The <a href="/developments/gold-coast-qld">Gold Coast unit market</a> continues to power ahead in 2023.

August marked another month of plus one per cent gains (1.2 per cent), according to property data analytics firm CoreLogic. The 1.2 per cent&nbsp;topped the growth of Sydney (one per cent) Melbourne (0.3 per cent) and Brisbane (1.1 per cent) in August.

The median value of a unit (which is both apartments and townhouses) is now $692,000, following rolling quarterly gains of 3.7 per cent. Unit values are now 0.3 per cent higher than they were 12 months ago.

<h1>What's happening in the Gold Coast off the plan market?</h1>

Spring is generally the time <a href="/developments/gold-coast-qld">Gold Coast</a> sees the most development launches on the calendar. But as developers monitor construction costs and availability of builders, it might be a quieter period than usual for new project launches.

Ideally developers have their projects hit the market in the lead up to the summer holidays and the Christmas rush, particularly now there's a higher appetite from southern capital city holidaymakers to buy either a holiday home or eventual retirement pad since COVID-19 highlighted the lifestyle factors the Gold Coast has.

It is construction however that is really the pressing matter on the <a href="/developments/gold-coast-qld">Gold Coast</a>.

Dean Muldoon, LJ Hooker New Developments Managing Director, has seen enquiry levels tick up since construction kicked into gear on their LAANI development in Mermaid Beach.

LAANI, which is being by local developer DANKAV who a few years ago completed MALI a 200-metres away on Alexandra Avenue on the fringe of Broadbeach, comprises just 50 apartments across 18 levels, a maximum of four apartments per floor. The BDA-designed project also features a heated lap pool and adjoining day beds, a gym with a sauna, a cinema room, shared office space, a private dining room, and an outdoor sunken lounge and barbecue space.

Muldoon says once a builder has been engaged, buyers know they can work to a more structured timeline, and work out what the next 18 months look like for them leading up to project completion.

The impact of 12 rate hikes since the start of 2022 hasn't really impacted LAANI, with most buyers empty nesters and downsizers.

Kollosche's Head of New Projects Jamie Harrison says the early arrival of spring on the <a href="/developments/gold-coast-qld">Gold Coast</a> has ignited buyer interest.

"We've seen a more discerning buyer emerge recently, seeking greater assurances and taking longer to decide," Harrison says, adding that buyers are also seeking greater certainty around those behind the project and their ability to deliver.

"The <a href="/developments/gold-coast-qld">Gold Coast's new development</a> market is 30 per cent undersupplied meaning those capable of project delivery or with builder access are poised for success."

Kollosche recently launched ARI, the beachfront Main Beach project by the Stamoulis family.

The Main Beach Parade, residents-only tower of 26 half-floor residences and three full-floor sky homes has proven popular for downsizing locals in particular, as well as Brisbane and interstate buyers who want absolute beachfront. They also had similar enquiry at Navini in Bilinga, which is also appealing to lock and leave interstate buyers given its proximity to both the coast and the Gold Coast Airport.

Navini, also under construction on Bilinga's dress circle Golden Four Drive, has just 16 three-bedroom apartments, starting from $2.98 million.

Harrison says believes smaller, boutique projects of between 15 to 30 residences could address the lack of capacity among larger builders while catering to buyer appetite.

City Beat August 2023: Gold Coast unit median approaches $700k following August growth 

Sydney's unit market continued to see growth over July, however at a slightly slower pace than recorded in the two months prior.

Property data analytics firm CoreLogic's Monthly Hedonic Home Value Index found the value of <a href="/developments/sydney-nsw">Sydney units</a> grew 0.7 per cent in July, a tad softer than the 1.2 per cent gains in June and the 1.8 per cent in May.

<a href="/developments/sydney-nsw">Sydney</a> unit values are now 4.2 per cent up year to date and just&nbsp;-1.4 per cent down compared to this time last year.

Nationally it was a fifth consecutive month of housing value recovery, however the rate of growth has lost momentum over the past two months.

CoreLogic Research Director, Tim Lawless, noted the most substantial reduction in growth has occurred in <a href="/developments/sydney-nsw">Sydney</a>.

“After leading the upswing, the monthly pace of growth in Sydney housing values has halved from a recent high of 1.8 per cent in May to 0.9 per cent in July," Lawless said about both houses and units.

