A locally heritage-listed furniture showroom on Water Street is set to become the centrepiece of a new mixed-use residential development as local developer&nbsp;<a href="https://www.apartments.com.au/developers/keylin-group">Keylin</a> seeks approval for <a href="https://www.apartments.com.au/new-apartments/lotus-on-water-street-290-water-street-fortitude-valley-qld-4006">Lotus on Water Street</a>, a 15-storey project on the Fortitude Valley side of Spring Hill.

The proposal spans 290 Water Street and 137-141 Warry Street, combining several properties into a 2,869 sqm site that sits between Fortitude Valley, Spring Hill and the rapidly evolving Victoria Park precinct. Keylin's plans would deliver 132 apartments alongside new retail, hospitality and commercial space, while retaining and repurposing the historic Brunswick Home Furnishers Showroom that fronts Water Street.

Designed by <a href="https://www.apartments.com.au/architects/jackson-teece">Jackson Teece</a>, Lotus on Water Street comprises a 12-storey residential tower rising above a three-storey podium and communal rooftop terrace. The development includes 76 apartments classified as multiple dwellings and a further 56 units proposed as short-term accommodation, designed to be flexibly used as either accommodation or permanent residences. The apartment mix comprises six one-bedroom, 54 two-bedroom and 16 three-bedroom homes.

Residents would have access to an extensive rooftop recreation level spanning more than 1,200 sqm of communal open space. Plans include a pool, gym, sauna, infrared sauna, yoga area, library, private dining room, barbecue facilities and landscaped entertainment spaces, making the rooftop the project's largest shared amenity offering.

At street level, the proposal focuses on the adaptive reuse of the heritage buildings along Water Street, where 518 sqm of retail and commercial space is planned across shop, office and food and drink outlet uses. A permeable residential lobby would be positioned between the retained heritage buildings, creating a pedestrian connection between the historic streetscape and the new tower behind.

The heritage retention strategy is central to the scheme. The development application notes that the Brunswick Home Furnishers Showroom and adjoining heritage buildings will remain, with only non-significant structures on the site earmarked for removal under a previously issued Heritage Exemption Certificate. Levels one and two of the new podium are recessed behind the heritage façades to maintain their prominence within the streetscape.

Jackson Teece has drawn inspiration from the site's manufacturing history when designing the podium. The planning documents state that the façade incorporates perforated metal screening that references the woven and rattan furniture historically produced on the site. Cascading and climbing plants are integrated throughout the podium to soften the building's presentation and screen parking levels behind. The landscape strategy also informs the project's name, Lotus on Water Street, drawing on the historic Spring Hollow waterholes that once ran through Spring Hill and the blue water lilies associated with Meeanjin, Brisbane's traditional name.

The proposal also incorporates the neighbouring property at 141 Warry Street, currently occupied by a healthcare service. The existing building would remain, with nine dedicated parking spaces allocated within the new development to support its ongoing operation. In total, Lotus on Water Street proposes 117 car spaces, including 110 resident spaces and seven visitor bays, alongside 100 bicycle spaces.

Planning documents describe the location as a key gateway between Spring Hill and Fortitude Valley and highlight the area's increasing importance as new transport infrastructure and Olympic-related investment reshape Brisbane's inner north. The development team argues the project will contribute additional housing supply while activating a section of Water Street that has historically received less investment than other parts of the Valley.

Keylin has become increasingly active across Brisbane and southeast Queensland, assembling sites in strategic inner-city locations. Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Urban Q&A for Buildcap Managing Director, Stuart Biggs

Identifying underutilised land and rejuvenating new life into the area is a familiar game in property development. However, the specific category of urban renewal projects within the development industry take this process a few steps beyond the ordinary. Defined as “clearing out blighted areas and urban decay to create more opportunities for housing, businesses, and more”, urban renewal can often be risky. However, it is with this risk developers can seek out greater pay off and reward when successful.

One of the most challenging and rewarding projects I have worked on during my career at <a href="/news/icd-propertys-matt-khoo-discusses-the-cost-of-sustainability-in-property-development-urban-tv">ICD Property</a> has been our urban renewal estate, Gen Fyansford. Located 10 minutes from Geelong and 50 minutes from Melbourne’s CBD, Gen Fyansford is surrounded by beautiful nature escapes such as the Barwon and Moorabool River trails, amazing legacies crafted by skilled pioneers are still standing proud today such as the Monier Bridge, as well as many of <a href="/developments/geelong-vic-3220">Geelong’s</a> best schools, cafes, and restaurants. A great development opportunity due to its incredible location in proximity to so much rich amenity.

However, the site was previously used as an old cement works facility and basalt quarry. Leaving behind significantly contaminated earth, that required substantial remediation before we could ever develop our shared vision with joint-venture partners Suplai, of a circa 1,200-lot neighbourhood community with parks, playgrounds, recreational facilities, and a town centre. To date, the successful environmental remediation of Gen Fyansford’s early stages has been one of the estate’s most significant achievements.

