For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Commercial property group FiveX is doubling down on its move into the residential space.

The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.

The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.

The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.

fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.

"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.

"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."

The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.

fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.

The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.

Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.

Bridgewell Capital and SLD Development seem to be bullish on the Killara apartment market, filing plans for a second new development next to the Killara Golf Club.

The new plans are for 79 apartments across an amalgamated 4,989 sqm site on Buckingham Road.&nbsp;The project has been designed by BKA Architecture and is being assessed under the NSW Government's Low and Mid-Rise Housing and Infill Affordable Housing reforms. It is just 300 metres from&nbsp;Killara train station.

The majority of the apartments are three-bedrooms (46), with 23 two-bedroom apartments, seven one-beds, and three four-bedroom apartments. 17 of the apartments&nbsp;are proposed as affordable housing, representing 15 per cent of the project's gross floor area, allowing the development to access additional floor space and height incentives available under the NSW Housing SEPP.

There will be 131 resident and visitor car spaces, and more than&nbsp;1,450 sqm of communal open space. Landscaped areas would account for approximately 45 per cent of the site.

The site currently contains three detached dwellings and occupies a prominent position on the eastern side of Buckingham Road, with frontage to an area that has already begun transitioning towards higher-density housing. Existing apartment buildings of up to six storeys surround the site, while the Killara Golf Club forms its southern boundary.

The application has been lodged as a State Significant Development due to the affordable housing component and the scale of the project.

According to the design report, the proposal has been shaped by the area's evolving planning framework, which is encouraging greater housing density around transport infrastructure.

"The site sits along a growth area anticipated to undergo transformation in line with broader trends across New South Wales, driven by the implementation of the Low and Mid-Rise and Transport-Oriented Development State Housing Policies," the report states.

"Being within 800 metres walking distance to Killara Train Station, the project seeks to provide high-quality apartments designed for various family sizes, located in a vibrant landscaped setting."

The Upper North Shore suburb has become one of the most closely watched testing grounds for the NSW Government's housing reforms. A number of developers have moved quickly to consolidate sites around railway stations across suburbs including Killara, Lindfield, Gordon and Roseville, where the new planning settings are creating opportunities for apartment developments that would previously have been difficult to achieve.

The likes of Aqualand, Hyecorp, Holdmark and Vermont Property Group have projects in the region.

Bridgewell has several developments in the pipeline. Last September they submitted plans for <a href="https://www.apartments.com.au/news/nsw/bridgewell-capital-seeks-55-apartment-project-in-killara">55 new apartments</a> at&nbsp;23-25 Lorne Avenue in Killara, just the other side of Regimental Park from their new project. In May they filed for <a href="https://www.apartments.com.au/news/nsw/first-look-bridgewell-plots-120-apartments-and-childcare-centre-in-maroubra-town-centre">120 apartments in Maroubra</a>.

First look: Bridgewell, SLD Development double down on Killara Golf Club

Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

Around 1,300 new homes earmarked for Nowra and Kiama as NSW Government pushes housing supply

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Listed property trust Stockland is shifting its focus away from industrial, as it prepares to develop a $1 billion residential and retail development in south-west Sydney at the same time as it is selling $200 million worth of its industrial assets.
The 339-hectare East Leppington development, the property group’s second NSW acquisition this year, is set to become about 3000 homes and a shopping precinct.
“The transaction further increases our geographic diversity and strengthens our presence in NSW,” Stockland chief executive for residential Mark Hunter told the Australian Financial Review.
The vendors are reported to be private landowners Joe Stambe and Vince Lopresti, and the first homes on the site are expected to be sold in the 2014-2015 financial year.
The news comes at the same time Stockland has confirmed it is in negotiations to sell $200 million in industrial properties. Currently about 13% of the group's commercial investment portfolio is made up of industrial properties.
The group's commercial property chief executive, John Schroder, says Stockland is considering an offer of about $200 million, which comprises 20 per cent of its entire portfolio, and that negotiations were advanced.
"We have a clearly articulated strategy to reweight our commercial portfolio towards retail and self-fund our growth opportunities," Schroder says.
Schroder says Stockland was also evaluating a number of acquisition opportunities for reinvestment of the proceeds into assets across the group.
This is in line with Stockland's "3-R strategy", which involves investment in retail, retirement and residential property.
On delivering its half-year result, Stockland said it had sold $148 million of non-core office and industrial assets. At the end of May, Stockland sold 50% of its stake in Waterfront Place, the fifth tallest building in Brisbane, to the Future Fund for $216.4 million. In the second half of last year, Stockland reported a profit of $425 million.
The company has advised in the next five to seven years, it aimed to own and manage a quality commercial portfolio with 10% industrial assets, 15 to 20% per cent office assets and 75% of retail properties.