He said the significant rise in fresh listings has also proven to be a contributor. They're up nearly 10 per cent compared to this time last year, and 18 per cent above the previous five-year average.

"An increased flow of new listings provides more choice and may be working to reduce some of the urgency felt among prospective buyers,” Lawless said.

<h2>What's happening in the Sydney off the plan apartment market?</h2>

While the supply of fresh listings is improving across the <a href="/developments/sydney-nsw">Sydney</a> property market, it's not the case in the off the plan property space, where there's been little to no new projects launch in the last month or so.

Top Spring Australia has seen records smashed at Ode <a href="/developments/double-bay-nsw-2028">Double Bay</a>,&nbsp;with the penthouse and sub-penthouse both breaking the previous $16 million record in the affluent suburb.

Sydney Ma, Managing Director at Top Spring Australia, says&nbsp;Sydney remains one of the country’s strongest and most consistent performers.

"Within inner city areas like the Lower North Shore and Eastern Suburbs, the product-driven demand for high quality properties with a truly unique lifestyle hasn’t wavered."

They've seen success at <a href="/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a>, their park front <a href="/developments/st-leonards-nsw-2065">St Leonards masterplan</a>, with a number of purchasers coming from the North Shore and Lower North Shore.

"These sites, so close to the <a href="/developments/sydney-nsw">Sydney CBD</a> and bordered by absolute park front on three sides, are incredibly rare and in an area where glass towers dominate," Ma said.

"In our experience, purchasers are expecting more luxury finishes and timeless architecture with opportunity for investment upside. The access to lifestyle and culture opportunities in these prime locations is key and our response at <a href="/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a> is human-centric design in a resort-style setting that sets a new lifestyle benchmark."

David Lee, who is handling sales at <a href="/new-apartments/the-orchards-i-veue-central-norwest-104-fairway-drive-norwest-nsw-2153">Sekisui's The Orchards</a> masterplan in <a href="/new-apartments/norwest-nsw-2153">Norwest</a>, said he's seen&nbsp;a surge of investor activity, despite the significant interest rate moves over the last 15 months.

"This cohort of purchasers recognize the benefits of buying in a <a href="/new-apartments/norwest-nsw-2153">well-located area such as Norwest, a north-west growth suburb</a>. It is all about location for them and making the numbers work.

"The ability to walk to <a href="/new-apartments/norwest-nsw-2153">Norwest</a> Business Park and <a href="/new-apartments/norwest-nsw-2153">Norwest</a> Metro Station is very appealing to renters. Lee says owner occupiers have been focused on three key aspects before buying off the plan; design elements, quality of finishes, and track record of developers.

"An amplified interest in developer track record is driven by an increase in construction companies heading into administration," Lee says.

He says the larger apartments across <a href="/new-apartments/the-orchards-i-veue-central-norwest-104-fairway-drive-norwest-nsw-2153">The Orchards</a> have been favoured by upsizers and downsizers using the equity from their home to move into a lock up and leave apartment. The larger units have also been popular with those who are more often than not working from home.&nbsp;

"Demand continues to outstrip supply," Lee says.

Melbourne's unit market continued to see growth over July, however at a slightly slower pace than recorded in the two months prior.

CoreLogic's Monthly Hedonic Home Value Index found that&nbsp;value of <a href="/developments/melbourne-vic">Melbourne units</a> grew by 0.4 per cent in July, following strong gains of one per cent in June and 0.9 per cent in May.

The July gains better the housing market for the second month in a row. House values grew by 0.3 per cent in July.

Unit values are now 2.2 per cent up over the rolling quarter, and 1.4 per cent year to date. The median value for units in <a href="/developments/melbourne-vic">Melbourne</a> is now $602,000.

<h2>What's happening in the Melbourne off the plan apartment market?</h2>

The biggest news in July came from property advisory firm Charter Keck Cramer, who believe <a href="/news/vic/melbourne-off-the-plan-apartment-values-could-spike-25-per-cent-charter-keck-cramer">off the plan apartment prices could rise by as much as 25 per cent</a>.

"There are a number of fundamental reasons that support the thesis that off the plan apartment value rates across the entire apartment market in&nbsp;<a href="/developments/melbourne-vic">Melbourne</a>&nbsp;will simply have to recalibrate upwards over the next 12 months," Charter Keck Cramer's research report noted.

They cited booming immigration forecasts, a tight supply of apartments, and land and construction prices not likely to fall below pre-COVID levels.

