans for an impressive new precinct in Woolloomooloo.

The major mixed-use development would transform a prominent William Street site into a new residential village anchored by affordable housing and a large public park.

The proposal, submitted as a State Significant Development Application, covers 164-172 and 174-194 William Street, a 6,398 sqm site between Forbes Street and Dowling Street on the southern edge of Woolloomooloo.

Designed by fjcstudio in collaboration with Bangawarra, Studio Bright and Tribe Studio Architects, the scheme would deliver 227 apartments across four residential buildings ranging in height up to 18 storeys, alongside retail space, public domain improvements and a new publicly accessible park.

It's another design scheme for Rebel, who took <a href="https://www.apartments.com.au/news/nsw/first-look-rebel-property-group-takes-woolloomooloo-precinct-to-nsw-government">concept plans to the NSW Gov late last year</a>.

The latest plans will be a mix of 167 build-to-sell apartments and 60 affordable apartments, with the affordable housing component representing 15 per cent of the project's gross floor area. The apartment mix includes 12 one-bedroom, 53 two-bedroom, 89 three-bedroom apartments and 13 penthouses, while the affordable housing component would comprise 42 one-bedroom and 18 two-bedroom apartments.

Rebel Property is seeking to take advantage of the NSW Government's infill affordable housing bonus provisions under the Housing SEPP, which provide additional floor space and height in exchange for the delivery of affordable housing for a minimum of 15 years. The planning pathway allows a 30 per cent increase in floor space ratio and building height where 15 per cent of the development is dedicated to affordable housing.

At the centre of the development is a 1,356 sqm sunlit public park designed to become a new community gathering space at the gateway to Woolloomooloo. The park would be complemented by a network of pedestrian laneways connecting William Street with the surrounding streets, improving permeability through what is currently a largely impermeable block.

The design team says the public domain has been heavily influenced by the site's topography and Aboriginal cultural heritage, drawing on the escarpments, gullies and landscape characteristics that historically defined the area before urbanisation. The landscape design has been developed in partnership with First Nations consultancy Bangawarra.

The project would be delivered across four separate buildings. The William Street East and William Street West buildings, designed by fjcstudio, would contain the majority of the apartments. Melbourne-based Studio Bright has designed the Forbes Street building, while Tribe Studio Architects is responsible for the Dowling Street building.

Rebel had secured approval for the concept plans late last year.

First look: HSN, Rebel, advances Woolloomooloo precinct plans

A locally heritage-listed furniture showroom on Water Street is set to become the centrepiece of a new mixed-use residential development as local developer&nbsp;<a href="https://www.apartments.com.au/developers/keylin-group">Keylin</a> seeks approval for <a href="https://www.apartments.com.au/new-apartments/lotus-on-water-street-290-water-street-fortitude-valley-qld-4006">Lotus on Water Street</a>, a 15-storey project on the Fortitude Valley side of Spring Hill.

The proposal spans 290 Water Street and 137-141 Warry Street, combining several properties into a 2,869 sqm site that sits between Fortitude Valley, Spring Hill and the rapidly evolving Victoria Park precinct. Keylin's plans would deliver 132 apartments alongside new retail, hospitality and commercial space, while retaining and repurposing the historic Brunswick Home Furnishers Showroom that fronts Water Street.

Designed by <a href="https://www.apartments.com.au/architects/jackson-teece">Jackson Teece</a>, Lotus on Water Street comprises a 12-storey residential tower rising above a three-storey podium and communal rooftop terrace. The development includes 76 apartments classified as multiple dwellings and a further 56 units proposed as short-term accommodation, designed to be flexibly used as either accommodation or permanent residences. The apartment mix comprises six one-bedroom, 54 two-bedroom and 16 three-bedroom homes.

Residents would have access to an extensive rooftop recreation level spanning more than 1,200 sqm of communal open space. Plans include a pool, gym, sauna, infrared sauna, yoga area, library, private dining room, barbecue facilities and landscaped entertainment spaces, making the rooftop the project's largest shared amenity offering.

At street level, the proposal focuses on the adaptive reuse of the heritage buildings along Water Street, where 518 sqm of retail and commercial space is planned across shop, office and food and drink outlet uses. A permeable residential lobby would be positioned between the retained heritage buildings, creating a pedestrian connection between the historic streetscape and the new tower behind.