Stockland sells industrial, buys retail and residential

Michael Darling, the chairman of Caledonia Investments and scion of the establishment pastoral and mining family, and his wife, Manuela Darling-Gansser, have spent $14 million to buy a prized oceanfront North Bondi Beach residential building site.
The somewhat neglected five-storey apartment block – most likely to become a luxury condominium compound for the Bellevue Hill family – was recently bought from the retired IT entrepreneur Neill Miller.
Set on the rock shelf known as Mermaid Rocks on the ocean shore at North Bondi, the building now comprises 10 apartments that Miller consolidated at a cost of $14 million between 2006 and 2008.
The Art Deco 1930s Ramsgate Avenue block was marketed as the only privately owned apartment building with direct ocean access on the Ben Buckler peninsula through <a href="https://www.105ramsgate.com.au/" target="_blank" title="105 Ramsgrange">Martin Maskin at Raine &amp; Horne Double Bay in conjunction with Mary Anne Cronin at Raine &amp; Horne Bondi Beach</a>.
It had initial $15 million-plus hopes but sold pre-auction at a then undisclosed price.
Aboriginal rock carvings are etched into sandstone near the site, which has prompted some residents to regard the whole area as a place of cultural significance, but interested parties were advised an Aboriginal archaeological and cultural heritage assessment report had concluded that any development was unlikely to have an adverse impact.
The urbane Oxford- and Harvard-educated businessman is regarded as one of Australia’s savviest investors, having sold the family’s 41% equity in the finance house Clayton Robard for about $200 million shortly before the 1987 stock market crash.
Darling, a descendent of the pioneer John Darling and the son of long-time BHP director L Gordon Darling, was a McKinsey &amp; Company consultant in the mid-1970s. He once climbed Mount Everest as far as Camp 3.
From 1979 to 1987 he was managing director of Clayton Robard Limited, the funds management and life insurance group. In his seven years as managing director he oversaw a lift in its asset values from $3 million to $350 million.
He was also an outside director of the Australian Stock Exchange from 1986 to 1987.
He has been a trustee of the National Gallery of Victoria, a director of the Museum of Contemporary Art and chairman of Art Exhibitions Australia.
The Bellevue Hill family retains a family retreat on the Tilba Tilba coast in southern NSW. Architect Nick Tobias, of Tobias Partners, and Darling’s son-in-law, is in the box seat to undertake any new development.
Miller briefly envisaged the demolition of the building, excavation of the sandstone bedrock beneath and construction of a part three-storey, part six-storey residential apartment block made up of three units, four car spaces and two swimming pools. The plans were drawn up by Puflett Associates and Brian Myerson Architects.
During its marketing campaign, Martin Maskin said: “The ultimate would be the creation of one single residence, ranking it amongst the world’s unique homes.”
“Or there is the option to build up to five luxury apartments with vast internal and external living and entertaining areas with breathtaking ocean and Bondi Beach views.”
There are two approved plans allowing for the development to be divided into either three apartments with four internal car spaces, lift, plant room and boat house; or five apartments with lift and four external car spaces.
Mary Anne Cronin says: “This opportunity comes along once in a lifetime.
“When is there going to be another actual waterfront block of units available in Bondi? I don’t think anything like this could ever come up again.” Cronin notes.
“This is being pitched internationally as well as nationally, and I think a few interesting people will really see the value in this.
“Just about every image you see of Bondi Beach has this building in it, and Bondi is becoming bigger than the Harbour Bridge for people around the world.”
Miller moved to Sydney in the early 1980s, having started an IT database system in a garden shed in South Africa with his first cousin Derek Miller.
Since November 2010 Miller has been involved in Energy &amp; Carbon Intelligence System, an enterprise software solution that streamlines for businesses the capture, reporting and management of environmental data such as energy, fuel, water and carbon emissions.