Pace Development Group Sales &amp; Marketing Director Ash Bramich says current sentiment has been largely influenced by buyers and developers too nervous to act, one by rising interest rates, and the other by feasibilities that just don’t stack up.

He adds however, for buyers with little&nbsp;to no borrowing required, the market has been fuelled by a shortage of stock, which has been reflected in many boutique projects in desirable suburbs selling very well, even at todays required square metre rates.

"Our lead generation for the yet to launch Fabricca in the always in demand <a href="/developments/fitzroy-vic-3065">Fitzroy</a> has been overwhelming," Bramich says.

"Targeting downsizers, of whom the majority are locals, and those from the inner east who are selling their family homes between $3 million to $7 million are looking for curated projects by recognised developers."

Bramich says PACE are very bullish about the medium to longer term prospects of the market, so long as employment stays strong and immigration continues to flourish.

"As construction prices stabilise, experienced developers are re-entering the market, recognising that the supply and demand imbalance is too great to sit on the sidelines."

PACASA Director Stefano Paciocco says the much publicised lack of supply won't be fixed in the near term, because there's currently a mismatch between what developers can pay for land to make a project viable, and vendor’s expectations of what the land is worth.

"If the mismatch continues, there will be even less supply than there is currently,"&nbsp;Paciocco says.

It's the lack of supply of high-quality apartments, paired with a prime location and striking design, which has driven sales&nbsp;at PACASA's recently launched <a href="/developments/richmond-vic-3121">Richmond project</a>, <a href="/new-apartments/park-house-richmond-hill-268-270-church-street-richmond">Park House</a>.

"We’re seeing that those with a lot of equity in their homes, who have waited through the COVID period, are now eager to make their next purchase," Paciocco says.

"There’s a lack of availability of quality owner-occupier and downsizer stock across Melbourne’s inner-ring, which has driven sales at Park House.

"These buyers know there’s not a significant amount of new projects coming in the short-term because of the cost of both land and construction."

Carpe Co-Founder and Director Tim Campbell says the market is running at two different paces.

"While we’re still actively doing sales across our projects, buyers are definitely a lot more discerning," Campbell says.

"They’re asking a lot more questions over builders, finance, and construction timelines."

There doesn't seem to be an issue in prices being sought, Campbell said. The overarching decision factor is the confidence the development is going to go ahead.

The <a href="/developments/gold-coast-qld">Gold Coast unit market</a> continued to outperform the majority of capital city unit markets in July, CoreLogic's monthly Hedonic Home Value Index found.

There were further one per cent gains in the <a href="/developments/gold-coast-qld">Gold Coast unit market</a> across July, following 1.5 per cent gains over both May and June.

Only Brisbane (+1.7 per cent) and Perth (+1.1 per cent) performed better in the unit market over July than the Gold Coast.

The Gold Coast median unit value is now $686,000, the second highest median value in the whole of South East Queensland behind the Sunshine Coast's Maroochydore.

It was the fifth consecutive month&nbsp;CoreLogic’s national Home Value Index rose, but the 0.7 per cent rise was softer than previous months.

Since finding a floor in February, the national HVI is up 4.1 per cent, following a -9.1 per cent decline from record highs in April 2022.

Nationally, home values remain -5.3 per cent below the April 2022 peak.

Anecdotal feedback from agents and developers is that it's business as usual on the Gold Coast.&nbsp;

They've shrugged off the idea that market demand would deteriorate following the COVID-19 pandemic, and while they're not seeing an exorbitant amount of enquiry from those looking to move to the Gold Coast like there was 18 months ago, there's still more than enough demand to outstrip supply in the majority of suburbs.

Siera Property Group's early enquiry on <a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a>, their new <a href="/developments/bilinga-qld-4225">luxury Bilinga development</a>, has come from owner-occupiers looking to relocate to the southern beaches on the Gold Coast, as well as Brisbane families who are in the market for a weekender/holiday home.

"Our research has shown these are the region's strongest performing markets and we anticipate continued robust interest from our southern interstate neighbours as most projects on the Southern Gold Coast have reached or are fast approaching the sold-out stage," Thompson says.

"In such a tight market with limited new supply, prices continue to strengthen particularly for properties of a bespoke, one-of-a-kind nature like <a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a>."

