Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

A new report has placed the New South Wales regional city of Dubbo in a growth phase that will see price growth over the next few years.
PRDnationwide's research department's Property Watch report has revealed figures showing sturdy increases in the town over the last three years, of 4.4% per annum, that doesn't yet show signs of letting up.
Investors would have seen median rents soar by 17.1% for a standard two bedroom unit over the last 12 months, while three bedroom houses saw a 7.1% increase.
"These rental gains can be attributed to the very tight market, with hot competition for rental accommodation from those working in the region as part of the mining and mining-ancillary industries," PRDnationwide research analyst Oded Reuveni-Etzioni said.
With demand for existing and new product remaining strong, a combination of limited stock on the market with this demand is producing a competitive environment that will keep prices rising, said Reuveni-Etzioni.
"The level of stock available for purchase in Dubbo is quite restrictive, with just 162 properties on the market in September - that equates to about three months' worth of stock," he said.
He noted that it's not just limited to cheaper stock, with activity at both ends of the market.
"Transactions over the $400,000 price point increased by 30%, which is indicative of the willingness of owner-occupiers and investors to take on higher levels of debt in the current economic climate," he said.

Median rent soars 17% in regional town's units

Planning approval has been awarded to the Barangaroo redevelopment for a 300-metre long, 30-metre wide pedestrian promenade along Sydney Harbour, NSW planning minister Barry O'Farrell and minister for planning and infrastructure, Brad Hazzard, have announced.
The section of Sydney Harbour becoming part of the redevelopment has been off-limits to the public "for decades" and will extend the connectivity of the Barangaroo Central precinct.
“The harbour will play a vital role in the overall redevelopment of Barangaroo and the central precinct is set to be a hub for public open space and enjoyment of the waterfront," said O'Farrell.
“The new $27 million foreshore walkway will be the next step in completing a ‘missing link’ in a continuous 14-kilometre harbourside walkway from Woolloomooloo all the way to the Anzac Bridge," he said.
Work on the promenade is expected to begin in mid-2014.
“The existing temporary walkway at Barangaroo is already attracting about 21,000 people a month and there is no doubt the new foreshore promenade will be even more popular," said Hazzard.
“The promenade will create a quality connection between the Headland Park and Barangaroo South, with public access to the foreshore extending continuously to King Street Wharf and beyond," he said.
“The approved project also includes an option to create a temporary public domain area on the east of the site that will be available for casual sports and picnicking as well as the potential to host public events.”

Barangaroo extended further with harbour approval

Eastmark Holdings, a privately held Sydney-based company run by Jin Yong Park, says a proposed $400 million office tower will create a new centre in North Sydney.
The 30-level tower at 1 Denison Street will include 2000 square metres of retail space with a supermarket, restaurants and cafes.
It is a 45,720 square metres grade-A commercial building near Greenwood Plaza and the train station. It has a targeted 5 Star Green Star rating and a 5 Star NABERS rating.
CBRE and capital.z are marketing the property to potential tenants. IAG Insurance and Zurich Insurance Group are both interested, The Australian Financial Review reports.
“Denison Street is basically going to be reconfigured into a new public plaza, like a mini Martin Place,” CBRE director Ari Petrovs told The Australian Financial Review.
He says it will create a “a new heart” in North Sydney.
Average rents in the building will be around $640 per square metre.
Depending on leasing commitments it will be completed in late 2016 or early 2017.
"The office market in North Sydney has little to offer in the way of quality space to any major tenant wishing to relocate there," Derek Zillman of capital.z told The Australian.
"1 Denison will meet this need, and it has the ability to attract tenants from outside North Sydney."
It’s not the only office developer eyeing off North Sydney though. Leighton has plans to develop a 40,000 square metre, 30-level tower while Mirvac and Laing O'Rourke are marketing a proposed $400 million development.

While apartment builders have been targeting chinese buyers, house and land developers are also getting in on the action, with interest up in Coffs Harbour and Tamworth.
Andrew Taylor, CEO of the number one Chinese international property portal, Juwai.com, pointed to statistics showing that Chinese investor interest in Tamworth over August was up 177% over January 2013 figures. 
In Coffs Harbour, it was up 133%. 
These numbers are based on user activity on the websites page views, searches, search results and enquiries. 
"Australia's Foreign Investor Review Board makes it clear that international investors who want to buy house and land packages can almost always get approval. The only condition is usually that they begin construction within a couple of years," said Taylor.
"Our experience with Chinese buyers tells us that some prefer new property, and the chance to design a house around their own lifestyle can be very attractive," he said.
"Some want to have a wok kitchen, which you can't find in most Aussie houses. A wok kitchen is a small room with a sink, stove and powerful exhaust fan just behind a door off the larger, Western-style kitchen." 
Director and West Australia operations manager for Integrity New Homes, Glenn Leet, is offering this type of product in both areas.
Leet said that the company's goal is to increase enquiry from Chinese buyers by 25% within six months.
"What I learned from going to China is that house and land packages are of interest to Chinese buyers, especially those who will be living in Australia. Your best buyers are those who already have their visa or residency sorted out," he said.