The heritage retention strategy is central to the scheme. The development application notes that the Brunswick Home Furnishers Showroom and adjoining heritage buildings will remain, with only non-significant structures on the site earmarked for removal under a previously issued Heritage Exemption Certificate. Levels one and two of the new podium are recessed behind the heritage façades to maintain their prominence within the streetscape.

Jackson Teece has drawn inspiration from the site's manufacturing history when designing the podium. The planning documents state that the façade incorporates perforated metal screening that references the woven and rattan furniture historically produced on the site. Cascading and climbing plants are integrated throughout the podium to soften the building's presentation and screen parking levels behind. The landscape strategy also informs the project's name, Lotus on Water Street, drawing on the historic Spring Hollow waterholes that once ran through Spring Hill and the blue water lilies associated with Meeanjin, Brisbane's traditional name.

The proposal also incorporates the neighbouring property at 141 Warry Street, currently occupied by a healthcare service. The existing building would remain, with nine dedicated parking spaces allocated within the new development to support its ongoing operation. In total, Lotus on Water Street proposes 117 car spaces, including 110 resident spaces and seven visitor bays, alongside 100 bicycle spaces.

The site sits within the Spring Hill East Precinct of the Spring Hill Neighbourhood Plan and is positioned around 650 metres from both Fortitude Valley Station and Exhibition Station. It is also within walking distance of the King Street precinct, Royal Brisbane and Women's Hospital, Herston Quarter and Victoria Park, which is earmarked to become a major venue precinct ahead of the Brisbane 2032 Olympic and Paralympic Games.

Planning documents describe the location as a key gateway between Spring Hill and Fortitude Valley and highlight the area's increasing importance as new transport infrastructure and Olympic-related investment reshape Brisbane's inner north. The development team argues the project will contribute additional housing supply while activating a section of Water Street that has historically received less investment than other parts of the Valley.

Keylin has become increasingly active across Brisbane and southeast Queensland, assembling sites in strategic inner-city locations. They are currently selling and delivering <a href="https://www.apartments.com.au/new-apartments/oria-spring-hill-447-gregory-terrace-spring-hill-qld-4000">Oria Spring Hill</a>, just over 140 apartments due for completion in 2027.

Keylin plans heritage-led Lotus on Water Street apartment development in Fortitude Valley

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Controversial designer grandads Mitch Edwards and Mark McKie have listed their unsold North Bondi apartment for November auction, having secured their latest flipping project on the northern beaches.
The duo, who have slipped from being initial bookmakers’ favourites to win The Block 2019, have struggled to find a buyer of their two-bedroom North Bondi offering (below).

The Block's Mitch and Mark set North Bondi auction after buying Newport project

The Coogee residence, Smithfield Grange, found its next owner on the weekend after selling for $6.3 million.
They plan to restore the magnificent 1880s Italianate mansion as their home.
It is currently a rental premises with 12 bedrooms grossing $307,000 income, at $500 a week per room.
Gavin Rubinstein and Oliver Lavers of Ray White TRG secured the sale of the 1100 square metre holding which last sold for $705,000 in 1990.
It has been tenanted since the 1940s.
Randwick Council has indicated it intended to issue a fire safety order on the home which was built for John Starkey, who manufactured cordial, aerated water and ginger beer.
His wife Fanny died in 1893 and he passed away just five years later when The Daily Telegraph put the value of his estate at £101,137.
UK ex-pats, the Starkey brothers were producing 4200 dozen bottles each week by the mid-1870s — their ginger beer output was the largest in the Southern Hemisphere.

Heritage Smithfield Grange, Coogee trophy sells for $6.3 million

Former Port Adelaide AFL star turned TV presenter Warren Tredrea has listed the Adelaide family home.
The Lawrie Street terrace at Henley Beach, west of Adelaide, was bought near new in 2016 for $920,000, a year after it was built.
It has three bedrooms, two bathrooms and a study. The open plan living, kitchen and dining area flows to an entertaining alfresco area.
The balcony at the front of the home looks out to the AFL posts on the fields of St Michael's College where Tredrea was kicking goals in his youth. He won the student athlete award in 1995.
The property has a guide of $1.02 million to $1.05 million. 
Tredrea was a one-club man, pulling on the Port Adelaide jersey over 260 times, including winning the 2004 Premiership, Port Adelaide's first in history.
He is now a weekday sports presenter on Nine News Adelaide.

