A Western Australian buyer has paid $10.1 million for a Mosman waterfront home with views up Middle Harbour towards Bantry Bay.

The Shellbank Avenue property was sold by Richard Simeon of Richardson & Wrench Mosman.

The deep waterfront home has four bedrooms with ensuites, three of them opening to terraces with views.

It's a three-level Gelder Architects-designed home connected by lift.

The 740-square-metre property comes with jetty and pontoon.

The property last traded for $7.3 million in 2005 when it was a 1940s house renovated in 2000 with then Peter Fudge gardens. It traded for $1.5 million in 1992.

The north-facing location, which protects it from the searing east-west heat and shelter from winter's southerlies, now comes with Conzept Landscaped-designed grounds.

Mosman's highest sale this year was Mandolong House, one of Mosman's most coveted non-waterfront estates, which sold for a bullish $18 million to Markus and Sally Kahlbetzer from the polo playing pastoralist family headed by John Dieter Kahlbetzer.
