The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

Alexandria's rejuvenation has seen old warehouses transformed into inventive eateries, event spaces, and designer furniture stores. Ralph Street and its surroundings are undergoing rezoning and redevelopment, transforming into a high-growth residential corridor dotted with imaginative buildings. The Bowery enjoys a prime location, just a short walk away from local cafes, supermarkets, CBD buses, and Green Square Station, providing quick access to the airport and city centre. The Bowery: A fusion of past and present in Sydney's Alexandria 

Leading Australian integrated property development group, Aqualand, is one step closer to unveiling its latest contribution to the evolving inner-Sydney skyline, following a topping out ceremony at their latest landmark project, AURA by Aqualand.

Located at 168 Walker Street, on the edge of the rapidly transforming <a href="/developments/north-sydney-nsw">North Sydney CBD</a>, AURA by Aqualand has now marked the completion of its uppermost floor, which rises 29 storeys above the streetscape.

To celebrate the milestone, Aqualand’s Managing Director, Jin Lin, was joined by <a href="/developments/north-sydney-nsw">North Sydney</a> Mayor Zoe Baker, and Principal of the project’s architect Woods Bagot, Jason Fraser, along with a selection of key project stakeholders, at a small formal ceremony.

The event was held on the rooftop of AURA by Aqualand which boasts panoramic vistas over the iconic <a href="/developments/sydney-nsw">Sydney Harbour and CBD</a>.

In keeping with tradition, the event included the craning of a ceremonial evergreen tree to the top of the building as a symbol of good luck. AURA by Aqualand represents the fifth residential project delivered by Aqualand since the company’s launch in 2014 and is well on the way to joining a portfolio of other notable completed projects such as BLUE at Lavender Bay in <a href="/developments/milsons-point-nsw-2061">Milsons Point</a> and The REVY at Darling Island.

The $1 billion mixed-use project is the second to be delivered by Aqualand’s internal construction arm, Aqualand Construction. Once complete, it will comprise 386 luxury apartments above a richly landscaped two storey retail podium and commercial spaces.

AURA by Aqualand is Sydney’s latest example of architecture as sculpture, a category that includes some of the city’s most memorable buildings, from the white sails of the Sydney Opera House to the giant plant-draped bowls of Barangaroo House and Darling Harbour’s nest-like mixed-use building, The Exchange.

Woods Bagot’s streetscape transforming design comes in the form of an elegantly curved building with a gracefully undulating facade which creates an illusion that the single structure is divided&nbsp;into four separate towers, with staggered peaks stepping down from level 29 to level 23.&nbsp;The distinctive hourglass shape cinches in at the level-nine ‘waist’ of the building, where the resident’s community centre is located.

Jason Fraser says the design draws inspiration from the eroded sandstone forms of Sydney Harbour and the ever-changing play of light on the water.

“We started looking at the harbour for inspiration. The building is shaped in an organic way reminiscent of these eroded stone forms,” he said.

“The ground plane is also carved out to reveal sandstone walls, interesting textures and colours drawn from the sandstone.

Fraser said sculptural buildings are harder to draw, document and build.

“Many of Sydney’s most famous sculptural buildings, from the Sydney Opera House to Barangaroo House and The Exchange, are designed with an obvious community benefit in mind. The sculptural form is used to give back to the community. AURA by Aqualand represents an impressive and ambitious commitment by a residential developer to give back to the community architecturally.”

AURA by Aqualand’s extensive retail precinct will provide residents with a curated shopping and dining destination on their doorstep, including a providore, bakery, café and wine bar, an all-day diner and a contemporary Japanese restaurant. A network of landscaped laneways will welcome people into the precinct.

Other resident amenities include a 24-hour concierge service, gym equipped with world- leading fitness technology brand Technogym, wellness room, pool of Telsa cars to share, and end-of-trip facilities. Aqualand top out $1 billion AURA by Aqualand in North Sydney

Mulpha has been selected by the New South Wales Government as the successful tenderer to develop the site adjacent to the Norwest Metro Station.

The site, at&nbsp;25-31 Brookhollow Avenue, <a href="/developments/norwest-nsw-2153">Norwest</a>, is intended to serve as the central civic gateway for the <a href="/developments/norwest-nsw-2153">rapidly emerging Norwest</a> town centre.

Mulpha’s vision for the site includes three multi-level towers which will sit atop two biophilia-designed mixed-use podiums, integrating business, education, and retail uses. The podium and a vibrant public plaza will be activated by community spaces and retail, delivering dining and retail shopping convenience.

Mulpha’s Head of Developments, Tim Spencer, said they are thrilled to have been chosen to activate the landmark development site which will be the civic gateway to and from Norwest, and an integral component of Mulpha's broader planning vision for Norwest.&nbsp;

In developing the site, Mulpha will work closely with Landcom, Sydney Metro, Hills Shire Council and the State Government, to ensure planning requirements are met and the development delivers on its full potential.

Mulpha’s selection as the successful tenderer to develop the site demonstrates its market leading position in the North West of Sydney and is recognition by the State Government of Mulpha’s commitment to sustainability and quality outcomes.

Mulpha’s commitment to sustainability was also acknowledged by the Clean Energy Finance Corporation (CEFC) which has supported Mulpha’s ambitious new sustainable residential development Norwest Quarter in the Hills with an $80 million green loan to cut energy costs by as much as 50 percent. The CEFC position is being matched by an $80 million green loan from ANZ.

Construction is underway on the first stage of the zero-carbon 9-tower residential development, which will be one of the most ambitious in Australia in terms of sustainable practices, initiatives and design considerations.

Mulpha has also recently completed construction of ‘The Bond’ - a 12,000 sqm commercial building in Norwest. This landmark timber and glass building has a focus on health and medical tenancies to support Norwest Private Hospital and add vital health infrastructure to The Hills.

Prior to completion of The Bond, Mulpha sold 100 percent of the 64 strata suites, ranging from 50 sqm – 840 sqm, to a mix of owner-occupiers and investors, reflecting a testament to the strength of the emerging suburban office market, post-Covid.

Mulpha’s selection as the successful tenderer to develop the Norwest Metro Station site coincides with the lodgement of Mulpha’s planning proposal for the adjacent Norwest Marketown Shopping Centre which, if successful, will cement Mulpha’s long term vision for Norwest Business Park and drive the next 
phase of the town centre.

Already one of Australia’s largest master-planned business park with 800 organisations employing over 30,000 people, Norwest is set to potentially double the number of jobs over coming decades as it takes its place as a key precinct in Sydney’s economic growth corridor.