"To date, we can confidently confirm that this target demographic has encompassed the majority of our lead enquiries from the day of launch right through till now and is expected to continue to lead interest right through to project completion.&nbsp;

"This portion of the market, while often price-conscious spenders, is predominantly debt free and their purchasing decisions are directly correlated to their confidence in the delivery of the project. "Demand is not slowing for quality two and three bedroom product on the Southern end of the Gold Coast with limited new product set for delivery," Graya Associate Director Shaun Mets says.

Their <a href="/developments/gold-coast-qld">Gold Coast projects</a>, Kloud and Ripple, both in <a href="/developments/palm-beach-qld-4221">Palm Beach</a>, have seen strong demand from the affluent downsizer and empty nester.

"This audience segment understands that buildings are incredibly difficult to replicate due to the industry wide construction crisis and land prices making projects not commercially viable.," Mets says.&nbsp;

"Our downsizer market, who are not necessarily highly leveraged with debt and taking advantage of the current cash rate, are not afraid to overcapitalise for the right property.&nbsp;"

There's no signs of a slowdown in the <a href="/developments/brisbane-qld">Brisbane property market</a>.

While CoreLogic's monthly Hedonic Home Value Index showed a softening in growth across most capital city property markets, <a href="/developments/brisbane-qld">Brisbane</a> continued to surge.

Brisbane unit values rose 1.7 per cent over July, the largest increase across both house and unit markets in any capital city. It's the best performing unit market over the quarter, with 3.8 per cent gains well ahead of Perth's 3.3 per cent gains and Sydney's three per cent growth.

Houses in <a href="/developments/brisbane-qld">Brisbane</a> also jumped 1.4 per cent in July, the joint-best performing housing market along with Adelaide.

The <a href="/developments/brisbane-qld">Brisbane</a> unit median is now $520,000, having been $489,000 at the start of 2023.

<h2>What's happening in the Brisbane off the plan apartment market?</h2>

There are very few new projects in market in <a href="/developments/brisbane-qld">Brisbane</a> still, which is seeing sales continue across pretty much every project.

While listings of house and units in the established space have been rising, they're still trending well below where they were last year and the previous five-year average.

Lloyd Dunn, project director at&nbsp;<a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">Sekisui House Australia's West Village</a>, says there are a number of reasons why Brisbane's upswing will continue.

"As developers, we anticipate sustained price growth in the medium to long term due to increasing demand from local purchasers and migrating purchasers, further construction price increase and limited supply of off the plan apartments," Dunn says.

"Long term, we feel that creating a thriving community at the heart of a development will always be essential to selling off the plan apartments. If there is no sense of place or neighbourhood, it can be a harder sell."

Sales have been moving at a fast pace at their<a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end"> West End development</a> for some time. They've transacted $186 million in the last year, with their latest release, <a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">The Allere Collection</a>, now 85 per cent sold.

Dunn says they see a continued shift toward larger apartments, incorporating more flexible spaces to accomodate remote work and changing lifestyle needs.

Purchasers are currently seeking out more environmentally friendly developments that provide plenty of green space, sustainability initiatives, and connections to nature that create a biophilic response. Sekisui House Australia integrates the Japanese philosophy of ‘Satoyama’ into their developments and offers spaces to connect people with ‘ribbons of green’.

On the RBA rate hikes impacting buyer sentiment and lending capacity, Dunn says that whilst&nbsp;not all buyers are directly impacted by rate rises, the fact that they need to sell to people who are impacted impacts the value of their original asset.

Luxury home builder turned apartment developer Graya has seen the short supply of luxury apartments help drive sales at their <a href="/developments/brisbane-qld">inner-ring Brisbane projects</a>.

Associate Director Shaun Mets says there's been a substantial&nbsp;shift in what buyers are willing to pay, and new precedents are being set.

"Demand is not slowing for quality product in blue chip locations with limited new product set for delivery," Mets says.

Graya has seen strong demand from the affluent downsizer and empty nester market.

"Our downsizer market, who are not necessarily highly leveraged with debt and taking advantage of the current cash rate, are not afraid to overcapitalise for the right property," Mets says.

"This audience segment understands that buildings like our most recent multi-residential projects, Canvas, Chalk and York are incredibly difficult to replicate due to the industry wide construction crisis and land prices making projects not commercially viable.

"Our buyers want certainty around construction timeframes and an opportunity to make customisations to their residence through the sales process."