Noosa's busy apartment market has seen another prestige sale with a $5.5 million beachfront deal.
It was an off market sale of the strip's best known apartment, The Starlight Suite in the Netanya beachfront resort on Hastings Street.
Its whisper quiet sale was through Richardson &amp; Wrench Noosa agents Shane McCauley and Frank Milat.
The three bedroom penthouse with a study and two private terraces had previously belonged to Mike Chapman, the famed songwriter for wrote the words for the Tina Turner hit, Simply the Best.
Chapman bought a one and a two bedroom apartment, before commissioning Joan Moore of JDM Designs to create the combined 145 square metre space with 100 square metres of terraces.
It last sold for $3.65 million in 2014.
Last year the now US-based Chapman sold Cintamani, his redundant Noosa hinterland weekender, for $4.25 million.

Noosa's Starlight Suite in Netanya sells for $5.5 million

Things are going from bad to worse for the 132 owners in the defective Mascot Towers complex in Sydney.
Residents were <a href="/news/mascot-towers-residents-await-causes-of-cracking">evacuated in June</a> after cracking in its beams forced them out.
Now there are more cracks appearing, and the already noted cracks are getting wider.
Urgent repairs are now required to avoid a structural failure.
Owners and residents were updated by a structural engineer commissioned by law firm Mills Oakley yesterday. 
They raised a significant concern toward  an increased cracking in the basement footing slab which supports the towers.
“(We) have been advised that remediation of the bearing capacity of the soil underneath the slab is now required on an urgent basis so as to avoid a structural failure in the north eastern tower one corner,” the advice reads.
Cracks currently range between 0.2 and 0.5 millimetres.
“It is our current view that once the cracking reaches 0.8mm the structure would be deemed unsafe,” the structural engineer warned.
Sky News advised residents are not expected to return this year.

Earlier in the year it was suggested the neighbouring Peak Towers apartment block, developed by Aland, had affected Mascot Towers, a sentiment which engineering consultants agreed with.
Aland <a href="/news/not-us-says-aland-as-mascot-towers-crack-concerns-investigated-in-2011">rubbished the claims in June</a> and reportedly denied lawyers representing the Mascot owners corporation <a href="/news/aland-deny-any-mascot-towers-culpability-but-refuse-access-to-neighbours">entry to the building</a>.
Residents told how the basement carpark was flooded during the Peak Towers excavation.
The Mascot Tower was developed by the Elias family to a design by architect Krikis Tayler.
In the 2006 off the plan marketing prices started at $340,000 for a 72 sqm one-bed unit, from $450,000 for a 97sqm two-bed unit with two car spaces, and from $800,000 for 139sqm and three beds, also with two car spaces.

Mascot Towers cracks get bigger, with structural failure now feared

The Reserve Bank has signalled that more cuts to the official interest rate could come although they advised of concerns of refuelling a property bubble in Sydney and Melbourne.
The October meeting saw the cash rate cut to a record low of 0.75 per cent.
The RBA board minutes noted "the housing market and other asset prices might be overly inflated by lower net interest rates".
"This assessment would need to be reviewed if rapidly increasing asset prices were accompanied by materially faster credit growth, weak lending standards and rising leverage," the minutes noted.
The members saw a limited risk of excessive borrowing.
Members acknowledged that asset prices were part of the transmission mechanism of policy, including by encouraging home building.
"By themselves, higher asset prices were considered unlikely to present a risk to macroeconomic and financial stability.
"This assessment would need to be reviewed if rapidly increasing asset prices were accompanied by materially faster credit growth, weak lending standards and rising leverage.
"Although household debt was still considered high, members saw only a limited risk of excessive borrowing at the current juncture: household disposable income growth (and thus borrowing capacity) is weak; the memory of recent housing price falls is still fresh; and banks are still quite cautious in their appetite to lend."
The RBA members assessed that close monitoring of this risk was warranted.
The RBA minutes warned that global asset prices being driven higher by record low rates were exposed to any potential global shock given high debt levels that had run up since the global financial crisis.