Coffs Harbour and Tamworth on Chinese investors' radars

While there is a lot of talk of the Sydney housing market taking off - and I believe that it will continue to do so through 2014 - you certainly can't just buy any property in today's expensive Sydney market and expect to see a happy outcome.
In particular, Ryder highlights the risk of an oversupply of units in the Sydney Central Business District, which is often a risk of CBDs, and particularly at this stage of a property cycle when developers are becoming more active.
Perhaps even more concerning is how the mainstream media is trying to get 'ahead of the curve' by highlighting the inner south as the new hotspot to replace the inner west.
Inner west exuberance
As I've always said, the inner west has been where the key action would be since 2008 and 2009 when I was buying there myself.
The best suburbs of the inner west have benefited from being located close to the city without the eastern suburbs price tags, and there has never been any such risk of oversupply in the key suburbs.
However, if you try to buy in the inner west today you will likely find yourself up against a dozen other investors and become involved in a dreaded bidding frenzy.
The inner west ship has mostly now set sail and there are better alternatives in other parts of the city, particularly to the north of the coathanger.
Inner south risks
What the mainstream media has got wrong about units in the inner south is a classic mistake - confusing high levels of dwelling approvals, new developments under construction and an increasing volume of sales with what actually makes a good investment.
What makes for a good investment is very high demand and scarcity value.
We might see some demand in the inner south, particularly from the immigrant population, but if you are buying an apartment, scarcity value will likely be...scarce.
Just as in early 2004 we saw investors suckered into paying too much for the wrong type of property (and still seeing no gains a decade on), so it might be for many who buy in certain developments in these sectors in 2014.

Beware of Sydney unit oversupply in some sectors: Pete Wargent

First home buyers are causing a spike in sales in Sydney’s Upper North Shore, according to a real estate agency in the area.
Principal of Mcconnell Bourn, Matthew Bourn, said that their agency has recently recorded 11 unit sales valued in excess of $5.2 million, with an average of 16 days on the market compared to 45 earlier in the year.
Bourn attributes this to first home buyers.
“Our recent unit sales show the buyer profile is predominately from a younger demographic, with 60% of our purchasers being first home buyers,” said Bourn. 
“These buyers are looking to get out of the renting cycle by taking advantage of low interest rates which have made it as affordable to meet repayments on a home loan as it is to pay rent,” he said.
The majority of recent sales for the agency have been selling at above list price.“Our last 11 sales of two-bedroom units have sold at around 4% above property market valuation,” he said.
“Interestingly, we are also noticing investors making a return to the property market as consumer confidence rises. Some locals are using their superfunds to purchase investment property in the area,” he said.

Uninhabited for two decades, it was only recently that local estate agent Nuri Shik of Laing &amp; Simmons Potts Point opened up the time capsule.
The apartment at 97-99 Macleay Street went on the market with a $430,000 plus asking price to sell <a target="_blank" href="https://www.propertyobserver.com.au/https://www.lspp.com.au/residential-for-sale/0000124967">within the fortnight sold for $436,000</a>.
Nuri Shik explained the property was inherited by the current vendor, who because of the restrictive rental rules in the company title building, chose to leave it empty.
Byron Hall, like many pre-strata company title blocks in inner eastern Sydney, has official rules that endeavour to make the block predominantly owner occupied. Byron Hall has been known to permit, on application, limited rental approval if the owner has transferred overseas. 
Each residential company title block has their own version as to the extent of allowing rentals - including approval for extended family members and rental permission after two year ownership. There are blocks too were investors can buy into including Kanimbla Hall at 19a Tusculum Street, Potts Point and Wintergarden at 57 Darlinghurst Road, Kings Cross.

Jubilation at buying prior to auction

Sydney may be on track for a bullish housing recovery, but it will be the properties in the middle and outer rings of the capital city that will outperform, according to SQM Research’s Louis Christopher.  
Speaking yesterday at the SQM Research’s annual Afternoon of Property seminar, Christopher said the recovery has been “fairly broad based”, but has not yet taken place in the top end of the market.

“There seems to be a bit of a threshold there that once you get over $2 million, buyer demand falls away rather quickly,” he said.  
“The outperformance is going to be those properties under that threshold and most likely be in the middle and outer rings of Sydney.”  
The demographics of these areas are also expected to change on the back of a shortage of new housing in Sydney’s eastern suburbs.  
“We’re going to see the wealthy people start to move out to middle ring because the very rich are staying in Sydney’s east and the lower north shore,” Christopher said.  
“I think [middle-income earners] are going to be pushed further out into the west - into the outer ring - and I think that’s already been happening.”  
While the same types of bullish growth rates are not expected for the prestige market next year, Christopher believes it will pick up slightly.  
“We still think Sydney’s east is going to perform, but I think it’s going to be all the stocks under the $2 million mark in east Sydney where you’re going to see strong performance,” he said.  
Rental yield was identified as another consideration for investors who are weighing up where to park their money.  
Christopher warned that investors would be buying into a low yield environment, especially at the top end of the market.  
“The higher up you go, the lower the yield, and as an investor, the lesson from that is to consider maybe buying at the mid-level,” he said.  
“It just seems to be more cost effective if you buy properties roughly around the $500,000 mark than $1.5 million.”  
Interestingly, Christopher also pointed out that properties in Sydney’s east and Sydney’s west have been performing in line in the last few years, despite the significant gap in price difference.