Mets says the absolute necessities for buyers are privacy, adequate security, an absolute minimum of 150 sqm internally, progressive technology features, and secure car accommodation.

Unit values rose 1.5 per cent last month, the highest monthly gain across every capital in the country. The 3.9 per cent rolling quarterly gains are also the strongest in the country, ahead of <a href="/new-apartments/sydney-nsw">Sydney</a> (3.5 per cent).

The median unit value is now $672,900, according to CoreLogic, now just -2.8 per cent lower than this time 12 months ago following the national year-long downturn.

Although housing values continue to record a broad-based upswing, the pace of growth across most capitals eased in June.

“A slowdown in the pace of capital gains could be a reflection of a change in sentiment as interest rate expectations revise higher,”&nbsp;Lawless added.

“Higher interest rates and lower sentiment will likely weigh on the number of active home buyers, helping to rebalance the disconnect between demand and supply.”

<h2>What's happening in the off the plan apartment market?</h2>

Supply continues to be a contributing factor to the success of off the plan apartment projects on the <a href="/developments/gold-coast-qld">Gold Coast</a> in June.

Urban Activation Director of Sales and Marketing Matt George says June showed&nbsp;a strong continuation of demand in the <a href="/developments/gold-coast-qld">Gold Coast property market</a>.

"Demand from lifestyle property purchasers from Brisbane, Melbourne and Sydney has continued well into 2023," George says, adding that investors with a longterm view of using apartments for personal use later in life have made up a strong portion of enquiry.

Urban Activation is marketing Melbourne developer Hirsch &amp; Faigen's <a href="/developments/mermaid-beach-qld-4218">YVES at Mermaid Beach</a>, which is now 90 per cent sold. The crane is on site, and completion is slated for the end of 2024.

They're also selling <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">26 Vista</a>, the sustainable <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> tower, for MRCB International. George says they're seen&nbsp;consistent demand&nbsp;from China, Hong Kong and Taiwan due to the project's central location, quality, and scale.

They did $55 million in sales at the project within the first three months of its marketing.

Apartments start from $605,000 in the 51-level tower, which will home the <a href="/news/qld/26-vista-to-home-the-gold-coasts-highest-resident-sky-pool">Gold Coast's highest residential swimming pool</a>.

Knight Frank Associate Director James Elliot says he's seeing strong buyer interest from the Gold Coast to Byron Bay from high-net-worth clientele seeking premium quality new properties.

"They are more considered with their buying approach and very detailed in their investigations and research," Elliott said, adding that while the buyer journey is now a little longer&nbsp;between initial enquiry and making a decision on a property since the COVID-induced boom, the segment of buyers in the $5 million to $20 million range for high-quality off the plan properties is still high.

City Beat July 2023: Gold Coast unit market the strongest in the country

Brisbane unit values continued their consistent value growth pattern across June, according to property data analytics firm CoreLogic's Monthly Hedonic Home Value Index.

Unit values rose a further one per cent last month, following gains of 1.1 per cent in May and 0.9 per cent in April.

Brisbane's median unit value broke through the $500,000 barrier in May. Now it's over $512,000, according to CoreLogic, after year to date gains of three per cent.

Units in Brisbane have proven to be one of the best performing markets over the last 12 months despite the nation-wide downturn fuelled by rising interest rates. Compared to this time last year, Brisbane unit values are 1.5 per cent higher. Only Perth and Adelaide's units have seen growth over the same period.

Those developers who have had their projects in market over the last few months, and have either shown buyers they've delivered quality product previously or they have agreements in place with builders, are securing strong sales.

Colliers Director Residential Lily O'Connell says buyer activity throughout the first half of 2023 has been incredibly positive across their Brisbane projects.

"We’ve consistently experienced higher than average enquiry numbers and inspections as demand continues to outstrip supply," O'Connell says.

"There’s been immense media hype around the high-end apartment market, however buyer demand isn’t isolated to the top end. We’ve experienced strong sales activity across all product types and price points."

O'Connell says that while&nbsp;local owner occupiers have predominantly driven buyer activity, they have witnessed a surge in renewed interest from interstate and overseas buyers, both owner-occupiers and investors.

Three key trends have emerged so far in 2023, O'Connell says, the first, unsurprisingly, being the substantial number of downsizers.&nbsp;

"The key difference to previous observations is their inclination to deviate from traditional retirement living and instead opt to remain in their apartment for the foreseeable future. As a result, factors such as accessibility, apartment liveability and lifestyle amenity hold utmost importance to them."