Overly inflated Sydney and Melbourne housing prices concerns the RBA

There is a creeping trend of facadism that began permeating cities the world over in the 80’s. Since then, Melbourne has succumbed to such a trend with the gutting of heritage buildings to be swamped by their modern extensions. It is a contentious issue, but should we be accepting heritage in any form? Is this form of faux heritage the future of heritage preservation?

Heritage preservation in planning often feels akin to a cyclical game of cat and mouse. With the cat and the mouse roles changing from council to developer to public in a steady turn over. Any attempts to retain heritage can spark debate, but failure to do so sparks just as much.  There are many forces at work for heritage preservation in Victoria, from local heritage polices, overlays, neighbourhood character to the <a href="https://vhd.heritagecouncil.vic.gov.au/">Heritage Council Victoria</a> and <a href="https://melbourneheritage.org.au/">Melbourne Heritage Action</a>. All forces working to preserve as much heritage as possible. It is a subject that can really get peoples hackles up as it is so complex, particularly as our definition of heritage is ever-evolving as the building styles around us rapidly change.

One of the more contentious issues with heritage is facadism. Already rife in the cities of London, Toronto and Seattle, old buildings are being gutted and fixed with new modern extensions. Facadism is the act preserving the front of a heritage building and implanting a modern design behind or on top of the outward facing facade. It does have the impression of a last-ditch attempt to preserve heritage, seemingly at any cost.

For conservationists it is a nightmare, and facadism here is described as “the dirtiest word”. However, not everyone is a conservationist and to the regular person it might not be such a big deal. Certainly, someone whose life work is to preserve beautiful buildings, a façade creation would frighten to the very core. However, for the average Joe or Jane, should we be celebrating heritage preservation of any type as the streets around us change so rapidly? Maybe facadism is the sacrifice we have to accept for heritage and urban intensification to go hand in hand. 

The City of Port Phillip disagrees, wholeheartedly. The City of Port Phillip encompasses Albert Park, Balaclava, Elwood, Middle Park, Ripponlea, South Melbourne, St Kilda, St Kilda West and some parts of St Kilda East, Windsor, Port Melbourne, Southbank and Melbourne itself. It’s a big and important local government area connecting the city to the sea. The LGA’s new draft heritage policy is looking to avoid facadism altogether. 

It reads:

“Avoid ‘facadism’ where demolition results in the retention of only the façade and/or external walls”
</blockquote>

Their new <a href="https://haveyoursay.portphillip.vic.gov.au/heritage-policy-update">heritage policy</a> has now concluded public consultation, and any feedback is being included into the draft as we speak before consideration for Planning Scheme amendment in early 2020. 

The new policy is framing heritage differently, explaining that:

 “Heritage significance relates to the building as a three-dimensional form”
</blockquote>

Therefore, it is upon this interpretation of heritage that they hinge their decision for discouraging façade development. While façades help to create uniform street frontages of similar building styles, there are still features of a building within and around it that contribute to its heritage listing or grading. Therefore, City of Port Phillip is cracking down on facadism and favouring the retention of the whole building, not just the part that faces outwards. It is an area that is heavy with heritage overlays and many buildings are listed on the Victorian Heritage Database, so there is a lot of history that they are desperately trying to preserve. 

Its proximity to the City of Melbourne and the rife facadism happening there must’ve ruffled some feathers and scared some people in the City of Port Phillip enough to stop facadism in its tracks. There are some intense examples of facadism in the City of Melbourne. The former Turf Club Hotel is no longer slinging beverages but is towered by its behemoth glass extension rising from the heritage façade of the well-loved pub. There are other examples, including the currently under construction <a href="/buildings/paragon-318-queen-street-melbourne">Paragon Development</a> which is retaining the façade of the Celtic Club on Queen Street.

The proposal, prepared by <a href="https://www.melbourne.vic.gov.au/building-and-development/property-information/planning-building-registers/Pages/town-planning-permits-register-search-results.aspx?permit=TP-2019-36">Urbis for Bruce Henderson Architects</a> is currently being advertised but is heavily contested by the <a href="https://melbourneheritage.org.au/2019/06/20/7-hosier-lane-facadism-have-your-say/">Melbourne Heritage Action (MHA)</a>. Given the skinny nature of the famous lane, such an extension might not be a major burden on the sight lines of the hundreds of tourists that traverse it each day. Regardless, there is action at the MHA to rally troops to object against the newest facadism proposal for the City of Melbourne.