Michael Darling buys North Bondi apartment block for $14 million

Super prime rents in the Sydney CBD have risen as high as $13,000 per square metre as a result of a resilient luxury brands market, according to a new retail report by Colliers. 
This top-of-the-market price was paid by a retailer in the Pitt Street mall. On average, high street retailers on Pitt Street Mall in the CBD are paying between $8,000 and $10,000 per square metre. 
Nora Farren, director of research at Colliers, told Property Observer “normal levels of growth are expected in the short to medium term”. 
“There has just been so much growth on the back of the completion of Westfield Sydney and Mid-City Centre [both on Pitt Street],” she says. “I do not expect to see similar growth until we see new developments.” 
During the past few years, strong rental growth was driven by the lack of space and reshuffling that occurred during the construction of Westfield Sydney. The report says rents are now expected to stabilise, with higher incentives returning to the market. 
While Castlereagh Street has traditionally been the heart of the luxury precinct in Sydney, a number of retailers are now choosing to locate on George Street, including Burberry at 343 George Street and Louis Vuitton at 70 King Street. As a result a new luxury precinct is forming on George Street between Martin Place and King Street. 
Melbourne has also enjoyed a strong luxury market of late, with the likes of Jimmy Choo, TAG Heur, Prada, Tiffany &amp; Co and Miu Miu all opening stores in Melbourne during 2010. 
Collins Street is still the major luxury shopping destination in Melbourne, with rents reaching as high as $6,500 per square metre. 
In the Perth market, luxury retailers can be found around the Hay Street precinct between William and King streets in the CBD.
 In Brisbane, there are a cluster of luxury retailers at Queens Plaza on Queens Street Mall, and on Edward Street in the CBD, where rents as high as $7,500 per square metre have been achieved. 
The growth of luxury brands is attributed to a flight to quality over the past few years, “with consumers showing a preference for investment pieces, making fewer, but more expensive purchases,” Farren says. 
The sale of luxury goods rebounded strongly last year. The Luxury Goods Worldwide Market Study by consultants Bain &amp; Company estimated that the global luxury market grew by 15% in 2010.
The report also notes the expansion of the luxury brands market into the suburbs with Chadstone shopping centre in Melbourne, and Westfield Bondi Junction in Sydney having recently introduced new international luxury brands. 
According to Colliers, a legacy of the GFC is that consumers are a lot more value-conscious and now prefer to shop either high or low. 
This is resulting in a polarisation of retail with the bargain and premium sectors benefitting most, and middle market retailers losing ground.

Luxury retailers push up Sydney super prime rents

Peter Lowy, the Los Angeles-based co-chief executive of the Westfield Group and son of the veteran shopping centre tycoon Frank Lowy, has spent $10.35 million on Sydney harbour-front residence.
The Double Bay purchase signals the likelihood that Peter Lowy and his wife, Janine, will be spending more time in Sydney. The couple have resided in the United States for the past 21 years, where he helped oversee the expansion of the Westfield Group into one of the world’s largest publicly traded real-estate companies, with investment interests in 119 shopping centres in the United States, United Kingdom, Australia and New Zealand. 
The property was recently sold by McLean family through LJ Hooker Double Bay agent Bill Malouf.
The four-bedroom house that sits on a 570-square-metre block was previously traded in 1998 for $3.25 million when sold by the late former chairman of the Maritime Services Board, John Barraclough, and his wife, Lois.
The house is set on a cul-de-sac close to the ailing heart of the cosmopolitan Double Bay village.
It comes with northerly harbour views, a sprawling grassed garden to the water's edge and a nearby berth for a small boat or dinghy.
The <a href="https://www.latimes.com/business/lat-fi-taxshelter_j69z80nc,0,469337.photo" title="Los Angeles Times" target="_blank">Los Angeles Times</a> has reported that Peter Lowy took American citizenship. The couple own a seven-bedroom, nine-bathroom Beverly Hills house, which was built in 2004 with 1,200 square metres of living space. The 4,460-square-metre block cost $US6.6 million in 2000. It currently has an estimated value of US$10.3 million, according to Zillow, the United States price estimate website. Its value at the peak of the property market in America was put at $US14 million.

Peter Lowy's two brothers have owned Sydney harbour-front homes for many years. Stephen is at Watsons Bay and the eldest, David, who recently stepped down from Westfield board after 34 years, is at Vaucluse. Their parents, Frank and Shirley, live on the harbour front at Point Piper.
In May Peter and Steven Lowy took over day-to-day control of Westfield Group as Frank stepped back from the company he founded in 1959.
Frank Lowy, 80, assumed the role of non-executive chairman.
Peter and Steven Lowy have served the company for 28 and 24 years respectively.
Both held operational management roles with the company early in their careers, with Peter starting as assistant treasurer in 1983 and Steven as manager of Garden State Plaza shopping centre in New Jersey in 1987. Both then spent time in leadership positions in operations, development and finance before progressing to more senior country head roles and then joint group managing directors.