One of the toughest challenges <a href="/developers/icd-property">ICD Property</a> faced in the project’s beginnings was convincing the market to believe in our vision for the site and recognise the same potential we saw. Not only did we face the usual hurdles of alluring purchasers to a brand-new estate with little existing neighbourhood, but <a href="/new-townhouses/fyansford-vic-3218">Gen Fyansford</a> particularly faced the additional challenge of rebranding an area of Geelong that was previously known as industrial land. Yet we remained committed to our vision and passionate about uplifting the site to its highest use, engaging tier-one consultants to assist us. Although there is still a way to go, the risk has certainly paid off as we have now settled approximately 400 lots within Gen Fyansford and have built up a great reputation as one of Geelong’s premium estates. 

We are currently working to rehabilitate the quarry and fill the land’s significant deficit in order to level the ground, unlocking its development potential. In order to increase the developable area and decrease the deficit of fill, we have had to change the landform completely, blasting large portions of the eastern and southern spurs, utilising the blasted material as fill throughout the quarry. Minimising the number of off-site materials needed to be introduced and promoting sustainable development practices by repurposing the site’s native materials. 

Stakeholder management has been essential to Gen Fyansford’s development over the years with dialogue regularly undertaken with authorities and expert consultants. Further to this, ICD Property and Suplai continue to roll out a comprehensive community engagement process to ensure that all works are appropriately planned and communicated with development stakeholders, existing neighbouring houses and families, and local authorities. Activities such as community drop-in sessions, media releases, electronic direct mailing, and numerous meetings with authorities are a big element of Gen Fyansford’s development process. Follow-up communication and ongoing updates via text messages, dedicated website updates, and emails, continue to be an initiative to further reinforce the controlled process undertaken.

Although urban renewal projects are common in the property landscape, I truly believe <a href="/new-townhouses/fyansford-vic-3218">Gen Fyansford’s</a> setting is one in a million and totally unique to any other land subdivision project in Australia.

On top of the estate’s environmental considerations, the site is also recognised as having indigenous significance to the Wathaurung people and heritage importance due to its closeness to Moorabool Bridge, Swan Inn, and the old Geelong Orphanage. We have therefore undertaken additional processes to uphold the significance of the land and have worked closely with Heritage Victoria to ensure the site’s heritage significance is appreciated now and into the future.

After years of remediation, careful earthworks, and a long journey of rehabilitating the 100 plus hectare site, Gen Fyansford, is now approximately halfway through its delivery schedule and has become one of ICD Property’s proudest developments. Providing several distinct residential offerings to the area with each stage release.

For instance, in Stages 1 and 2, we sold lots right along the Moorabool River, offering views of the water and unparalleled access to nearby walking and biking paths. Then in Stage 4, we offered expansive views to the west and in Stage 6 released luxury lots atop Herne Hill with stunning panoramic views of Queens Park that set records for the most expensive land lots ever sold in Geelong at $900,000. 

Upon completion, Gen Fyansford will provide residents and the local community with a new bike and walking paths, parks, playgrounds, and a town centre to service the entire neighbourhood with much-needed amenities such as a potential grocery store and other specialist retail stores. 

Although the journey has been long and hard, and with much more still lying ahead, Gen Fyansford to me is the perfect example of a successful urban renewal. A unique case study that tells the story of how a developer saw <a href="/news/industrial-west-melbourne-the-latest-urban-renewal-contender">potential in a land</a> that was not well-integrated with its community, took on the risks of laborious remediation and rehabilitation, but are ultimately succeeded in creating an incredible outcome for the developer, neighbourhood, and wider city that has been received with overwhelming positivity by locals and commercial success.

I understand that we are all in this crisis together and we do not like to hear the property market bubble crash, and the truth does hurt, we will get angry as it is going down, we are in a recession right now, socially violent and will go into depression. 

Most important that you can do right now is to keep your job and keep your business, you need to keep your income coming, and if you can make a side job or side business, please do it. 

However, in the last two weeks, we are seeing more buyer enquiries coming through and with Government easing restrictions, <a href="/expert-insights/buying/why-axing-stamp-duty-will-help-everyone">possible scrapping of stamp duty</a>, and low-interest rates, we encourage some light outside the tunnel before the end of the stimulus package ended on 27th September 2020. 

This is the right time that we need to help the communities, develop yourself in education, and meet new friends and associates to keep ourselves mentally active and physically focused. 

Good times will return between 2022 and 2023 onwards.

Opinion - The best time in the near future to buy Property

As a means to recuperate <a href="/news/australia-enters-first-recession-in-29-years-yet-experts-remain-optimistic-about-the-property-market">financial losses caused by the COVID-19 pandemic</a>, the Federal Government has announced a stimulus package for the construction industry – with its benefits extending to home buyers and property owners. 

The Government plan to distribute approximately $688 million worth of funding as $25,000 <a href="https://treasury.gov.au/sites/default/files/2020-06/HomeBuilder_Frequently_asked_questions.pdf">HomeBuilder grants</a>, which eligible owner-occupiers can apply for to build a new home or substantially renovate an existing property. This funding also includes the purchasing of brand new <a href="/developments">off-the-plan properties</a>. 