The second trend is the all-time high demand for two-bedroom, two-bathroom apartments with two car spaces and a multi-purpose room.

"Historically, this particular group of buyers would typically opt for three-bedroom apartments," O'Connell says, adding however that, due to subsequent price changes in off the plan properties, this configuration has become an affordable and appealing lifestyle alternative.&nbsp;

The third has been significant demand for larger three-bedroom apartments which are at the more affordable end of the three-bed market.

"In our projects across Brisbane, we have amalgamated a total of eighteen individual apartments to create nine larger apartments. These apartments are typically situated on the lower levels of a building which have created more affordable price point options."

Place Kangaroo Point Director Simon Caulfield has been secure record-breaking sales on Brisbane's riverfront over the last few months.

He says Brisbane has "come of age."

"The price data indicates a shift in perception and a growing recognition of the city's potential among buyers," Caulfield said.

"The limited listings in Brisbane's premium suburbs and the notable sales in New Farm and Kangaroo Point have created a sense of urgency surrounding this price point.

"Place Advisory says penthouse sales have risen by 350 per cent since 2017, as luxury and security become front of mind for cashed-up interstate and local buyers."

Earlier this year Caulfield sold Spyre Group's Moray House penthouse for a new record $15.75 million, as well as the smallest whole floor apartment in the six-level New Farm building, for $9 million. That apartment, with 259 sqm of internal living area, represented a price of over $34,000 per sqm, a price more commonly achieved in Sydney or Melbourne.

"It is not just the views that are creating this sense of urgency; it is the limited opportunities available in this market," Caulfield added.

Position Property Director Richard Lawrence says demand is outstripping supply, and that will continue well into next year.

"The Brisbane residential property market is at a critical crossroad, with new listings across the city reported as being 17.8 per cent lower than the previous five-year average, and almost 20 per cent lower than this time last year," Lawrence said.

"With more than 700,000 migrants forecast to make the move to Australia by 2024, combined with interstate migration, this unprecedented demand will continue to outstrip supply."

Lawrence says, with inflation and construction costs continuing to rise each quarter and momentum building towards the Brisbane 2032 Olympics, he can’t see the trend in supply or property prices changing in the coming months or years.

Sydney unit values are continuing to bounce back from their 2022 losses.

Property data analytics firm CoreLogic's Monthly Hedonic Home Value Index found the value of Sydney units grew by 1.2 per cent in June, showing a consistent pattern following gains of 1.1 per cent in May and 1.2 per cent in April.

Sydney unit values are now 3.5 per cent year up year to date and just&nbsp;-3.4 per cent down compared to this time last year.

A number of agents across Sydney are suggesting sentiment is continuing to grow in the off the plan apartment market.

Colliers National Director Blake Schulze says, while sales are happening in both the top and bottom ends of the market, a significant trend has been the time taken to convert a lead.

“One notable observation is that the time it takes for buyers to move from an initial enquiry to a sale has reduced by 50 per cent, which is a significant trend," Schulze says.

There's been more enquiry come through from investors, Schulze says, however the purchasers are still primarily owner-occupiers. Schulze has also seen enquiry rise from first home buyers, who have been waiting for the NSW stamp duty saving changes that came into force July 1.

James Lampropoulos, Director and Partner at Laver Residential Projects, says the company have had their best selling month in around six months.

"The market sentiment across the board is still quite strong, in particular we are seeing the high end of the market (over $3 million) in Sydney performing very well as well as good quality stock up to $1 million," Lampropoulos said.

"These buyers are very active and still believe that property is the best asset class to secure their financial future."

Lampropoulos says they've already seen a surge in demand following the new stamp duty rules across their projects in&nbsp;Bexley, North Strathfield and Wentworth Point.

Laver has had success at the top end in&nbsp;The Rathbone in Surry Hills and Munro House in Elizabeth Bay in the last few weeks, which represent the middle to higher end of the market.

"Both projects are under construction, which tends to draw more buyers at this stage of the marketing,"&nbsp;Lampropoulos said.

"Those in the $2 million to $5 million range are looking for something nearing completion. They’re not jumping in at the absolute off the plan, pre sales stage, because they tend to need to sell their current home to buy.&nbsp;They need peace of mind they’re buying and selling in a similar market.