Peter Lowy buys harbour-side Sydney house

Expatriate Australian billioniare Michael Hintze has added another NSW property to his rapidly expanding east coast farming portfolio. It's a $1.4 million 410-hectare farm at Munderoo in the south-east of the NSW Riverina.
The London-based hedge fund founder has amassed one of Australia’s fastest-growing farm portfolios, with acquisitions totalling about 45,500 hectares since 2007. His private pension fund, MHPF, has spent about $120 million on the land and water purchases.  
Further acquisitions are still expected by Hintze, who is the founder and senior investment officer of CQS Management, a London-based hedge fund with assets of $US10.5 billion.
The latest NSW purchase is close to the 1,733-hectare Rippling Waters grazing property, which was bought in late 2010 from the failed Willmott Forests timber investment group for $5.7 million. The Upper Murray property was sold by Willmott Forests, now in receivership, three years after it was bought for $7.7 million from Veall Limited, the publicly listed Toorak investment company.
The Hintze portfolio has been accumulated and managed by Richard Taylor, a director of Growth Farms Australia. MHPF has been described as "a newly diversified agricultural force taking shape in eastern Australia" by <a target="_blank" title="The Land" href="https://theland.farmonline.com.au/">The Land</a>'s agricultural writer, Peter Austin. It has 11 properties in NSW and <a target="_blank" title="Michael Hintze buys Queensland sugar properties" href="https://www.propertyobserver.com.au/news/sweet-deal-for-michael-hintze/2011053050346">recently added two sugar cane farms in north Queensland</a>, which marked a shift away from its weighting towards the southern NSW mixed farming of wool, prime lambs, cattle and winter cropping.
The fund has also recently purchased three farming properties totalling 7,980 hectares on the Barwon River in the Walgett district in northern NSW,  with the reported $11 million plus sale negotiated by Moree Real Estate, which advertised the properties for sale in conjunction with Kelly’s Property Sales.
 The purchases have been driven by the view that rural land in Australia now represents good value, in light of the strong global demand for “soft commodities”. A key strategy of the group has been to aggregate parcels of land where possible to achieve efficiencies of scale and cross-property synergies.
Hintze's buying spree began when he spent $12.5 million for a Breadalbane property in July 2007. He has spent another $818,000 on a neighbouring 350-hectare portion of the Goulburn district grazing property Little Wollogorang in 2008. However, in 2009 Lee Macarthur-Onslow, a descendent of the colonial pastoralist John Macarthur, outbid Hintze on another portion of Little Wollogorang. Despite his acquisitions Hintze is not likely to join the Australian Farm Journal's top 10 landholders, since other new players, Macquarie Group and the British private equity company Terra Firma Capital Partners, have between them spent $740 million buying vast chunks of northern Australia. Mr Hintze's biggest purchase was the 7700-hectare grazing property Warrane, west of Armidale, costing $22 million in late 2007.
Hintze's wealth has been estimated by Forbes magazine at $US1.4 billion as at early 20111. Rare with his public pronuncements, Hintze has said he was not just looking for capital gain from the properties. He seeks solid returns on production.
''I'm not a farmer, but I do the numbers. It's got to make money.'' The hedge fund chief, who spent 12 years at Goldman Sachs in roles such as head of European emerging markets, left Sydney in 1980 for Salomon Brothers in New York. Trained as an engineer, Hintze served in the Australian army and started his firm, CQS, in 1999. Its short for "Convertible &amp; Quantitative Strategies." He is a well-known philanthropist with beneficiaries including the University of Sydney.