<a href="/news/covid-19-federal-government-announces-25-000-grant-for-home-builders-and-renovators">HomeBuilder</a> will endeavour to reinvigorate the residential construction industry, providing a boost in work opportunities and bringing financial relief.

<h2>When is the HomeBuilder grant available?</h2>

Contracts entered into between 4th June 2020 and 31st December 2020. The building work must commence within three months of the contract date.

<h2>Is the HomeBuilder grant compatible with First Home Buyer Grants and Stamp Duty Concessions?</h2>

Applicants may apply for the HomeBuilder grant in conjunction with other grants (such as the <a href="/guides/how-to-navigate-australias-first-home-buyer-grants">First Home Buyer Grant</a> and Stamp Duty concessions), as well as the Commonwealth's First Home Loan Deposit Scheme and First Home Super Saver Scheme.

Applicants cannot owner-build a new home or use the grant to renovate an investment property.

Until 31 December 2020, the government’s HomeBuilder program will hand out a total of $25,000 for those who are eligible. This grant follows a series of stimulus packages introduced by the Morrison government in efforts to save the Australian economy from COVID-19.

Australia enters first recession in 29 years, yet experts remain optimistic about the property market

Construction has now commenced on the first major commercial office development to be delivered in Beenleigh in a decade – the catalyst for a $40 million economic and jobs boom for the area. 
Logan City Council mayor, Darren Power and Beenleigh divisional councillor, Karen Murphy joined project partners investLogan and Alder Developments to break ground last week at 96-98 York Street. 
Mayor Darren Power says that during construction, ‘The York’ will generate more than 100 jobs and an estimated 140 new full-time jobs once complete.
“Working with investLogan, we are able to create 100 construction jobs at a time our local economy and local construction businesses needs them. A key priority for the new Council is driving local job creation and responding to the COVID-19 pandemic,” he said.
Mayor Power said the project follows Council’s Beenleigh Implementation Plan to guide the planning and delivery of priority projects and programs in Beenleigh.
The plan builds on the overall aims of the Beenleigh Town Centre Master Plan and includes outcomes from the Beenleigh Summit from 2017 – an initiative which focused on unlocking the economic potential of Beenleigh. 
Designed by Conrad Gargett, the development comprises a seven-storey commercial building, four SOHO (small office or home office) apartments, ground floor retail space and an underground carpark.
Conrad Gargett Director Tony Jemmott says The York draws upon and contributes to the character of Beenleigh and its historic rural environs while setting a new standard in design for the city. 
“The ground level integrates small scale commercial and retail spaces, linking York Street to John Lane via a pedestrian only laneway that connects directly to Beenleigh Town Square. As a laneway culture develops, The York will become a hub of activity and ultimately a visitor attraction. 
“Stacked wintergardens with a cascading array of greenery will drape from the building softening the façade, while additional living greenery will be planted to further enhance the streetscape.”
investLogan Chair Steve Greenwood says that investLogan is purpose-built to drive economic growth within Logan’s key business centres and the start of construction on The York signifies the next stage in the evolution of Beenleigh. 
“The design and delivery of catalytic projects like The York will contribute to the revitalisation of Beenleigh and encourage further private sector investment,” he said. 
“The revitalisation of Beenleigh is creating a range of opportunities for large commercial activities and small businesses to thrive. 
“The York is delivering more than 4000sqm of commercial space as well as the SOHO apartments which will provide a contemporary tenancy space for small businesses that are the engine room of the economy, to evolve and grow. 
"Long term, The York is set to return significant economic and social benefits to the broader Logan community, a key reason why Logan City Council established investLogan to deliver these catalytic projects.” 
Being built by Alder Constructions in partnership with investLogan and Alder Developments, The York is expected to reach completion by late 2021.

Real estate industry needs agents to rise to the occasion: Listing Loop

The subdued price hopes of the Leckie family for their redundant Woollahra apartment have been realised with a small loss being taken.
The two-bedroom top-floor Queen St apartment was bought in 2016 for a bullish $1.2 million as a bolthole for Harry Leckie, the son of former high-profile TV executive David Leckie and wife Skye.
It sold midweek for $1.1 million.
On the bright side, buyers had been given a $990,000 guide and it was snapped up ahead of its June 6 auction through Alexander Phillips and Vince Licata at Phillips Pantzer Donnelley.
The 59sq m apartment is set on the second floor northeast corner with leafy views in The Alpha, a classic block of 12 which has its columned ­entrance on Alton St.
It was offered as a $775-a-week rental in 2018 when, after a stint at the Potts Point lifestyle concept store Becker Minty, Harry relocated to London to study interior design.
The block’s highest recent sale was the 59sq m unit directly below at $1.13 million last September.
Overall, Woollahra has a $1.04 ­median price for two-bedroom units, according to realestate.com.au.
 Its two-bedroom units have a $695-a-week median rent reflecting a 3.4 per cent rental yield. Based on five years of sales, Woollahra has experienced a compound growth rate of 5.7 per cent for units, which suggests the family overpaid on purchase.