"In contrast, those buying in the very top end of the market with budgets over $7 million or so aren’t so reliant on selling their current home, so they’re the more likely the early buyers."

Trio Property Agency's Thomas Panson has too seen first home buyers jump, in part due to the stamp duty concessions under $800,000, but also from renters who are now looking to buy due to increased rental prices across the city.

Panson says this has particularly affected the buyers in the $800,000 to $1 million range.

There's been success in both Newcastle and Orange for Urban Activation, who are marketing Iris Capital's East End development in Newcastle and 103 Prince in the popular wine region of Orange.

Urban Activation's Sales and Marketing Director Matt George says local&nbsp;first home buyers, downsizers and investors from the Hunter region and Sydney make up a large portion of the purchasers in Newcastle. 

"Large scale two and three bedroom apartments are in demand with a continuing growing trend towards the limited supply of three bedrooms," George says.

George cites Newcastle infrastructure pipeline as an attractive proposition for both investors and owner-occupiers.

"Newcastle has had a huge amount of infrastructure, particularly with light and heavy rail over recent years, and has a wide range of growth plans into the future with Iris Captial’s East End Development and Honeysuckle HQ continually improving the retail and hospitality offerings substantially."

Urban Activation is also working on 103 Prince, the first multi-residential apartments and townhouse project in the Central West area. The project filled such a niche it sold out around half of the residences before it even launched.

The development approved project has been popular with local downsizers, particularly farm owners, who have never had an opportunity to downsize to something new. There's also been steady and regular interest from Sydney and New South Wales investors.

Reports from local agents is that downsizers continue to be the key market segment in the off the plan space.

Burton's Estate Agents' Jack Roberts says he's seeing the interest rate environment of 2023 has all but precluded the first home buyers from the market for the next few quarters.

He says the undersupply of good quality apartments has started to grip the top end of the market, and that's encouraging downsizers to make quicker decisions than they tend to.

"We have had a steady increase of buyers enquiring on projects, then informing the team they will not be going ahead and would rather the certainty of established property, only to return to the display suite three or six months later and say what they want is only available off the plan."

Roberts has seen the trend at South Yarra House, the sustainable South Yarra project by Nick Moylan's Wattletree.

The SJB-designed, Art Deco-style development offers a range of three-bedroom apartments starting from $1.8 million. They each have two bathrooms and two car spaces.

The project also features a rooftop pool, private dining area with barbecue terrace, and seated breakout areas set in extensive landscaping.

"Established Apartments from 165 sqm to 260 sqm are very hard to find now, especially if you are also looking for a high level of interior appointment," Roberts says.

"This is forcing buyers back into off the plan where they can also receive a high level of customisation."

Darren Blair from Blair PropertyGroup says 2023 was been an interesting year in off the plan apartment market.

"It has been the biggest two-speed market on record - influenced by product type, sales channel, and price point," Blair said.

"We all know this could be one of the most challenging moments in recent history for developers. The cost of development has skyrocketed over the last two years, exacerbated by the cost of capital in an interest rate tightening cycle.

"The local retail market is there however, and enquiry remains relatively strong."

Blair is marketing Samuel Property's recently completed Brighton development Willow, a collection of just 14 two, three and four-bedroom apartments.

The Well Street project has been designed by architecture firm Bayley Ward, who pushed the envelope when creating the development which features a striking curved facade.

Farey &amp; Co Director Jarrod Farey said he's noticed a significant increase in demand for developments that have commenced construction, and or are nearing completion.

"With buyers concerned about the risk of an off the plan development actually getting off the ground, now wanting to secure the safer option, albeit happy to lose out on the stamp duty savings." Farey said.

Farey has seen that at Albero Greensborough, Citinova's boutique apartment project which is expected to be completed Q4 2023. The block of just 45 apartments has catered for every buyer, given the entry level $450,000 one-bedroom apartments, and the generously sized two-bedroom apartments from $630,000.

Farey also noted the abundance of downsizers in both enquiries and purchasers.

"[They] have a need to move and not necessarily impacted by market conditions and our the interest rate hikes as they are mostly cash buyers.

City Beat July 2023: Melbourne units outperform houses as growth soars

The Brisbane property market continues to rebound from its double-digit losses across 2022 and early 2023.