Hintze adds another string to his NSW bow

Despite being prohibited from being involved in the real-estate business for periods of 15 years and 12 years respectively, Michael James Marquette and Simon Robert Turner, owners of disgraced Sydney real-estate business Marquette Turner Luxury Homes, continue to tweet about property to 3,752 followers.
The most recent tweets on the marquetteturner Twitter feed include a link to a blog entry on the company website about Filipino furniture designer Vito Selma. On June 1, the company tweeted about luxury real estate in Tuscany, even though the Potts Point real-estate business lost its licence on May 31 following an investigation by the NSW Office of Fair Trading.
The investigation into the company’s activities found irregularities in managing trust funds for various clients and strata corporations.
Deeds Not Words Pty Ltd, trading as Marquette Turner Luxury Homes, has been permanently disqualified from being involved in the direction, management and conduct of the business of a licensed real-estate agent. Marquette and Turner, directors and former licensees of the corporation, have also been disqualified from being involved in the real-estate business for periods of 15 years and 12 years respectively.
The company also traded in the Newcastle area as Marquette Turner Strata Management.
The cancellation of the real-estate licence and the disqualification of Marquette and Turner were announced by NSW Fair Trading Minister Anthony Roberts.
Roberts says Fair Trading estimates the business had accessed trust monies for a two-year period without authorisation.
“This company and two of its directors were not able to account for these funds, which they administered on behalf of clients,” he says.
“This is a serious matter, and the punishment is entirely appropriate,” Roberts says.
“The Administrative Decisions Tribunal previously dismissed applications by the company and its two directors to overturn NSW Fair Trading’s decision.
“Consumers expect real-estate agents to be ethical and professional.”
According to NSW Fair Trading records, Marquette and Turner had their business licences suspended on December 10, 2009 for 60 days pending the outcome of disciplinary action. This suspension was stayed by Administrative Decisions Tribunal on January 6, 2010.
Property Observer has sought comment from Marquette and Turner but has not received a response.

McGrath CEO John McGrath has dismissed suggestions being made by some property experts that house prices in Sydney and Australia are 40% overpriced.
Writing on his <a target="_blank" title="John McGrath's blog" href="https://www.johnmcgrathblog.com.au/">blog</a>, McGrath says: “There’s no need to panic. Every few years, these so called property experts come out of the woodwork to generate headlines about the Sydney and Australian property market being 40% over priced.
“I’ve been in real estate for almost 30 years now and have heard these suggestions on at least eight occasions (seems like once every cycle). To date, I have yet to experience a market that has fallen more than 20%, and invariably within nine months, any market losses have typically been regained.  In the meantime, property values have kept doubling about every eight years.”
However, McGrath has revised his forecast that Sydney house prices will increase by 8% this year.
In his Winter 2011 review he blames the stalling of house price growth on stock market jitters and natural disasters, but believes growth will return to the market “at worst by the first quarter of next year”.
According to the latest RP Data-Rismark Home Values Index, house prices in Sydney have fallen 1.3% for the year to date on a seasonally adjusted basis, and unit prices are down 0.4%
McGrath believes rising rents will spur first-time buyers into the market, and new laws allowing self-managed super funds to invest in property will “put an enormous amount of pressure” on property prices.
Currently though, he says fears of a second house price correction in the Sydney market is creating hesitation among buyers.
McGrath remains bullish about the upper end of the market, saying there is still “reasonably strong buying up to $2 million for the right properties”.
And well he should be.
According to the AFR, McGrath has put up a seven-bedroom property he owns in Sydney’s Duffy Forest for sale with an asking price of $5.5 million. He paid $4.7 million for it when he bought it just over two months ago, before undertaking some renovations.

Ten apartment projects comprising 1440 rooms are being marketed within the Sydney CBD zone, according to Colliers International Sydney Apartment Research &amp; Forecast Report. 
More than 60% have been sold off the plan, and only 568 remain available for purchase.
Demand drivers for apartments within the CBD and the surrounds include the view over Sydney Harbour and Botanical Gardens, proximity to employment and shopping centres and the tight residential vacancy rate of 1.2% in the inner ring of Sydney, according to the report.
 Two of the projects are nearly completely sold, including Stockland’s recently completed The Hyde, overlooking Hyde Park in the southern precinct, where only five of the 131 apartments remain for sale. The Hyde’s average sale price during the 2011 March quarter was just under $2.5 million.
 In the Northern Precinct the Stamford Residences and the Reynell Terraces development is yet to be completed, but only 12 apartments/terraces are available.
 The development in Gloucester Street in The Rocks will provide 122 one-, two- and three-bedroom apartments, plus five terraces. Since they went on the market in early 2008, 115 apartments have sold, and five terraces and seven apartments remain. The last sale was completed in the December 2010 quarter, when an apartment sold for more than $6 million.
 The INMARK Tower in Chinatown, which will comprise 218 apartments, is the next project due to be finished. More than half of these – 123 – have already been sold.
 Making up the bulk of the new apartments available for purchase is Central Park on the former Carlton United Brewery site in Chippendale. The development will comprise approximately 1,800 apartments upon completion. Currently Stage 1 “One Central Park” is under construction, and the two towers will feature 623 apartments. To date 321 have been sold.