Much of Melbourne’s charm is provided by its older buildings, which, while not always of high individual significance, together provide cultural significance or interest, and should be retained in their three-dimensional form, not as two-dimensional facades as has sometimes occurred. 

However, such proposals are slipping through regardless.  

Facadism is a heavily contested topic, and often I personally don’t know where I stand. The most prominent issue with facadism is that, when it is executed there is no relationship between the façade and its extension. It is a weak compromise for the retention of heritage, a meagre facade swamped by monsters of glass and sleek concrete. When the contrast is so great, it is making a mockery of the heritage building that has been swept aside, huddled under a 26-storey mass. Extensions that bear little relation to the façade are jarring and often laughable. Whilst, it is important to distinguish between the two styles, and avoid reproductions, often the extension is so contrasting in colour and material and not appropriately set back, any respect for the façade is lost. 

Facadism also acts as a green light to more modern extensions, as the stripping of just one heritage building can begin to alter an entire precinct. It is all well and good for the City of Port Phillip to decide to avoid facadism altogether, but in terms of building grains, the City of Port Phillip is vastly different to City of Melbourne. Maybe facadism is the only way forward for true inner-city areas. There definitely is room for more sympathetic developments that don’t overpower or patronize the remaining heritage façade, one example being the <a href="/news/hotel-lindrum-the-latest-to-seek-high-rise-development">Hotel Lindrum</a> development on Flinders Street.

It is an issue sweeping big cities of the world who are clinging desperately to urban heritage. Should more areas of Victoria be following in the footsteps of the City of Port Phillip and be discouraging facadism altogether? Or should we be celebrating the fact that heritage is still being preserved, and accept its preservation however meagre? It certainly is a debate that now is more critical than ever.

Facadism: Pandemic of urban life or hard pill to swallow?

The Canberra property market has been in a stable position from the end of 2018 to early 2019, according to a recent Herron Todd White (HTW) residential report. 
The report suggests most Canberra suburbs have maintained median price points for standard dwellings while medium density and unit stock has seen some small declines.
Active sections of the market include standard housing at the entry level price points in some of Canberra’s fringe and outer suburban locations.
"Generally, purchasers are looking for large blocks within established suburbs that provide access to good education and employment services," the valuation firm said. 
"Entry level price points for this style of housing range between $550,000 and $650,000."
Most homes within this section of the market provide three and four bedroom accommodation, generally 30 to 60 years old and in many cases the dwellings are ready for some renovation and upgrading.
A three bedroom house at<a href="https://www.realestate.com.au/sold/property-house-act-rivett-131793810" target="_blank"> 30 Marlock Street, Rivett</a> (pictured below) has recently been sold for $585,000.
The updated home comprises three bedrooms, separate lounge area, combined family/dining room, and kitchen overlooking the rear garden. 
It's within walking distance to shops, public transport and the local oval.

"Inner suburban locations in Canberra’s north and south set a higher price point, generally $1 million plus. This section of the market is also relatively stable with families looking to move on the property ladder with their second or third acquisition," the valuation firm added. 
"Again block size, location and proximity to schools and other services are the main drivers. This section of the market ranges from $1 million to around $3 million."
A recent over $1 million sale was a three bedroom townhouse in Turner. 
The north facing townhouse at <a href="https://www.realestate.com.au/sold/property-townhouse-act-turner-131657854" target="_blank">2/13 Holder Street </a>(pictured below) has been sold for $1.2 million. 
It comes with four bedrooms, three full bathrooms, separate lounge, wine cellar, dual courtyards and double garage.

Market activity for property in the $3 million plus price point is slower, with buyers generally more discerning.
The report notes location, block size, build quality and level of inclusions are major factors influencing this section of the market.
Price points in the medium density unit market range from $200,000 to $275,00 for a one bedroom unit recently constructed in a fringe Town Centre location to $400,000 to $500,000 for a centrally located unit in Canberra’s inner north or inner south.
"Both investors and owner- occupiers are active, however strong supply within the medium density market has had an impact on activity.
"Being in close proximity to or directly in Town Centres including Tuggeranong, Woden, Canberra City, Belconnen or Gungahlin is important for rental return, low vacancy and potential future growth."