Only the Queensland capital and Perth recorded dwelling value gains of over one per cent (1.4 per cent) across May, according to the latest Home Value Index by property data analytics firm CoreLogic. Brisbane values are now -9.4 per cent below their June 2022 peak.

House values in Brisbane rose by 1.5 per cent to be -9.3 per cent down over the last 12 months.

Units, which incorporates both apartments and townhouses, have faired better during the property market downturn. Their 1.1 per cent value jump in May means they are now 1.4 per cent up over the last 12 months and two per cent since the start of 2023.

The median unit value in Brisbane is now $504,000.

<h2>What's happening in the Brisbane off the plan apartment market?</h2>

There's still a significant undersupply of quality stock across Brisbane. With few new projects launching, sales successes are being achieved across the small selection of apartments on offer.

In their first foray into the Brisbane market, diversified national developer Goldfields has just announced it's already sold half of the apartments in 33 Manning, their Rothelowman-designed tower in Milton.

They've transacted over $14 million worth of sales in the last 10 days alone.

Goldfields CEO Lachlan Thompson says that while demand has been robust from the outset, they've noticed increased buyer sentiment in the past month, with people becoming more confident in making a decision to purchase.

"Buyers obviously need confidence in the developer; however they’re becoming increasingly informed about the instability in the construction sector," Thompson says.

"We’ve found buyers are now placing a premium on builder reputation to ensure certainty on the project outcome and a high quality finish."

The majority of buyers at 33 Manning have been local owner-occupiers who already know and love the area, however Thompson says recently they are seeing the re-emergence of first home buyers seeing what is ahead for values across Queensland.

Consolidated Properties Group have had similar success at their recently launched Monarch Residences in Toowong.

They've sold over 100 apartments in sales having only launched just a few months ago.

Consolidated Properties Group Head of Residential James MacGinley says there's more activity at the top end of the market in recent years, and the price range for luxury property has become broader.

"Monarch Residences project in Toowong has an average price point of $1.9 million and we’ve sold over 100 apartments in the two months since launch, including nine apartments priced at more than $4 million," MacGinley says.

There's been strong early interest for the 11 penthouses which Consolidated have just launched. They range in price from&nbsp;&nbsp;$4.15 million through to $12 million.

MacGinley says the key to selling in the current market is really understanding the buyer demographic.

"At Monarch Residences, we have split our penthouse collection between the top floors and the lower level along the riverfront.

"This decision was made to appeal to two distinct groups of buyers - those wanting a traditional penthouse with horizon views, and those looking for a ‘river home’ with the benefits of apartment living.

"This market-led approach to design is something we employ across all of our residential projects which ultimately underpins sales success.”

Melbourne and Brisbane developer Kokoda property is pushing it's foot down on the Brisbane market. In May they paid a record $100 million for a <a href="/news/qld/kokoda-snare-last-remaining-riverfront-in-teneriffe-for-mixed-use-development">17,600 sqm site on the waterfront in Teneriffe</a>, the last remaining riverfront site in the affluent suburb.

They're planning a huge $1.75 billion mixed-use precinct on the Skyring Terrace block. They've also <a href="/news/qld/first-look-kokoda-file-plans-for-latest-milton-apartment-tower-ruby-ruby">recently submitted plans for a Cottee Parker-designed tower</a> in Milton, near their recently completed The Ambrose by Kokoda, where just the penthouse collection remains.

Kokoda Property Founder and Managing Director Mark Stevens says buyer sentiment remains strong within the Brisbane market due to tightening supply across the country.

"Brisbane, in particular, has witnessed an influx of interstate and student migration, resulting in a significant shortage of houses on the market.

"This current climate signals a fantastic investment opportunity not only for developers launching new projects, but also in support of the great yields that properties are achieving for both investors and owner occupiers between 2019–2023."

Longtime Brisbane developer Gardner Vaughan Group are steadily selling down their current Brisbane projects, but at a controlled pace given the fluctuations in build costs throughout the construction phase.

Sam Gardner , Gardner Vaughan Group's Director of Finance and Sales, says there's a lot of fence sitters at the moment, in particular in the owner-occupier market.

"It’s not necessarily a case of a problem with the product, or the price, it’s a mixture of market pressures.

"Really, the biggest concern from buyers at the moment is; is the building going to get built, will it start, will it finish.

"Being a developer builder certainly helps, and this is why we really focus on our sod turning ceremonies, one of which is coming up at our Stones Corner project.
